DEAR FRIENDS,FROM DAVID ESTREICHER, GBAHB REMODELERS CHAIRMAN

We have all experienced contractors who have performed well above ourexpectations, and others who have fallen short of their promises. While itcan seem less costly in the short run to accept the lowest bidder regardless

of the selected contractor’s credentials, you do so at your own peril. Your home isone of your most precious and valuable investments, so taking the time to selectthe right contractor upfront is the most important decision you’ll make during theremodeling process.

We have heard the horror stories that arise from poorly managed jobs.Whether it’s a small alteration or a major renovation, hiring an unqualified contractor can result in an inferior project that costs you time, money and/orsatisfaction. So, how do you protect your family and home from the trauma thatcan be associated with a poor quality job?

When considering a remodel, alteration, or addition to your home, it isalways a best practice to hire a licensed remodeling contractor, whom hasproof of insurance, and can supply references on request. It is important toremember that you are purchasing a service and not a product. It helps if thatperson has gone the extra mile to participate in their professional associationlike the Greater Birmingham Association of Home Builders and GBAHBRRemodelers.

I have had the pleasure of being an active member in these organizations formore than 16 years and can say with confidence that the GBAHBR Remodelersis a group comprised of dedicated professionals whom work tirelessly to contin-ue to educate themselves to the best products, services, and business practicesin our industry as it relates to home remodeling for the greater Birminghammetro market.

a qualified professional can be difficult. That’s why the National Association of Home Builders (NAHB) created professional designations that help consumers identifybuilders and remodelers who have committed themselves tocontinually improving their skills and being committed to theirprofession. When a homeowner selects a builder or remodelerwith a NAHB professional designation, they are getting a professional with superior training, practical experience, andin-depth knowledge in their chosen specialty.

CERTIFIED GRADUATE BUILDER (CGB)The CGB designation means your builder has met prescribed stan-dards of practice, possess at least two years building industry expe-rience, has a proven track record of successful project management,has completed a comprehensive education curriculum, and pledgesto uphold the program’s Code of Ethics. The CGB course is designedto emphasize business and project management skills as the key toa professional building operation.

CERTIFIED GRADUATE REMODELER (CGR)The CGR course emphasizes the development of business manage-ment skills as the key to a professional remodeling operation.Remodelers holding the CGR designation meet prescribed standardsof business practice, possess a minimum of five years remodelingindustry experience, have a proven track record of successful remod-eling projects, complete a comprehensive education curriculum, andpledge to uphold the program’s Code of Ethics.

CERTIFIED AGING-IN-PLACE SPECIALIST (CAPS)The CAPS designation program teaches the technical, business man-agement and customer service skills essential for remodelers doinghome modifications for the aging-in-place. The NAHB RemodelersCouncil, in collaboration with the AARP, developed this program toprovide comprehensive, practical, market specific information aboutworking with older and maturing adults to remodel their homes foraging-in-place.

CERTIFIED GRADUATE ASSOCIATE (CGA)The CGA certificate program offers associate members an opportunityto enhance their knowledge of the fundamentals of the home buildingindustry. Modeled after the CGB curriculum, this designation isattained by completing three required and three elective courses whichfocus on improved management skills and business performance. TheCGA designation is maintained by completing one course annually.

CERTIFIED GREEN PROFESSIONAL (CGP)The National Association of Home Builders’ Certified GreenProfessional™ designation recognizes builders, remodelers and otherindustry professionals who incorporate green building principles into homes – without driving up the cost of construction. Classworkleading to the designation provides a solid background in greenbuilding methods, as well as the tools to reach customers, from theorganization leading the charge to provide market-driven greenbuilding solutions to the home building industry.

MASTER BUILDER (MB) / MASTER REMODELER (MR)The purpose of the Master Builder / Master Remodeler Program certification of the Greater Birmingham Association of HomeBuilders is to further enhance the professionalism of participatingmembers and to provide the consumer with contractors of the highest professional standards. Members of the program must passa rigorous entry process in order to receive the designation as MasterBuilder or Master Remodeler. They are screened by a committee oftheir peers who review customer, supplier and sub-contractor references; check for any current or pending litigation; verify full liability and workman’s compensation insurance coverage; and validate financial stability. Membership is reviewed on a yearly basisand failure to meet the program’s requirements can warrant disqualification from the program.

GRADUATE MASTER BUILDER (GMB)The ultimate designation for the building professional, the GraduateMaster Builder (GMB) designation is for experienced veterans only. Before beginning the GMB designation process, candidates must have the CGB designation, the CGR designation, the CGA designation with five years of building experience, or ten years of building experience and have completed three CGB/CGR/CGAcourses. GMB course topics include risk management and insur-ance, negotiating, financial management and quality construction,to name a few. They are more advanced with in-depth instructiongeared for experienced building professionals.

If you live in a home built before1978, chances are you may beexposed to lead. Common renovation

activities like sanding, drilling, anddemolition can distribute harmful leaddust and chips, creating a hazardousenvironment for homeowners.

To protect against this risk, the U.S.Environmental Protection Agency (EPA)has issued a rule requiring the use ofmore stringent lead-safe practices aimedat preventing lead poisoning.

Under the new rule, which began inApril 2010, contractors performing reno-vation, repair, and painting projects thatdisturb lead-based paint in homes, childcare facilities, and schools built before1978 must be certified and must followspecific work practices to prevent leadcontamination.

Lead is a toxic metal that was usedfor many years in products found in andaround our homes. Lead may cause arange of health effects, from behavioralproblems and learning disabilities, toseizures and death. Children six yearsold and under are most at risk.

The EPA has encouraged lead-safepractices for many years, but the newregulations give remodelers and home-owners a higher standard to refer to.According to the new rules, contractorsworking on homes built before 1978 willhave to have a certified lead remodeleron staff. Remodelers will get certified by

the EPA by participating and passing aconcentrated eight-hour training courseabout the dangers of lead paint, how toset up work areas that will not exposeresidents, minimize dust, and leave thework area clean. Contractors will use anumber of protective measures, includ-ing: wearing appropriate eyewear, cloth-ing, and respiratory protection on thejob. Inside the work areas remodelerswill remove furniture and belongingsduring the project or cover them withheavy plastic sheeting, close and sealvents, and turn off forced air heat andair conditioning systems if necessary.

In addition, remodelers will berequired to give each homeowner a pam-phlet called, “Renovate Right: ImportantLead Hazard Information for Families,Child Care Providers, and Schools,”which includes a sheet in it for thehomeowner to sign that acknowledgesthat they have read it.

LEAD PAINT RULE COMMENT PERIOD EXTENDEDThe comment period for the EPA's pro-posal to add clearance testing to the leadrule was recently extended to Aug. 6.Remodelers and other affected industryprofessionals were urged to take thisextra time to submit comments againstadding lead dust testing and meetinglead clearance for specific remodelingactivities.

The National Association of HomeBuilders (NAHB) has called on theU.S. Environmental Protection Agency(EPA) to drop its plan to requireremodelers to perform clearance test-ing after completing jobs in homeswhere they either replaced or workedaround lead-painted surfaces.

It’s the latest move in NAHB’s ongo-ing attempts to bring common senseand cost-effectiveness to the Lead:Renovation, Repair and Painting Rule,which became effective April 22.

Ironically, NAHB filed its commentson clearance testing just hours beforeEPA announced it would extend thedeadline to submit letters and petitionsregarding the new rule, which NAHB hadasked the agency to do to allow for morestudy on the impact of clearance testing.

“While NAHB supports the use of therule’s work practices and its trainingand certification requirements, it makeslittle sense to further burden theAmerican public with the high price ofthe proposal’s dust wipe testing andclearance requirements,” the NAHBcomments said.

Under the current rule, remodelersmust use a white paper cloth to cleanthe areas where they have been workingand then compare the color of theresidue on the cloth to an EPA-suppliedcard to determine whether the leadpaint dust has been removed from anypainted surfaces.

Under the clearance testing rule pro-posed by EPA, the remodeler would berequired to send samples of surfaces bothin the work area and immediately outsideit to testing labs or hire a certified testingspecialist to examine the home.

issues existing in the home before anywork is performed, as well as outside thearea in which the renovation work hastaken place. The added expenses of test-ing—and accompanying liability insur-ance—will be passed on to the home-owner, making the certified remodeler’swork more expensive.

That’s not just a problem for remodel-ers’ bottom lines, but for consumer safe-ty, NAHB said. “NAHB has consistentlyrecognized that having remodeling activi-ties performed by a professional remodel-er makes homes safer, yet this proposalwill further incentivize consumers to dothe work themselves, hire uncertifiedcontractors, or worse—do nothing at all.”

NAHB also questioned EPA’s legalauthority to codify the proposed require-ments. “The proposal is another 180-degree shift from the agency’s 2008Final Renovation, Repair and Paintingrule, [yet] EPA has not provided anyadditional data or evidence to justifydust wipe testing or clearance, and itsDust Study reaffirms the reliability ofthe cleaning verification work practiceas sufficient for reducing lead dust lev-els below the current lead hazard stan-dard,” the comments said.

The comments also questioned theimpact of the proposed rule on the ener-gy-efficiency tax credit and other incen-tive programs, pointing out that themoney consumers receive for insulatingtheir homes or buying more efficientheating and cooling equipment will beeaten up in the additional costs requiredby clearance testing.

“NAHB is equally concerned thatrequiring dust wipe testing and clear-ance will further stifle any recovery inthe already suffering remodelingindustry, compromise Presidential andCongressional initiatives to retrofithomes through programs like HomeStar and the energy-efficiency taxcredits and put more Americans out ofwork,” the comments said.

“NAHB supports EPA’s efforts toreduce the incidence of lead exposure,but is troubled that the proposed ruledoes little to meet this goal,” the com-ment letter said.

The homeowners wanted to remove the EIFSfrom their home’s exterior and change its over-all appearance. They were also committed toincreasing the energy efficiency of their home,thereby reducing the monthly operating cost.An energy audit prior to the renovationrevealed leaking ductwork, leaking weatherstripping on exterior doors and thermal bridg-ing in several areas of the house. They chose touse a combination of stucco-finished Hardie-sid-ing and Alluriam stone. Open cell spray foamwas sprayed into the walls exposed by the EIFSremoval, and siding was installed in a Tudorstyle. Stone now surrounds the front entranceand steps, and exterior brick was painted. Theexterior of the home has been completely trans-formed from the 1990s to the 21st century. Thehomeowners couldn’t be happier.

A“tired” older home in the Grand ViewEstates subdivision in Alabaster, AL,has a new owner today thanks to the

GBAHB Remodelers Council. The 12-year-old, single-story brick

home was used as the model for thesubdivision out of which the realtorsselling the homes originally worked. Inrecent years it fell into disrepair andneeded a facelift in order to be sold.But the project needed a champion,and that is where the RemodelersCouncil entered the picture.

PROMOTING REMODELING IN BIRMINGHAMThe project was taken on as an outsidefund raiser for the Remodelers Council,as well as a vehicle to promote the pro-fessional remodeling industry in theBirmingham metro area.

“We were looking for a project thatwould let us raise some funds for theorganization, help us increase the pub-

lic’s awareness of remodeling and re-energize our members,” says Mike Kelley,president of Counter Dimensions andcommittee chairman for the project.

THE RENOVATIONAccording to Kelley, the four-bedroom,3,200-square-foot home was not in terri-ble shape, but it had been sitting for a fewyears and needed some tender loving care.

“The paint and floor colors were out ofstyle,” he comments, “so we replaced allthe floors and repainted. We also replacedall of the cabinets and countertops. Wedid need to fix a small leak in the roof andwe added new landscaping, including apergola in the backyard,” he says.

Structurally, the team installed awood beam between the foyer and dento open up the floor plan and moved acouple of walls.

The newly remodeled kitchen featuresa large counter with an integrated island

for seating. Dark wood cabinets provideplenty of storage and blend perfectlywith new wood flooring. The look is fin-ished off with crown molding that is alsoused in the dining room and foyer, and aceramic tile backsplash. A new gas rangeand dishwasher were also installed.

Both the master and guest bathroomsalso got a makeover complete with newcabinets and countertops. New lighting,framed mirrors and dual sinks and rebuilttoilets were included in the designs. Andthe master bath features natural stonetile work. A QUICK SALEThe entire project took approximately twomonths from start to finish and culmi-nated in the Remodelers Council enter-ing the remodel in the 2010 BirminghamParade of Homes this past April.

“We felt Parade of Homes would be agood venue for generating some publicityfor remodeling in the area,” Kelley com-ments. “And everyone who went throughthe home was very complimentary.”

In addition, the local realtors’ weeklycaravan luncheon was held at the newlyremodeled home. In fact, it was one ofthe realtors in attendance who eventu-ally sold the home.

RE-ENERGIZING MEMBERSIn all, 21 members contributed timeand/or materials or products (see side-bar). Working together, the job came offwithout a hitch.

“We consider the project to be verysuccessful,” says Kelley. “It provided agreat way to showcase what our memberscan do, while providing a unique sourceof revenue to help out the GBAHB.”

After living in their one-story, 1,800-square-foot, Birmingham, AL, homefor the last 27 years, Randy and

Claudia Beech decided that they wantedto redefine the first level and openeverything up to make it easier to enter-tain. Thankfully the lower level was fin-ished, so they had a place to stay whilewalls were being reconfigured on themain level.

“We wanted to make the first levelmuch more open and make it easier toentertain and congregate,” Claudiasaid. “In the existing home, all of therooms were blocked off and, when wehad guests over, I didn’t like how I’d bein the kitchen and I couldn’t interactwith people in the den or living room.”

RESEARCHING AREA REMODELERSThe couple had never really remodeledtheir home before and Claudia said they“blindly went into the process. We didn’tknow what to expect.” They began toresearch area remodelers and paidattention to ads for local remodelingcompanies. “We saw an ad in a news-paper that a free remodeling seminarwas taking place so we decided to goand check it out.”

Case Design/Remodeling, of Birmingham,AL, was the company hosting the semi-nar. The Case presenters explained tohomeowners what to expect when theyembark on a home remodeling projectand illustrated key points with some oftheir recent projects.

Claudia and Randy were so impressedby the seminar that they invited TomCoan, Owner of Case, over to check outtheir house and suggest what they coulddo to open up their home. “We reallyliked him and we were impressed withother projects they had done. Theycame up with some unique plans so wedecided to go with them for the remod-eling project,” Claudia said.

OPENING THINGS UPAccording to Tom, the design goalswere to redefine the cut up den,kitchen, dining and laundry areas tocreate a beautiful and open entertain-ment and living space. That meantremoving two walls and relocating the

laundry and dining room. “The kitchennow overlooks the den and isn’tblocked off. “It makes it so much eas-ier and pleasant to entertain,” Claudiasaid.

The kitchen now boasts cream-col-ored cabinets and a large island. All thecountertops are granite and there arenew hardwood floors throughout. “They[Case Design/Remodeling] were so greatwith helping me pick out the products,”Claudia said. “I kind of knew what Iwanted, but they would show me exam-ples to try to find out what my tasteswere. Sometimes it was easier to findout what I absolutely didn’t like in find-ing the perfect fit for us.”

Stainless steel appliances were cho-sen throughout, which include a GE six-burner gas cooktop, a double oven, amicrowave drawer, and a Kenmore dish-washer.

In the den, Case rebuilt the fireplaceby replacing the original brick withbeautiful stone and building a newmantle.

The laundry room has a nice pantrywith a convenient folding table andincludes an office area, which Claudialoves. “I love how convenient the newarea is,” she said. “It’s so spacious andit turned out wonderful.”

MORE FUNCTIONALITYThoughtful planning dramaticallyimproved the functionality of the exist-ing floor space. The new lighting andflooring created a much-needed cohe-sion among the formerly separaterooms.

Excellent teamwork between thehomeowners and Case employeesallowed the client to fully express theirtaste and personality with cabinetry,tile, and stonework.

HAPPY WITH THE RESULTSThe project took about ten weeks to becompleted. Claudia couldn’t be happierwith her newly remodeled home. Thehome flows much better and is now easyto entertain in. “We recently had 26 peo-ple over and it didn’t feel crowded atall,” she said. “It’s so easy to entertainand it’s exactly what we wanted. I highlyrecommend Case Design/Remodeling;they did a wonderful job.”

Case’s Project Designer, RandolphHite, says that women sometimeshave more patience along with a cre-ative approach to problem solvingthat makes a difference. “When youget to a challenge like a difficultcost vs. design issue, guys get fidg-ety and want to ‘get it resolved.’ Wehave the ability to listen and exploreoptions to get to something thatlooks good and feels right.”

When Elizabeth Smith and herhusband wanted to add moreoutdoor living space to their

6,000-square-foot, traditional Georgianhome in Riverchase, they called on anold friend, George Williams of PrecisionHomecrafters.

“This project started because we hada deck off the back of our home that wereally didn’t use too much except for

grilling,” says Elizabeth. “We had lotsof windows and it drove me crazy to seethe grill from our living room,” shechuckles. “I basically wanted some-place else to locate the grill where itwould be hidden.”

Williams had done work on the Smith’sprevious home, so they invited him overto talk about adding outdoor living space,possibly a screened-in porch.

“We put some ideas together for aporch and shared them with the Smiths,”says Williams, president of Precision.“However, the more we talked abouttheir lifestyle and how they wanted touse the space, the more it became clearthey wanted a space that would bringthe outdoors in, but be climate con-trolled year-round.”

Williams then got together with hisarchitect and they came up with a newplan. The new renovation would includereplacing the existing deck with a two-story sunroom addition with a patiobeneath it; adding a smaller covereddeck for the grill; and merging a hip andgable roof line to make it all flow. Thefinished product also needed to havegreat curb appeal since it would be seenfrom a golf course.

DESIGN CHALLENGESWhen entering the Smith’s home, visi-tors are standing in a foyer that opensinto the living room. Both have ceilingsmore than 20 feet high, so the new 17'x 22' sunroom would need to follow theroof line with ceiling heights over 20feet as well. Floor-to-ceiling windowswould make up the two exterior walls.PH

There were two immediate challengesto overcome. First, the existing roofmerged a gable roof and a hip roof at alower level than the new roofline wouldbe. To solve this issue, the two rooflineswere brought together as a larger hiproof with an overhang.

Then, the original chimney stoppedfour feet above deck level for a ventedfireplace insert. The chimney was takenup through roof line and finished as atraditional fireplace chimney.

The sunroom itself is framed with exte-rior paralams to clear-span the coveredpatio area. The new exterior walls areconstructed of 16" x 16" x 20' structuralfiberglass columns to support the floorsystem and the roof system. Horizontalframing divides the height into equalparts and serves as structural membersfor installation of doors and windows.The ceiling is coffered with V-groove pan-eling in ceiling.

Exterior transom doors leading fromthe living room to the deck have beenreplaced with interior full glass doors.The continuation of the 20 ft ceilingsabove the quarter round and circle topwindows on the original exterior wallretains the open view when enteringfrom the front door and living room.

FINISHING TOUCHESFloor-to-ceiling windows provide abeautiful view of the newly landscaped

backyard meeting the homeowner’srequirement of bringing the outside in.

“I’m a big gardener, so I love lookingoutside at the trees and flowers andplantings,” Elizabeth comments. “I’veadded a big screen television and acomfortable reading and conversationarea. The room has really become mysanctuary.”

To tie the room into the main house,travertine tile with four-inch nigrisquares—the same tile used in the foyer—is used for the floor of the sunroom.

A chandelier and lots of up-lightingturn the room into a gorgeous space at

night. And, Elizabeth reports, there iseven a covered area for the grill off thesunroom.

ENHANCING THE HOME“The rear elevation with ‘crystal walls’,

massive columns and symmetrical rooflines is in keeping with the home’s origi-nal architecture and the remodel reallyfinishes off the home,” Williams says.

Importantly, the flow inside the homeis also ideal. While the addition is offthe living room, it’s also connected tothe kitchen, eating area and a morningroom. Interior French doors can be shutto create privacy or be opened to signif-icantly increase the main level livingarea for entertaining.

THE END RESULTElizabeth credits George and his teamfor making the 90-day project such asuccess.

“George and the people at Precisionwere wonderful,” she says. “They didexactly what they said they were goingto do and lived up to every promise.”

“The new sunroom has exceeded all ofour expectations. We use the room all ofthe time. It’s breathtakingly beautiful.”

Five years ago, Tom and CindyEdmonds purchased a house in theHistorical District on Clairmont

Avenue in Forest Park. Built around1925, the 3,500-square-foot homeneeded a major renovation inside,including a complete kitchen remodel.

“We have a love of older homes and older neighborhoods,” says CindyEdmonds.

”Forest Park is a congenial place to livewith great homes, wonderful parks andstreets lined with old oak trees,” she says.“But as much as we like older homes, wealso want modern conveniences, so aremodel was the only way to go.”

The couple hired David Shrout, pres-ident of David & Karen’s Joint Venturein Birmingham, to help them design,engineer and build an updated interiorto meet their needs and code require-ments. Together, they embarked on ayear-long remodeling project that wouldtotally transform the home.

ENGINEERING CHALLENGESThe initial inspection revealed severalengineering problems. The foundationhad failed in several areas and required21 helical piers to stabilize the exteriorbrick and the interior seals, joists, andgirders. The foundation was also rein-

forced where future beam loads were tobe placed.

The original kitchen had to beexpanded requiring a load bearing wallto be removed. This wall supportedthe brick exterior wall on the secondfloor, the roof, and the floor and ceil-ing joists.

“The wall and the joist system underthe existing kitchen were of insuffi-cient strength for the span and a few ofthe floor joists had snapped,” com-ments David Shrout. “The previousowner had temporary floor jacks in thebasement supporting the load on thekitchen floor.”

To make the problems even morecumbersome, there was a huge steamplant in the basement (complete with acoal chute), a mile of pipe for the 32radiators throughout the house, andsewage and gas leaks.

“Five weeks after the inspection, wehad working drawings for the wholehouse, including plans for a high-endkitchen,” Shrout says.

CREATIVE SOLUTIONS The first task, completed with the helpof Grout-Tech, was to stabilize the foun-dation. Then, beam pockets and addi-tional studs were added to the walls.

Temporary walls were installedunder the kitchen/dining room floorjoists to support additional temporarywalls in the kitchen and dining roomwhich removed the load from theunwanted wall. The wall was thenreplaced with a structural beam thatallowed two rooms to be convertedinto a larger kitchen.

“This beam was shimmed to hidebolts and two false beams of the samesize were built for symmetry or continu-ity,” says Shrout. “The beams werecased in solid cherry and stained with5" solid cherry crown molding to matchthe crown on the cabinets.”

A FABULOUS KITCHENThe new home’s signature room is defi-nitely the kitchen. Cindy got her ideaswhile flipping through home and archi-tecture magazines.

and liked,” she says. Cindy creditsDavid and his team for bringing herideas to life.

The new kitchen touts custom woodcabinets in solid cherry that weredesigned and configured around theEdmonds’ preference of appliances andplumbing fixtures.

Features include beautiful granitecountertops, a 42" bar top which seatsfive comfortably, a concrete kitchensink, a hammered copper salad sink, astainless steel Thermador down draftgas cook top, a 42" KitchenAid cabinet-depth refrigerator, a Thermador combi-nation convection ovens/microwave, anda stainless dish washer. Other appli-ances include a wine cooler, trash com-pactor and an ice machine.

The cabinet trim is cherry lycanthusleaf corbels, bead board, and twopiece crown with rope molding. Thesquare raised panel cabinets werestained in cherry with a chocolateglaze. The backsplash is mosaicceramic tile. The oak flooring was re-weaved and stained.

According to Cindy, the remodel haschanged the way they normally usetheir kitchen. “We do most of our liv-ing in the kitchen,” she says. “Thecounter seating lets us sit and talk,watch television or socialize whilepreparing meals,” she comments.“When we entertain, everyone gravi-tates to our kitchen.”

SELECTING THEIR CONTRACTORDavid & Karen’s Joint Venture was rec-ommended to the Edmonds. And thecouple is very happy with the results.

“We asked a few contractors to comeout and talk to us about the house andthe project,” Cindy says. “We seemed tocommunicate the best with David. Wetalked for a long time about what wewanted and it was clear that he under-stood us,” she says. “And he reallydelivered.”
