Selling Your Home
Want to beat the Atlanta market?
We have the tools and the expertise necessary to sell your home quickly and in your favor.
We consistently outperform the Atlanta market and have utilized this technique for over $4,000,000 in net listings and sales for 2014.
This presentation will show
you why we rank among the
top 20% in sales at Keller
Williams Realty Intown
Atlanta.
Price
There is common misconception is that the agent sets the price and because of this
many sellers are tempted to list their home with the agent who quotes the highest
price. Although the high number is tempting for most sellers, unfortunately many
homes never get to the closing table. One thing to remember is that the agent, seller,
nor set the price of your home; that is done by the market. Pricing your home to
reflect the market is the most effective way to ensure a successful sale.
No amount of marketing can sell an overpriced home.
Appraisal
The most effective method of pricing your home is to have a professional
appraisal. Benefits of having a professional appraisal:
A trained third party professional will give you an opinion of the market value of your home.
You are positioned to quickly recognize and respond to a market offer.
If you are challenged by a low lender’s appraisal of your home once you are under contract,
you are able to position yourself to challenge that appraisal leaning into maintaining your
higher contract price. A lender will consider a well-known appraisers valuation - they will not
consider an estimate provided by a real estate agent.
In Real Estate time is critical. By listing your home at close to fair market value, you can utilize
the first few critical weeks in the listing and marketing process. Because the agent would then
be reluctant to suggest a price reduction early in the marketing process, you lose valuable time.
Condition
The old adage goes: “An ounce of prevention can save a pound of cure”.
And when it comes to your home, even small repairs and staging can pay dividends at the
closing table. We want buyers to focus on how they would live in your home not what they
would have to repair. Discovering and repairing problems early in the marketing process
places you in control, eliminating the stress of making repairs on the buyer’s
schedule. Having your house in move-in condition also helps you avoid
delays to closing and demonstrates to buyers, agents and the buyer’s home
inspector that your house has been very well maintained.
Additionally, your house will stand out from the competition as a better
value and command a higher price. We will also recommend trustworthy, professional con-
tractors to address any repairs that are needed. You have the ability to command a high-
er asking price, and substantiate it, when your home is in top condition.
63% Buyer would pay for a house that
was move-in ready.
In a recent poll 87% of respondents said that
home presentation makes a difference in
most sales.
Condition
HOME STAGING
Now that the home has been inspected and any repairs that are necessary
have been made, we will shift the focus to the staging of your home. As we
know, first impressions are important and creating a environment that sets
the scene for a buyer to imagine themselves in the home is crucial. Staging is
positioning the home to appeal to the psychological needs of buyers by creat-
ing a series of impressions that build an emotional connection to help buyers
imagine living in the home.
Well staged homes look
better, photograph better,
show better and sell
faster than non-staged
homes.
Having been in the industry for over 14 years, we have fine tuned and expanded on what it takes to sell your home under
the best terms possible.

Branding Your Home
We employ professional photography to showcase your property. This is the most im-portant step in encouraging other agents to
suggest your home to potential buyers, and to compel a buyer to ask to see your home.
Your property information and custom pho-tography will be entered into GAMLS and
FMLS. These listing services will notify hun-dreds of local real estate agents that your
property is ready to be shown.
If your property allows signage, then a post sign will be installed with our contact in-
formation.
Our Facebook property list-ings have often been viewed
up to 15,000 times by local, interested, potential buyers.
Social Media Outreach
Social Media Outreach
1. We host an Instagram account which will feature your prop-erty, reaching potentially thousands of potential buyers.
2. We maintain a LinkedIn profile with over 500+ connec-
tions whom we regularly share my listings with.
3. We host a Pinterest account which is solely for the purpose of attracting other professionals who share a common interest in housing, architecture, and design. This also gives us yet an-
other avenue to directly advertise your home.
Customer Care
As Realtors with Keller Williams Realty, we utilize electronic document preparation and electronic docu-ment signatures to expedite all aspects of the contract
process, saving you valuable time.
