The Red Bluff Ranch is located approximately 18 miles North of Roswell, NM

on the East side of US 285. The Western Boundary of the ranch comes within a

few hundred yards of U.S. Highway 285 and parallels US 285 for 5 miles to the

North. The Ranch is 13 miles East of US 285 and borders the Pecos River on

the East boundary. Cattle can water from the river only in the Pecos pasture to

eliminate water gap problems along the river..

This historic ranch is currently rated at 845 AUs. With gentle rolling plains, it’s

home to a wide variety of rich grasses that are high protein and drought tolerant.

The ranch consists of approximately 35,100 deeded acres, 1,280 NM SLO leased

acres, and 21,720 BLM leased acres, totaling 58,100 acres.

There is an abundance of wildlife on the ranch, including mule deer antelope,

turkey, dove & quail.

Terrain & Vegetation At the center of the ranch is a large plateau or mesa that slopes gently to the East and South. Throughout the ranch are numerous dry creek beds and draws. The terrain in general is gently rolling, except in the areas where the mesa forms a fairly sharp rim. Elevations on the ranch vary from approximately 3,600 feet at the river to just over 4,100 feet on the northwest corner of the ranch.

The Red Bluff Ranch has an excellent mixture of high quality grasses with some browse. Black grama and blue grama are the predominant high protein grasses found in nearly any area of the ranch. Also found on the ranch are large areas of alkali sacaton and tabosa. Because of improved range management during the current owner’s tenure, big bluestem is beginning to reappear. Sideoats grama, plains bristlegrass, sand dropseed and spike dropseed are additional good forage grasses found throughout the ranch. Bush muhly grows in mesquite bushes in some areas. Mesquite is scattered virtually all over the ranch. Chamisa, or fourwing saltbush – a quality winter browse, also grows among the mesquite. Small amounts of winterfat are beginning to reappear on the ranch. Giant sacaton is found in many of the draws and large creek bottoms.

WateringThe ranch is watered by 9 windmills and 8 submersible pumps supplying water through 38 miles of PVC pipeline. The current owner has installed approximately 50% of the water lines and water wells. There are numerous dirt tanks scattered throughout the ranch in strategic locations for the livestock water and erosion control. Most of the dirt tanks collect runoff from the large areas and hold water quite well because of their clay bottoms

Except for the storage tank at Coyote Well, the steel tanks supplied by the pipeline system are fiberglass and steel with concrete bottoms.

FencesThe ranch is divided into seventeen pastures and three traps. The current owner has completed numerous fencing improvement projects during their ownership. The current owners estimate that they may have installed as much as 50 miles of fencing. The fences are in superior condition to many comparable ranches.

Carrying CapacityThe terrain and types of vegetation throughout the Red Bluff Ranch dictate the utilization for the cow/calf operation. The Bureau of Land Management rates the ranch at 845 animal units and 12 horses, therefore, a new owner could expect to run approximately nine hundred animal units or allow 71 acres per animal unit, more or less. A current allotment management plan is on file with the office of the BLM.

Main HouseThe main house for the ranch is located on the East side of the ranch and includes a recently remodeled four bedroom, three bath home with refrigerated air conditioning.

A two-mile private drive provides access to the house from Red Bluff Road. The home is close to the center of the ranch and is located on one of the highest bluffs on the ranch, giving the owner a view of most of the ranch, the Capitan Mountains and the lights of Roswell. The portals (porches) for the courtyard and West side of the house cover walkways made of stone from the ranch.

Entrance to the house is through a walled courtyard that provides habitat to various bird species and butterflies throughout the year. The house is the style of a hacienda/pueblo, 7,000sf +/-, and is approximately 18 years old. Exceptional features for the home include a central great room with two Kiva fireplaces, viga and latilla ceilings, and library. Separate wings from the great room provide two bedrooms: a large master suite, a guest suite, and a third bedroom with a ¾ bath presently used as an office/workout room.

There is a 6,000 gallon enclosed storage tank for water to the house which is filtered by charcoal and cloth systems. Also available for use at the house is a water softening system. Water for the yard is separate and not connected to the house water system.
