find below our Program Document for the office and storage addition being considered for the Tennessee

State Veterans Home located in Murfreesboro, TN.

Executive Summary:

A. Site Information / Analysis 1. Executive Office Suite

a. The Executive Office Suite is part of the northwest portion of the building, which

itself was an addition (2005) to the original building. This addition is separated

from the original building by a 4-hour rated fire wall, and so is considered a

separate building in terms of allowable area. The IBC Occupancy Type is I-2, and

the Construction Type appears to be non-combustible Type IIA.

b. The desired expansion of the Executive Office Suite is on the north side of its

current location, and would require the relocation of an existing sidewalk and the

removal of a portion of an existing gravel parking area. The addition would use the

same materials and design features of the existing structure.

c. It will need to be confirmed if this portion of the building is considered a B

Occupancy Type or I-2; if the latter the current dead-end corridor would not be able

to be extended into the new Assistant to Director Office, since it would then be

over 20’ long, and the existing wall and door at the north end would need to remain.

d. The HVAC system serving the Executive Office Suite is from the existing air

handler AHU-2 located in mechanical room 109, with heating water re-heating coil.

T-stat located in the executive office.

e. The desired expansion of the Executive Office Suite will be served by the existing

air handler unit AHU-2 with new heating water re-heating coil. New T-stat to match

existing.

f. The electrical panels serving the executive office suite are located in an electrical

room in corridor C-10. There is adequate space and capacity in the existing

electrical panels for the proposed executive office suite expansion.

g. The existing general admin office, which is proposed to be split into a

marketing/public relations and financial compliance offices, has commonly shared

lighting controls. The existing fixtures and switches will have to be rewired to give

each office individual lighting controls.

h. There is an existing camera, generator e-stop button, and wall pack light fixture

located on the northern most exterior wall of the executive office suite. All items

will need to be relocated as part of the executive office suite expansion.

2. Finance/Maintenance Building Addition

a. The existing detached building is on the northeast portion of the property, on the

other side of the rear parking lot from the main building. It is 2,040 sf in area,

concrete slab on grade with brick veneer over 8” CMU walls and a hipped wood

truss roof with asphalt shingles. There is an existing level grass area to the south

in the location of the desired expansion.

b. The building was constructed sometime after 2005. The IBC Occupancy Types are

B, F-1, and S-2, and the Construction Type appears to be V-B. The building is not

equipped with fire sprinklers.

c. The existing building contains offices, a maintenance shop, and a storage area.

d. The proposed expansion would include an office area that is similar in size and

layout to the existing, and a number of individual storage rooms accessed from

doors on the perimeter of the building. The proposed overall size of the addition

is 2,040 sf. Also included would be a covered unenclosed area on the south end

for equipment storage (680 sf).

e. Will need to confirm if there are any underground utility lines in the path of the

proposed expansion.

f. The existing open office area is served by a split system. Condensing unit located

on the grade. Indoor AC unit located in the mechanical room. Toilet room exhaust

by ceiling exhaust fans.

g. The general storage area is served by unit heater and ventilation fan on the roof.

h. The maintenance office is served by a window AC unit.

i. The proposed expansion area will have similar mechanical and plumbing systems

to the existing detached building.

j. The existing maintenance building has a 120/240V, 1-phase, 225A, underground

electrical service fed from the utility pole behind the rear (east) of the building.

k. The existing electrical meter is in the path of the proposed building expansion and

will need to be relocated to the rear of the building.

l. At the time of relocating the electrical meter and service, we recommend upsizing

the electrical service and changing it to 208V, 3-ph.

m. The electrical primary service to the pad mounted transformers that serve the main

TSVH building is being routed underground form the same pole that serves the

maintenance building. The underground routing may fall within the footprint of the

proposed maintenance building expansion, and will need to be confirmed.

Detailed Program Information:

A. Executive Office Suite Expansion/Reconfiguration:

1. Provide an expansion of the Executive Office Suite on the north side of its current location:

a. New Executive Director Office

b. New Assistant to Director Office

c. New Closet

d. Relocate the existing sidewalk, and provide adequate storm drainage around new

expansion.

e. Remove a portion of an existing gravel parking area.

2. At the north wall, remove the existing brick/stone veneer from the north side, and providing

new wall furring and gypsum board. We also recommend removing the portion of this wall

above the roof framing so that the existing roof plane can continue over the expansion.

3. It will need to be confirmed if this portion of the building is considered a B Occupancy Type

or I-2; if the latter the current dead-end corridor would not be able to be extended into the

4. The addition shall use the same materials, structural system, and design features as the

existing structure.

a. Single-ply roof membrane over rigid insulation and steel decking, over steel roof trusses.

b. 8” thick CMU walls with brick veneer and cast stone accents. c. Metal stud/gypsum board partitions. d. Concrete slab on grade.

5. Construct a new metal stud partition in order to reconfigure the existing General

Administration Office space into two separate offices, one for the Marketing and Public

Relation Office, and one for the Financial Compliance Office. Possibly include closets for

each office on the north side of the new wall.

6. The existing air handler unit AHU-2 located in mechanical room 109 will provide air

conditioning to the Executive Office Suite. Add two new heating water re-heating coils and

accessories to service the new executive director office and the assistant to director office.

Add a new T-stat to each office. Extend piping to new re-heating coils. New T-stats to

match existing. Reuse the existing heating water re-heating coil and associated piping to

serve Risk management office. Relocate T-stat per the re-configuration. Air shall be

distributed to each zone. low pressure ductwork, air devices, etc. will be provided to fit the

space layout. Each space shall be provided with a fully ducted return. Ceiling diffusers and

return grilles to match existing.

7. Power any new branch circuit, lighting, general power, and HVAC loads from the existing

electrical panels located in the electrical room in corridor C-10.

8. Reconfigure the lighting circuits in the general admin office to give each new office

(marketing/public relations and financial compliance offices) individual control of the lights

in their office.

9. Relocate the existing camera, generator e-stop button, and wall pack light fixture to the

new northern most wall being constructed as part of the executive office suite expansion.

B. Finance/Maintenance Building Addition:

1. Provide an expansion of the Finance/Maintenance Building on the south side of its current

location: a. General Office space b. Private Office (payroll clerk) c. Bathroom d. Break Area e. Storage – Executive Office f. Storage – Finance g. Storage – Dietary h. 2. The addition shall be in the same design style and use the same materials as the existing building.

a. Asphalt roof shingles over wood roof sheathing and wood trusses. b. 8” thick CMU walls with brick veneer and cast stone accents.

3. At south wall of the existing building: a. Remove the existing brick veneer. b. Remove the existing carport structure, and reinstall it on the new south end of the

building. c. Remove the existing fencing near the carport structure, and reuse the portions in

adequate condition if desired. d. Remove the existing roof overhang and gutters/downspouts.

4. Roof design: a. At the south facing roof plane remove the existing roofing. b. Continue the same hip roof design and slopes as the existing roof over the new

addition, and provide new roof framing above the existing south facing roof plane to tie into the east and west facing roof planes.

c. Extend the existing exhaust vest and remount on the new west facing roof plane. d. Match the existing overhang, soffit material, and gutters/downspouts.

5. HVAC and plumbing design: a. The open office area is served by a 3-ton DX split system with electric heat.

Condensing unit located on the grade. Indoor AC unit located in the mechanical

room. Air shall be distributed from the indoor AC unit to the office area. Low

pressure ductwork, air devices, thermostat, etc. will be provided to fit the space

layout. A fully ducted return air system shall be provided.

b. Bathrooms exhaust by ceiling exhaust fans.

c. The general storage areas are served by unit heaters and ventilation fan on the

roof.

d. Install an electric heater in Mechanical room.

e. The maintenance office is served by a window AC unit.

f. The proposed expansion area will have similar plumbing systems to the existing

detached building.

6. Electrical design: a. Install a new 400A 120/240V, 1-phase service to the new finance/maintenance

building expansion, fed from the existing utility pole located behind the building.

b. The new service will feed a 120/240V, 1-phase, 3-wire Panelboard located in the

new building expansion. The panel shall be 400A MCB with space for (30) 1-pole

breakers and (1) 225/2 sub-feed breaker for back feeding the existing panel in the

existing building.

c. Remove the existing electrical service to the existing maintenance building and re-

feed the existing panel from the new sub-feed breaker in the building expansion.

d. Reroute the underground electrical primary service to the pad mounted

transformers serving the main building, as needed. The underground routing may

fall within the footprint of the proposed maintenance building expansion, but will

need to be confirmed.

e. New 400 Amp Panel shall power all new branch circuit including lighting, general

power receptacles, and HVAC.

i. Provide general purpose duplex receptacles in all interior rooms.

ii. Provide (1) general purpose receptacle on 3 different walls in each new

office.

iii. Provide GFCI receptacles with weather-proof covers on the exterior of the

building near Hose bibs

iv. Install dedicated circuits to all equipment and appliances as required (i.e. drinking fountain, under cabinet refrigerator, water heater, etc.)

v. Install feeders and branch circuits for all HVAC equipment. vi. Install 2’x4’ recessed LED troffer light fixtures throughout.

vii. Provide dual technology occupancy sensor switches in all enclosed rooms

less than 100 square feet.

viii. Provide ceiling mounted low voltage dual technology occupancy sensors

and power packs in larger enclosed areas so coverage is adequate.

Provide local override low voltage switches.

ix. Emergency lighting will be via battery packs which are integral to normal

lighting fixtures
