SalesNorth Miami Beach Industrial

Investors continue to be attracted to one of the fastest-growing submarkets in Miami. Sales volume hasexceeded $200 million over the past two years which ismore than double what the submarket typically sees onan annual basis. Pricing also grew at a substantial rate in2018 and ended the year at almost $100/SF. Despite thisgrowth, average pricing is still well-below the metro

average.

Most of the major transactions in 2018 were included inmajor portfolio sales. The largest deal occurred inNovember 2018 when seven buildings across thesubmarket traded to Blackstone Real Estate Income for atotal price of $80 million.
