June 2012 was an important month for Simon Gerrard, Managing Director of Martyn Gerrard Estate Agents. On 14th June his wife gave birth to their third son and on Friday 15th Simon was

honoured to be elected as Vice President of the National Association of Estate Agents.

The NAEA is recognised as the UK’s leading body representing the estate agency profession. Membership of the Association is only possible through formal qualification. The NAEA membership requires new members to have passed the independently examined Technical Award which consists of 4 modules (i) Security and General Law, (ii) Law relating to the Sale of Property, (iii) Best Practice relating to Residential Sales and (iv) Property Appraisal and Basic Building Construction. As we head into summer and the sun has at last made an appearance (for now!) the property market in our area of North and North West London continues to perform above expectations.

I have recently seen in the media, stories saying that late spring and early summer were quieter than normal. With many estate agents reporting a reduction in the number of sales they had agreed. I am pleased to report that Martyn Gerrard Estate Agents have bucked this trend and we saw record months in May, June and July for the number of sales we have agreed and the prices we have achieved for our vendors.

The year started with a rise in the number of serious buyers registering with us, and this has continued into the summer months, even during the Jubilee celebrations when everyone thought the market would be much quieter.

I am pleased to report that the first time buyer market remains strong with a quarter of buyers registering with us looking for their first home. However the greatest demand is for family houses. The total buying power of those registered with us is over £850m and the lack of property coming onto the market means that many of those who do choose to sell now will command a premium price.

LETTINGSAs you will see in this edition of the Property Review the letting market is also performing well. New property

that comes to the market is letting quickly and all our branches are receiving enquiries from tenants wanting to live in our area. It is clear that prospective tenants are prepared to pay top prices provided the property is of a good enough standard. If you are a landlord or are thinking about entering the buy to let market, any of our ARLA qualified letting staff will be happy to advise on the type of property and the standard of decoration and fittings that will achieve the best rent.

Balloon Races

We were delighted to be

asked to support two

balloon races, the first

for Martin School, East Finchley, the

second for Goodwyns School in Mill

Hill. We provided hundreds of specially

printed bio-degradable balloons and

the helium to make them fly. Each one

was individually tagged and had the

schools contact details. So far there

are reports of the balloons being found

as far away as Germany and Austria.

The Queen’s Diamond Jubilee

As a local agent we know it’s important

to be part of the community we live and

work in, so we were delighted to sponsor

a number of local street parties celebrating

the Queen’s Diamond Jubilee. Grove Avenue

in Muswell Hill, Eton Avenue and Fallow Court

Avenue in North Finchley and Dollis Park in

Finchley Central each held a party over the Bank

Holiday weekend.

Martyn Gerrard gave money towards the costs

of each party. For the Grove Avenue street party

we also provided the bouncy castle, which was

very popular with all the younger residents in

the street. Our Muswell Hill office Manager Chris

Kyriacou was involved with the Tug of War, and

our Managing Director, Simon Gerrard got stuck

in helping with the face painting. The weather

played its part and stayed generally dry and sunny

making the afternoon a fantastic success.

The Crouch End Festival

The Crouch End Festival ran for 2 weeks from 4th May. In all there

were over 170 separate events in over 60 venues. These included

music, dance, art and photography exhibitions, film, workshops

for children and a craft fair. A stage outside Hornsey Town Hall

on Saturday 5th May, where our East Finchley Branch Manager,

Mark Stern, performed with his band ‘Mixed Company’.

The festival organisers were delighted to have our support.

We have been in Crouch End many years, so we had no

hesitation in providing sponsorship when it was requested.

Discussions are already underway for a bigger and better

festival in 2013 and we have already confirmed our support.

When You Are Ready To Sell...

The decision has been made, and the time has come to put your property on the market....

What do you do now? For many the next steps can seem daunting, but at Martyn Gerrard Estate Agents we are on hand to help guide you through each stage. We have previously talked about how to prepare and present your home for marketing, but here are some other matters you need to consider.

Independent Financial Advice The first thing you should do is consider how you are going to finance your purchase.

If you are going to need a mortgage, our approved independent financial advisors can help identify the mortgage best suited to your circumstances and will assist you through the lenders application form and follow up the application on your behalf. Instructing a SolicitorIf you do not already have a solicitor to carry out the Conveyancing for you, we can help by recommending good solicitors in your area. You could also go on line and check the Law Society website to find a suitable solicitor.

Instructing a solicitor at this stage will enable you to get the required paper work and forms completed in your own time. These will include: the property information form, fixtures and fittings form and Leasehold information form (if applicable).

Your solicitor will need details of any guarantees for works you have had done to the property such as re-wiring or damp courses and if you have had any building work done, copies of relevant planning documents may be needed. They will also need to know who the lender is if the property is mortgaged.

The more details that can be gathered at this early stage, the quicker the necessary information and documents can be provided to the other side’s solicitors once a buyer has been found.

As soon as a buyer is found your chosen solicitor will send all the documentation onto your buyer’s solicitor.

They will make enquiries and raise questions based on the local searches and the information that has been supplied to them.

Your buyer and/or their lender will require a survey to

be carried out on your property. The time it will take to

carry out the survey will obviously depend on the size

of your property and also the type of survey your buyer

has requested.

Removals You will need to find a reputable removal firm. We can

provide details of local companies or you can check the

British Association of Removers (BAR) website. Make sure

that the removal firm you do select has comprehensive

insurance cover against damage or loss of your goods

and confirm your specific requirements. Once you have

been given your fixed completion date contact your

removal company and start packing.

Exchange of Contracts Once your buyer’s solicitor is satisfied with the answers

and information they have been given, they will approve

the Contract and a date for Completion will be agreed

between you and your buyer.

Your solicitor will invite you in to their office to go over

the documents and to sign the contract. Exchange of

Contracts will take place, usually by way of a telephone

call between both solicitors.

Completion DayOnce all the legal paperwork has been finished and both

solicitors have confirmed that everything is in place, the

balance of the money will be electronically transferred

from the buyer’s solicitor to your solicitor and legal

completion will have taken place. This usually happens

early in the afternoon.

If we are holding the keys we will give them to the buyer,

only when we have confirmation from your solicitor that

completion has taken place.

In our last edition we featured the ‘Mary Portas 28 point plan’ for saving Britain’s High Streets.....

It’s been widely reported how much

the UK’s High Streets have suffered

over the last few years both from a

decrease in potential tenants looking to take premises

and the disappearance of major names such as Game,

Woolworths and La Senza.

However, at Martyn Gerrard Commercial, over the

past year we have seen an increase in the number of

transactions we are handling on our local High Streets.

We are continuing to receive a healthy number of

enquiries for High Street premises

from potential tenants including from

established multiple retailers who want

to return, or extend their coverage, to

the affluent areas of North and North

West London that we cover.

With a number of empty units on the

High Street, competitive pricing and

effective marketing is vital. But not

only is it important to ensure that a shop is marketed

at the correct price, the ability to move speedily when

a potential tenant is found is key. This makes it more

important than ever to instruct a proactive solicitor

who will ensure that incoming tenants are provided

with required information as quickly as possible while

taking a commercial view in line with their client’s aims

and instructions.

Another area that continues to generate a high level of

interest from buyers is for FREEHOLD “shops with upper

parts”. We have a number of individuals and companies

who are looking to expand their property portfolio to

include a mixed use investment with both residential and

commercial property in one building.

There is particular interest in these properties where either

the residential parts may be suitable for development to

enhance value, such as by rearranging the layout to make

two flats from one, or where the commercial unit is let

to a multiple retailer with a recognised

name, which is normally able to justify

higher prices and in turn makes for a

better investment.
