While on the surface this global publication is mere paper and ink, its composition has a greater symbolic value to all of us at Realogics Sotheby’s International Realty. It has been just two years since our boutique Seattle-based brokerage firm acquired this real estate franchise on February 23, 2010. And our collective has since grown quickly from printing just a handful of business cards to the production of some 22,000 magazines showcasing scores of extraordinary homes, dozens of exceptional brokers and featuring many alliance partners along with enlightening articles. The opportunity to own at The Sanctuary was reduced by half just a month after its official sales debut. This 12-unit residential conversion of a landmark church-turned-town-home community atop Capitol Hill drew thousands of visitors when the doors opened to the public on January 29, 2012. And in eager anticipation, six homebuyers quickly secured an opportunity to purchase one of Seattle’s most unique residential offerings ever to hit the market.

“It’s been a whirlwind of activity,” says Carrie DeBuys, a Community Sales Director with Realogics Sotheby’s International Realty. “There hasn’t been this sort of energy around a real estate opportunity since before the recession.”

The Sanctuary originally entered the marketplace as a presale development while it was under construction in 2008. However the grand vision was caught in the economic downturn and with mounting construction costs, the inspired town home project sat unfinished for much of the last two years. In July, 2011 the construction note was sold and an additional $1.5 million was invested to finish the project while the receiver, Resource Transition Consultants (RTC), realigned values within today’s marketplace.

“While we completed the construction, we considered insights from the brokerage community and from prospective homebuyers that previewed the project,” says Rob Nall, Principal of RTC. “We invested in the property by incorporating upgrades such as the century old stained glass windows, which slide open and reveal clear vision glass and operable windows and invested in a home warranty program. Most importantly, we significantly reduced prices which, coupled with record-low interest rates and 10-year property tax credits, made these collectible homes as affordable as they are desirable.”

Unit prices in The Sanctuary were originally anticipated to fetch $1 million to $2 million. Now the graciously-scaled homes have been reset at prices ranging from $520,000 to just over $1 million. The opportunity is attracting serious homebuyers, including Kamran Marashi, who studied architecture in Europe before relocating to the Seattle area as a structural engineer. Marashi was the first to purchase a home at The Sanctuary. He said he appreciated the nostalgic character of the structure, especially having the opportunity to own a “piece of history” that can be passed on to the next generation. In an interview with Allen Schauffler of King 5 News, Marshai said, “This is a better opportunity to buy as opposed to buying in an up market. It will only be more desirable as time goes on. Homebuyers aren’t the only ones in awe of this extraordinary development. Shannon O’Leary of Northwest Home Magazine says: “The units showcase a chic mix of Revival-style architectural details—gorgeous Corinthian columns and cornices—and mod elements—polished concrete floors, artisan metalwork, including industrial-style spiral staircases, and high-end appliances.” And, Lawrence W. Cheek, a former architectural critic of the Seattle Post-Intelligencer, posted online at Crosscut.com. “The architects and interior designers have done a lot of things right, and it’s decidedly a good thing to have an important and exquisite historic building preserved.”

Built between 1906 and 1911, The Sanctuary has two foot-thick masonry walls clad with Bedford limestone and concord granite, the same materials used on such national treasures as the Empire State Building, Pentagon and Washington National Cathedral. In addition to its classical revival architecture, notable building features include soaring stained-glass windows, Corinthian columns at the perimeter walls, and a central oculus that casts light in the central sanctuary, which has become the Grand Atrium – an internal common area for homeowners. It’s been fifty years since our city hosted the planet at Seattle Center during the 1962 World’s Fair. Positioned as a “world of tomorrow”, Seattle was a showcase for modern living concepts such as the futuristic Space Needle, Seattle Monorail and an exhibition of arts, culture and new age sciences. Now fast forward half a century and downtown Seattle has emerged as a leading world-class city.

Whether it’s to work, live or play, downtown Seattle is the envy of its peer cities. Consider the natural seaside beauty, diverse and international cultures, regional shopping destinations, dynamic sports and entertainment venues and thriving arts community; along with hundreds of restaurants, coffee shops and scores of festivals and events – it’s all here.

Global companies and major business sectors have set their sights on downtown Seattle. So what might this growth beg of the in-city housing market ahead? More demand for apartments and condominiums, of course.

As the markets recover, it’s become clear that the real estate idiom “location, location, location” is now synonymous with “jobs, jobs, jobs”. Nearly half of all the employees in the city of Seattle, and 20 percent of those in King County, already work downtown. And with millions of square feet of proposed office space producing thousands of jobs, housing demand is back in gear. For many, the prospect of commuting to work each day just isn’t an option, especially with rising fuel costs, recent tolling on major routes and looming infrastructure projects like the Highway 99 tunnel construction.

Urban living is a growing trend. Since 1990 the center city population has grown a remarkable 77 percent compared to only 19 percent citywide for the same period, according to the Downtown Seattle Association. Some 60,000 people now live downtown. And the demographics are evolving now that there’s greater product diversity ranging from affordable apartments to tony sky-villas worth millions. In fact, according to the NWMLS, 15 of the top 38 homes sold in Seattle that closed above $4 million since 2008, were high-rise condominiums. And the sales volume of million dollar-plus condominiums in downtown Seattle actually accelerated from 2009 through 2011 compared with the prior three years despite the national downturn in the economy.

In the last development cycle, approximately 2,797 condominiums and 5,445 apartment units were developed in downtown since 2005. Of this new inventory, only 7.5% or about 210 condominiums remain unsold today (down 50% from 2010). Pundits agree it could be many years before

another condominium tower is delivered. So with no new inventory, the median home price of downtown condominiums has stabilized in 2011 and actually increased 6% to $395,000 over the prior year.

The performance of in-city condominiums reminds consumers that real estate is local and there are microclimates within each marketplace. Every community is distinctive and downtown Seattle is faring far more favorably than the outlying neighborhoods and most other major metropolitan markets. It’s truly a city on the rise.

“We are living in an in-city resort,” says Dr. Robert Johnston, a homeowner. “Olive 8 is about as good as it gets.”

Dr. Robert Johnston and his wife Judy were among the first homebuyers to occupy Olive 8 in 2009 and today he’s running the Homeowner’s Association. As a representative of other homeowners, he’s in a unique position to judge the health and well-being of both their community and their collective investment. And he likes what he sees – a lot.

“I’ve been very impressed with how RC Hedreen Company partners with homeowners on all matters whether that’s quickly resolving construction-related issues or offering their expertise with operating buildings of this nature,” says Robert. “We’re fortunate at Olive 8 to be working with a reputable company that’s based in Seattle and not a bank making decisions on the bottom line alone. Robert also feels that RC Hedreen Company appropriately addressed a challenging real estate market over the past three years. Prices on remaining homes were reset in early 2011 and since then four dozen sales valued in excess of $26 million were accepted and another $5 million in new sales are pending as of February 2012.

“The developer did what he had to do to spur sales, it worked and prices have since stabilized,” said Robert. “Olive 8 will soon sell out and within a few years prices will go up again.”

Now more than two-thirds sold, Olive 8 has become the best-selling condominium in its class.

According to Julie McAvoy, the Community Sales Director with Realogics Sotheby’s International Realty, many of the new buyers were living in nearby apartments. She says renters are starting to realize that now may be best opportunity for sharpened pricing, preferred unit selection and low interest rates.

RC Hedreen Company also helped make that decision easier by offering a forward financing commitment with their preferred lender. While the funds are available, this financing package enables qualified homebuyers to purchase with just 5% down payment and a fixed interest rate for 30 years from 3.25% (3.47% APR). Other rent to own opportunities are also available.

“Historically, fixed rates under 4% were only available on short term mortgages like the five year adjustable rate products,” adds Julie. “But at Olive 8, there’s no need to worry about rising interest rates or the hassle of refinancing after only a few years – we’re now offering a long term mortgage product at a rate below most short term loans.”

Buyers are further aided by lower Home Owner’s Association dues at Olive 8,which were reduced by 15% in 2012 to just $0.47 per foot per month. The reductions were possible due to efficiencies afforded by the hotel operations and the LEED “Silver” attributes of the building design.

The benefit of lower prices, lower interest rates and lower HOA dues is evident in the total monthly payments. Fifteen Twenty-One Second Avenue, a new 440-foot condominium tower located front and center above the Pike Place Market, will have a front row seat to the new waterfront park and seaside promenade when the Alaskan Way Viaduct is demolished. It helps too that so much investment has occurred within the immediate neighborhood. Recently the Downtown Seattle Association announced the “Pike/Pine Corridor” as a top priority for tourism. Several new businesses located to the area including the global headquarters of Russell Investments, the IGA Kress grocery store, the Hard Rock Café and a new urban Target store that’s under construction at the base of the Newmark Tower at 2nd and Pike Street. Fortunately residents of Fifteen Twenty-One Second Avenue don’t have to worry about losing their views — careful planning and protected view easements preserve their vistas of Elliott Bay.

EASTSIDE LIVING

The top performing housing markets in King County are east of Seattle, including the cities of Bellevue and Mercer Island. As of early 2012, the greater Bellevue area (NWMLS Area #520) and Mercer Island (NWMLS Area #510) posted average asking prices of $1,530,420 and $1,823,941, respectively. In 2011 there were 145 homes that sold above $1 million in the Bellevue area compared with 107 sold in the Seattle in-city neighborhoods (NWMLS Area #390). Brokers say demand is up across the Eastside region as they cite stabilizing home values, a strong sense of community, and top ranked school districts.

“As the sales activity increased, buyers that have been sitting on the fence are returning to market with improved confidence,” said Suzanne Singleton, of Realogics Sotheby’s International Realty. “The inventory logjam has loosened up considerably and there is much greater liquidity in the marketplace. Buyers and sellers are finding success.” Suzanne says median prices in 2012 have trended higher than in the previous year. But the most significant improvement, she says, is the volume of home sales, especially for luxury properties.

By example, for the two-year period of 2010 and 2011 there were 89 waterfront homes sold in the subject area compared with 45 sales in 2008 and 2009. And for home sales above $1 million, a similar comparison shows 70 more homes sold in the last two years than in the prior two – an increase of approximately 15%.

The prospect of selling successfully has more homeowners thinking about making a move. Just ask Guy and Becca Conversano who sold their new construction, waterfront contemporary on Lake Washington after just 30 days on the market in 2011. “Our attitude was such that we’d sell if we could achieve our price,” said Guy. “It was an opportunity to trade the waterfront for a larger view home on more land. We were ready for another project, but only if it made sense to us financially.”

Considering the gloomy real estate headlines at the time, Guy and Becca were thrilled with how quickly their home sold, but their broker wasn’t overly surprised. “It was a truly exceptional property,” said Michael K. Walker, a co-listing agent on the home sale and a broker of Realogics Sotheby’s International Realty.

Michael also helped the Conversano’s identify a large, view estate on Hilltop, which met both their financial goals and their desired lifestyle. Becca praises her brokers, saying she and Guy feel they sold well and bought well. “But it’s not just about the numbers,” muses Becca. “I also valued the opportunity to change where we live and how we live – nothing ventured, nothing gained,” she adds. “Besides, now Tucker and Chip (two German Shorthaired Pointers) have plenty of room to roam the property. Mission accomplished.”

While lifestyle aspirations remain a primary motivator of buyers and sellers, it’s not the only consideration. Recent tolling of SR-520, potential tolling of I-405 and planned light rail on I-90 have many prospective buyers and sellers wondering which side of Lake Washington to live.

“Traffic considerations definitely weigh on a homebuyer’s decision,” says Melanie McCarthy, a broker with Realogics Sotheby’s International Realty. “As a property specialist on both sides of Lake Washington and a resident of West Bellevue, I can relate to the debate. And sometimes buyers can’t decide and split the difference. That’s why Mercer Island has become attractive to so many new homebuyers.”

But Lake Chelan is much more than a reliable suntan — it’s a cultural awakening as visitors discover world-class wineries, sophisticated eateries and a vibrant arts scene. Numerous golf courses are nearby as are countless outdoor excursions whether it’s hiking or zip-lining. And beyond being a summertime hotspot – Lake Chelan is an all-season affair with snowmobiling, cross-country and downhill skiing in the winter months.

Brooke represents a growing trend of Seattle-area residents who own second homes east of the Cascade Mountains and she predicts that many more plan to retire there. Some keep these retreats as exclusive family compounds. Others choose to rent them out several weeks a year given high demand for vacation properties in the area. Some choose fractional ownership opportunities such as at The Lake House, where an owner’s personal use is complemented by hotel operation revenues.

“Lake Chelan as a region is growing and provides a great long-term investment opportunity,” she says. “Where else on the West Coast does a major population center enjoy such a multifaceted resort area just three hours away?

Brooke compares the favorable home values to other popular areas, noting that Napa lacks the lake and has limited wintertime allure. And while Lake Tahoe has all the recreational amenities, it lacks a wine region.

But Chelan isn’t the only growth market on Brooke’s radar – she’s also watching burgeoning markets in the Walla Walla wine region, the fast growing Tri-Cities area and unique listings in Winthrop and on Lake Roosevelt, she says.
