ADP Ingeniérie and Zaha Hadid Architects have completed the concept design for the world’s biggest airport passenger terminal, the Beijing New Airport Terminal Building. In October, the Beijing New Airport Headquarters created a joint design team composed of Ingeniérie and Hadid studio, with competition consortium group members Buro Happold, Mott Macdonald and EC Harris. The joint design team scheme will integrate principles developed during the competition phase. Initially accommodating 45 million passengers a year, the new terminal in Daxing will be adaptable and sustainable, operating in different configurations dependant on aircraft and passenger traffic. With Beijing’s existing Capital Airport already exceeding its planned capacity, the new airport will serve the world’s fastest growing aviation sector and enable further connections between Beijing and the rest of the world.

Strengthened rental growth for offices in Beijing and Shanghai and lower returns for Singapore and Hong Kong are the lead findings in the latest Asia-Pacific Real Estate Strategic Outlook report. The Deutsche Asset and Wealth Management report predicts strengthened rental growth for offices in mainland China based on demand from the services sector, increasing financial liberalisation and multinational firms. Increasing supply and a rise in United States interest rates will drive lower returns in Singapore and Hong Kong, it says. In Australia, lower returns are seen in the mining sector-led markets of Brisbane and Perth. Deutsche AWM Asia-Pacific head of research and strategy Koichiro Obu says capital markets remained strong in the region, even in the face of softer leasing markets. “We are expecting strengthening demand for space in much of Asia-Pacific, although new supply in Singapore and Hong Kong and reduced demand from the mining sector in Australia are risks,” he said.

Terri Wills has been appointed the new chief executive of The World Green Building Council, a global coalition of more than 100 councils and their 27,000 member companies. Wills is currently the director of global initiatives with the C40 Cities Climate Leadership Group, where she has overseen the restructure of the Clinton Climate Initiative cities technical assistance programme. She is a previous director for the Clinton Climate Initiative in London and has worked with the government of Ontario to help develop clean technology.

“Through the power of the 100 Green Building Councils, WorldGBC is one of the only global organisations which can truly achieve worldwide impact through the built environment,” she said. Ms Wills will begin her new role on 1 June. Former chief executive Jane Henley left in March after five years.

The sustainably designed NZI Centre in Auckland has topped New Zealand’s most recent office efficiency ratings. The country’s NABERSNZ scheme benchmarks office building energy use over a 12-month period on a scale from 1 to 6 stars. The NZI Centre achieved 5.5 stars in this round of assessments – a ½ star improvement on its prior rating – making it Auckland’s first building to receive the country’s best score. The five-storey building on Fanshawe Street was developed in 2009 by Newcrest and was rated 5 stars at the time of construction. The current rating says the building has an annual energy intensity of 49 kWh/m2. “This work on energy efficiency also helps make the building a very pleasant environment to spend time in, which is great for our people and productivity,” says Jacki Johnson, chief executive of tenant IAG, an insurance company.

New World Hotels and Resorts is expanding its Asian presence with a move into the Thai market. The group has signed a long-term deal with Thai real estate developer Grand Canal Land to manage the New World Grand Rama 9, Bangkok Hotel. The deal is the latest addition to New World’s existing portfolio in mainland China, Vietnam and the Philippines. Scheduled to open mid-2017, the 285-room hotel will be an integral component of the Grand Rama 9 development in an emerging business and finance district near the Phra Ram 9 MRT station and the Stock Exchange of Thailand.The hotel’s design will be led by Bangkok-based A49 while Singapore’s White Jacket will handle the interiors. Sonia Cheng, chief executive of Rosewood Hotel Group, New World’s parent company, said Bangkok was an important strategic expansion.

The Hong Kong Police Force will get a new state-of-the-art recreational facility at its landmark Causeway Bay location. Architects and planners TFP Farrells will carry out the project. The new Police Officers’ Club features an outdoor pool, sports hall, gymnasium, indoor bowling lawn, golf simulators, squash courts and roof-top tennis courts. The design includes restaurants, cafés, bars and a major banqueting facility overlooking Victoria Harbour with its own viewing deck. Seminar and lecture rooms will also be provided for training and conferences.

Incorporated into the design are sustainability features such as green roofs, photovoltaic panels and solar hot water collectors. Farrells are having the design assessed for a HKBEAM Gold rating. The project forms part of a multibillion dollar Shatin to Central Link. The project’s cross-harbour tunnels run beneath the site and the current club must be demolished. The harbourside location has height restrictions that preclude any increase in height above the existing three-storey building.

Architecture and design firm Aedas clinched claimed two major Cross-Strait Architectural Design Awards from the Hong Kong Institute of Architects (HKIA) at the end of March. The Xi’an Jiaotong-Liverpool University Administration Information Building in Suzhou won a Gold Award in the commercial office category, and the Mallory and Burrows Street Revitalisation in Wan Chai received a Silver Award for Community, Culture, Religion and Recreational Projects. The university administration building is a reinterpretation of a Taihu stone found in Suzhou gardens. The work was designed by global board director Andy Wen.

The conservation of a Grade 2 shophouse from the 1910s in Wan Chai was led by associate director Edward Leung. A further five projects were nominated: the Centre 66 commercial project in Wuxi; Langham Place,

Guangzhou; Xi’an’s Land Experience Centre in the community, culture, religion and recreational projects section; The Forum, Hong Kong; and THR350, also in Hong Kong, for the low-rise residential award.

M+ museum has made a new acquisition of a contemporary Indian work through the Brown Family Annual Acquisition Fund. The visual culture museum in the West Kowloon Cultural District bought the painting SS Rajputana Leaving the Port of Bombay – 29th August 1931 by Atul Dodiya. The purchase was made from the HK$5 million fund established by philanthropist and artist Rosamund Brown. The fund, now in its second year, is split over two, five-year spans to allow M+ to acquire work at Art Basel for the collection. M+, which is dedicated to visual culture from the last century and today, has more than 4,000 works and is due for completion in 2018.

M+ chief curator Doryan Chong said the museum was thrilled to acquire the Atul Dodiya piece. “We have been gradually expanding our purview to include South and Southeast Asia. Dodiya is a perfect addition,” he says.

A rare collection of one-, two- and three-bedroom properties covering a broad section of price brackets across southern London and Windsor have been released to the market. London and regional developer, Nicholas King Homes, and Knight Frank launched the four new developments - Ikon, Centric, Avant and Portobello Terrace – in Hong Kong earlier this year. Ikon is located in Wandsworth and consists of nine two- and three-bedroom boutique apartments to be completed in December.

The Centric is a collection of 12 one- and two-bedroom apartments and two penthouses in Windsor, also due for completion in December. Next Spring will see the completion of the Avant development in Putney, with nine apartments, a penthouse and a coach house. The Portobello Terrace development is complete and consists of four homes and one boutique apartment. Knight Frank partner Seb Warner said the developments were a fantastic collection of properties that combined a great investment and lifestyle opportunities in sought-after locations.

JLL won the Office Team of the Year and Retail Team of the Year categories at the annual Royal Institution of Chartered Surveyors Hong Kong Awards 2015. The firm’s retail department director Adam Draper was named Young Achiever of the Year. “Every member of our team delivered an outstanding performance and made these spectacular achievements possible,” says JLL Hong Kong chief operating officer and head

of leasing Gavin Morgan. “JLL and its talent are dedicated to providing customised services and up-to-date market insights to its clients.” JLL claimed excellence certificates in four other categories: Residential Team of the Year; Industrial, Data Centre, Logistics Team of the Year; Property, Facility Management Team of the Year; and Best Deal of the Year. Morgan put the firm’s strong showing down to excellent teamwork.

For savvy investors, JLL say that opportunities currently beckon in East London. A new mixed-use development offers an ideal entry into London’s booming Shoreditch market. The Atlas Building complex is a 40-storey residential tower and a 10-storey office

building, public piazza and retail space. The development was presented to the Hong Kong market in April. JLL says the building’s Shoreditch location was once known as the “City fringe” but can now be considered a core London location. Residential prices in the Hackney area, which contains Shoreditch, are 48.7% above the same point in 2011 and JLL Research predicts further increases of 17.4% over the next three years and 29.4% over the next five years.

LW has strengthened its team with the appointment of Adrian Battisby as associate director to the Hong Kong office, further reinforcing the company’s commitment to deliver their design services for hospitality and F&B projects across the Asia-Pacific region. With support from upper management and the design team in LW’s Dubai headquarters, Battisby will focus on providing planning, design services and project management support. He will also drive client relations and media relations.

Isabel Pintado, managing director for the group’s ID department said: “With Adrian’s appointment, we are looking to build on the great success that our Hong Kong team has experienced over the last three years in the Asia Pacific region. With an impressive list of completed Hospitality and F&B projects throughout the world, ranging from the recently opened TAJ in Dubai, Royal Meridien in Abu Dhabi among many others Adrian’s previous experience and role as an Associate at our Dubai office will be invaluable to our Hong Kong team.”

Inbound investment in Asian real estate will take a “quantum leap” this year, according to a new white paper from commercial real estate services group Colliers International. Colliers’ managing director for capital markets and investment services, Terence Tang, says inbound investment will increase by 102% by the end of the year – more than three times the rate of growth last year. “The office market Asia-wide is at a stage in the cycle where new supply will rise 152% to about 100 million m2, presenting significantly more opportunities,” he says. “Shanghai, Hong Kong and Singapore remain the best target destinations, but structural change in markets such as India is making them more attractive.” Meanwhile, outbound flows into real estate will increase 61 % in 2015 from a record US$46 billion last year, Colliers predicts in its The Winners in Asia’s Tug of War paper.

A Suzhou development set for completion in 2017 will set a record for the world’s biggest monocoque roof structure. The Suzhou Center is a high-end integrated development located in the western section of the Suzhou Industrial Park. The collaboration by CapitaMalls Asia and Suzhou Industrial Park Jinji Lake Urban Development is set on a 16 ha site and includes retail space, offices, homes, a hotel and entertainment and cultural spaces. Architect and interior designer Benoy is behind the development’s major retail component, featuring the monocoque roof spanning 36,000 m2. Benoy Director Winnie Tsang said the roof design was inspired by the Chinese phoenix and would become a symbol of architectural innovation. The development will serve a catchment of 13 million residents across Suzhou and another 8 million tourists each year.

Some 390 flats at the Rise luxury condominium tower at Miami’s Brickell City Centre have gone on sale to Hong Kong investors. The first lot of 20 flats for sale are between 91 m2 and 172 m2 with prices from US$660,900 to US$1.49 million. The first condominium tower, Reach, was released for sale last May and is about 80% sold. The HK$8 billion Brickell City Centre is being developed by Swire Properties and is designed by Arquitectonica, with interiors by Richardson Sadeki. Centaline Property Agency has been appointed as the exclusive agency in Hong Kong.

Two Hong Kong Awards from the Royal Institution of Chartered Surveyors were presented to Rider Levett Bucknall recently. The firm won Sustainability Achievement of the Year for its work on the Hong Kong Science Park Phase 3a and 3b, and Construction Project Team of the Year for California Tower. The science park development comprises 105,000 m2 GFA in five buildings dedicated to research and development, laboratories, offices and conference facilities. The award recognises the successful incorporation of 39 sustainable design features. Building 12W was Hong Kong’s first building to obtain a platinum LEED rating (Core and Shell) 2009. Rider Levett Bucknall, Mace, Simon Kwan and Associates, and Cundall, among others, were involved in the project.

California Tower in Central’s Lan Kwai Fong is a 28-storey tower with restaurants, bars, clubs and a sky garden with a total construction floor area of 11,315 m2. Rider Levett Bucknall worked with LKF Properties, Cypress Consultant, Wong and Cheng Consulting Engineers, and J Roger Preston on the project.

Global crane manufacturer Linden Comansa has sold one of its mid-sized flat-top tower cranes to aquaculture company Gargano Pesca. Since the beginning of the year, Gargano Pesca has worked a Linden Comansa 16LC185 flat-top tower crane with maximum load capacity of 12 tonnes at work in Manfredonia, a small coastal town in Italy. Gargano Pesca has 40 floating cages for breeding species such as sea bass, bream, oysters, mussels and clams. The crane is used daily for transhipment of containers with 10 tonnes of food. The crane has special marine protection, named C4M, and shipped without a cabin to improve mobility and visibility.

Connecting places and people is at the heart of a design by Atkins for a new mixed-use public square in Changsha. The Northstar Changsha Centre is being developed by the Changsha Northstar Real Estate Development Company on the Northstar Delta site. The design by the Atkins design, engineering and project management consultancy integrates residential, cultural, retail and commercial space on the city’s riverfront to build a central public space. The design includes a super-tall 400-m office tower, convention centre, department stores, a five-star hotel and serviced apartments in a GFA of 406,000 m2. Atkins’ senior design director Ian Milne said the ambition was to create a centrepiece to the urban quarter with a civic plaza located between the tower and convention centre. The plaza is set to become a meeting point, says Atkins.

A living wall of lavender is causing a sensory sensation in Japan thanks to an innovative lighting system produced by Traxon. The living wall is in located in the showroom of Tokyo’s Young Living Essential Oils, which specialises in essential oils and oil-infused nutritional supplements. Ten pieces of Traxon Nano Liner XB-27 RGB have been used to illuminate the living wall of dried lavender, which is Young Living

Essential Oils’ most popular fragrant essential oil. The lighting system adds extra colour and texture to the living wall experience. The lighting system is proving a drawcard for clients visiting the showroom by providing an interactive experience. Visitors can play a selection of themed, pre-programmed lighting effects including rainbow colour changing and summer breeze, due to Butler XT2 and Glass Touch T12 user interface technology enabled by e:cue. The living wall can also be customised for various promotions. The living wall project has received numerous awards including the JCD Design Award Best 100, the DSA Award 2014, and the SDA Award 2014.

A Toronto waterfront development, Concord CityPlace, has been launched for sale in Hong Kong. Developer Concord Adex says it is the biggest residential community project in the Toronto CBD. “The intensification of the central business district has created a strong and steady demand for housing in downtown Toronto,” says Brian Fong, Concord Adex senior manager for project marketing. “According to a recent report from the Toronto Real Estate Board in February 2015, the composite benchmark is approximately CAD $528,000, representing a year-on-year increase of 7.84%.”

The science-fiction-heavy Sandcrawler design is one of a quartet of outstanding projects for which ALN has recently won awards.

ALN's landscape for the Sandcrawler building in Singapore, creates a lush and tropical rainforest environment placed within the built environment. Water flows through the forest environment, cooling the space, filling it with an otherworldly aesthetic befitting the futuristic lines of the home of the Lucasfilm Singapore studios.

An atypical request from an uncommon client challenged them to place the Jedi Master - Yoda within the garden. He now stands as the distinctive water source of the stream of the forest, to be discovered by passers-by.

In 2014, the practice has received two merit awards from the Hong Kong Institute of Landscape Architects (HKILA) Design Awards and three honour awards from the Institute of Landscape Architects Malaysia (ILAM). The Sandcrawler also received The Presidents Design Award, Singapore 2014.

Adrian Norman opened the business in Hong Kong in 2005 with 4 staff. There are now 26 staff in Hong Kong and another 10 in the Kuala Lumpur office, which opened in 2010. Their staff includes nationals from The United Kingdom, Australia, Hong Kong, Malaysia, China, Korea, India and the Philippines which gives a culturally diverse approach to their design process. The firm has gone from strength to strength, currently focusing their design in all development sectors throughout the Asian region.

SIMPLICITYALN has built a reputation for the creation of sophisticated and contemporary spaces with a focus on the marriage between the interior and exterior. Norman says the work the firm carried out on a private residence in Clear Water Bay, Hong Kong, was an example of the hidden complexity in a seemingly simple design. The private residential project was one of two ALN projects recognised in the HKILA Awards.

The project saw the property’s existing swimming pool given a sleek makeover, with an infinity edge boasting the magnificent views across the Sai Kung peninsula and South China Sea.

Norman says the simple materials used for the pool, pool deck, driveway and courtyards have a strong connection to the contemporary architecture and interior space, and the surrounding vegetation engaging the garden. They used minimal species for the planting, limiting the colour palette to green, white and yellow, ensuring synergy throughout.

The refurbishment also included developing a strong driveway arrival, creating an outdoor bar / pool terrace and a contemporary courtyard for the office annexe.

“In unique project opportunities like this, there is a lot of initial work ensuring you fully understand the site, including levels, sun direction and local climate, a lot of which we determined by studying the local vegetation and site walks with the client at the start. Then working around all these elements, and of course, respecting Client wishes, understanding the architecture and interior and the specific requirements of the property, we can develop a holistic design.” he says.

GARDENS OF SECLUSIONALN’s work on the Gardens of Hua Wei in Shenzhen saw the firm pick up its second merit award in Hong Kong and an honour award at the Institute of Landscape Architects, Malaysia.

ALN have been commissioned on a number of projects for Hua Wei Technologies since they were founded in 2005, including this European-style garden with functional external courtyard meeting areas. Their design takes its reference from the natural picturesque landscapes of Europe, of rolling hills, green valleys, meandering streams, expansive lawns and changing colours.

This recent composition of work draws the eye and attention into a centrally scripted landscape that plays off the configuration of contemporary designed administration buildings set aside from Hua Wei's main Shenzhen IT campus.

“In the early stages of the masterplanning workshops with the client and architects, we developed the landscape to reinforce seclusion from the adjoining roads. All of the buildings were arranged inwards.

We then dropped the landscape with considered level changes so it became a sunken landscape thereby forming terraces, embracing the landscape with clear visual and physical connection from inside,” he says.

ALN strove to connect the low-density environment with the landscape, including natural water cascades, reflective pools and a diverse range of plant material. The composition of materials include local granite, slate and timber which unified the clarity of landscape and architecture.

"The shaded cool spaces draw staff and guests into a green and communal external workplace environment, where private corporate meetings or elaborate events can be staged," he says.

A WOODLAND ENCLAVEAnother of ALN’s awards recognises their landscape design for Swire Properties' Mount Parker Residences. Addressing and respecting the existing surrounding woodland environment, arrival sequence, privacy and seclusion, infinity pool and spa, and sky gardens for the project.

Located at 1 Sai Wan Terrace, Mount Parker Residences is a stunningly designed development by Arquitectonica and DLN and is completed with a streamlined silver curtain wall facade. Set against the backdrop of Mount Parker , the development commands spectacular views of the harbour, adjoining woodland environment and city skyline. ALN faced some clear constraints in their approach to the design. Norman says the entry to the site necessitated a considerable expanse of hard paving to remain open for vehicles, in particular emergency services, pedestrian movement and underground utility connection.

"To temper the uniformity of the finishes, we created a modular flag-stoned plaza, framed by tall and angular gabion walls incorporating vertical greening of varying heights and angles to create a strong arrival experience. The walls respond to the

lobby facade's and also provide screening to utility elements and most importantly, privacy and seclusion from the adjoining development. We also inserted glass in a segment of the wall, on arrival axis, borrowing views from the woodland beyond."

THE LAST WORDNorman says landscape design –for spaces destined for all sectors of architecture and masterplanning – should always be underpinned by a strong connection to the built form and reflects an understanding of the discipline of design to inform the scheme.

He says contemporary design should not be confused with simplistic design, arguing that it’s possible to retain rich detail and texture in a modern context.

“You can take contemporary design but not look at it in a minimalist way, which is often the case when people talk about contemporary design, but actually try and combine it and relate it back to some rich textures of planting types, considered materiality and bring curved forms back into a design, instead of always looking at the straight lines and strong geometries - dependant on the site of course.”

A FORCE TO BE RECKONED WITHSingapore’s Sandcrawler, Lucasfilm's Singapore facility, was opened in September 2013. The facility is centrally located at Fusionopolis.

ALN were commissioned as design landscape architect alongside Andrew Bromberg's design team at AEDAS in Hong Kong and Singapore, and Ong & Ong in Singapore.

The state-of-the-art building is the regional headquarters for Lucasfilm Singapore, The Walt Disney Company (SEA), and ESPN Asia Pacific.Norman says the architecture of The Sandcrawler was inspired, designed and named for the renowned animation empire, so there was a need to ensure the landscape, which was predominantly public open space, complimented and reflected the unique and streamlined architecture.

“The client was very keen for the landscape to become 'an environment scene or set' from Star Wars,” he says. “Our original concept scheme was different, a lot more sculptural and we loosened it up gradually to create this forest environment in which the building has landed in, or is perceived to be passing through.”

In addition to the architecture, the garden space is also remarkable with the planting of more than 180 species of local plant species which were all specified, procured on field trips and set out on site by ALN .

“It is intended to be an overgrown forest that has germinated on its own, a landscape that is not normally associated with corporate landscapes,” he says. “That’s the intention - that over the next few years it really becomes an incredibly densely vegetated central civic space where you meander through a rainforest.”

INNOVATIVE DIALOGUE ON CROSS-STRAIT ARCHITECTURE

Organised by The Hong Kong Institute of Architects (HKIA), and sponsored by Create Hong Kong (CreateHK) of the Government of the HKSAR, the HKIA Cross-Strait Architectural Design Symposium and Awards (CADSA) 2015 successfully concluded by drawing international attention and innovative dialogues on cross-strait architecture, as well as unveiling the award recipients on 28 March, 2015 at JW Marriott Hotel Hong Kong.

Mr. Daniel Chi Wuh Cherng, Chairman of the CADSA 2015 Organizing Committee, who is also the Honorary Secretary of the HKIA, remarked: “The CADSA 2015 is held with great success and with enormous support from the architectural sectors and academic institutes. On behalf of the Organizing Committee, I would like to thank the speakers and panellists for taking the time and effort to attend the symposium and create meaningful dialogue and for sharing with our participants. Mr. Benny Chan Chak Bun, Chairman of Symposium Committee, CADSA 2015 and Council Member of the HKIA, said: “The HKIA Cross-Strait Architectural Design Symposium has become an important occasion for the architects in the mainland, Taiwan, Macau and Hong Kong to exchange dialogue and to learn from each other, in order to facilitate the elevation of architectural design in the Cross-Strait regions towards the international arena.”

Mr. Leslie Lu Lam, Chairman of Awards Committee, CADSA 2015, said “The CADA 2015 is organized to take a snapshot of the state of our contemporary Asian-Chinese art of architecture in the context of history, locality and geo-politics and economics. 由香港建築師學會主辦,香港特別行政區政府「創意香港」贊助,「2015年香

港建築師學會兩岸四地建築設計論壇及大獎」已於2015年3月28日(星期六)在

香港JW萬豪酒店順利舉行。設計論壇成功啟發了兩岸四地的建築師就別具創新

的建築議題進行討論,晚宴上亦公布了備受國際建築界關注的大獎得獎名單。

籌委會主席兼香港建築師學會義務秘書長戚務誠建築師表示︰「是次論壇及頒獎

The preservation and continuation of an ancient architectural style, this project is seen as a flag-bearer for Huizhou culture. The site area of 78,205 square metres has a built component with a net gross floor area of about 62,500 square metres. The design adopts traditional Hui-style characteristics, including the inner courtyard with its “four-side slope to centre”. There is a spatial sequence that lends its architectural style from the Ming Dynasty. Abstract façade elements are a contrast from the traditional architectural representations and help redefine this commercial precinct. The original context of meandering streets and the existing bungalows and courtyard structures is echoed by the “free growth” pattern of Huizhou villages.

The Innhouse Hotel is an eco-guest house, conceived as a village for spirited travellers. The scheme houses 17 guest suites in a cluster of four L-shaped structures linked by pedestrian trails and connecting courtyards. A stripped-back minimalism is reinforced by timber cladding and reconstituted bamboo decking arranged geometrically to deliver a form devoid of decoration that accentuates the beauty of the dense, landscaped site.

Each guest suite reads as an extension of the landscape with a cantilevered balcony opening onto living spaces that are enveloped by the greenery. At the heart of the design is a respect for the location’s ecosystem. The built components cover less than 18 percent of the 7,000 square metre site.

隱舍 Innhouse 坐落於雲南昆明市郊覆蓋著茂密樹林的山地上,可以俯瞰山谷和整個城市景觀。這處隱於林間的小型生態旅舍僅為旅者提供十七間體驗式客房。依托起伏的山勢並融合場地保留的樹木,四座高低錯落的L形建築以村落的形式聚集,形成通過曲折步道聯接並面向山谷的系列半開放庭院。每座單元建築分為三個體量, 即兩個翼和半開放垂直上落空間,並通過景觀廊橋連接。客房設計是林間風景的延續。起居和臥室的一側面向山谷和庭院。

Tibetan pilgrims have trekked to Yushu for more than 300 years to worship at Jianamani, the world's biggest Tibetan Buddhist cairn. At the site, pilgrims have deposited more than 250 million Mani, devotional stones carved with mantras and designs. An industry has sprung up in carving the stones and four in every 10 people in the community are employed in producing Mani. The Jianamani Visitor Centre delivers a museum, 11 viewing areas and small research archive for tourists; and there’s a post office, clinic and public toilets serving the community. The 1,100 square metre centre is typical of local construction techniques, built by local masons from the same stone as the Mani.

A factory site dating back to the 1950s, 1.98 hectares in area and overgrown with mature trees, has been redeveloped to become 732 residences sympathetic to the site’s history.

It was critical to the project that any redevelopment should be respectful to the site’s geographical relationship, preserve native plants and trees, the existing road networks and the abandoned water tower. The programme integrates the built environment with vegetation, and courtyards with trees, to create a design best represented by the thinking “planting house in the trees”. This is high density housing delivered in the Chinese-style of courtyard housing.

Morphed from a disused Shekou glass factory into an event space and productive farm, Value Farm integrates urban transformation, architecture and productivity. Part of the Shenzhen Hong Kong Bi-city Biennale of Urbanism and Architecture, the Guangdong Float Glass Factory was reengineered to provide a permanent urban landscape infrastructure.

The design was inspired by Hong Kong’s dense city fabric and greening, including rooftop farms that reconnect the population to small-scale food production. Brick enclosures at different heights reference Central Graham Street’s demolished rooftop configurations.

Terence Riley, former MOMA curator and the 2001 Bi-city Biennale curator, called the revitalisation a “prime example of how urban green environment can be achieved”.

XI'AN JIAOTONG-LIVERPOOL UNIVERSITY ADMINISTRATION INFORMATION BUILDING 西交利物浦大學行政信息樓

The Xi’an Jiaotong-Liverpool University Administration Information Building is a strong composition at the heart of a young university located in the Suzhou Industrial Park.

The design is inspired by Taihu Stone, the porous, limestone-like stone that is often referred to as the scholar’s stone, as its complexity has always been appreciated by the literati. The pores in a Taihu Stone correspond to the building’s void spaces, open-air landings and functional spaces linking the building’s different programmes.

The series of voids allow the building to respond to the users and surrounding context to form interactive spaces for gathering. The building has a gross floor area of 59,893 square metres.

西交利物浦大學坐落於蘇州工業園區,這裡有著悠久的文化底蘊和飛速發展的經濟,彼此淵源共生,和諧共融。行政信息樓的設計靈感來自於著名的太湖石,其天然自若的形態代表著中國文人對自然的理想化的詮釋,故也被稱作學者之石。建築根據太湖石的獨特的孔洞結構設計為被多個室外中庭空間聯繫起來的多種功能,內部的空間因暴露而有了新的意義並與周圍環境的有了更加密切與直接的關係與互動,吸引人們徜徉其中。

Benoy unveils the award-winning LOTTE WORLD MALL

LOTTE WORLD MALL has been welcomed as a high-profile addition to the thriving capital of South Korea with Benoy as the Interior Designer behind LOTTE Corporation’s most significant retail development to date. The development’s adjoining AVENUEL department store, the third largest duty free story in the world, has also been given its distinctive identity by Benoy as Façade Concept Designers. Speaking with Benoy’s Team, PRC uncovers how this Seoul landmark responded to the city’s retail landscape and set new a benchmark in Asia with its award-winning design.

A WORLD-CLASS DESTINATION

In a megacity of 10 million which also attracts a thriving tourism industry year-on-year, LOTTE WORLD MALL has established itself as a significant new comer in this booming market. With the vision of one of Korea’s largest developers driving the development, LOTTE WORLD MALL is not a stand-alone development but one part of an integrated offer bringing an entertainment tower, world-class concert hall and the third largest department store in the world to the city. In fact, combined with LOTTE Corporation’s existing retail portfolio in the Jamsil district, LOTTE WORLD MALL forms Asia’s largest shopping centre.

Located at the base of a mega-tall skyscraper, LOTTE WORLD MALL has garnered high-profile attention for its role in transforming the shopping landscape of South Korea. Situated in the upper income residential area where one-third of Seoul’s population reside, the site has long received over four million overseas tourists and, with the new development, a total of 100 million annual visitors are now expected.

Convenient and accessible, daily foot traffic exceeds 170,000 people and the development has unsurpassed connections to two lines on Seoul’s underground subway as well as inner and outer city routes, highways and metro ring roads.

The development forms the second generation LOTTE WORLD in Seoul, following the first LOTTE WORLD which opened in 1989. With a desire to create something different, LOTTE Corporation’s brief to Benoy was simple – surpass the existing shopping culture and innovate ahead of what is currently in the market. As world-leading Retail Designers, Benoy took this directive as an opportunity to create an interior landscape which went beyond shopping and entertainment, establishing a haven for interaction, expression and experience.

RESHAPING INTERIORS

Benoy’s Interior Design has captured the significance of the development, introducing innovative and interactive features not yet seen on the same scale in the country. Sculptural GRG ceilings, illuminated timber walls, prominent motif lighting and pocket outdoor gardens have added to the profile of the development as a modern city landmark.

"Given the scale of LOTTE WORLD MALL, the design of the public areas, the areas where people naturally converge, was critical. We featured a number of design elements to ensure that these spaces were memorable and unique. For instance, the main atrium is dressed in a ‘Solid-surface’ material, allowing us to create a geometry which would've been very hard to achieve using traditional methods," said Rufus Turnbull, Divisional Director.

The main atrium serves as the centerpiece for LOTTE WORLD MALL, visually connecting the six above-ground levels and designed to capture and intrigue the thousands of expected visitors each day. Its fluid and seamless design has been achieved through the application of a locally sourced resin-surface material – typically used to manufacture kitchen benchtops, but applied here for its sophisticated appeal, producing a clean finish with no joinery visible as with other products.

“We were experimenting with different forms and shapes, pushing to find new materials and manufacturing processes to achieve our long-held vision of a seamless design language for the scheme,” explains Turnbull.

Moving through the scheme’s arcades it’s easy to see how Benoy’s Team has employed different production methods to create an aesthetic that engages the visitor. The ceilings surrounding the five smaller voids have been crafted using laser cut detailing on the south side and backlit drop down panels on the north side, creating a varied and strong visual presence to guide shoppers around the mall.On the ground floor, animated lighting displays act as a focal point to the main entrances in keeping with this concept and adding vibrancy and playfulness to the design. Latticed timber panelling above major transitional areas further complements the creative approach while enhancing navigation throughout the mall.

EXPERIENTIAL DESIGN

Driven to create pockets of surprise, Benoy introduced woven textiles to the flooring design in a variety of colours and patterns to accentuate different areas of the mall. Linking the transitional spaces between escalators are ‘Colour-blocks’ of carpet tiles which at times appear with large arrow graphics to highlight major thoroughfares. On the fourth floor, designated for family retailing, carpet is used throughout, creating a comfortable and playful haven for children whilst dampening noise levels.

“It is the small surprises that continue to draw visitors through the scheme. Stone is the major material used in our flooring design and we laid it out in pixelated formation using four neutral colours. Its detailing is purposefully subtle, allowing us to create these feature spaces with textiles that still sit in harmony with the overall design,” explained Senior Associate Director Eduardo Gonzalez.

It is perhaps the restroom and elevator lobby areas which capture best Benoy’s skill at understanding their shoppers. LED backlit timber walls with moving patterns highlight the entrances to the lobby areas, guiding visitors to their location and engaging their audience as they wait. Built-in seating which blends into the wall provides convenient spaces to stop and rest.

“Our philosophy is not to hide these amenities down the back corridor, but to bring them to the forefront as something for the mall to be proud of. We’re introducing a hotel level of experience to the scheme,” says Turnbull.

RETAIL EXPRESSION

Combined with AVENUEL, LOTTE WORLD MALL features over 970 brands, 20 of which have made their debut in South Korea. Evolving the traditional retail mall arcade concept, Benoy introduced new areas for retail expression and feature spaces to accommodate these hundreds of tenants. Tenant-controlled and development-controlled store fronts have added diversity to retail offer while duplexes with internal staircases and open market-style spaces create areas of interest for high-end and new to market retailers. Interactive displays cleverly conceived and built-in to the ceiling also reflect Benoy’s desire to display retail and merchandise in an original and entertaining way.

“Exploring the way retail is presented is crucial to the success of a retail destination. Our aim was to provide a wide variety of options to allow retailers to express themselves in new ways,” says Turnbull.

THE FACE OF AVENUEL

As a talented multi-disciplinary firm, Benoy’s design was chosen by LOTTE Corporation as the Façade Concept Design for the AVENUEL department store, a major luxury component to complete the LOTTE WORLD MALL development.

Symbolic of the development’s prominence, the design has taken inspiration from origami craft and realised in the form of white diamond-shaped marble tiles. The detailing has also incorporated a rich lighting design. Backlit infills with hidden LED lights generate a multitude of colours for the landmark to adapt its appearance for different occasions throughout the year.

ELEVATING SEOUL

Since opening in November 2014, LOTTE WORLD MALL has received much attention for its design. Recognised by the leading property summit in the region, the development won Best Retail Development (Silver) at the 2014 MIPIM Asia Awards. In May, LOTTE WORLD MALL will be presented at the Asia Pacific Property Awards, taking home an award in the Retail Interior Design category for South Korea.

“Korea is an expanding market for Benoy and one which our studios in both the East and West have had exposure to. Working alongside LOTTE Corporation on their landmark scheme has allowed Benoy to showcase once again its ingenuity for design in different markets and adaptability to create schemes which resonate with their local audience,” said Craig Menzies, Director.

The Accommodation GameHotel investment will be on the rise in 2015 but the industry — and investors — face an industry that may not be volatile but is in flux.

“Over the past several years, the millennial generation has increasingly impacted the lodging industry, calling into question products and offerings that have for decades been industry mainstays” states EY (Ernst & Young) in its Global Hospitality Insights for 2015. Millennials, the 21 to 35 demographic, as well as the new technology that practically defines it, are the new power consumer. Millennials and the middle class traveller out of China, India and the rapidly developing world also share a taste for a hotel experience distinct from previous generations.

The so-called lifestyle lodging that emerging travellers are demanding more and more, is “More cost-conscious and experience-focused than ever before, whether travelling for business or leisure,” according to EY, and investors and operators need to innovate. Many new hotel offerings in fact emerged from Asia, where more fluid standards, higher market fragmentation and diverse cultural demands fostered creativity. A few of the factors influencing those new offerings are revenue-generating common spaces, the rise of the low cost airline, widespread adoption of mobile technology and novel locations with strong transport connectivity. That’s fortuitous for investors, particularly in Asia-Pacific, where land prices, supply and high construction costs are pushing developers outside traditional city centres. While those may seem like fluid fads, when it comes to hotels, consumers have an impact on investors the same way office occupiers and residential end-users do.

CAPITAL INFLOWS

According to the United Nations World Tourism Organisation (UNWTO) travel to Asia-Pacific grew 5.3 percent in 2014, representing 263 million arrivals, underpinning a resilient hotel market even as overall investment transaction volumes declined. “The reality seems to be that 2014 was a bit slower than the year before. 2013 had been quite aggressive because Japan was opening up due to Abenomics and money started flowing into the property market. Suddenly there was capital and those who wished to sell were taking advantage of that,” begins Robert McIntosh, CBRE Hotels Asia-Pacific executive director. Japan was depressed after the tsunami, Singapore had been gaining steam before it started flattening out, there was instability in Thailand, China and Vietnam clashed and Malaysia dealt with two airline disasters. “Southeast Asia became a short term problem with a fall in visitor numbers,” says McIntosh.

Though the hotel market is still a long way off its 2007 peak, 2015 is nonetheless looking positive. Total investment globally into hotels in 2014 was approximately US$59 billion — of which $7.5 billion went into Asia-Pacific. “For 2015 we are

expecting to see a small increase in hotel transaction volumes across Asia-Pacific,” agrees Scott Hetherington, chief executive officer, Asia with Jones Lang LaSalle Hotels & Hospitality Group. “The biggest challenge we have in this region is the actual amount of deal flow compared to the size of the economy and the investor demand. The demand for hotel investment is huge, but supply is limited.”

A great deal of increased investment will come from China, where relaxed overseas investment rules have Beijing actively encouraging activity abroad. Australia has already experienced a bump in Chinese investment; cap rates are relatively high and exchange rates are favourable to the Renminbi. Sydney dominated the second half of 2014’s investment activity, accounting for US$982 million worth of transactions. Along with rising tourist numbers, “The improving economy and investor confidence means more money is available for hotel investments, which increases demand from previously inactive funds in places such as Japan. Hotels are increasingly regarded as a good investment,” notes Savills Managing Director Hotels Asia Pacific Raymond Clement.

WORKING OUT THE NUMBERS

The Asia-Pacific hotel landscape is as diverse as the region itself, and indeed some locations perform better than others — for different reasons — and “poor” performance with regard to yields can even be acceptable. Hong Kong’s crucial Mainland visitor arrival numbers may be faltering, but that hasn’t stopped investment capital from flowing into the city — chiefly because it’s one of Asia’s trinity of safe haven markets, along with Singapore and Japan.

According to the JLL’s March 2015 Hotel Destinations report, 2014 saw US$7.5 billion in 146 transactions across the region, a figure projected to flirt with $8 billion in 2015. Though the safe havens dominate, investment is scattered across APAC. Key investment destinations include emerging spots like Yangon, Jakarta, Hanoi, Ho Chi Minh City and Sri Lanka. Also tops among mature markets are Phuket, Bangkok, Taipei and Mumbai. Somewhere in between are first-tier China (Shanghai, Beijing), Seoul and Osaka. Hong Kong and Singapore each added roughly 1,700 luxury sector rooms last year, and now average daily rates (ADR) sit at US$476 and US$323, with revenue per available room (RevPAR) at just under US$373 and US$259. Tokyo added only 248 rooms — but they were impressive rooms at AMAN and Andaz (a boutique Hyatt brand). Tokyo’s ADR and RevPAR sat at $432 and $357 but the city’s hotel landscape could look much different soon if the government’s initiative to attract international visitors — and bump the total numbers to 20 million by 2020 — bears fruit.

In Macau 2014 was subdued, with no new rooms. Beyond 2015, however, the other SAR will welcome a JW Marriott, St Regis, Hollywood Roosevelt, Ritz-Carlton and the Ascott as just a few. Macau did top occupancy rates across the region at 90.6 percent. At the other end of the spectrum, Manila (2,650 new rooms) Bali (3,800) and Jakarta (2,450) made enormous supply leaps, as tourist arrivals increased in all three. Business and MICE travel underpinned Jakarta’s growth, and spikes in source market (China, Singapore, Australia) arrivals contributed to Bali’s expansion. If all the projects JLL projects for Bali are completed, the island could see over 12,000 new rooms by 2018. Similarly, major international brands entering Manila should account for 6,000 new rooms by the same time.

While it appears that Southeast Asia is experiencing another growth cycle, the numbers can be misleading. “It depends what you mean by growing,” theorises Savills’ Clement. Growth indicators can include ADR and RevPAR — which don’t necessarily have to be complementary — and simple occupancy rates. “Some areas are experiencing high growth in hotel numbers but by other metrics they may not be growing due to over-supply, resulting in a boom and bust. Even if tourist arrivals are growing rapidly, if too many hotels are built ADR decreases, making the destination less desirable for investors.”

Despite statistics that can be subject to interpretation, there are locations hotel investors are bullish on. CBRE’s McIntosh points to low-base Myanmar as generating a lot of interest, the resurgence of perennial hotspot Thailand following some political tumult and continued growth in Indonesia. JLL’s Hetherington agrees on Myanmar and adds Vietnam to the list while urging caution due to both countries’ complex investment regulations. Clement echoes them. “The highest growth country in Asia-Pacific is most definitely Myanmar, whose travel and tourism sectors’ contribution to GDP growth should be the highest in the world for the next decade.”

is to fully document all our projects and then once documented liaise with the local firms regarding possible changes needed to meet local requirements that might not have been addressed in our documentation.”

LW’s main ethos is to design superb environments, to please their clients and to complete projects to the very highest standards. Following are briefs for five recently completed projects which demonstrate why LW remains at the vanguard of sophisticated, refined hotel projects of note.

THE FAIRMONT, RIYADH

Situated in the centre of the business district in Riyadh, The Fairmont Hotel has been designed to attract the most distinctive International travellers. The contemporary interior was created with the use of clean lines, natural finishes, textures and patterns that have all been translated into the spaces making sure the interior feels luxurious and comfortable. A key design element throughout the hotel was the use of decorative screens and mirrored panels on vertical surfaces and ceilings which create illusions and reflections that add volume and depth to the design. The use of dramatic pendant lighting in creative configurations helps complete the interior.

Describing the practice’s rapid growth since establishing their Asian presence, LW Managing Director, Isabel Pintado, explains, “Our expansion has largely followed what we had planned prior to entering the region. There have been surprises along the way and as we expected a steep learning curve due to entering into a new market although having said this, overall we feel incredibly comfortable in this region and have come to understand the standard processes and the way clients wish us to approach their projects.”

She adds that recently the economy has come roaring back to life in their home port of Dubai and that this has actually allowed the practice to invest in their continuing expansion with renewed confidence. Pintado goes on to say that even in the three years they have been present in Asia there have been notable changes in the market with an obvious move towards simpler and more contemporary interiors.

“We have come to see a shift from the previous preference for elaborate interiors towards a leaner and more comtemporary design direction,” she says. “Regionally our greatest recent successes have been in mainland China and Vietnam. In Vietnam we have completed two large F&B outlets in Ho Chi Minh City and we are currently designing the Raffles hotel in Shenzhen.”

From one country to another, throughout the region, Pintado says that in recent years her team has seen how work practices vary enormously from one country to the next. As an example she says that in some countries the practice is asked to take the designs to a certain level and then the local architects / firms will proceed to prepare the construction documentation, and in others they are asked to fully document their own projects. “Having said this our company preference

VIDA HOTEL – DUBAI UAE

Set amongst the trendy surroundings of busy downtown Dubai lays an urban retreat; an edgy boutique hotel with a unique personality. A neutral backdrop of clean lines and subtle tones is accented by quirky bespoke furniture and artwork creating a fresh eclectic look. Concrete tiles and heavily knotted timber combine to give the venue its ‘urban feel’ which is offset by oversized sheer drapery. As the sun sets behind the neighbouring skyscrapers the mood at Vida transforms into a scene of poolside cabanas, chilled beats and a vibrant social scene. Vida is the perfect city sanctuary for the fashion-forward global traveller.

PULLMAN – LOBBY

This project was a renovation and enhancement of an existing hotel that required updating and modernising. A light and airy space was achieved by using a neutral, sophisticated colour palette, the lobby space was extended and opened up to allow natural light in, transforming the lobby area into a bright, renewed space. A focus on design elements showcasing local culture in a contemporary yet timeless space created a calming oasis from the bustling life of Deira. The bold zig-zag stone and carpet flooring pattern and geometric screens are modern interpretations of traditional Arabic motifs.

SHERATON BURJ AL SALAM

Situated on the 52nd floor, Sheraton’s Shine Spa is the highest spa in the UAE. Fresh, light and contemporary, clean modern lines are accented with softer more organic screening, textures and patterns. This juxtaposition of slick yet organic detailing reinforces the brief of a sanctuary high above Dubai’s busiest road. The relaxation areas are strategically positioned to enjoy the stunning views. Sculptural wavy walls, ethereal fibre optic light fittings and smooth timber sculptures feature beside warm and textural timbers, tiles and stones.

BUSINESS BAY HOTEL

Situated in the up-and-coming district of Business Bay, the refined hotel with a comfortable residential feel sits on the banks of the Dubai Water Canal. The high ceilings and vast glazing panels at the front and rear of the hotel allow for maximum light to flood through the building. Refined details and a palette of rich materials combine to create a modern, elegant design infused with an Asian feel. Ostrich leather wall panels, illuminated Onyx, rose gold metals and plush fabrics add a real feel of luxury to the space. Stone flooring and carpet designs feature a mix of over-scaled geometric patterns with far eastern inspired florals. Custom designed specialist lighting adds an element of glitz to the hotel with the ballroom featuring a stunning 25 metre long undulating crystal chandelier.

Engineering relaxation

Reality versus trend

“Pools which incorporate a ‘circuit’ where the bather can wallow from one station to another, providing differing strength massage using air and water to alternate parts of the body, are more suited to larger resort properties, whereas vitality pools are still the favourite of city spas with the standard whirlpool becoming a thing of the past, states Barton. “Boutique spa properties can turn out to be one-off projects with a major ‘wow’ factor, or by their very nature, the boutique budget and offering may not lend itself to a large spa wet facility. It all depends on where the property is being positioned in the market, and obviously, available funds.”

“But propelling the industry forwards,” he continues, “in some cases the hoteliers or the spa consultants are the ones pushing the designers to provide new and innovative techniques. These are however limited to the elements that the users experience, and often, very little interest is given to the technology ‘back of house’ as this is seen as unnecessary and can be sourced for the minimum expense possible. There are water, energy and chemical saving techniques that can be implemented on site; however this generally adds cost and so can easily be ignored.”

“Within the spa, we generally feel that the consultants are responsible for what is possible, as they have to ensure that the business plan makes sense and is deliverable. Snow rooms are expensive, require large plant space and eat the dollars during operation, so who makes the decision whether this is in, or out? These things have to be in-line with the model and the entire offering or these experiences become redundant.”

“We are the ‘Creators of Wellbeing and Relaxation’,” states Barr + Wray (H.K) Limited Managing Director, Derek Barton.

Over the last few years, Barr+Wray (BW) has been involved in the opening of some truly outstanding spa projects, notably ESPA at Resort World Sentosa (RWS), and ESPA Life at the Corinthia Hotel, London. Barton explains that both projects were very challenging, large scale developments with extensive wet facilities, at very different locations. RWS is a new build project on a vast island site where literally hundreds of contractors are involved in the development of a theme park, shopping mall and hotels, making the delivery and distribution of materials remarkably challenging. “Not to mention piping all the pool systems,” he exclaims.

The Corinthia Hotel, originally built in 1883 as the Metropole Hotel and operating as Ministry of Defence offices until 2007, was a more challenging project due to the very location of the development, and the type of building. Stainless steel pool, filters, tanks and pool features delivered during shell and core works, mothballed to enable construction, a year later during fit-out works. Barton states that it is a stunning project and is unique for a city centre spa as it features male, female and unisex wet areas,

Projects of note

With a breadth of successful projects delivered at all ends of the market there must inevitably be some projects of which the company is more than a little satisfied. When asked to offer any examples of projects BW is particularly proud of Barton smiles as he mentions the Mandarin Oriental Residence at One Hyde Park, which was built for Candy and Candy. He says that the 23m x 5m lap pool and spa pool, are all made from bare stainless steel, with Swarovski Crystal Fibre Optic Lighting, and high spec treatment systems, was not only challenging, but for around HK$1.2m metre for metre, must be one of the most expensive pools around. “It really looks great.”

“There are other significant projects currently in development. These include three Ritz Carlton projects, two in Bali and one in Langkawi. All are very different offerings and all of which shall have pride of place in our portfolio! The Ritz Carlton Sawangan, Bali, will have one of the largest vitality pools we have ever produced, with some great technical features, but I can’t share any more than that until the opening,” he teases.

With the hotel sector enjoying robust growth throughout Asia and into the Middle East where are BW currently most active? Barton states that, “Dubai is back on with a bang!” He also says that the firm is enjoying great success in South East Asia, in particular Indonesia. China currently represents half of all the business coming into the Hong Kong office, with a particular focus on design. With project implementation in the mainland often being handled by local companies this sees BW providing critical supervision for the installations to ensure the brand’s standards are maintained. He adds that recently Macau has opened up for BW as a new wave of development and refurbishment is underway and he says the firm is delighted to be part of these very large-scale developments.

Ingredients of a great spa

“It has to work – simple. Whatever the location, or clientele, or offering, whether the project is a large scale development or small, it has to work,” Barton states emphatically.

“Consistency is the key to the longevity of our Brand. The latest trend can look gimmicky or even look out-dated very quickly. With Spa taking a large part of a project budget, it can be costly to look at renovation once your installation falls out of fashion. At Barr+Wray we tend to innovate moderately as we enter into new projects, so that over time the market may indeed shift, but we approach all of our projects with a steady focus on what works well today, and what will continue to deliver into the future.”

VISIONARY DESIGNThe prominent location at Ben Thanh Square – the famous roundabout long considered the symbolic heart of the city – and opposite the Ben Thanh market places The One on the city’s busiest thoroughfares.

Arquitectonica Hong Kong managing director Peter Brannan said the development set new benchmarks in Vietnam for mixed-use developments.

“Vietnam’s recent economic development has led to an increased demand for office and retail spaces in its big cities,” Brannan said. “The One will showcase how to cater to this demand while pushing the boundaries of engaging and functional design.”

Brannan said the project’s combination of design and utility would create an instant attraction when complete in 2017. Work began on the project in 2012. The two towers dramatically cantilever to suggest a head for each tower with the result they resemble two dragons in motion – a reference to the Vietnamese myth of the Two Dragons and the symbol of Ho Chi Minh.

Glass cubes are figurative depictions of Vietnamese pearls in the mouths of the dragons. The “pearls” will house unique residential units and hotel suites respectively.

The One is set to become a destination shopping experience with the glass façade of the podium open to views of the plaza for shoppers and restaurant patrons. Arquitectonica have incorporated the surrounds into the design of the frontage of the plaza, which is shaped in an arc to follow the iconic roundabout’s geometry.

Arquitectonica has located the two towers at the ends of the site to create unencumbered spaces which can be used for retail, hotel ballrooms and VIP suites, luxury penthouses and pool decks.

VIEW TO MIXED-USEThe lower levels of the west tower will be devoted to office and hotel lobbies with express elevators leading to the luxury hotel’s sky lobby, with the hotel offering panoramic views of Ho Chi Minh City and the river delta. The east tower’s apartments will face the plaza and the Saigon River.

The use of glass textured with limestone panels in the podium is repeated in the towers. A showpiece of the development will be the elevated podium pool deck which will link into both the residential and hotel amenities sitting above a separate 935 square metre ballroom with its own private garden linking back to the city park below.

The One will also be an entertainment drawcard with a rooftop bar and restaurant, L48, in the hotel which will offer spectacular views over the downtown district of Ho Chi Minh.

The One is the latest in a series of significant mixed use developments masterminded by Arquitectonica, a practice with a strong reputation for creating destination developments.

Brannan said the firm strives to deliver innovative solutions in resolving the complex problems and challenges posed by these developments.

“Mixed-use developments will continue to increase in popularity,” he says. “We want to show there are many different ways to create new environments that are innovative and feel fresh. These are spaces that allow people to congregate, establishing a sense of destination that in turn creates value for the owners and the city.”

THE MIX MASTERSArquitectonica was the firm behind the US$2.2 billion IFC Seoul, which opened in 2013, a major shot in the arm for Seoul’s Yeouido financial district. Incorporating entertainment options through a cinema, restaurants and bars has meant the development is invigorating the Yeouido district by drawing people in the evenings when the area was typically quiet.

The firm’s work at the Tai Koo Hui, located in the Tianhe District in Guangzhou, has been recognised as among the best examples of a mixed-use development. With similar specifications to The One, Tai Koo Hui has a four-storey retail centre of 138,000 square metres, plus two office towers and a luxury hotel. The site is organised around the principle of maximising open space experiences for consumers.

Brannan said other projects his firm was responsible for included the US$1.05 billion mixed-use development Brickell CityCentre currently under construction in downtown Miami. It will also have a luxury shopping centre, condominium residences, a hotel, and office towers when it is completed in 2018.

“The way we live and the need to preserve resources means mixed-use developments have long been popular in Hong Kong and mainland China,” he says.

“The efficiency and practicality of high-density mixed-use developments connected to public transportation and infrastructure are resolving many solutions within our inner cities, whether they are in the East or the West”.
