  1. 1. Proposal 2 Commercial Area Name: LEE ZHI ANG Student ID: 0322061 Tutor Name: Ms. Ann See Peng
  2. 2. Introduction The new building name is Edge Park. This site is located at BK4/11, Bandar Kinrara 4, 47180, Puchong, Selangor. This site is surrounded by residential area and bounded by the neighbourhood. The area of the site is approximately 50m X 70m, which is 3500 square meter for the sites. Areas near the site have Industrial area, petrol station, mosque, education area and police station as well as Giant Mall and Mymydin shopping centre.
  3. 3. Suggestion and Proposal This is a suggestion and proposal for a new development on this site which is combination of a commercial area inside a residential area. The reason of proposing the building a warehouse which has Trampoline Park, cafe and bistro, food stall and pool club inside of the building is because this area is surrounded my residential area, education area, shopping mall and centre. And lack of commercial area, also known as fun zone to children. There is also a locker area provided for the customers or players to keep their personal belonging inside the locker for their belonging insurances. The design concept of the building is from my own imagination and some internet resources and its a unique design to have a building that look like 1 storey from outside and actually its 2 storey from the inside. By the way, there is also a lot of car park and place to park their bikes and bicycles provided surrounding outside of the building so that customers dont have to the vehicles problems.

Benefits and Impact Benefits -Insurance for parent Parents can do their shopping inside Giant Mall or Mymydin without worrying their children when they left them inside Edge Park. -Increase job opportunities Decrease the unemployment rate. -Provide entertainment. Increase the entertainment rate to the residents in this area. -Increase the land value Building a structure on the land of the area can increase the land value of the area. -Rate of crime decrease Crime rate decrease in this area because people will notice easily.
  5. 5. Impacts -Rate of traffic increase Number of vehicles that pass through this area will increase. -Disturb the neighbours Sounds of the people inside may disturb the neighbours.
  6. 6. Development process and authorities 1. Submission of plans for approval to: i. MBAS (Council approvals) - Planning approval - Building plan - Road & Drainage plan - Street lighting plan - Landscape plan. ii. SADA- Water supply iii. BOMBA- fire fighting. iv. TNB power supply approval v. Telecom services 2. Upon completion of project (CPC), submission to the above authorities for clearance before Architect can issue CCC (certificate of completion & compliance) 3. Issuance of titles by land office and handing over to owner.
