February’s PCEA Member meeting featured a panel discussion on Market Trends, with Topics including the direction of market growth, labor force, and other challenges faced by estima-tors and designers in the construction industry. Panelists included Cory Hrynyk, Operations Manager of PCL Construction; Ford Hazelip, Preconstruction Manager of Hoar Construc-tion; Francisco Alvarado, Regional Director & Principal of BRPH Architects; and Debbie Ro-driguez, Owner / Operator of Quality Labor Management. It’s no secret that Orlando is growing fast. Ford described how Central Flor-ida is benefitting from so many trends, where organic growth has fostered the development of most markets – retail, multi-family, hospitality, and theme park construction are all continu-ing to grow. The challenge from a labor management per-spective is in finding a qualified work force that can deliver on what they say they can do, according to Debbie. All panelists agreed that it would be necessary for the industry to focus on workforce development to build a highly skilled work force, in order to keep up with these trends in growth. Finding the labor for construction projects in Cape Canaveral is even harder than finding skilled labor in Or-lando, and neither of these locations have an adequate supply of affordable housing where workers could live with their families nearby. Others believed that construction develop-ment has been more “built to suit” since the recession, particularly in the hospitality and entertainment sectors. From a design perspec-tive, this can be a challenge as a lot of these clients are doing things they have not done before. Bringing Contractors on early makes that process a little bit easier. According to Francisco, “There really isn’t time to do things twice.” While many Owners still think that hard bid is the only way to find a true price, some would say that bringing Contractors on earlier makes it easier. So they aren’t asking ‘why did you design it that way?’ There is still not a lot of trust, but it doesn’t have to be that way.Timing is also really important, as panelists agreed that you often see projects sliding af-ter a hard bid contract is awarded, then the whole estimate is off and the relationships are off – between Owner, Designers, Contractors, and Subcontractors. At PCL, Cory explained “our culture is of fairness” – they explain these risks to the Owner even prior to award. When asked about the election, all agreed that it would be volatile, but it is difficult to foresee the future or how it will affect our industry.
