The contractor shall maintain satisfactory progress of work as well as maintain the desired standard ofworkmanship. He shall submit fortnightly progress reports to the Architect & Owner in the formatapproved by the Owner/Architect. If in the opinion of the Architect / Mr.S.Karthikeyan, M/s.Karthigeeta and Associates, Architects & Interior Designers, No: 100, Jagam Apartments,Jawahar Nagar, Bharathi Park No: 2, Coimbatore- 43 / Owner the progress is unsatisfactory, theArchitects shall advise the employer to take possession of the work in as and where condition with 7days notice to that effect. The employer shall then complete the entire work and rectify all the defectsat the contractors cost and consequence.

In case the Owner / Architects are not satisfied with the quality of materials used by the contractors,they reserve the right to reject such materials / work and direct the contractors, to procure suchsupplies from agencies they deem fit.

All instructions regarding the execution of work shall be received from the Architects :-Ar.S.Karthikeyan, M/s.Karthigeeta and Associates, Coimbatore- 43 / .Owner only. Any otherinstructions issued directly to the contactor by any one else shall not be binding on the owner.

During execution of works the contactor must check his work with the drawings. In case of anydiscrepancy between the actual site conditions and that detailed in the drawings, the matter should bebrought to the notice of the Architects - Mr.S.Karthikeyan, M/s.Karthigeeta and Associates,Coimbatore- 43. his representative before executing the work. The contractor shall be responsible forall the errors in this connection and will have to rectify all defects at his own cost, failing which theowner reserves all rights to get the same rectified at the risk and cost of the contractor.

The contractor entrusted with the work shall indemnify the owner and the Architects against theft,mishaps in construction and injury to workmen, damage to persons, property etc. He shall make goodthe damage at his own expense.

Time is the essence of the work. All the works shall have to be completed within the stipulated timefrom the date of issue of work order. If the work is not completed within the aforesaid period, thecontactor shall pay the owners and the owners shall be entitled to deduct from the money due to thesaid contactors the sum of 1% of contract value per week of delay or part thereof, subject to amaximum limit of 10% of the contract amount.

The Owners shall have the power to omit or cancel, add / or alter any item of the work withoutassigning any reason whatsoever and so claim for compensation for damage will be entertainedfor such omissions, alterations and cancellations other than taking into account the cost involvedfor such changes to be plus or minus, and the cost shall be arrived at by the Architects taking intoconsideration the market rate, site condition etc.

Tenderers shall sign wherever provided for Tenders not so signed shall be rejected. Thetenders shall be submitted in sealed covers to the office of The Assistant General Manager,Union Bank of India, Coimbatore or before 20.12.'18 upto 3.30 P.M

Tenderers that do not fulfill any of the conditions mentioned herein shall be rejected.

Fluctuations in the prices of any materials or equipment or labour etc., shall not be taken into accounteither for compensation for damage or for extra. The validity of the tender for acceptance shall be 60days.

Watch and ward in respect of all plants and machinery at site for use in work shall be the contractor'ssole responsibility.

The contractor shall have to make his own arrangements to house his labour and staff and for theirservices.

22 The Contractor shall have a competent supervisor on the Site at all the times.

The contractor shall not without the written consent of the Owner / Architects assign the agreement orsublet any portion of work.

The quoted rates shall be all inclusive and cover the cost of all materials, freight, all types of taxes,duties, royalties, erection, construction, testing of materials samples brought for approval, settings upmock up samples for approval, tools and tackles, plant and equipment, supervision, overheads, profitand any other expenditure incurred for completion of work as per drawings and specification.

The final bill from the contactor shall not be entertained under any circumstances without fullcompletion of all the items of work. Any work found defective or wrongly carried out, are to be rectifiedor replaced prior to submission of the final bill. It is to be expressly noted that no final bill will be heldvalid in the event of no rectification of defective or wrongly carried out items and the completion dateshall not on this account be extended. Defects liability period will be effective from the day ofsatisfactory completion of all items of work, as may be certified by the Architects.

The contractor shall submit the bills for payments along with detailed statement showing the actualworks carried out under different heads of items. Maximum value of the work for interim payment shallbe Rs. 1.50 Lakhs. (One Lakh fifty thousandonly). The bills for non perishable materials on site mayalso be submitted and the payment by the owners against the same shall be to the maximumextent of 75% of the value of these materials, solely at the discretion of the owners.

The contractor shall clear the site of works as per the instruction of the Owner/Architects. The site of

works shall be cleared of all men, materials etc. belonging to the contractor. The site shall be delivered

in broom clean and neat condition immediately the job is completed. In case of failure by the contractor

the employer shall have the right to get the site cleared at the risk and cost of the contractor.

It is agreed that if the works are delayed (1) by force majeure or (2) by reasons of any exceptionallyinclement weather or (3) by reasons of loss or any damage by extensive fire not caused by an act or adefault on the part of the contractor, by earthquake or civil commotion, strikes or lockouts affecting anyof the trade employed upon the works then the owner shall make fair and reasonable extensionof timefor completion of works. Upon the happening of any such event, causing delay, the contractor shallimmediately give notice there of in writing to the owner and the owner in all such eventualitiesagrees,without accepting any contractual obligations in this behalf, to assist the contractor to the utmost extentpossible to meet the situation. If no such notice as mentioned above is given within 7 days of happeninof such event, no consideration for extra time on this account will be given. No claim for damage orcompensation will be entertained on this account and the decision of Owner/Architect will be final andbinding on the parties.

In the event of work being executed on holidays and during or beyond the normal office working hours

which might be required for the completion of the work, within the stipulated time, utmost care to be

taken not to disturb the normal working of the office, neighbouring offices of such a situation exists.

While executing the work, considerable amount of shifting and reshifting of several furniture items arelikely to be involved. It is also likely that some of the items might be required to be temporarily shiftedelsewhere in the premises on any other floors. These shall be done by the contractor, and no paymentagainst these works shall be separately paid by the Owners.

The Contractor shall acquaint himself with the site conditions, local traffic regulations local authorityregulations, availability of materials, labor tax structure, etc and quote rate accordingly. No extracharge/ increase in rates shall be allowed in any of these or any other account.

Rate for extra items (readymade) directly bought by the contractor shall be allowed based on cost ofmaterial + profit @ of 10% of cost material.

Variation and extra items if any, upto a value of Rs. 5000/- shall be carried out under specific writteninstructionsby the Architects. However, such items of value in excess of Rs. 5000/- shall be carried outunder prior sanction by the Owners. Sanction for all items shall be sought by the contractor withinseven days from the occurrence of such necessity.

All quantities mentioned in the BOQ are approximate and contractor will not claim any damages forincrease / decrease in profit.

Water for consumption by the contractor is to be arranged by the contractor at his own cost.

Figured dimensions in all cases to be followed and in no case should they be scaled. Large scaledetails take precedence over small scale drawings. In case of any ambiguity, conflict of interpretation,generally the provisionsgiving more rigorous interpretationshall prevail, and the Architect's decisions inthis regard shall be final and binding.

In case any Municipal / Local Authorities approval is necessary then it shall be the contractorsresponsibility to get it approved and all expenses incurred thereof shall be borne by them.

In case the local authorities such as Ward Office raise objections in matters of water/electricityconsumption, debris disposal etc the contractors shall solve the matter at their end without involvingorputting financial liability on the Owners.

The contractor shall be bound to carry out any extra items of work, and wherever possible, the rate forextra item shall be derived from the rate already quoted, otherwise the rate shall be worked out at costof material + labour + 15% towards overheads, wastage, transportation and profit.

Unless otherwise instructed, the contractor shall insure the work and keep them insuredcomprehensively, against loss or damage by fire and / or earthquake and flood, until the virtualcompletion certificate is used. The insurance must be placed with a company approved by the Ownersin the joint names of the Owners and the contractor for such amounts and for any further sum if calledto do by the Owners. The premium for such further sum shall be allowed to the contractor as anauthorised extra. All the Owners supplied items forming a part of erection contract shall basicallyconstitute these further sum once they are handed over to the contactor from the Owners stores. Thecontractor shall deposit the policy along with all amendments and the receipts for premium paid with allamendments and the receipts for premium paid with the Owners within 10 days from the date of issueof work order unless otherwise instructed.

The Contractor and / or his authorized representative will attend all the meetings wherevercalled for and the decision taken in meeting will be binding on the contractor.

The Contactor shall extend all necessary help to the agencies of associated works like A/C. works,fire detection works and works to be carried out by the landlord's agencies in such a manner that theycan carry out their works smoothly and the whole finished work must appear absolutely integrated.Nothing extra shall be paid on the account whatsoever.

When the works are complete in all respects, the contractor shall intimate in writing to the Architect andthe Owner to enable the Owners to take the possession of the same. The works shall not beconsidered virtually complete until the Owners and the Architects have jointly inspected the works andcertified in writing that this has been completed.

The contractor shall be given a single electrical connection at the work site. Electrical charges forconsumption will be charged separately by Union Bank of India at the applicable rate.

All guarantees & warranties provided by manufacturer of all products used are to be handedover in original to the owner on completion of work.

The contact surface between internal frame and skinning shall be glued with approvedadhesive in addition to fixing with necessary screws etc.,

After preparing proper surface of skinning by sand-papering etc., the laminates or veneersshall be fixed on it with the help of approved adhesives.

Framework for full height partitions shall be rigidly fixed to the floor, walls, and ceiling soffit.The partition height shall be measured upto bottom of false ceiling and framing members/ply going above the ceiling shall not be measured.

Any portions that are warped or found with other defects are to be replaced. The whole ofthe work is to be finished in accordance with the detailed drawings and the direction ofOwner / Architect.

All joints shall be standard mortise and tenon, dowel, or cross halved. Screws, nails etc.will be of standard iron or wire. Tenons should fit the mortise exactly.

These specifications are for work to be done, items to be supplied and materials to be usedin the works as shown and defined on the drawings and described herein, to the satisfactionof the Owner / Architect

The workmanship is to be the best possible and of a high standard. The contactor shall takeall steps immediately to make up deficiency if any noticed by the Owner / Architect. Usemust be made of special tradesmen in all aspects of the work and allowance must be madein the rates for the same.

The materials to be provided by the contractor shall be in accordance with the samplesalready got approved from the Owner / Architect by the Contractor and in conformity withspecification and approved list of manufactures and brand. The contractor shall produce allinvoices, vouchers or receipts for any materials if called upon to do so by the Owner /Architect.

The contractor shall be responsible for providing and maintaining temporary coveringrequired for the protection of finished work. He is also to clean out all wood shavings, cutends and other waste from all parts of the works before covering or infillings areconstructed.

5. GENERAL SPECIFICATIONS for Furnishing Works

Samples of materials are to be submitted to the Owner / Architect for their approvalbefore the contractor orders or delivers the materials to the site. Samples togetherwith their packing are to be provided free of charge by the Contractor and shouldany materials be rejected they will be removed from the site at the contractorsexpense.

All samples will be retained by the Owners / Architects for comparison with materials whichwill be delivered at site. Also the contractor will be required to submit specimen finishes ofcolours, fabrics etc. for the approval of the Owners / Architects before proceeding with theworks.

The agency should protect all hardware with suitable material as necessary andsubsequently clean it at the time of handing over.

The contractors shall get the sample showing the surface texture, pattern and colourapproved, by Owners / Architect.

All castors shall be approved make, quality and type. They shall be glass reinforced nyloncastors.

Waterproof Plywood shall generally conform to BIS 303-1989, bonded with phenolformaldehyde. Commercial plywood shall generally confirm to BIS 303-1989, bonded withmelamine urea - formaldehyde.

All laminate edges should be exposed. All laminate, plywood and block board edges will becovered with TW lipping / beading as specified.

Wherever screw heads are on a finished surface, those will be sunk and the hole pluggedwith a wood plug of the same wood and grain to match the colour.

All the wood to be used shall be properly seasoned, of natural growth and shall be free fromworm holes, loose or dead knots or other defects. Wood will be sawn square and shall notsuffer warping splitting or other defects. Teakwood & Malaysian Sal should be of Ist quality.

All internal frame work shall be treated with approved wood preservative and with fireretardant treatment / paint.

All hardware shall be fitted with good workmanship without the surroundings edges beingdamaged.

All block board specified will be phenol formaldehyde bonded, confirming to BIS 1659-1990.

All the screws / bolts with nuts to be used shall have oxidized finish (unless requiredotherwise) of approved shape, size, and quality.

The requirements of the power panels and distribution boards are clearly indicated in the'Schedule'. The contractor shall prepare and submit to the 'Employer' for their approval thedrawings for all the panels, distribution / control boards before fabricating them. Thesupplies should be as per approved drawings.

All the equipments, power panels, distribution / control boards and meter boards shall bemanufactured fully complying with the requirements of the relevant Indian StandardSpecifications of latest issue.

This specification applies to all medium voltage power distribution control panels / meterboards / equipments / materials covered in the quantities / schedule of items.

Enamel paint to plywood & melamine polish to wood surfaces to be done using approvedputty and techniques and paint from approved manufacture.

Painting works shall be of high standard without any brush marks on the finishedsurfaces and nose parts on adjacent furniture, glass etc.,.

All the panels, distribution / control boards, meter boards and equipments / materialscovered in the 'Schedule' include design, manufacture, supply, installation, erection, testingand commissioning. These items also include making trenches / ducts, foundation, makingrecess in walls wherever necessary, fixing the distribution boards flush with the finished wallsurface to plumb and proper levels, finishing masonry work that has been disturbed forelectrical works making all the cable connections both incoming and outgoing earthingconnections, providing cable supports, suitable covers for trenches / ducts inside thebuildings, necessary fasteners, painting, writing the names of feeders etc. with paint and anyother minor work incidental to the main work of installation and commissioning as directedby the Engineer in charge.

5. GENERAL SPECIFICATIONS for Electrical Works

GENERAL

All glass is to be approved manufacture, complying with BIS 2835 - 1977, or as perapproved quality and sample. Glass to be of the qualities specified and free from bubbles,air holes, waviness and other defects.

Glass for mirror shall be silvering quality (SQ) conforming to BIS 3438 - 1977 or asapproved samples and quality.

On completion, glass surfaces shall be cleaned inside and out, all cracked, scratchedGlass / mirror shall be replaced.

All materials required for the works shall be specified and approved manufacture, deliveredto the site in the manufacturer's containers with the seals, etc., unbroken and after useempty containers shall be stored till finally cleared by the Owners.

All iron or steel / metal surfaces shall be thoroughly scraped and rubbed down with wirebrushes and shall be entirely free from rust mill scale, etc. before applying the primary coat.

IV MINIATURE CIRCUIT BREAKER (MCB) AND ISOLATORS

There shall be a separate cubicle / compartment for each incoming side. The outgoingfeeders and controls may be arranged in a multi-tier form of cubicles with provision for 1 or2 more future additions. The height of cubicles shall not be more than 2mt. All or some ofthe incoming and outgoing cables shall be either at the bottom or top of the cubiclesnecessitated by site conditions and this shall be studied and determined before fabricationand assembly of the cubicles.

MCBs are required for both 3 phase and single phase in TPN and SPN grouping for "ONLOAD" switching operation and also protection of distribution circuits of 440 V against overload and short circuit faults. Actual requirements viz combination, current rating, number ofsets etc. are given in the "Schedule". The MCBs shall conform in all respects to IS:8828 andhave short circuit rating of 9 KA, as specified.

Wiring for metering, indicator lamps and control circuits shall be done with 1100Vgrade, stranded, tinned annealed copper conductors and PVC insulated. For measuringcircuits, 2.5 sq.mm size and for other circuits 1.5 sq.mm size wires shall be used.Coloured cables shall be employed for identification of phases and neutral. Wiringshall be neat and properly clamped.

SUB SWITCH BOARDS (SSB/PDBs) AND LIGHTING DISTRIBUTION BOARDS(LDBs), SERVICE / METER BOARDS

All the SSBs, PDBs, LDBs, Service/Meter Boards shall be of robust construction andsuitable for flush mounting on walls / floor. Compartmentalised and fabricated out of 16 swgsheet steel with M.S angles and channels of suitable sizes wherever necessary, totallyenclosed, fully gasketted, dust and vermin proof, removable top and bottom plates withsuitable knock-outs at appropriate locations for entry of 20, 25 and 40 mm dia, PVC/MSconduits, hinged front doors (single or two half doors depending upon the size of the board)with locking arrangement, two earthing terminals etc.

Service / Meter boards housing front operated SFUs, terminal blocks, sealable fuse cutouts, KWH meters etc., shall be provided with suitable arrangements for locking and sealingfront door. Suitable cut outs and glass windows in front of KWH meters shall be provided fortaking readings and watching meter's working. this should be strictly as per TNEBRequirements.

SWITCH GEARAll the switchgear items such as MCCBs, SFUs, change over switches, MCBs, CTs,Meters, SFUs, Neutral links, indication lamps, Relays, Capacitors, Bus bars, internalconnections, terminals for external cable connections etc., shall be housed in suitablecubicles as required. Design, construction, enclosures, doors' interlocking, earthing, markingand testing shall be in accordance with IS:3427 and the degree of protection shall be IP 54of IS:2147. Clearance between phases and between phases and neutral and earth shall notbe less than 25mm.

All doors shall be hinged type except bus bar chamber covers which shall be bolted type.Suitable inter-locking arrangements shall be provided between the front cover / door ofMCCB/SFUs so that the front cover is openable only when the main switch gears are in'OFF' position.

All the interconnections between the incoming, bus and outgoing of 100A and above ratingshall be done by insulated copper strips of suitable sizes. Switch fuses and equipmentsbelow 100 A rating shall be wired with insulated copper conductors. The wiring forinstruments, protection and control equipment shall be carried out by means of pressureclamps, special washers, etc. The wiring shall be terminated by using crimping sockets.Wiring shall be laid out neatly in bunches which are firmly fastened to the steel members ofthe panels. All the potential circuit shall be protected by fuses mounted near the top off pointform the main connections.

The panels shall be provided with Tinned copper earth bus running through the length of theswitch board. The earth bus shall be projected on either side of the panel with suitable sizebolts at the end shall be provided to connect the same to the earth grid at the site

At all reasonable times during manufacturing and prior to despatch the supplier shallprovide and secure for purchasers representative every reasonable access and facility attheir place for inspection approval.

For conversion of inches to feet & cm to metre, the resultant figure shall be taken upto twodigits after decimal point. Third digit shall not be taken into account.

Actual area of boxing will be measured. Size of wooden frame will not be included in themeasurement.

MODE OF MEASUREMENT for Furnishing Works

Clear areas over one face inclusive of frame shall be measured. Hold fasts and portionsembedded in masonry or flooring shall not be measured.

The partition height shall be measured upto bottom of false ceiling and framing members /ply going above shall not be measured.

The area of cladding shall be measured in square metres. The gross area covered will bemeasured.

The successful tenderer shall include this rate all minor civil works such as casingwall, drilling hooks etc., and making good and no extra is payable toward this. Neathouse keeping at all shapes of work is the responsibility of the successful tenderer,who shall also ensure that removal of debris, wood shaving, waste materials etc.,from the site at his own cost is organised at regular basis. The successful tenderershall also responsible for safety and security of all this materials and also for ensuringfire prevention steps are taken at all times.

The tenderer should note that the tender drawings and other documents describing eachitem of the schedule are only indicative in nature and cannot be taken as complete in detail.The tender being for furniture works, calls for good workmanship and finish including use ofgood quality materials of high standard.

The tenderer should understand the intent of the tender drawings and specifications andprovided for materials, workmanship finishes and accessories appropriately, so as to deliverthe product of high standards in keeping with the function for which the furniture is designed.No claim from the contactor at a later date will be entertained for his failure to understandthis requirement. The tenderer should note that the furniture and connected works are to be carried out andinstalled in the existing building. The tenderer should note that he should execute his part ofthe work with out causing any damage to any component of the building or services. Anydamage so caused shall be made good at the cost and risk of the successful tenderer/contactor. The successful tenderer should protect all other items of work of other agencies,such as flooring, electrical work etc., from any damage shall be responsible for final clearingof the floor, walls etc., before handing over. No extra is payable toward this.

If at the time of handling over, any scratches or deterioration of the finishis observed, Union bank of India / Architect shall have the right to insist on application ofanother coat without extra cost. All exposed Teakwood membersshall be given approved coat of automotive paint. All wood work concealed orcovered by other materials shall be given approved enamel paint coating.

The contactor should use only the best material. Teak wood or other timber specified shallbe of the best quality, free of defects of any kind. All plywood, block board, laminate etc.,shall comply with respective I.S standard. If required by Union bank of India / Architect, thecontactor shall arrange for testing the products or produce test certificate from recognisedtesting houses to establish the quality of materials at his own cost. Any defective materialnot meeting with the standard shall be replaced at the contractor's own cost.

Any defects or shrinkage,warping or other forms of deterioration shall be made good by the contactor at his own costwithin the guarantee period, immediately on being informed of such defects failure tocomply will entail Union bank of India to unilaterally decide on getting the repair donethrough other agency at the cost and risk of the contractor.

The quoted rates shall include all materials, labour, furniture fittings, accessories ofmatching type with the main furniture, transport to site, all taxes (central, State andLocal Taxes) and fixing at the specific places in the building complete. Rate shouldinclude cost of keeping the works insured as well as other Insurance requirements.

Non-compliance of any of the above requirement will entail summary rejection /dispensingwith the contract at any stage of progress of work.

The dimension of furniture provided in the schedule as well as in the drawing are likely tovary slightly according to the site of space available in the respective rooms where they areto be provided or placed. Union bank of India / Architect have the right to slightly modify thedimension of furniture items for which no extra claim shall be entertained.

Union bank of India / Architect will required the contactor to produce samples of all materialsaccessories / finishes prior to procurement / manufacture. Failure to comply with theseinstructions can result in rejection of the work.

Tenderer should note that for the sake of convenience, only entire description has beenfurnished of Quantities. Incase of splitting of work to more than one agency, the time ofcompletion shall be suitably reduced. Thetenderers should note that they shall absorb all cutting wastage, etc., within the quotedrates and no separate payment will be made for the same.
