As with any assembly line production facility, we at Pleasant Valley have laid out our plant to for the most efficient use of space and manpower.

This allows us to maximize production, reduce costs & overhead and maintain the high product quality that has become expected with the Pleasant Valley product.

The following presentation may over simplify the complex nature of an assembly line base facility that can build 4 complete homes (8 floors) in a single 8-hour day.

However, it does provide a good overview of the production process.

A key advantage of the assembly line concept is that since a factory operates at a predictable volume, raw materials can be purchased in bulk at lower cost thus lowering the cost of the finished product while still being able to use quality goods.

Pleasant Valley has 100’s of sq. ft. dedicated to indoor storage of these raw materials.

The raw materials are moved from the storage area, as needed, into staging areas near the production line station that will use the specific items during the production process.

The obvious place to start our journey is at the beginning!

Our first stop through Pleasant Valley’s state of the art manufacturing plant is the Floor Shop.

The floor is laid out on a template and built to the ridged State Modular Code.

Pleasant Valley builds many different floor designs based upon your needs.

Each is built withsuperior qualityin mind.

Insulation is added, if optioned in, and the floor is decked.

All plumbing lines arestubbed through thefloor system as astandard feature.

Interior Walls

Next, interior walls are attached to the floor assembly with hardened washer head screws rather thannails. This providesadded strength and ensures no separation.

Attic steps are set in place and interior drywall panels are installed using a one-part urethane adhesive andscrews.

Floor Vinyl

At this time the floor vinyl, which is purchased in bulk, is installed.

Don’t worry! The flooring isprotected with a specialcovering throughout theproduction process.

Upon completion of the floors,we move on to the walls.

Sidewall Assembly

All sidewalls are constructed on a template.

Each wall is a single long assembly, complete with drywall and insulation.

All door andwindow cut-outsare completed.

Sidewall Placement

Once complete, the sidewalls are lifted into place and attached to the floor assembly

Independent Right& Left Sidewallstations greatlyspeed up theprocess.

End walls

In a similar manner, the end walls are built on templates andset in place.

Finalizing Wall Attachments

All exterior walls are securely attached to the floor assemblyusing hardenedwasher-headscrews, lag boltsand steelreinforcementstraps.

Wrapping Up The Walls

At this point, all of the work on the interior walls, sidewalls and end walls has been completed.

Most of the interiordrywall panelsare also in place.

The Roof Assembly

Using another specialized template, the roof assembly is constructed. Drywall panels are then attached tothe trusses toform the ceiling.

The Roof Assembly

Pleasant Valley builds a variety of roof systems based upon the customer’s needs.

A 5/12 roofthat has theheaviest basicconstruction in ourindustry is standard.

Interior Ceiling Finish

Once complete, the roof assembly is moved, as a single unit, over the spray booth where theinterior ceiling iscompleted.

Inside this spraybooth, the drywallceiling is given aresidential finish.

Setting The Roof Assembly

Using one of three 10-ton cranes, the entire roof/ceiling assembly is lifted into place atop the home.

Each roof truss istoe-nailed to thetop wall plate &then reinforcedwith hurricanestraps.

Completion of the Framing

In this photo, you can see that the roof is now free from the crane and fully in place.

This completes boththe interior andexterior framingfor the home.

Electrical System – Rough In

Before completing the interior wall panels, the remainingelectrical wiringis roughed in.

Final Drywall Work

All remaining drywall panels are installed.

Panel joints andscrews areprepared for thefinal plasterfinish.

Plastering of The Walls

With the drywall panels the electrical wiring in place, the walls are ready for plaster.

A luxurious plasterfinish will beapplied by a teamof skilled craftsmen

Exterior Walls

For added strength, the sidewalls and end walls are wrapped withOSB (OrientedStrand Board).

The entire exterior isthen wrapped in avinyl moisturebarrier.

Installing The Windows & Doors

With the exterior surface complete, all of the door and windowassemblies areinstalled into theholes cut out onthe wall templates.

Vinyl Siding is Installed

The home is now sided with the style and color of vinyl sidingselected by thecustomer.

Pleasant Valleyonly uses qualityname-brandsiding for yearsof service!

Roof Is Decked & Shingled

The roof trusses have been covered with decking and shingled.

At Pleasant Valley,we have a varietyof shingle styles& colors for thecustomer tochoose from.

Completing The Home’s Exterior!

As you can see, this home’s exterior is just about complete.

While misc. itemsare addressed onthe outside, workcontinues insidethe home.

Plaster Gets Primered

With the drywall and plastering operations complete, the smooth finish is painted with a coat of white primer.

The walls will beready for the newhomeowner to addtheir personal splashof color!

Installing The Cabinets

After the walls have been painted, cabinets and countertops can be installed in the kitchen, bathsand utility areasof the home.

As you may have guessed by now, all of the cabinets that go into every Pleasant Valley home is custommade on site inour very ownCabinet Shop!
