This report compares the data of Amat Immobiliaris during the 1st half-year of 2015 with those of

the same period of the previous year.

The number of operations in this half-year compared with the same period of the previous year was

a little lower, globally in all our offices. Although we must segment this data in order to understand it

better:

In 2014 at the Sant Cugat office we had available a significant stock from an investment fund

which enabled to make more leases than usual. This year this stock is already normalized and

has returned to a usual level of procurement.

At Barcelona office, contract levels have been higher this 1st half-year.

Although with a slight decline at Sant Just office it has been almost stabilized.

The average income has had a significant increase compared to the same period last year. It

specifically increased 15%.

The increment value should be taken with caution since in many cases it may be determined by the

type of property leased in a given period. Even so, it must be said data indicates a moderately

rising of the average of income trend.

Rotation continues to improve consecutively every semester. Nowadays in the rent market the

property is marketed rapidly when it is offered with a market price.

We are currently in an average of just over 2 months, when we were in 4 months approximately at

the beginning of 2014.

This report compares data from Amat Immobiliaris during the 1st half-year of 2015 with the same

period the previous year.

This semester the number of operations and its volume has been lower than the same period last

year. In general it has been a semester with two periods: 1st quarter with a similar or greater than

last year, and a 2nd

quarter with less activity.

We foreseen this operation drop since last year this time we commercialized a high standing brand

new real estate development which meant a high volume of sales.

The price of impact has had different trends depending on the area:

In the residential area around Barcelona city (Sant Cugat del Vallès, Sant Just Desvern,

Esplugues de Llobregat, etc.) has been a different behaviour depending on the type of property:

Second hand, there has been an upward trend but fairly light.

Brand new. Many high standing developments are being marketed which fix substantively

higher prices than last year. Being so different from those of the previous year promotions it’s

difficult to buy.

In Barcelona city have been different variations depending on the neighbourhoods:

Diagonal Mar: There is little stock available this area of the city and the high demand specially

in international market is very high, which means prices remain high. They have no changed

compared to the previous year.

Sant Gervasi: in this area we have had more activity than in the same period of the previous

year. Prices evolution depends on the conditions of the property and this is an area with a high

number of flats to reform. However, the average impact has remained stable

Turó Parc: in this area the trend has been upward in a little more than 3%.

Les Corts i Gràcia: in these areas, the trend has been to remain stable, with fluctuation of less

than 1%.

In short, there have been major differences in the average sold price of impact this 1st half of 2015

with regard to the same half of the previous year. Although it should be noted that the offering of

new developments with prices no seen in years marked higher prices in some areas.

The rotation average has been reduced this 1st half of 2015, at the moment focused on 6 months

approx.

It is evident that this value is closely related to the starting price of real estate. As we have already

said, the challenge today is to have a stock of quality. When the product is good and has a correct

price, the market is extremely fast, this fact we found it many times this semester.

This semester is

remarkable the large

number off-plan

sales.

Sales are focused on

a significantly higher

fringe than previous

years

In Barcelona city

nearly 50% of our

sales were to

overseas buyers.

More than 60%

of the operations

were financed.

The total of sales made in this period, 51% were new construction. This fact coincides with last

year, but the big difference is that in this case the majority has been off-plane reservation instead of

finished product.

In areas such as Sant Just Desvern and Sant Cugat

del Vallès, promotions of new reference have

continued popping up placed in the medium-high

product market.

In Barcelona city, this has been a semester where the

real estate available stock has been one of the main

problems. It is expected the 2nd

semester to have

more projects of new reference and to mark real

estate market.

Where do we already have noticed a difference has been

in the second hand sales price average, which during

crisis years it has been fixed on €300,000 but this year

has increased to €400.000.

Note also that in the 1st half of 2015 there has been

made other kind of operations such as for example

sales of plots and premises

It follows a trend similar to last years. In Barcelona city, foreigners still represent 50% of our sales,

whereas in the other areas the domestic buyer is predominant.

75% of transactions with foreigners have been in properties over €500,000.

The market of foreign buyers has stopped being dominated by Russians and adjoining countries,

although they are still one of the most important buyers. Other nationalities who have bought this

semester were: China, United Kingdom, Egypt and some South American countries

The typology of buyer is different depending on the price range and nationality:

International customers have an average age of 42 years and have access to high price range.

In contrast, national costumer who accesses to high prices has an average age above 50 years,

whereas those among 40 and 45 years old access to properties of middle and lower price ranges.

There have been made some sales to national clients with ages below the age of 35, but they still

represent a small percentage.

Gradually feels there is a better access to credit since the percentage of financed operations has

been higher than the same period of the previous year. Specifically the 1st half of 2015 more than

60% of the operations have been financed.
