With the Grand-Duchy’s economy showing signs of recov-ery over the last 12 months, the office rental market has experienced renewed interest from occupiers which ex-plains the 46% increase in the total take-up volume, pass-ing from 51.125 sqm in S1 2010 to 74.446 sqm in S1 2011.

Transactions of space in excess of 1.000 sqm have greatly contributed to this increase. 46.197 sqm of larger footplates have been transacted in the first half of this year, representing an 82% increase on the take-up figure for the same period in 2010. In addition, take-up for smaller areas (below 500 sqm) have remained stable. We can therefore safely assume that the Luxembourg office market is recovering it’s traditional dynamism.

Office market Take-Up Q2 2009 to Q2 2011

The first half of this year has seen a steady decrease in the overall office vacancy. Recovering office market take-up combined to attractive lease incentives and low building completions have resulted in a decrease in the vacancy rate from it’s peak 8.1% level in Q3 2010 to 7% by the end of the first quarter this year.

During Q2-2011, two new building deliveries, the BHK in Kirchberg and the Marivaux at the Station both totalling over 20.000 sqm of new office space, have not affected market vacancy as they have been absorbed by the risingdemand for new office space.

Evolution of the vacancy rate Q2 2009-Q2 2011

Although the average rent of the Luxembourg Office Market has remained unchanged at €27/sqm from the previous quarter, there has been quite some movement in the prime and base rental figures.

Prime and base rents are expected to keep rising as the vacancy levels will drop in the short to medium term, follow-ing the foreseen shortage of new office space until 2013.

In and around the City Centre, prime and base rents have been slightly rising, by €1 to €2/sqm in most areas, however in the peripheral sub-markets such as Howald, base rents have dropped by as far as €6/sqm.

In a few other sub-markets however, the rental brackets are narrowing, as the prime and base rents are converging. This is the case in Bertrange and the Airport district. The CBD is experiencing a new surge in rental prices, raising its base as well as its prime rent by €2/sqm each. Kirchberg’s prime rents are on a rising trend (from €30/sqm Q1-2011 to €33/sqm Q2-2011) which shows that there is a sustained demand for prime buildings in this particular district.
