Introduction

Welcome to the Realty Origination System for Everyone© Demo. This presentation will describe generally the Realty Origination System for Everyone©, describe and demonstrate the R.O.S.E. Loan Officer Support, and describe and demonstrate the 7 Step System. We hope that you enjoy the presentation.

• What is the Realty Origination System for Everyone©? It is a proprietary web-based software system which enables realtors and others to earn a 1% origination fee for originating conventional purchase and refinance mortgage loans by following 7 easy on-line steps.

On this subject, Houston professor John P. Wiedemer writes in his popular real estate finance textbook Texas Mortgage Brokerage (2001 Edition), "As the market has evolved, both mortgage brokers and real estate agents found that, by working together, it was possible to increase their sales with both parties earning a portion of the origination fee."

• How is this possible? HUD/RESPA, TREC, and TSLD now allow realtors and others to earn a fee for originating loans by taking an application, providing disclosures, and performing certain other mortgage origination services. Thousands of realtors in Texas and across the United States are already originating. 

Regarding this, John P. Wiedemer writes in Texas Mortgage Brokerage (2003 Edition), "HUD...saw advantages to potential homebuyers in an expanded origination market that could lower costs."

I. About the Realty Origination System for Everyone©.

• Why is this beneficial? Benefits include earning an extra 1% commission, improved communication and speed in the loan process, and convenient “one-stop shopping” for the borrower.   

"NAR (National Association of Realtors) wanted its members to offer a one-stop-shopping service to property buyers that would include assistance in arranging a mortgage loan." John P. Wiedemer writes in Texas Mortgage Brokerage (2003 Edition).

• Who is Sweetwater Mortgage Company? We are a 1994 established, Texas incorporated, Houston headquartered, FHA approved, mortgage banker and broker serving Houston, Dallas, Austin, and San Antonio. We have earned an excellent reputation in the Texas real estate community for outstanding programs, rates, closing costs, customer service, and “cutting-edge” technology.

• Where would I originate loans? You will be able to originate any Texas residential conventional mortgage loan from the convenience of any computer with internet access.

• When can I start originating loans? We need to educate, train, orientate, and get you licensed as a Loan Officer by simply following 5 simple steps:

1. In order to earn your Mortgage Education Certificate, we will send you a Mortgage Textbook with Homework.  After you finish the Homework, we will send you a Quiz which after "passing" we will send you a Certificate.

2. We will send you Instructions and a Texas Savings and Loan Department (TSLD) Application for Loan Officer License.

3. You will mail us the completed TSLD Application, Mortgage Education Certificate, completed Fingerprint Card, and a check payable to the TSLD for $214 for your Loan Officer License (which we will reimburse $100 to you when you close your first loan).  After receiving the package, we will complete our part of the Application and forward it to the TSLD.

4.  While waiting for the TSLD to review your Application (which will take about 5 weeks), you will take the state required Pre-Licensing Exam (which our Mortgage Education course should easily prepare you for).  Also while waiting, we will train and orientate you by phone.

5. After you pass the Pre-Licensing Exam and we receive your TSLD License approval, you will be ready to start originating loans!

II. R.O.S.E. Loan Officer Support

1. At sign up you are assigned a Coordinator who will assist you throughout the process: from sign up and training to closing your first loan. Your Coordinator is at your service!

2. An on-line, personalized Loan Officer Homepage featuring:

a. Daily Market Watch updated every morning featuring excellent reports, analysis, and forecasts of interest rates, the economy, etc. to keep you informed.

b. Loan Programs and Interest Rates updated every morning to support you.

c. Announcements from management communicating important and helpful information.

d. Free, state-approved Continuing Education for all Loan Officers.

e. A Defintions feature to help you understand unclear terms or descriptions.

f. Printable, attractive Ratesheets allowing you to make a hardcopy for your desk or a client.

g. A Suggestion Box allowing you to communicate to management ideas for improvement, etc.

h. A regularly updated, professional Training Tutorial allowing you to continually train, improve, and develop your skills.

i. A “cutting edge” Make Quote feature which makes attractive Quotesheets for any property with you as the Loan Officer.

3. Other current support includes training classes, automatic receipt of Quotesheets by R.O.S.E. listing agents (with them as the Loan Officer), and more.

III. The 7 Step System

• Step 1 - Prequalification.

The key phrase to remember as a guide through the 7 Step System is: “Follow the Red!”. In other words, the red buttons will guide you through the 7 steps. To get started, from the Loan Officer Homepage, click My Loans.

To begin the 7 Step System on a new prospect, click New Loan.

Begin filling out the basic prequalification information and then click Next. Remember to pick your particular coordinator.

Continue filling out all applicable information scrolling down the page.

After scrolling down the page continue filling out all applicable information then click Next.

Scroll down the page and if there is a CoApplicant, click Add CoApplicant and fill out the information.

Continue scrolling down the page and view “Analyzing the Debt Qualifying Ratios and Determining the Maximum Mortgage” to view the borrower’s debt ratios and the approximate maximum mortgage amount.

Scroll to the top of the page and click Submit to send the prequalification information to your Coordinator.

After submitting the prequalification information, you may log out and wait for your Coordinator to respond and send you Instructions, a Good Faith Estimate, a Truth in Lending Disclosure, and a Prequalification Letter (Also, you may call your Coordinator to ensure successful receipt). You have successfully completed Step 1 - Prequalification.
