• Zorrotzaurre es una nueva área urbana en la zona oeste de Bilbao.

• El plan para la urbanización y regeneración de la isla de Zorrotzaurre es un ejemplo singular de desarrollo urbano para el crecimiento natural de Bilbao.

• El proyecto supondrá el desarrollo de un nuevo barrio conectado con la ciudad y su área metropolitana, con todo tipo de servicios terciarios, culturales, educacionales y de ocio.

• El nuevo área residencial experimentará un crecimiento urbano, gracias a su ubicación exclusiva en una isla, rodeada por la ría y a sólo unos minutos del centro de Bilbao.

• En los últimos años, Zorrotzaurre ha experimentado un proceso un proceso de regeneración que ha transformado antiguas zonas industriales en una zona que combina áreas residenciales con otras dotacionales.

• La construcción en 2015 del puente de Frank Gehry marcó un hito en la transformación de la isla, conectándola con la orilla de Deusto, donde se ubica la Universidad de Deusto, con más de 9.000 estudiantes, y permitiendo la comunicación con el centro de la ciudad en 10 minutos.

(*) Dos de los puentes que comunican la isla con ambos márgenes del río están pendientes de construcción y garantizarán óptima comunicación desde la parcela objeto de venta.

• ACCESO Y TRANSPORTE Buena conexión con las autopistas A-8 y BI-604. La comunicación con la orilla de Deusto permite el acceso a transporte en metro y autobús con el resto de la ciudad y el aeropuerto está a 19 minutos en coche.

• POBLACIÓN La población del área metropolitana de Bilbao, conectada por transporte público y autovía, a lo largo de la Ría de Bilbao o del Nervión, es de más de 1 millón de personas, con más de 345.000 en la ciudad de Bilbao.

Él ultimo gran proceso de regeneración urbana en Bilbao. Transformando una peninsula industrial en una isla residencial.

FECHAS CLAVES

• 1995 Plan General de Ordenación Urbana de Bilbao cambia el uso de Zorrotzaurre de Industrial a Residencial, dejando el diseño urbano del área para ser definido en un Plan Especial

• 2001 La Comisión Gestora fue formada por las administraciones y los propietarios privados para promover el plan de regeneración

• 2004 La prestigiosa arquitecta anglo-iraquí, Zaha Hadid diseñó el Plan Maestro, que fue revisado en 2007

• 2012 La aprobación del Plan Especial de Zorrotzaurre lo dividió en dos áreas ( Plan de Acción Integrada 1 y 2)

• 2013 El Programa de Urbanización del Plan de Acción Integrada 1 es aprobado. Posteriormente el Plan de Acción Integrada 1 se divide en dos Unidades de Ejecución para definir fases de desarrollo (UE-1 y UE-2)

• 2013 La Mesa de Contratación de la Unidad de Ejecución 1 del Plan de Acción Integrada 1 se crea e inicia los trabajos del proyecto de urbanización, transformando las anteriores propiedades en nuevas parcelas urbanas que deben ser inscritas en el Registro de la Propiedad

• Hoy Las parcelas de la Unidad de Ejecución 1 son inscritas en el Registro de la Propiedad y se inician los trabajos de urbanización

VISIÓN GENERALLA OPORTUNIDAD

Zorrotzaurre es el último gran projecto de regeneración urbana en Bilbao, resultado de la transformación de una península industrial en una zona residencial con un diseño de alta calidad, próxima y bien conectada con el centro de la ciudad y bien conectado.

A NEW RESIDENTIAL NEIGHBORHOODZORROTZAURRE

• Zorrotzaurre is a new urban area located in the west of Bilbao city.

• The urbanization and regeneration plan of Zorrotzaurre is a unique development process which is the natural growth of Bilbao

• The project will guaranteethe development of a new neighborhood connected with the rest of the city and its metropolitan region, with all kinds of tertiary, cultural, pleasure and educational services.

• The new residential area will experiment an urban growth, due to its exclusive location in an island, bordered by the river and only a few minutes away from Bilbao city center.

• In the last years Zorrotzaurre has experimented a regeneration process. It was an industrial area that is being turned into residential, cultural and educational neighborhood.

• The construction in 2015 of the Frank Gehry bridge was an important milestone in the transformation of the area. The bridge connects the island with Deusto´s neighborhood, where university of Deusto is located with more than 9,000 students. Zorrotzaurre is 10 minutes(*) away from Bilbao city center.

KEY DATES

• 1995 General Urban Planning of Bilbao changes the Use of Zorrotzaurre from Industrial to Residential. The urban design of the area would be defined by a further Special Plan

• 2001 Management Commission was formed by public and private owners in order to promote and execute the regeneration plan

• 2004 The prestigious Iraqi-British architect Zaha Hadid designed the Master Plan, and it was revised in 2007

• 2012 Approval of Zorrotzaurre Special Plan. The Plan for Zorrotzaurre is divided in two areas (Integrated Action Plan 1 and 2)

• 2013 Urbanisation Action Programme of the Zorrotzaurre Integrated Action Plan 1 was approved. The Integrated Action Plan 1 is further divided into two Execution Units for phased development (EU1 and EU2)

• 2013 The Contracting Board of the Execution Unit 1 of the Integrated Action Plan 1 was created and started working on Urbanisation Project and transforming the properties into the new urban plots to be registered in the Property Registry

• Today Properties in the Execution Unit 1 are registered in the Property Registry and the urbanisation Works are ongoing
