Walking the streets of Hackney Wick, you’ll observe cranes and a buzz of activity which is opening the space to a wider mix of new occupiers.

There is already an established Creative and Cultural Industries community within Hackney Wick: Fish Island, and a number of large converted factory buildings are known to house communities of artists.

Hackney Wick: Fish Island has historically been recognised as an area supporting this industry and has more recently established itself as a hub for creative business, owing to the densely populated artist community as well a number of creative co-working spaces such as 90 Main Yard, The Trampery, Fish Island Labs and Stour Space.

The area has a wide range of food and beverage operators with new venues opening regularly. Since the investment in nearby Stratford City, the locality has become a destination for those within the technology, media and telecoms sector, where demand continues to grow.

While the music is unobtrusive byday, which does make a perfect work environment, it’s always a blindingly well curated mix of tunes and the coffee is without exception speciality grade.

However, the best place to enjoy these supreme goods has got to be their floating, sun-filled terrace on the canal, where you can watch the sun go down and the atmosphere heat up as Stour Space transforms into a lively night-time venue.

Stour Space is one of those blink-and-you’ll-miss-it dreamy venues, one of Hackney’s truest hidden gems. A discrete doorway on the corner of a quiet road opens up to a vast, sun-filled gallery and cafe with 19 artists’ studios tucked into the eaves. Often filled with eclectic freelancers tapping away on their laptops, you’d be mistaken for thinking this was just another quiet coffee shop.

Fish Island VillageThe Peabody Housing Trust is working with London based social enterprise, The Trampery, to create a community focused on entrepreneurship and innovation by providing workspace for start-ups and small businesses. The new scheme will include 44,000 ft2 of new workspace and 408 new homes in 13 buildings on Fish Island. This includes a range of one, two, three and four bedroom homes as well as communal areas and public spaces.

Dace RoadAlso on Dace Road, The Aitch and Mura joint venture has been given approval for a 110 home mixed use scheme designed by Buckley Gray Yeoman. The scheme will feature four new buildings built around a central courtyard, which will provide pedestrian access to Hackney Wick via the South Western gateway. The development will replace current light industrial sheds.

Dace RoadThis new mixed use development received unanimous planning approval from the London Legacy Development Corporation (LLDC). Designed by pH+, the scheme will feature a five storey building with 34 flats, office space and communal gardens.

Berkshire RoadIn Spring 2017, the LLDC gave the go ahead for a Mikhail Riches designed scheme on the northern border of the Hackney Wick masterplan for Coldpark. Based on a former warehouse site, the new development will include 17,000ft2 of commercial space with 39 homes above and create a new public street.

Hackney Wick: Fish Island will benefit from numerous developments over the coming months. Several more mixed use schemes have been given the green light and will provide even more housing and commercial space for the area.

An effort between Network Rail and the London Legacy Development Corporation, it will include a new subway, large entrance and ticket hall.

The design was released earlier this year and mirrors the regeneration activity in the area. The improved station will help to cement Hackney Wick as a growing entrepreneurial hub and will better serve its already robust local creative community.

Residents and businesses will see the benefit of the £25 millionproject as early as January 2018.

It’s no secret that a significant planned upgrade is underway on the busy Hackney Wick Overground station. Aimed at opening up the area for residents, it is also the local authorities’ way of supporting new establishments who are setting up shop in E9.
