Establishing Market Value

Market Value is the price for which aproperty will sell in the open market within a reasonable period of time if the seller is notunder extreme pressure to sell and the buyeris not under extreme pressure to buy.

Establishing the correct Market Value isperhaps the most important element inmarketing your property.

The Pitfalls of Overpricing

The importance of accuracy in determining a range ofvalue for your property cannot be overstated.

Studies show that a property which is initially overpricedwill not only remain on the market longer than a correctlypriced property, but will also sell for less than it wouldhave if it had been properly priced in the first place.

The chart illustrates the correlation between market valueand buyer activity.

If your home is overpriced, many potential buyers won’teven look at it, thinking it’s out of their price range.

Since the vast majority of offers are presented by realestate agents, overpricing a home deters agents fromshowing it to their buyers, who often look to their agentsfor advice on a property’s value.

The buyers who do look at your home are comparisonshopping. The price of your home, if too high, mayconvince them to make an offer on a more competitivelypriced property.

When a property is overpriced, many buyers are reluctant to make a lower offer for fear of offending theseller. Sometimes buyers will even perceive that a sellermay be too difficult to work with if the price isunreasonably high.

When overpricing results in the need for one or moreprice reductions, the property becomes “stale” on themarket. The seller’s position for negotiation weakens the longer the property remains unsold. The best offerstypically come in the first 2 to 3 weeks after a home is put on the market, but only if a property is pricedappropriately.

Put simply, if you price your property *below* marketvalue you will generally *increase* the activity and offers.If your pricing is *above* market value you will generally*decrease* interest and offers.

It is natural for sellers to feel some anx-iety about the length of time it will taketo sell their property. As a seller youdo have some measure of control overthe length of your marketing period.There are, however, some elements ofmarketability which elude your control.Our advice: exert control wisely whereyou can and arm yourself with infor-mation to withstand the forces you cannot control.

Significant factors over which the seller and agent have no control:

Location: The desirability (and mar-ketability) of any property is influencedby the general neighborhood where theproperty is located. It is further affect-ed by the presence or absence of ele-ments such as schools, parks, shop-ping, traffic, noise, crime and pollu-tants.

Physical Features: In most homes, the size,floor plan and architectural style are alreadyestablished and are not able to be changed.

Competition: Buyers make decisions basedon the choices available to them. The inven-tory of homes that the buyer will comparewith yours is constantly changing. I willkeep you updated on comparable propertieswhich may affect the price and selling periodfor your property.

Supply and Demand: Neither a seller nor anagent can change the market condition at thetime your property is for sale. We mustaccept the market for what it is (a “seller’smarket” or a “buyer’s market”), then develop and implement an appropriate marketing strategy.

Significant factors over which the seller andagent do have control:

Condition: The condition of the propertydirectly affects both the speed of sale and theprice received. By making your home look itsbest, you will receive a better price.

Terms: Your ability to offer special terms,such as a credit for necessary repairs, inclu-sion of personal property, flexible escrowdates, or owner carry-back financing, maypositively influence the sale of your home.

Price: If your property is not properly priced,a sale may be delayed or even prevented. I have carefully prepared the ComparativeMarket Analysis (CMA) and given my opinion of value to assist you in listing yourhome at the correct price.

The Market Data Approach is the process ofcomparing properties to reach valuation. Itspremise is that an informed buyer will pay nomore for a property than the cost of compara-ble substitutes. In using the Market DataApproach, I apply the same variables that aprofessional appraiser would apply.

Staging and Preparing Your Home for Sale

To show your home to its best advantage, you will most likely stage it to some degree.That is, you will clean, rearrange furniture,paint, landscape, and make repairs as you see fit. Effective staging will impact both the length of time it takes to sell your homeand the price you receive for it. Here aresome suggestions to help you focus yourstaging efforts.

First Impressions: Consider repainting theexterior of your home. If your paint is chip-ping or peeling or the color is clearly out ofdate, a fresh paint job will enhance both theappeal and the value.

Entryway: The front door greets theprospect. Make sure it is fresh and clean.Repaint it if necessary. Keep the front walk-way and entry area well swept. Plant season-al blooming flowers in planters or in theground for extra effect.

Landscaping: Clear yards and gardens ofrefuse, tools and toys. Prune, mow andreplant as necessary so that your groundslook healthy and well maintained. Be espe-cially careful to trim trees and shrubs thatblock light from windows.

Redecorating: Faded walls, worn floors andchipped woodwork reduce appeal. Low-costinvestments in fresh paint or floor coveringsmay bring big dividends.

Windows: All windows and frames shouldsparkle inside and out. Make sure windowcoverings are in good repair and clean. Nocoverings at all may be better than shabbyones. Repair window and sliding doorscreens that are torn or damaged.

Repairs: Repair loose knobs, sticking doorsand windows, warped cabinet doors, stickydrawers and other flaws which detract from a home’s value. Replace or fix drippingfaucets, which discolor sinks and suggestfaulty plumbing. Be sure that caulking inshowers and tubs is clean (no mildew) and watertight.

Room Arrangement: Remove and storeexcess furniture, knickknacks and artwork.Too many furnishings make rooms appearcluttered and distract prospective buyers’attention. Leave prospects space to imaginetheir own furnishings in the rooms.

Closets and Storage: Display the full valueof your closets, garage, storage rooms andother utility space by removing all unneces-sary articles and by neatly organizing whatremains.

Safety: Keep stairways clear of clutter. Besure that decks are safe for people to walk on.

General Cleaning: Dust and vacuum asoften as needed to present a clean and tidyhome. Keep sinks, toilets, tubs, floors andcounters well scrubbed. Be sure dishes andclothes are put away. You may wish to consider a cleaning service while your house is on the market.

Music and Flowers: Soft music and freshflowers create an aura of comfort and luxuryin any home. Turn off the TV. Set the mood.

Lights: Turn on lights to highlight the bestfeatures and make your house appear brightand comfortable. Open drapes and blinds,unless they look out to an objectionable view.

Pets: Be sensitive to pet odors which may be familiar to you but unpleasant to others.Clean your litter box daily and move itoutside before a showing. Keep pets out of the way during showings – preferably out of the house. Details: Don’t cook food with strong odors

prior to a showing. Rather, you mightintroduce pleasant aromas through potpourrior simmering spices.

Put jewelry, prescription drugs, money andvaluables away.

Walk through the house before a showing tomake sure everything is in place.

Etiquette: If possible, leave the houseduring showings. If you are at home,prospective buyers may feel like intrudersand hurry through the house. Your absenceallows them to react openly and discuss thefeatures of your property with their agent. Ifyou must be present, be courteous but don’tforce conversation. Leave discussion ofprice and terms to the buyer’s agent and me.

• Work with the escrow officer to see thatall documents are ordered and drawn ina timely manner, such as: the loanpayoff, buyer’s insurance policy, loandocuments, deeds, etc.

• Request that the closing papers beprepared one week prior to the close ofescrow and arrange a time for you tosign the necessary documents.

• Accompany you to the escrow or titlecompany to review and sign the closing documents.
