To The Kind attention of all owners of Apartments & Villas Prime Meadows. This has reference to the detailed deliberations we had in the Shuttle Badminton Court on 26 th of Jan, 2012. We would like to add some more items ( as given below) to be taken up with the Builders, as the flat owners feel that they are necessary to make life in the flats easy. Watchman in Each Block 1. The builder has already arranged Change-over Switch in each block of apartments to have the support of the Electric Generator at times of power failure or scheduled Power-cuts. Only one Generator is provided for meeting the requirements of 3 Blocks and is located in Orchid Block. In the absence of an auto – starter of Generator, it is necessary to have the services of a separate person in each block to attend to this work. All are aware that the Power-cuts / Load shedding are going to be imposed by APSEB very frequently in the coming months. 2. The cleaning of corridors and parking areas, water pumping to over-head storage tank, turning on & off lights in the corridors and parking areas in time , etc are to be attended daily. During the time of power-cut , the attender/watchman, if provided in each block, would be watching the electric supply and see the water storage is filled whenever the power supply is restored. For all things to be attended , an attender/watchman is necessary in each Block, which calls for provision of a small room for accommodating the watchman/attender in case the same i.e. employing a attender/watchman, is agreed upon by the owners of flat/villas. There is only one only such room outside on the south-east corner of Jasmine Block. So the builder should be convinced to construct two more such rooms – one in Orchid and another in Lavender Blocks at convenient locations. Inter-come telephones :

Watchman in Each Block

Inter-come telephones :

It is Known to everybody that villas and Apartments are not connected by Inter-com Telephones as originally planned. This is going to restrict communication among the residents of Prime meadows.

Further, intercoms should be placed in each lift so that the same can be used in case of persons entangled in lift due to power failure, malfunction of lift, etc.

The Inter-com, presently is not backed by power back-up, hence the same may not be of much value during power failures.

Parking Area allotment to the owners of flats in Lavender Block

The Builder is trying to allot parking area to the apartment owners of Lavender Block in Jasmine and Orchid Block which may not me legally valid. The owners of Lavender Block should be alerted and opinion may be obtained from the legal experts in this regard.

Electric Power Transformer

It is observed that there are wide fluctuations in the electricity due to which the electric bulbs provided in the corridors are getting fused within one or two days of their replacement. The reasons for this erratic supply should be ascertained, and if the same is due to faulty Transformer, the builder should be impressed upon replacing the same at the earliest.

Inconsistency in the Names of Blocks of Apartments

Anybody can notice that the sign-boards fixed on to different apartment blocks are not matching with names given in various documents like, sale deeds, approved building plans, Gram Panchayat proceedings regarding building plan approvals, etc. For instance, the name of Jasmine Block is displayed as Jasmine Block A, similarly -Orchid Block as Orchid Block B, & Lavender Block as Lavender Block C. The builder should be requested to correct these mistakes to avoid confusion and future complications during property tax assessments.

Provision of Lift in the Apartment-blocks

The Builder has yet to start the Lift facility in the Apartments. In the absence of this facility, apartment residents are facing untold hardships, more particularly persons in advanced age. It is becoming more difficult to move upstairs when one has to, with grocery, provisions and personal luggage like suit case, etc. Our relatives particularly aged people are reluctant to visit us due to this problem. This matter is discussed with the project in-charge, who simply dragged on saying that lift facility will be started after 8 flats are occupied. When the matter is reminded to him after 8 flats are occupied, he sent a letter requesting to bear monthly Rs. 500/- in addition to the monthly maintenance of Rs. 500/- already is being collected from the occupants of the flats. It is general practice of the builders in Hyderabad not to collect the maintenance charges till the same is handed over to the owners-association. This should be taken up with the builder on an urgent basis
