Stock in this sector at the end of 2019 was 11 519 700 m2, with 29% of the total spaces on Hong Kong Island, 40% in Kowloon and 31% in the New Territories. Distribution of total stock by age is shown in the chart.

Completions in 2019 declined slightly to 117 500 m2, with the New Territories contributing 47% of the completions. On district basis, Sai Kung provided the largest completions at 29%, followed by Yau Tsim Mong at 21%.

但 顯 著 下 降 至 8 30 0 平 方 米。 另 一 方 面，年 底

空 置 量 上 升 至 1 16 4 0 0 0 平 方 米，相 當 於 總 存 量

的 10.1%。商 場 鋪 位 和 樓 上 商 業 單 位 佔 總 空 置

量 的 62%。

Take-up in 2019 maintained a positive level but decreased significantly to 8 300 m2. On the other hand, the year-end vacancy rose to 1 164 000 m2, representing 10.1% of the total stock. Vacant arcade shops and upper floor commercial space accounted for 62% of the total vacancy.

預 計 未 來 兩 年 的 落 成 量 將 分 別 跌 至 2020 年

的 105 30 0 平 方 米 和 2021 年 的 98 20 0 平 方 米。

2020 年 的 供 應 主 要 集 中 於 沙 田 和 荃 灣，分 別 為

Completions are expected to decline in the two years ahead, to 105 300 m2 in 2020 and 98 200 m2 in 2021. Supply in 2020 will come mainly from Sha Tin with 29% and Tsuen Wan with 21%. In 2021, it is anticipated that 50% of the new supply will be located in Kowloon City.

減。2 019年 第 四 季 的 售 價 和 租 金，較 2 018年 同

期 分 別 下 跌 15.0 %和 3.7%。

For retail properties, both prices and rents contracted during the year, retreating by 15.0% and 3.7% respectively in the fourth quarter of 2019 over the same period in 2018.
