La diferencia entre los “chattels y los fixtures” es que los primeros no están
adheridos a la pared mientras que los segundos
si lo están.O sea……….

“listing agreement” y en la “counter offer” que “fixtures & chattels” son incluidos o
excluidos. Al hacer la oferta, si hubiera
cambios en el formulario primitivo, dejarlo por escrito.

Closing Costs
There are several costs that need to
be attended prior to closing a real estate
transaction
Home Inspection
Home inspections are performed to identify any significant structural, electrical or plumbing problems
with the home. Approximate cost: $300 - $450
Legal Fees
Legal fees will vary according to the lawyer.
Approximate cost: $600 to $800
In house service
Disbursements
Disbursements are costs that the lawyer will have to pay on your behalf, such as
registration fees, photocopies, etc.
Approximate cost is from $300 to $500
Statement of Adjustments
The purchaser and the vendor are responsible for their share
of taxes and utilities at closing date. These costs will be reflected in the statement
of adjustments that the lawyer will prepare.
Title Insurance A title insurance policy can
eliminate the requirement for a new survey. Title insurance is an insured statement of the
condition of title or ownership of real property, at the time the
policy is issued. (Optional. Consult your lawyer)
Approximate cost: $250 to $275
Land Transfer Tax(Ontario)
The Land Transfer Tax is
1,725 for a $200,000 property.

insurance company to another and according to
your insurance needs. Approx $ 60 per month.
First Time Home Buyers
• FTHB are elegible for a rebate of up $2,000 on their Ontario Land Transfer Tax.
• It is possible to withdraw up to $25,000 from the registered retirement savings plan (RRSP´s)
CMHC Insurance Premium
It is only applicable if you are putting less than 20% of the purchase price as a
downpayment.
