What makes us different It's Easy To Pay Rent

Our tenants can pay rent online, in person or at any 7 Eleven or Cash Advance store.

Renters Insurance All our tenants have a minimum coverage for property damage.

Improve Credit Payment history is reported to Experian. When tenants pay on time it can help their credit report.

Online Access Owners have access to their statements and tenants can make payments or work requests online.

Evictions Nonpayment of rent evictions are handled by an attorney start to finish at no additional cost to our owners. (restrictions apply, ask for details)

Regular Property Visits Properties are visited every six months. Owners will receive a detailed interior / exterior report with pictures once per year.

Management Services

Property Evaluation

We will view your property, assess the condition and, if needed, make recommendations for repairs to make the property ready for the rental market. We will also provide a rent range estimate and an opinion of your property’s rent price based on our market analysis.

Vacancy Marketing

We will advertise your property on the MLS. It will also be submitted to over fifty available property web sites. Your property will be shown here on our website and will have a “For Rent” sign in the front lawn. While your property is vacant we can provide lawn service and will check on your property to make sure it is keeping it’s curb appeal. We are happy to cooperate with leasing agents. You’ll find we can provide everything necessary to find you an excellent tenant.

Applicant Screening

Applicant screening is one of the most important services we provide. We check credit history, criminal history, rental history and verify income. Anyone over 18 years old who will live in your property must submit a detailed application and meet our requirements prior to signing a lease.

Rent Collection

When it comes to collecting rent we are friendly but firm. Paying rent is easy. Due dates are stipulated in the lease and tenants can pay rent electronically here on our website. If there is a problem receiving rent we will act quickly to minimize the time it takes to remedy these situations. All of our tenants rent payment history is reported to Experian’s Rent Bureau giving tenants a positive way to add to their credit history when they pay on time.

Accounting Services

Our accounting system is top notch and allows you to view your monthly cash flow statements online anytime.

Maintenance Services

Our 24 hour emergency service for residents is answered by a person. All repairs are handled by competent repair people who hold all necessary licenses and insurance. Quick response to repair requests will keep your tenants happy and minimize damage to your property. Our maintenance vendors provide fast response time at reasonable prices.

Evictions

There are many life changing circumstances that can’t be screened for in an application process. Some of these are layoff, divorce, illness and death of a spouse. All of these can change a good paying tenant into a tenant that isn’t able to pay the rent. When someone is not paying rent and does not vacate the property the only recourse is legal action. If this happens with a tenant we screened and placed we will cover the cost of an attorney to handle your uncontested eviction at the JP Court level. This does not apply to contested evictions or jury trials.

Applicants Before you apply make sure you read the information provided below. Particularly our tenant selection criteria, the sample lease and the information on rent payment history reporting. We report rent payment history to Experian’s Rent Bureau giving our tenants the ability to positively add to their credit report when they pay on time. Also, take the time to read the information about brokerage services and our privacy policy. Once you’ve done that you can apply online by clicking the “Apply Now” button on any of our listings. Be prepared to pay the application fees, upload a copy of your drivers license and copies of paycheck stubs or any other documentation you need for your application. Upon approval you will have 24 hours to pay the security deposit in cashiers check or money order. If not paid we will move on to the next applicant.
