If the recent frosts have leftyou with a pile of dead plantsand leaves, one of the best waysto recycle your plants is into anamendment for your soil.Through the miracle of rotting,those decayingplants are convertedto an organic mate-rial that holds waterand nutrients forroots to take up.

So grab a rake,pick up those rot-ting vegetables, andpull up those plants;November is themonth to celebratecomposting. Hereare a few quick andeasy tips for getting started.

• Select an out of the wayarea at least 3-feet by 3-feetwide. To keep the pile warmerin winter, a sunny location isbest. If your Homeowner’s As-sociation objects to the sight of

nature breaking things down,use a composting bin to keepthings tidy. Choose one that iswell ventilated and allows easyaccess to the compost for turn-ing.

• Gather up greenand brown plant ma-terial, making sureyou have twice asmuch brown asgreen. Fresh, greenplant parts providenitrogen to the pile;dry brown materialsupplies carbon. Mi-croorganisms needboth to turn yourgarden waste intogold for the soil.

• Avoid resinous wood suchas junipers, pine or spruce;resin keeps the plants from de-composing, increasing the timeneeded for composting to twoto three times as long. Somedeciduous tree leaves also take

longer, so gardeners wanting aquick batch of compost shoulduse oak or cottonwood sparing-ly in their piles, chopping themfinely before adding.

• Black walnut leaves shouldnot be added to the compostdue to juglone, a toxin pro-duced by the tree to preventother plants from growingnearby. Although the compostprocess destroys most of the ju-glone found in the leaves, someplants are sensitive to it andcan be harmed by the compost.

• Weeds with seeds and dis-eased plants should be dis-posed of in another way; mostbackyard compost piles don’tget hot enough to kill the seedsor disease. If you want to com-post weeds, clip the seed headsoff before tossing the plant onthe pile.

• Kitchen scraps are good ad-ditions to the compost, but notmeat, bones, grease, eggs and

dairy products that attract ani-mals and insects. Dog, cat andhuman manures should neverbe added to compost.

For faster composting, chopbranches, sunflower stems orcorn stalks into small chunksbefore mixing them into thepile. Leave tree leaves whole sothey don’t compact and smoth-er the pile.

Layer brown and green mate-rial into a pile, adding waterwith each layer until the pilefeels damp, like a sponge. If thepile is soggy to soaking, addmore material in until it dries alittle. There is no need for soilor compost starter to be addedto the pile, since the microor-ganisms that break down mate-rials is found on the surface ofmost plant material. Compostshould heat up within a weekand be warm to the touch.Once it begins to cool, turn itfrom the outside in and sprin-

kle with more water to rechargethe pile.

When the compost no longerheats up after turning, lookslike crumbled humus and hasan earthy smell, it’s ready to beadded to your soil. A healthycompost pile won’t smell or at-tract nuisance animals to youry a rd .

Help your compost staymoist in winter by placing aburlap blanket or other breath-able material over it. If yourcompost cools in the frigidmonths, don’t worry, once thetemperatures warm up inspring, turn your pile, add alittle water and the pile willheat up again.

against the title insurance company tohave them defend the lien or pay off thecontractor or materialmen.

If you can’t get that title insurancecoverage for one reason or another,you’ll have to investigate who per-formed work on the property and startasking those contractors questionsabout whether they got paid or not. Ifyou get enough information, you mightdecide that the risk of liens is relativelysmall and proceed with the purchase.

If not, you’ll have to factor into theprice you pay the amount you may haveto shell out to contractors to removeany future liens that pop up.

Lastly, if liens have already beenplaced on the property, you can usuallyget copies of those liens by going to theoffice in the county or municipality inwhich the property is located and askfor copies of those documents.

You can also get copies of these docu-ments from the title insurance companyor closing attorney. And if the liens areout there already, you can condition thecontract on the seller removing or pay-ing off those parties prior to closing.

Make sure contractorsare paid before closing

Q: I am in the process of buying anew home. It’s a foreclosure. Thelender foreclosed on the developer.

In doing my due diligence on thepurchase, I noticed some contractorswere not paid. Will these contractorsbe able to put liens on the house af-ter I close on it?

A: The short answer is yes. Most con-tractors can put a lien on a home whenthey have been hired to perform workon a home and they are not paid.

In some states, contractors have a cer-tain amount of time to put a lien on ahome. Some states even require contrac-tors to give the owner notice of the lienbefore the lien can be effective. Eachstate has its own contractor’s liensstatutes and they can be quite complex.

Now that you know that contractorscan lien your property, you also need toknow a bit more about liens and the lienholder’s rights.

A lender’s mortgage lien is of thehighest importance and can trump allother liens. For example, if the buildertook out a loan to put up the home andthe lender recorded that mortgageagainst that property, that lender’s lienmay have priority over all other liens. Ifthe lender forecloses on the home, thelender may have the ability to wipe outall other subordinate liens, includingcontractor liens.

There are some peculiar circum-stances that can crop up and make lifedifficult for you, so buying an owner’stitle insurance policy and hiring a goodsettlement company are important.

If you suspect there could be liensagainst the property, you need to makesure that the title insurance companyand settlement attorney or closing agentissue you a title insurance policy at clos-ing that would protect you against anyand all possible contractor and material-men liens that could pop up.

If you have obtained that coverage onyour title insurance policy and liens dopop up, you would need to file a claim

Couple combines opposite stylesKen and Sue are living proof

that opposites attract. Ken, anold hippie at heart, is content tocurl up with a good book, whilesocial Sue thinks life is one bigdinner party. And when it comesto their design tastes, things arejust as polarized: Ken likes tradi-tional lines, antiques and a lot ofcolor, while Sue thrives on aneutral, urban vibe. They workin separate spaces in their townhouse, which Sue bought beforemeeting Ken, but at the end ofeach day, they want to hang outtogether in a room that suitsthem both.

They asked me to redesigntheir open-concept living/diningroom to help Ken feel more athome in his new digs, and tomake it a functional space theycould enjoy together and withfriends. I knew I had a big chal-lenge ahead of me: I had to dosome major “design mediation”with the couple and combinetwo completely different stylesinto one space – seamlessly andb e a u t i f u l l y.

I set out to createthe perfect marriageof traditional stylingand contemporary de-tails, starting in thedining room, whichhad existing columnsand bulkheads that Iused to my benefit. Icreated a stunningfloor-to-ceiling, col-umn-to-column ban-quette, upholstered in antiqueraspberry velvet. The strikingtone and scale of the banquettecreates a bold presence andprovides a lot of comfortableseating. I knew Sue wouldlove its downtown feel, whileKen would adore the richcolor and traditional buttontufting.

My next task was to find agreat dining-room table to hostSue’s legendary dinner parties. Iput in a gorgeous ebony tablewith creamy upholstered chairsthat is well suited for a group ofsix, but can comfortably expandto seat 10 guests.

For an added“wow” factor, I put upa gorgeous black crys-tal chandelier abovethe dining-roomtable, which looksspectacular againstthe theatrical back-drop of the banquette.

I then got to workon the living room,which flows directly

into the dining room. BecauseI made the dining room sodramatic, I decided to quietthings down in the livingro o m .

I added two comfortable rasp-berry-colored chairs, a choco-late-velvet sofa, a gorgeous arearug and a fantastic coffee tablethat blends a traditional lookwith a modern, bronze finish.

To lighten the space, I put incabinetry lighting and somepuck lights.

After adding a few final ac-cents and accessories, this open-concept space was complete.

What colors are they predict-ing we’ll fall in love with?

Let’s see what the Color Mar-keting Group tells us. First, letme tell you that the CMG is theleading international nonprofitassociation of color-design pro-fessionals, and has been accu-rately predicting color trends formore than 45 years. The predic-tions seem worth looking at.

Purple is a hot fashion colorthis year and has been in thelimelight since last fall. Grayed-out violets are in and they workwell as an accent or as a neutral.Some redder, plummier purplesare making an appearance.

Green was the big deal in thepast with all the green-livingpush we’ve had, but now it’sblue. And the blues that are pop-ular include watery blues andsky blues mostly, but just aboutany blue you might choose will

fit into the color trend for thisyear and a few more years tocome.

Grayed-out browns and plainold grays are the new sophistica-tion in color. The reason givenfor the craving for these hues isthe economy. An economicallychallenged economy begs forcomplex grays. These grays alsobridge the area between blackand brown where black is tooharsh yet brown is not strongenough.

Yellow is popular again. Afterall, yellow against gray is eye-popping. Here again, the droopyeconomy begs for vivid and en-ergetic colors to lift us up. Re-member back in the ’80s whengray and yellow were very much“in“? It wasn’t so much a resultof the economy then, though.

The new business color iswhite. Even corporate board-rooms are showing white intheir decor. Technology has giv-en us practical finishes, allowingus to use white in just about any

setting. We are seeing matt in-stead of gloss. We see texturedwhites instead of smooth whites.And all the finishes are washableand cleanable. The psychologi-cal reason given for our newcraving for white, particularly inbusiness atmospheres, is thatwhite represents purity ofthought, motive and result.

Mauve is back. Say it ain’t so!The CMG tells us this old colorlooks new again in dusty violetshades. It works as an accent,but also serves as a neutral.

One of the most difficult tasksa designer has is making an olddecor look new again, particu-larly if the owners love the oldand want only to upgrade somethings. Finding the perfectmatch in fabrics and accessoriesis sometimes impossible when acolor fades from fashion. Nowwith these old colors comingback into view, perhaps this isthe perfect time to upgradewithout having to redo theentire decor.
