Canadians live in anticipation for warm weather and sunshine. Yet, some summer days can be difficult to enjoy when overtaken by smog and humidity, especially for those who suffer from asthma, allergies or other sensitivities.

When summer temper-atures soar, homeowners tend to seek refuge in their homes by closing the win-dows and relishing the air–conditioned space. Believe it or not, a retreat indoors may not alleviate symptoms or offer much comfort if the air from out-side is invading the home.

Home occupants are not protected from out-door allergens and humid-ity unless these seasonal preparations have been checked off the to–do list:

Seal it tight. Use an in-sulation/air barrier to seal up cracks and penetra-tions that allow hot air to invade the living space, carrying with it unwanted airborne irritants. Spray foam is an effective option because it’s sprayed on as a liquid and then expands to seal every nook and cranny so that no air can pass through. Spray foam makes it easy to get a tight fit around wall openings, such as windows, elec-trical/cable service entry points, and light fixtures. Some spray foam prod-ucts, such as the ones of-

fered by Icynene, are air barriers. Icynene also of-fers a 100% water–blown product, making it an even healthier option for home-owners.

Ventilate right. Once the leaky areas have been sprayed and sealed, home-owners should check with their insulation contract-or to see what changes they might want to make to their HVAC system to improve efficiency and ventilation. This may be

achieved through down-sizing their system, intro-ducing a ventilation sys-tem, or installing a HEPA filter.

Sealing tight and venti-lating right are the two most critical steps to breathing healthy indoor air, no matter what the quality of the air outside may be. More tips for a healthy home can be found at www.insulations-mart.com.

A home is the biggest investment most people will ever make – but the nature of the real estate market means sometimes you have to make big decisions in small time frames. In fact, accord-ing to the 2011 TD Can-ada Trust Home Buyers Report, more than half of Canadians (55%) say they spent more time buying a car, furniture or even a smart phone than they did when buying their home.

Making a major deci-sion so quickly can be

nerve–wracking, but understanding the pro-cess and being prepared will give you confidence to act quickly when you find your dream home.

“The actual purchase of a home from start to finish can happen very quickly. People need to prepare themselves and their finances before they start house–hunting,” says Farhaneh Haque, regional manager, mobile mort-gage specialist, TD Canada Trust.

Haque offers her advice

for homebuyers to consid-er before house–hunting:

Know what you can af-ford: Banks have mortgage tools like the TD online mortgage calculator to help you determine how much you may be able to afford. On top of your mortgage payments, don’t forget to budget for costs like utilities, insurance, property tax and any reno-vations. “This research should be done before you start house–hunting,” says Haque. “You don’t want to start looking and fall in

love with a home that is outside your price range.”

Get pre–approved: Ob-taining a pre–approval for a mortgage puts you in a good position to make an offer as soon as you find the right home. There is usually no cost or obliga-

tion to get pre–approved, and it’s a good opportun-ity to come in and talk to a mortgage expert to clarify any questions.

Save up for a larger down payment: The more money you pay upfront, the more you’ll save in

the long run. “Speak to your bank about opening a high interest savings ac-count and automate your savings with a pre–author-ized transfer,” says Haque.

Put down the boxes and the real estate or apartment listings, you don’t have to move for a more spacious home. If you’re feeling too con-fined, there are ways to easily maximize what you already have. Go from cramped to comfortable with these tips and realize that you too can live lar-ger with less.

1. Contain itThe more items in view,

the more compact the room appears. To prevent overcrowding, contain as much as you can in stylish storage, then designate a spot for every belonging, leaving only a few items on tables and desks. Line up storage pieces side-by-side for an orderly look that, along with unclut-tered surfaces, makes the room feel more spacious.

2. Furniture that fitsReplace large and

overstuffed furniture that overwhelms with trim, tailored pieces more in scale with the space. Next, invest in as many multi-tasking pieces as possible, like a coffee table that

doubles as seating that also has built-in storage, or a compact drop-leaf table that opens up to a desk or dining table.

3. Lighten up with window dressing

No one likes a dark space. Even if the home feels cave-like with fewer windows than desired, capitalize on what you currently have. Add mir-rors that act as virtual windows to enhance the light a room receives. Brighten the room with window coverings that make the most of natural light. Try Silhouette win-dow shadings, with the Signature S-Vane, from Hunter Douglas. The product’s patented design softens harsh sunlight as it enters while drawing it deeper into the room and offers view-through and protection from UV rays to boot.

4. Colour that creates space

As colour is one of the most powerful ways to affect a space, watch walls recede by choosing the right ones. Bold and

warm hues make a room feel cozy, while light and cool tones instantly ex-pand the space. Try light yellow, soothing soft blue or always-complimentary ivory on walls.

5. Divide and ConquerSometimes what mat-

ters most, is to not just have an open design, but a place of one’s own. In order to carve out a space without costly construc-tion, try using Hunter Douglas Provenance woven wood shades just now available in a verti-cal drapery option for a perfect room divider. The shades add rich texture to a space and come in a var-iety of fabrics from sheer to opaque, refined grasses to intricate patterns.

With a few creative additions and changes, you can transform a con-fined home anyone and everyone can’t wait to crawl out of, into a spa-cious home to settle into.

More information is available online at www.hunterdouglas.ca or toll-free at 1-800-265-8000.

Five ways to live large, even in a small space

By 2012, the build-ing codes in many parts of Canada will be demanding greater energy efficiency with methods and ma-terials. This require-ment may be man-dated, but if building a home, do speak to your builder about the right green op-tions for you. Energy efficiency should start as early as pos-sible once construction begins. For example, concrete walls are now replacing the old wood frame method. By choos-ing concrete, not only

do you save forests and trees, you could realize

savings up to 50 per cent on household energy bills. Take a look at www.nudura.com for this Can-adian advanced build-ing method. When you

opt for the faster, Nudura wall-building system of

pre-assembled insu-lated concrete forms (ICF), your home stands to be stronger, provide greater safety, and more sound re-sistance – and is far less prone to mould, cold spots and drafts. Other green options to build value into your home are solar power, water man-

agement, drainage, win-dows, siding, heating/cooling, ventilation, elec-trical, and outdoor irriga-tion.

Home decor consumer report

Most solid hardwood floors in your typical Canadian family home can take a beating over the years. You have the high traffic wear and tear, variations in temperature and humidity that wreak havoc, permanent stains, germs, spills and leaks and even the sun leaves its mark.

In most cases these at-tacks on your hardwood flooring are simply natur-ally occurring phenom-enon that owners of a wood floor have accepted to live with for years.

However, there’s a new generation of hardwood flooring that has set a new standard in overall protection to help deal with these common dif-ficulties for wood floors.

Canadian-based Sil-houette Hardwood Floor-ing, with its exclusive “Contour Guard” total protection finishing tech-nology, has created the new industry standard in premium hardwood flooring protection and durability.

“At Silhouette we take the finishing of hard-wood flooring to a new level by enveloping each floor board in a protect-ive shield, our Contour Guard total protection technology indeed en-hances the value and performance of your hardwood flooring,” ex-

plained Tom Gormley, President of Silhouette Hardwood Flooring.

Lab tests have shown that Silhouette’s floor-ing with Contour Guard

is more resilient, easier to clean, healthier, more scratch-resistant, better

sealed from moisture and well protected from the sun’s damaging rays than any other premium hard-wood flooring brand.

Here’s a look at how Contour Guard protects the common problems facing hardwood floors:

Gap protectionWithout strict humid-

ity controls in place in your home, most solid hardwood floors will ex-perience separation be-tween floorboards due to fluctuations in humidity causing wood to contract and expand.

With Silhouette’s gap protection, not only the top, but the sides and ends of each precision-milled floorboard are stained, eliminating any possible unattractive ef-fects from gaps.

Aqua protectionUndetected moisture

from excess spills and leaks, as well as certain uncontrolled jobsite con-ditions, can cause hard-wood flooring to sud-denly expand, cup, or even buckle. With Aqua protection, specially for-mulated sealants are ap-plied to contour every board to protect against and reduce the affects of moisture.

Germ protectionThis is a patented pro-

cess whereby the entire contour of each floor-

board is protected by an antimicrobial coating that resists mold, mildew and bacteria.

Stain protectionWith Silhouette’s stain

protection incorporated in the topcoat of all of its flooring virtually nothing found in your home will stain your investment, including indelible ink or even iodine which sim-ply comes off with a dry paper towel even after hours on the floor.

Wear protectionHardwood flooring is

susceptible to scratching, especially with families and pets. Through the use of nanotechnology, wear protection keeps hardwood flooring dur-able and delivers a clear furniture-like appear-ance to help beautify the wood.

Sun protectionOver time, in rooms

getting a lot of sunlight, the sun’s rays will have a yellowing effect on both the wood and the finish. Silhouette’s sun protec-tion helps maintain the integrity of the flooring for years by incorporat-ing UV blockers into each coat of flooring finish. More information on the latest in premium hard-wood flooring is available at www.silhouettefloor-ing.com.

Any parent knows that children come with lots of baggage, literally. Mud rooms in homes often become a dumping ground for coats, boots, knapsacks and sporting equipment as they en-ter and exit the home on a daily basis. A little or-ganization can go a long way in keeping this space neat and tidy and helping to prevent dirt from be-ing tracked in and out.

Here are a few tips to consider when designing an effective mud room:

Store it: Storage is the most important aspect of any mud room. A cus-tom wall unit with built in shelves can store shoes and boots and free up floor space for a bench or chair, perfect for donning footwear.

Locker–style cabinets for each member of the family can help to keep each individual’s items organized in one spot and provide storage for off–season items that aren’t worn often.

Hang it: Hooks (spaced five to nine inches apart) allow for easy access to frequently needed items. For children, secure them about 35 inches from the floor, for adults, about 60

inches. These can be used to hang jackets, scarves or knapsacks.

Step on it: Slate, honed tile, cork or vinyl flooring is slip resistant and inde-structible. An area rug is also great to catch mud or dirt before it makes its way into the house.

Clean it: Installing a wash basin and faucet, like Brizo’s Venuto faucet with Touch20 Technol-ogy, can help keep those muddy messes to a min-

imum. Cleaning dirty boots or soccer shoes be-fore you put them away cuts down on dirt and grit that’s dragged into the home. “The Venuto’s touch technology feature really helps when you’ve got muddy shoes in one hand and a scrub brush in the other,” says Brizo brand manager, Anita Griffin.

STREET(CORNER OF

EAST AVENUE)

As children head back to school after summer days spent outdoors, their lives begin to be focused on the indoors with hours spent work-ing on homework and playing with friends in their rooms. Along with a fresh pack of crayons and pristine notebooks, your children will likely appre-ciate a fresh look for their rooms.

Sally Morse, director of creative services at Hunt-er Douglas, Canada’s leading manufacturer of custom window fashions, has some suggestions:

A special placeIt is important for your

child to have a special space in his or her room dedicated to school-work—even if your school boy or girl does not have a room of their own, you can use moldings, a screen or even a curtain to separate the space from the rest of the room. A closet may even be converted into a study area with stor-age transferred to an ar-moire or under-the-bed containers. Wherever the study area is, make sure it is equipped with a good work surface and outlets for a computer and task lamp.

Peace and quietNoise from the out-

doors can be a real dis-traction to all of us, and most especially children. All Hunter Douglas win-dow fashions are rated for sound absorption. Duette Architella honey-comb shades and Vi-gnette Modern Roman Shades have especially high ratings with several fabric styles absorbing up to 70 percent of reflected sound.

Cozy and comfortableYou want to make your

child’s room as warm and welcoming as possible. Yet with skyrocketing fuel prices, cranking up the heat becomes a costly option. Duette Archi-tella honeycomb shades provide great energy ef-ficiency at the window thanks to their unique patented honeycomb-within-a-honeycomb de-sign that can significantly reduce heat loss at the window.

Create an appealing atmosphere

Take a cue from your child’s special interests to select a theme for decor-ating their room and cre-ating an inviting setting they’ll look forward to

spending time in. Whether it’s a room

bedecked with pen-nants and trophies for the sports enthusiast of either gender, an ani-mal-lovers paradise with wallpaper, posters and prints featuring a favour-ite four-legged imagin-ary playmate or planets and shooting stars for the night owl, there is a design scheme for every interest.

Be safeAbove all else, you

want your child’s room to be a safe haven. Use win-dow guards and safety netting to help prevent falls, corner and edge bumpers to prevent in-juries from sharp edges, and outlet plugs to pre-vent electrical shocks.

Help minimize the safety hazards posed by window covering cords with the LiteRise cord-less operating system or other innovative Hunter Douglas lifting systems for enhanced safety at the window.

Whether buying or selling, give me a call.I will work hard for you!

Is The Price Right?Once you’ve found the perfect home, no matter how much you love it, you’ll probably want to know that you’re paying a fair price for it. How can you be sure?

You can start by talking with the Realtor who will write up the offer for you. You could ask for information about other properties for sale in the area. What are their asking prices and how do they compare to the home you are considering. Ask for the sale prices of homes that have actually sold. If you feel the house you like is overpriced, that should not keep you from making an offer that you think is fair. Some sellers are willing to negotiate on price or terms, and the Realtor would be happy to write up your offer and present it to the sellers for you.

If you are thinking of relocation in the near future or simply want an update on current market conditions, please give me a call. I welcome the opportunity of giving you information and hope to be of service to you in the future.

Attractive mortgage rates and home prices are making 2011 a good year to look at buying your first home. There are a number of factors that you should take into consideration to make certain your first home is truly one you can afford.

“Buying your first home is one of the biggest life decisions you will ever make and you want to ensure you are both fi-nancially and emotionally prepared,” said Kavita Joshi, director, Client Strategies, RBC. “Your first step should be to deter-mine how much you can afford while still maintaining your chosen lifestyle.”

Joshi provides the following tips for getting started:

• Know how much you can afford – before beginning your house search in earnest, take time to review down pay-ment options, household income, cur-rent debt, estimated monthly housing–related costs and closing costs. You can visit the RBC online calculator to help de-termine how much you can afford (www.rbcroyalbank.com/cgi–bin/mortgage/

tools/howmuch/afford.pl).• Work with a budget – budgeting and

setting a maximum amount on how much you are willing to spend are key to ensur-ing you can buy your first home and still live within your means. Online budgeting tools such as myFinanceTracker (www.rbcroyalbank.com/myfinancetracker) can help determine exactly where your money is going and how much you have to spend within the parameters you’ve set for yourself.

• Do your research – friends, family members and online websites can of-fer you helpful tips and personal advice. Also, consider reaching out to an RBC mortgage specialist (https://mortgage.rbc.com) who can give you insights into your finances.

For further budgeting tips and to join the discussion on purchasing your first home visit the RBC Facebook page at Fa-cebook.com/rbcroyalbank.

Finding your first home at a price you can afford

It’s colourless, odour-less, and tasteless.

Exposure can cause symptoms similar to the flu and food poisoning.

It’s sometimes called the “silent killer”.

It’s carbon monoxide and it can be deadly.

When it comes to protecting your-self and your family from the dangers of carbon monoxide (CO) exposure, the first line of defence is always the proper maintenance of fuel–burning appliances. When fuel–burning devices are prop-erly installed and main-tained, they will operate as designed and exhaust gases outdoors.

The second line of de-fence is the installation of carbon monoxide alarms. The importance of having carbon monoxide alarms is heightened during the winter months when we keep doors and win-dows closed and increase our use of fuel–burning

equipment, such as fur-naces.

Here are some tips to guide you in the installa-tion and maintenance of your carbon monoxide alarm:

• Alarms should be certified by the Canadian Standards Association, CAN/CGA 6.19, or the Underwriters Laborator-ies 2034 standard.

• We’re most suscept-ible to the effects of car-bon monoxide while we’re asleep—install your alarm near your home’s primary sleeping area.

• Install additional alarms in other sleeping

areas, near rooms where your combustion appli-ances are located (like adjacent to your furnace room), or rooms near a potential source of car-bon monoxide (like an attached garage or fire-

place).• Don’t let

f u r n i t u r e , draperies or obstructions to normal air flow block your car-bon monoxide alarms.

12SATURDAY OPEN HOUSES

Whether moving in together for the first time or redecorating a home you already share, know where men and women generally differ on interior design to find common ground for a well-balanced décor.

ColourMasculine tastes tend to

run from rose paint sam-ples while feminine tastes are often drawn to such colours. Instead of more masculine hassle-free neutral whites and deep browns or traditionally feminine warmer tones, meet in the middle. Choose sage greens, cerulean blue, taupe and other hues that satisfy many women’s need for colour but are neutral enough for him to rest easy.

Essential accessoriesWhen decorating, one

partner may focus on the functional items in the room while the other may aim for all elements to be more fashionable. Strike a balance with furnish-ings that serve both inter-ests. For the ideal blend of such form and function, try Hunter Douglas new Natural Elements blinds that mix ultra-modern two-inch metal slats with the warmth of real wood accents, as well as Duette Architella honeycomb shades that save energy

and heating and cooling costs—two resources both parties will be pleased in conserving.

FurnitureWhile it is common

for some to choose furni-ture based on its look, for many comfort is the real key. Rather than make a museum of fashionable furniture you hesitate to sit on, include inviting pieces. Try couches and chairs that are chic but pass the test of proper cushioning and that accommodate all sizes.

PatternJust as picking a neutral

pattern for a couple’s fine china can be a harbinger against the ceaseless evo-lution of trends, choose prints that both parties will appreciate now and into the future. Leave the paisley, florals and toile for more feminine retreats in the home.

For common areas, in-tegrate gender-neutral stripes, plaids and even worldly designs such as Ikat or Moorish patterns.

By avoiding a few mine-fields of décor that might only appeal to one half of a couple, create a home you’re both proud to call your own.
