Dear Joe and Helaine: This dishmeasures 8-by-11 inches. It still hasthe original twisted-wire handle. Itwas given to my mother by her gen-tleman friend in 1915. Any informa-tion would be appreci-ated. – M.W.B., Abing-ton, Va.

Dear M.W.B.: Thisglass basket is made fromcustard glass, and is in apattern known as “pea-cock and urn.” This pat-tern was reportedly madeby three different compa-nies.

The three companiesin question are theMillersburg Glass Com-pany of Millersburg,Ohio; the NorthwoodGlass Company of Indi-ana, Pa.; and the FentonGlass Company of Williamstown, W.Va.

M.W.B. reports she took this piece tothe Fenton people in Williamstown andthey advised her that it was not theirpattern.

Fenton’s “peacock and urn” pattern isa tad different from designs made byother companies, but we are a bit sur-prised that the overall pattern was notrecognized. Fenton’s pattern is found incarnival-glass colors of marigold, blue,green, amethyst, white, aqua, lavenderand red. The Fenton pattern has a

“bearded berry” re v e r s epattern and a large beenear the peacock’s beak.

The Millersburg pat-tern, on the other hand,usually has no bee andthere is no beading onthe urn. The Northwoodpattern, however, has apaneled reverse (as doesthe piece in today’s ques-tion) and the urn hasbeading – which is alsothe case with M.W.B.’sglass basket. Therefore,there is no doubt thatthis particular piece wasmade by Northwood

Glass Company.

Consider refinancing with mortgage rate drops

Mortgage interest rates have fall-en below 5 percent again, accord-ing to Freddie Mac’s PrimaryMortgage Market Survey.

“This comes at a time whenhouse price declines are moderat-ing and consumer demand forprime mortgages at commercialbanks has picked up,” says FrankNothaft, Freddie Mac vice presi-dent and chief economist.

Mortgage interest rates below 5percent, combined with the recentextension and expansion of thehomebuyer tax credits, give buyersa unique opportunity to purchasea home with interest rates at nearly50-year lows.

But if you have enough equity inyour property, it may also be agreat time to lock in a lower inter-est rate and refinance your loan’sexisting balance.

H e re ’s how to think through are f i n a n c e .

1. Will you qualify for a refi-nance? Before you put in any timeand energy into working out thedetails of your refinance, try to as-

sess your property’s current value.Contact a local real estate agent todiscuss what homes in your neigh-borhood are selling for – not whatthey’re listed for. Try to figure outwhether there are a lot of foreclo-sures in your neighborhood, orjust a few. Neighborhoods that areawash in foreclosures tend to havesteeper price drops than those thathave fewer homes for sale.

2. How much equity do youhave in your home? If you have atleast 20 percent equity based onthe current market value, then youshould be able to do a convention-al refinance. Today, conventionallenders won’t do a refinance unlessyou have at least 20 percent equityin your property and have verifi-able income.

FHA loans are available forloans with less than 20 percentdown, and their guidelines differsomewhat from most Fannie Maeand Freddie Mac lenders, but theseFHA loans are generally availablefor new purchases of homes andnot for homeowners who want to

re f i n a n c e .3. Can you qualify for “under-

water” mortgage programs? If thevalue of your house is less thanwhat you owe on the mortgage,then you are considered to be “un-der water.” If your loan is ownedor securitized by Fannie Mae orFreddie Mac, you might still beable to refinance your mortgageeven if you are under water. Insome federal programs, you maybe able to refinance even if theloan balance is 125 percent ofwhat the house is worth.

4. What are you trying to ac-complish? Some homeownerswant to lower their monthly pay-ment. Others want to shorten theloan term. Start by figuring outwhat your financial goals are forthe refinance, and then prioritizethem so you know which ofyour financial goals are most im-p o rt a n t .

5. Shop around. Although Fan-nie Mae, Freddie Mac and FHA arecollectively responsible for nearly90 percent of the loans being origi-

nated, refinance fees vary widely.Ask prospective lenders to list ev-ery fee so you understand whatyou’ll be paying and what interestrate you’ll be getting. If you belongto a credit union, or can join one,check out the interest rates andfees available there, since nonprof-it credit unions often charge lessthan for-profit banks.

Remember, water cooler brag-ging rights are meaningless. In-stead of bragging about the super-low interest rate you got, focusinstead on how many years youcan chop off of your loan. If youhave 25 years left on your loan butcan refinance to a 15-year loan,that’s where the real savings comein.

’Tis the season to buy a homeBy Tracey C. Velt

While you may think it’s crazy totackle the huge task of home buyingduring the schedule-jammed holidayseason, the holidays are actually a greattime to find real estate deals in today’snew economy.

“This year in particular may be dif-ferent than other years,” says BethTyler, a broker with Long & Foster Re-al Estate in Annapolis, Md., who saysthe economy has boosted many sellers’motivation to sell.

“Interest rates are at an all-time low,prices are greatly depressed and inven-tory is plentiful,” says Nick Burrafato,broker/owner of Florida HomeGalleryReal Estate in Orlando, Fla.

“The holiday season is a particularlygood time for first-time homebuyers tofind a home,” says Rich Hayden, seniorloan officer for HomeFirst MortgageCorp. in Alexandria, Va. “But get pre-qualified with a mortgage broker orlender early. The typical turnaround toclose a home is 30 to 60 days, so it’sbest to get started right away.”

Steve Murray, editor of REAL Trends,a real estate industry publication, says,“The housing market appears to havereached a floor through the June toSeptember period.”

“December home sales usuallymake up about 8.1 percent of totalannual home sales,” he says. The peakmonths are May, June, July and August– each nearly 11 percent of annualhome sales. The only months lowerthan December are November, Januaryand February.

Here are five reasons the 2009 holi-day season promises to be filled with

better-than-usual home bargains.Most importantly, interest rates and

home prices are at all-time lows. “If welook historically at interest rates, cycli-cally we’ve seen drops every Decemberthrough January,” Hayden says. “Whilerates are now at all-time lows, we coulddip even lower.”

With unemployment rates still highand looming holiday expenses, manyhome sellers are extremely motivatedto sell immediately and are more will-ing to negotiate a lower home price.“Properties that are on the market overthe holiday season usually have veryserious sellers,” says Sherry Chris,president and CEO of Better Homesand Gardens Real Estate in Parsippany,N.J.

Lori Bowers, a broker with The LoriBowers Group Desert Properties in LaQuinta, Calif., agrees.

“Many owners are anxious to get thehome sold before the end of the yearbecause it helps on their taxes,” shesays. Moreover, a serious seller meansmore negotiating power for the buyer,especially if the home has been on themarket for several months.

With many people busy gift shop-ping, traveling and entertaining,November and December are tradition-ally slow for real estate. On-the-ballbuyers can take advantage of that factand find less competition for the mostdesirable homes.

According to Elio Buoni, a Chicago-based broker with RealEstate.com, few-er buyers and plenty of listings on themarket mean bidding wars with otherbuyers (which can drive up the cost ofthe home) are less likely to occur.

In addition, fewer transactions meanfaster closings. “November and Decem-ber are historically slower months inthe mortgage business, so things getdone faster,” says Brad Walbrun, amortgage consultant for A and N Mort-gage Services in Chicago.

Not only that, “Financial institutionsand lenders that are looking to closethe books on 2009 may be more willingto act quickly to get a transactionclosed by year end,” Chris says.

That means it may take less time toget an offer accepted on a foreclosureor short sale property, a real boost forbuyers who want to close quickly.

And there’s one final advantage toholiday home buying. “Most settlementcosts paid to the mortgage company,lender or broker are tax-deductible inthe year in which you pay them,” Wa l -brun says.

If you close on or before Dec. 31,you may be able to deduct the intereston your first monthly mortgage pay-ment from your taxable income. And,you may be able to deduct points paidto reduce your interest rate as well,says Buoni.

“The holiday season is a particularlygood time for first-time homebuyersto find a home. But get prequalifiedwith a mortgage broker or lenderearly. The typical turnaround to closea home is 30 (to) 60 days, so it’sbest to get started right away.”

Holiday guests coming? Followthese five guidelines to ensure astress-free weekend for you and yourvisitors.

The first rule of thumb, says enter-taining expert Dana Christine, is toknow the limits of your home; don’tinvite more guests than you or thehouse can accommodate. If childrenare on the guest list, determinewhether you’ll need to line up a babysitter if adult-only outings are on theschedule. If pets will be visiting,make it clear that they’re welcome inthe house or not.

Most importantly, Christine says toestablish arrival and departure dates— in other words, avoid invitingfriends and family for an open-endedstay. “If you can’t handle guests formore than a week, don’t be shy aboutsetting limits. This puts everyone onthe same page and avoids surprises.”

1. Plan ahead. Without adequatepreparation, playing host to a house-ful of guests can be a challenge.

2. Gather guest necessities:Whether your guests arrive by plane,train or automobile, they’re bound tobe weary travelers in need of rest.

3. Guest-proof the main rooms. Be-fore guests arrive, look at the mainrooms with a critical eye, and tidy up.

4. Stock the pantry.5. Work out a schedule. Once the

guests have arrived, it’s essential toformulate a plan.

lament over the decline of cook-ing in the New York Times Mag-azine (“Out of the Kitchen, Ontothe Couch,” July 29) did moreto make me feel likean aging dinosaurthan any wrinkle orgray hair found inthe mirror. Detailingthe rise of cooking asa spectator sport,thanks to televisionshows, Pollan alsochronicled our soci-ety’s loss of skills formaking meals fromscratch.

As a devoted foodgrower, I understandthe lure of watching chefscompete like gladiators overthe feast. After all, gardeningis a contact sport in my yard;it’s nice to see someone elsewrestle those vegetables to theg ro u n d .

Because I grow, I also cook,something that has me eyeingthe dodo with a feeling of kin-ship. Unlike processed foodfrom the store, most of the veg-etables I pull from the patch –winter squash, eggplant or kale– are better when braised orbaked to perfection. Doing thiswith a family-sized planting,gardeners aren’t just “I ro nChefs,” they’re triathletes: grow,cook, eat, repeat.

Diehard growers know thegarden will feed you into winter,offering bounty beyond the ob-vious canned pickles and toma-toes. Despite the impression offrost-killed fruit, there’s plenty

of harvest left to fill your pantrywith the tasty goodies of fall.

Root crops such as carrots,turnips, parsnips or beets, getsweeter as the days grow cooler,

any that were left inthe ground are idealfor savory dishes. Thecool soil helps starch-es convert to sugar, solate harvested rootcrops are coveted in-gredients for warm,comforting dishes.

But if the groundfreezes, pulling thoseroots gets difficult.Make your harvesteasier by mulchingthem with a heavy lay-

er of straw, so the soil stays soft-er longer.

If you love fresh greens, givingthem space to grow over thesummer is rewarded with deli-cious leaves. Spinach and Swisschard can take the cold, shrug-ging off temperatures in the lowtwenties. But for true cold-har-diness, collards, endives andkale are the champs, tasting bet-ter after the cold has nippedthem. Younger leaves are moresuccessful in the kitchen, so clipoff the small leaves for yourmeal.

Tatsoi, a Chinese mustardgreen, also holds up well underfrost. In Spring plant a few rowsfor early-season stir fry. Thenpop in seeds during July for fallsoups and fusion dishes.

To get sweet, savory squashfor soups and holiday meals, letit age. When first picked, wintersquash is a creamy, starchy veg-etable. Stored cool and dry for amonth or two, starches in thesquash convert into sugars,making squash more deliciousin winter than when picked.

Depending on the variety,winter squash will keep for oneto six months. Butternut, Hub-bard, acorn, spaghetti, delicataand cushaw are all squashes thatstore well. Pie pumpkins, thesmaller, sweeter cousins to heftyJack O’ Lantern types, don’tstore well and should be bakedright away. Pumpkin loversshould look for Winter Luxury,an heirloom widely consideredone of the most flavorful piepumpkins grown.

As you eat now, plan yourplanting strategy by making alist of the vegetables you wantbursting out of your pantry nextyear. What you taste at the closeof the season is just as delightfulas the first green shoots inspring.
