St. Bonaventure Elementary School is a K-6 school constructed in 1980. The original one storey school has a floorarea of 2,556m2. A Portables Link.was constructed in 2003 at the northwest corner of the school with a floor area of71m2. Four portables are linked to the school and total 418m2 in area including the Portables Link. The school has acapacity of 542 students. St. Bonaventure Elementary School is non-sprinklered and of non-combustible construction.

General Summary:

Structural Summary:The 1980 Building foundation includes perimeter and interior grade beams bearing on concrete piles and a 125mmreinforced concrete slab on grade throughout. The 2003 Portables Link foundation includes existing and new reinforcedconcrete slab on grade. The suspended floor assembly at the mechanical penthouse is a cast-in-place concrete structural slab. The roof assembly is steel framed bearing on Du-al block and standard concrete masonry load bearing walls and steelbeams/columns. The concrete slab requires mud jacking at some corridors. Structural systems are in good condition.

Envelope Summary:Exterior wall assemblies are single wythe concrete masonry, shiplap wood siding over wood frame or a cavity wall withface brick, air space and wood frame backing wall. The wood clad fascia at the south elevation was replaced with pre-finished metal cladding in 2008. The roof membrane is the original BUR except for some SBS over the sloped roof atGymnasium Storage Room. The 2003 portables link has an SBS roof membrane installed in 2003. Windows are dark anodized aluminum framed with site sealed double glazing and integral horizontal blinds. Entrancedoors and utility doors are typically insulated hollow metal doors, with and without glazing, set in hollow metal frames. Painted wood cladding and soffits require replacement. Joint sealers also require replacement. The building envelope is in acceptable condition.

Interior Summary:Interior partitions are concrete masonry and metal stud/gypsum board. The primary ceiling finish is the originalsuspended acoustic T-bar ceiling. Other ceiling finishes include some suspended gypsum board at service rooms andexposed structure at the gymnasium. Floor finishes include mosaic ceramic tile, quarry tile, original and replacementvinyl tile,carpet and parquet wood flooring. Doors are hollow metal and solid core wood set in pressed steel frames.Some doors are glazed. Millwork is typically painted plywood or clear finish veneer plywood with plastic laminate clad counter-tops. Some casework requires repair or replacement. Some original suspended acoustic tile ceilings and original vinyl tileflooring is recommended for replacement. The wood parquet flooring in the gymnasium should be refinished. Interior systems are in acceptable condition.

Mechanical Summary:Floor mounted water closets, some with flush tanks and some with flush valves, wall hung urinals with flush valves,recess mounted enameled steel lavatories, stainless steel sinks, steel cabinet drinking fountains, shower valves intiled shower rooms. and floor mounted janitor sinks. Backflow presenters on heating system water make-up andirrigation system. Two natural gas fired hot water heaters new in 2006, circulating pump on hot water return line. Alldomestic piping is insulated with fiberglass pipe insulation. Building is heated with a hot water heating systemcomplete with two natural gas fired boilers, perimeter fin tube radiation, force flow units, unit heaters, and heating coilsin ventilation system. Three contant volume ventilation units with one unit for gym, one unit for stage and library, andone for classrooms and offices. Roof mounted exhaust systems. Humidification system provided to ventilation unitsand comprises of a natural gas fired steam boiler, steam grid humidifiers in supply air ductwork of ventilating units,condensate return pumps, water softener, chemical treatment injection system and steam and condensate piping.Pneumatic, DDC, and electric building control systems. ABC multi-purpose fire extinguishers.

Electrical Summary:Utility pad mounted transformer with underground 120/208V/3PH/4W power service to main distribution switchboardwith 800 ampere main circuit breaker. Branch circuit panelboards located throughout school. AC magnetic andmanual toggle type motor starters. Copper wiring in conduit and copper cables. Mixture of recess mounted andsurface mounted fluorescent fixtures for interior lighting, complete with T12 lamps and ballasts. DC emergencylighting battery pack unit in emergency generator room. Select interior fluorescent fixtures in school connected toemergency panel and emergency generator for emergency lighting in building. Exterior lighting has someincandescent pot lights at main building entrance and wall mounted HPS light fixtures located around perimeter ofbuilding, all photocell controlled. Edwards hard wired fire alarm system in building with alarm bells and fire detectors.Basic security alarm system in building with alarm keypad, door contacts, and motion sensors. AC and DC clocks inclassrooms and work areas. Basic telephone system with telephones in each classroom and offices. Cat 5 datasystem new in 2001. Dukane public address system to classrooms. A hazardous building materials survey conducted by Golder Associates Ltd. in January 2008 identified other hazardousmaterials present in the school including: lead-based glazed ceramic wall tile, lead acid batteries in the emergencylighting units and lead flashings at roof drains. Five light ballasts inspected were found to contain PCBs. Two mercury-containing thermostats were identified during the survey. Smoke detectors are suspected to contain radioactive materials.ODS (ozone depleting substances) in refrigerators are suspected.
