The building is a two-story, L-shaped, asymmetrical, Modern style, single-family residence. The building has a concrete foundation, wood board and batten siding walls with beach pebble detailing and a roof system that includes flat, shed and gabled roofs with composition shingles. The main design features of the structure are focused on the front fal):ade. The front fa9ade has a deeply recessed entrance area with stone and slate steps leading to a large glass front door. The walls around the entrance area include beach pebble walls for additional accents. A large fixed pane window is present to the right of the entrance door and is f lanked by a small garden area and adds an additional level to the entrance area. The walls surrounding the entrance area on the right are board and batten siding which has been left unfinished to weather with the ocean environment. The windows on the other facades of the building vary in size, shape and placement and include metal framed, slider style windows and fixed pane windows. Property Description :

The interior of the residence includes many additi onal Modern stylistic elements. Large plate glass windows and sliding glass doors dominate the interior view i nto the rear backyard area. The backyard includes a swimming pool and concrete deck with landscaping surrounding the pool. View windows are placed in the dining room and hallway areas to capitalize on the outdoor view. The interior of the home includes three levels of living space. The entrance into the residence opens into a wide hallway and dining/kitchen area with a bathroom. The hallway concludes with a pebble wall and openings into two bedrooms that look out onto the pool area and a lower level living space. The walls include wood paneling, pebble detailing and tile work to accent the design concepts . The hallway also provides access to a raised living room which capitalizes on the views to the beach with large fixed pane windows on the west wall. The living room has built in furniture with a large Modern style rock fireplace . The master bedroom is also accessed from this upper level . The house includes the original kitchen cupboards, lighting and appliance layout . The bathrooms also include the same tile detailing and original fixtures. The master bedroom bathroom includes a circular shower, a unique feature of t he home's design. The interior has retained most of the original design features and is in good condition .

The home was built by owner Cecil Roper in 1963. The home was designed by noted San Diego architect, Loch Crane. The various documents reviewed for the property confirm this basic information.

The original building permit record was located for the property . Permit #A64501, dated April 11, 1963 permitted the construction of a "new building- new single fam. Residence and garage." The architect is listed as Loch Crane; the contractor was listed as "self."

A sewer connection order, #47845 was filed on September 22, 1943 . A sewer service order was filed on October 15, 1964, Permit A57016. A Water Department service order was filed on August 5, 1954, Permit #A87925.

The Sanborn Fire Insurance Company maps were reviewed for information regarding the property. The 1906, 1921 and 1940 maps do not indicate the presence of the building under investigation. The property is empty and no buildings are present . The 1956 map indicates the presence of a small "dwelling" on the lot. This building is smaller than the present structure and is located further back on the lot than the current structure. The curren t building extends to the front edge of the lot and is clearly a much larger structure t han the one indicated on the 1956 map.

Loch Crane, Architect

Loch Crane was born in Wyoming and his family moved to Point Lorna in 1929. As a child, Crane was interested in drawing and that talent took shape after his mother showed him a Time maga~ine cover in 1938 featuring famed architect , Frank Lloyd Wright. She predicted that he would go work for Wright, which is what eventuall y happened. After high school drafting classes, Crane worked in the offices of Richard Requa and William Templeton Johnson, but his life changed dramatically in 1941. Crane's mother packed him into their Model A Ford and drove to Scottsdale, Arizona, the location of Wright's school, Taliesen West. The pair arrived with Crane's drawings from his work with Johnson and a $1000.00 check for the fellowship tuition and he was accepted in to the program in March 1941. The group from Tal iesen West spent the spring and summer months at Taliesen East in Wisconsin , wright's primary base of activities. While in Wisconsin, Crane met his future wife, Clare, who was part of the Wright fami l y entourage and a companion to the Wright's daughter.

The bombing of Pearl Harbor on December 7, 1941 resul ted in Crane relinquishing his fellowship at Taliesen and joining the Army Air Corps in April 1942 . He flew B-25 bombers during the war and in the postwar period, stayed in Japan to teach "twin engine advanced pilots" and to do some construction work . More importantl y, he studied Japanese architecture and culture created an important portfolio of photographs which he later showed to Frank Lloyd Wright and the group at Taliesen West. He returned to San Diego in 1946 and began an architectural

practice. His first project was his own family residence where he experimented with his ideas on the ideal design of family homes. The home on Udall Street in Point Lorna was designed to be built in stages and expand as the family grew. But plans changed immediately for the proposed one-bedroom house as the Crane's were expecting their first child . Soon Crane was picking up commissions for various projects, including private homes, business buildings and warehouses for Bob Golden and Gene Trepte. As an unlicensed architect, Crane soon came under pressure from the City of San Diego to obtain his architect's license. Under the G.I . Bill, Crane received his education at the University of Southern California, completing his five year degree program in three years, from 1954-1957 .

Over these years, both from his connection with Japanese architecture and nature oriented activities such as flying and sailing, he developed his philosophy of design. "Building with one's own hands", according to Crane, is "the essence of life". Understanding the relationship between indoors and outdoors, building something useful, and creating smal l environments in harmony with t he larger environment are the essence of his search for connection and belonging . He continues to believe in doing it yourself, finding your own way, and following your own path. Staying well outside the conventions of AIA meetings and conferences, as well as city politics, Crane reflects , "I want to turn to nature for my sense of belonging (ModernSanDiego.com) ."

The residence is an example of Modern architectural development as seen in San Diego in the 1960s . The building serves as a good example of the style and embodies the main characteristics of the Modern style. Therefore, the building may be considered to be significant under local Criterion A.

No historical evidence was identified which would support the determination that the 5147 Cape May Avenue building was identified or associated with persons or events significant in local, state, or national history. Historical research has determined that the 5147 Cape May Avenue building has not been associated with individuals significant in local, state, or national history . Consequently, the building does not qualify under National Register Criterion B: Person.

Crite r i on C: Design/ Construction:

The 5147 Cape May Avenue building was built in 1963 and does not appear to have undergone any major alterations. The typical features of Modern style design include: contrasting wall materials and textures; one-story houses with flat or low-pitched roofs with broad, low, front-facing gables; broad, rambling facades; lack of decorative detailing; half­story wi ngs and sunken garages; unusual forms; exposed supporting beams and other supporting members; unusual windows shapes and placement; and large chimneys

The building includes the following characteristics of the Modern style: flat roof, contrasting wall materials and textures, lack of decorative detailing, exposed supporting beams and unusual window shapes and placement. The interior and exterior are integrated with the same design concepts and the same design themes are used throughout the structure. The building has a multi-level interior with unusual forms in both window and wall shapes and has retained most of the original features of the home. The original wood and beach pebble detailing have remained throughout the home and continue to display the Modern design concepts as envisioned by San Diego architect, Loch Crane. This use of Modern design elements brings the architecture up to a level of significance. As such, the building embodies the distinctive characteristics of a type, period, or method of Modern construction to the extent that the building qualifies under National Register Criterion C: Design/ Construction.

Historical research determined that the 5147 Cape May Avenue building also qualifies under National Register Criterion C: Design/Construction as a structure whi ch serves as an example of the work of a master architect or craftsman. Loch Crane is listed as the architect for t he structure and the owner, Cecil Roper was listed as the contractor for the building . Loch Crane is considered to be a master architect. Therefore, the building is considered to be an example of the work of a master architect, craftsman, or builder .

The 5147 Cape May Avenue building embodies the main characteristics of the Modern style and its design rises to a level of significance. The building articulates the key design concepts of the style and the building serves as a good example of the Modern architectural style.

Loch Crane

Loch Crane arrived in Point Lorna from VVyoming in 1929 with his brother Russ and his mother, who had moved the family there in searching of a better place to raise her kids. Improved schooling was a priority for Mrs. Crane, and she had already taught her children to read herself. Young Loch Crane spent his time drawing incessantly and building the occasional boat with his own hands.

Mrs. Crane showed her son the January 17, 1938 issue of Time Magazine, featuring Frank Lloyd Wright on the cover as "the greatest

American architect of all time". As Crane looked at the magazine, his mother said, "this is who you will go work for". Crane was skeptical of his mother's words. But after a number of high school drafting classes, and short stint in the offices of Richard Requa and Templeton Johnson (with Robert Mosher}, he and his mother packed up her Model A Ford and drove to Taliesin West outside of Scottsdale. They arrived in Arizona in early March 1941 -Mrs. Crane brandishing a $1000 check for the fellowship tuition, and the younger Crane armed with completed drawings from Templeton Johnson's office. Wright accepted him for the fellowship. After returning to Point Lema briefly, Crane returned to Taliesin in April to begin the long caravan road trip to Spring Green, Wisconsin for

the spring and summer months with Wright and other students. To this day, Crane is unsure if Wright accepted him based on merit and skill, or saw his tuition check as immediately necessary to get his family and apprentices back to Taliesin.

While in Spring Green, Crane was introduced to the woman who would become his wife. Clare was one of a cadre of a young women invited to Taliesin to be fellows and companions for the Wright's daughter. Mrs. Wright played matchmaker with Crane and Clare, a bond that has lasted to this day.

Less than a year later, Crane made a life-changing decision. While working in the Taliesin drafting room, news came over the Fisher radio that Pearl Harbor had been bombed. The date was December 7,

1941 and Crane was only eight months into his fellowship. Despite instructions from Mr. Wright that all of his fellows must be pacifists and conscientious objectors, Crane and a few others wanted to fight for their country. While other apprentices were jailed for refusing to enlist, Crane signed up for the Army Air Corps and terminated his Taliesin fellowship in April1942.

Following his WW2 service flying B-25s, Crane stayed in Japan through1946 teaching "twin­engine advanced" pilots and overseeing some construction efforts. Most Important, he spent his free time photographing, drawing and researching Japanese architecture. Many of the photographs he took would take later end up in a slide show for Mr. Wright and

his colleagues back at Taliesin West. Crane says that when he pointed out the red-orange tips of beams extruding from Shinto shrines, Frank Lloyd Wright commented" ... even they have copied me ... I" While traveling through Kyoto, Nara and lsai, Crane began his understanding of Japanese culture.

Loch Crane returned to San Diego in late 1946 to his wife Clare. By 1948, he built his first "expandable house'' on Udall Street in Point Lama ­testing the concept for his own family. The concept house was intended to be built in stages­expanding as one's family grew. What was supposed to start out as a one-bedroom house was expanded immediately as the Crane's expected the birth of their son. Also on the drawing board at this time was a house for Crane's brother, Russ.

Crane began to pick up work immediately as a building designer­building small professional buildings and warehouses for Bob Golden and Gene Trepte, as well as a few homes for private clients. Soon, the City of San Diego began to pressure him about the volume of unlicensed work he was producing. Taking advantage of the Gl Bill, Crane crammed a 5-year program of Architecture between 1954-57 and graduated Cum Laude from USC. In addition to his studies, Crane was student instructor for Cal Straub.

Designing and creating boats and buildings are part of Crane's connection with nature. Like sailing, driving or flying (Loch has logged over 3000 flight hours), "building with one's own hands", according to Crane, is "the

Understanding the relationship between indoors and outdoors, building something useful, and creating small environments in harmony with the larger environment are the essence of his search for connection and belonging. He continues to believe in doing it yourself, finding your own way, and following your own path. Staying well outside the conventions of. AlA meetings and conferences, as well as city politics, Crane reflects, "I want to turn to nature for my sense of belonging.
