1. Welcome Letter Dear Prospective Applicant, Director Delivery and Construction Development Director New Business

Thank you for your interest in one of the above roles at Peabody. This is an exciting time to join Peabody as we are delivering some of London’s most exciting developments. We now have over 27,000 homes, housing nearly 80,000 people. All of these are in London, one of the most dynamic cities in the world. Overall we have a pipeline of 8,000 homes and will deliver 1,000 new homes each year from 2014/15 (this is currently being reviewed with a plan to increase volume), of which forty percent are earmarked for sale or rent in the private market, with profits used to fund new affordable homes. We currently have £1.5bn of construction work in our pipeline and £300m construction work on site. But for us, it’s not just about programme size, we have a 152 year track record in creating great places across London – exemplar urban design and opportunity for all. We are ambitious, passionate about urban design and committed to place-making. As a lead developer we are delivering large scale regeneration, sensitive refurbishment of historic buildings, product innovation, mixed tenure and mixed use. This includes our plans for Thamesmead where we are leading two of London’s first Housing Zones in the London Boroughs of Bexley and Greenwich, working with a range of partners to realise our vision of a mixed, economically active and vibrant community and 3,000 new homes on over 100 acres of developable land. These two new roles are very important to the Peabody Trust as it continues its rapid growth and transformation as an innovative and high volume developer with a strong track record of high design place-making and regeneration. 2. About Peabody Peabody was set up by philanthropist George Peabody in 1862 to ‘alleviate the condition of the poor and needy’. He may not have known it at the time, but he was also the pioneer of social housing as we now know it. George Peabody was an American banker who adopted London as his home because he fell in love with the excitement and spontaneity of this great city. He wanted everybody to make the most of opportunities at a time when poverty in the capital was rife, but realised that this could not be the case without social change. In 1862, George donated a sum of money – equivalent to several hundred million pounds in modern terms – to create the Peabody Donation Fund. Quickly, his pioneering organisation started to build the beautiful Victorian homes that pepper the heart of London to this day. Though times have changed greatly since Peabody’s inception in 1862, the thriving spirit of London remains the same and George Peabody’s beliefs still prevail at the heart of everything the organisation does. Peabody’s mission is to make London a city of opportunity for all by ensuring as many people as possible have a good home, a real sense of purpose and a strong feeling of belonging. Over the years, Peabody has provided homes to hundreds of thousands of people across the capital; currently, it has more than 27,000 homes, with approaching 80,000 residents. We have recently welcomed Gallions, a registered provider managing 6,500 homes in Thamesmead in South East London, to the Peabody family. This will extend our mission further across London by improving the quality of homes and neighbourhoods for Gallions residents. It also means we can increase our capacity to do more, through economies of scale and using our assets as security to support future growth. We have also successfully raised additional funding through a bond issue to enable significant acceleration of the Thamesmead regeneration programme. Over the next 10 years we will work with a range of partners to realise our vision of a mixed, economically active and vibrant community. Peabody has always placed a special focus on developing its communities and supporting individuals to improve their quality of life and fulfil their aspirations. Peabody runs one of the biggest social and economic development programmes of any London housing provider. Tens of thousands of people in London have benefited from community programmes and services spanning training and employment; healthy living; citizenship activities for younger people; specialist housing and activities for older people; volunteering opportunities; digital and financial inclusion services; and support for vulnerable families. 3. About the Roles These new roles have been created to help deliver Peabody’s innovative development programme of high design place-making. We have a pipeline of 8,000 homes (3,000 in Thamesmead) of which 40% are private sales, and we will deliver 1,000 new homes each year from 2014/15 (this is currently being reviewed with a plan to increase volume). Both postholders will be responsible for providing strategic leadership and guidance to the business by planning and delivering services in line with corporate and departmental requirements. Specific responsibilities include the following: Director Delivery and Construction -

lead a team of 25 people procuring and building our development programme (we currently have £1.5bn of construction work in our pipeline and £300m construction work on site). Establish a top performing construction process that improves cost, time and quality. This will include joint venture and a move towards construction management. The team incudes customer care with responsibility for top quality defects management.

Director Development New

Business - lead a team of 20 people in securing and creating new business opportunities across a range of projects, with an emphasis on urban design quality and innovation. This includes land acquisitions, development partnerships and joint venture and estate regeneration.

Director Delivery and Construction Job title: Director Delivery and Construction Line manager: Executive Director of Development and Sales Direct reports: Assistant Director Delivery, Senior New Homes Manager and Head of Construction Purpose of role: To reposition Peabody in the construction market in order to deliver construction

services on the best terms including joint ventures, project management, long term partners and the possible creation of Peabody Construction Services

To lead Peabody's procurement, construction and the handover of new build and

refurbishment mixed tenure and mixed use developments in line with Peabody's controls and policies

Provide strategic leadership and guidance to the business by planning and

delivering services in line with corporate and departmental requirements

Key result areas: To establish and deliver a procurement strategy that secures construction

To work with the Development and Sales Finance Director to establish and deliver effective monthly development financial control with accurate monthly reporting to SMT with risk mitigation for adverse variance and approval sought where delegated position is breached

To lead the provision of early construction and procurement advice to the

Development team on all new build schemes in conjunction with the procurement team

To take a lead role in the procurement and management of all necessary external

consultants and contractors required to deliver new build or refurbishment schemes through tender and on site

To lead on the establishment and updating of standard procurement and

construction documentation including Employer’s Requirements, tender questionnaires/invitations, KPIs and contract documentation in order to ensure legal and funding compliance and build quality

5. Remuneration, Terms and Conditions The salary for these roles is circa £110,000. Terms and Conditions for Director-level roles at Peabody are below: Performance Bonus

Eligible to participate in a discretionary scheme which provides for an annual bonus payment to be made up to 10% of basic salary subject to personal and corporate performance.

Annual Leave 28 days per annum rising to 31 days at the start of your fifth year in service. In addition, a discretionary 3 days are normally awarded between Christmas and New Year.
