Condominium owners sometimes assume that the association’s master insurance policy is all the coverage they need. The master policy actually only covers the building and com- mon areas, not the interior of your unit or any of your belongings. Neither does it cover parts of the building that are used only by you—like the pipes that feed into your unit from the main pipes. If it only services one unit, it’s the unit owner’s responsibility. Per the Broadway Association Documents, all owners must have their own condo insur- ance for the interior of the unit for coverage of the following items: Floor coverings, wall coverings, ceiling coverings, electrical fixtures, appliances, water heaters, water filters, built-in cabinets and counter tops, window treatments and personal belongings. It’s im- portant to know that if your neighbor’s toilet leaks into your unit, the damage in your unit is your responsibility unless you can prove gross negligence on the part of your neighbor. If you are a tenant, having insurance for your belongings is recommended. Condominium policies generally cost very little each month and are well worth it! If you have any questions regarding what type of coverage you need, please contact your insurance agent. all the coverage they need. The master policy actually only covers the building and com-

mon areas, not the interior of your unit or any of your belongings. Neither does it cover

Be sure to turn water on before turning on the water heater.

Boil water and pour it into the dishwasher before doing the

first load; this helps for an easier start for the motor.

It is recommended that you exercise your windows and sliders

regularly to avoid sticky tracks.

Change your AC filter when you get back. It is suggested to

change your AC Filter at least every 3 months.

A Message from the Social Committee

It’s about that time of year for us to give thanks for all we have and to help those less fortunate by giving to

families in need. As a Broadway Promenade tradition for many years, we have made tax deductible donations to

Hope Family Service, an organization established to assist domestic violence survivors and their families in the

Emergency Safe Shelter located in Manatee County.

On December 13th we will be celebrating at our Holiday Party. It would be very thoughtful, for those who wish,

to bring a donation for Hope House. Donations that would be helpful include pillows, blankets, twin bed sheets,

toiletries, games, books, diapers and of course, toys for boys and girls, ages infant to teen. I know how busy

many of us are at this time of year, so a tax deductible check made out to Hope Family Service will also be greatly

appreciated. We will have a box in the mailroom where you may drop off your donation.

We have done a little research for you! We obtained quotes from three different companies

to find a good rate for owners to have their A/C units replaced. Average life of a split A/C

unit in Florida is 8 – 14 years. Since the building is 11 years old now, all original A/C’s are

also that old. Veteran’s Air offered us the best deal. But the only way to get this great rate

is to have several owners contract to have their A/C replaced. Further info about the quote

they provided is available from the management office.
