“The inherent characteristics of precast concrete were the ideal solution for this project. The strength and robustness of precast concrete provide fire resistance at the separations between the commercial, residential, and the parking spaces. Long spans and shallow structural depths create adequate floor and roof levels. Precast concrete was ideal for the exterior exposed balconies. The clean appearance of the precast components met the owner’s desire to highlight the concrete structural elements, inside and out. The construction started on site while the precast design was being finalized. This allowed the contractor to jump start the fast-track schedule, creating more time to focus on the details of the design. Precast erection was completed in only 27 days.This building will be low maintenance and long lasting.”

“The project is on an island in Lake Erie. All labor on the island required transportation via the ferry which is a 45 minute ferry ride each way. Additionally, there is no access to the island other than air from November 20th to April 10th each year. The use of precast meant that only the setting of the precast and mobilization of the crane were impacted. The sheer quantity of structure to be placed in one season of construction could not be replicated in any other economically viable method of construction.”

“Precast concrete was used as a structural wall system, a wall cladding, and a decorative treatment on this building. Precast wall panels were chosen for the distribution center portion of the building because they provided a thermally efficient, low maintenance, and cost effective wall system that has low sound transmission. Architectural precast concrete was used on the office building for the same reasons as well as allowing us to achieve the historically sympathetic design favored by the owner. The aggregate of the structural wall panels was obtained from local suppliers and the high thermal mass of the concrete works well with the buildings ground source heat pump (geothermal) heating and cooling system.”
