All this talk about a property bubble is hard to make a judgement on. Daily I receive industry related articles citing slow down and stagnating of the housing market with various reasons being given such as potential interest rate rises, property price changes (both up and down) and hype about ability to gain mortgages. Then another than positively hypes it. It seems to depend who is writing the article and how what is being written benefits them, as to what they report is happening. My opinion… I can’t help but feel that we are through the worst of the lows and highs, so now the market is going through a bit of natural settling and adjustment to get on a more sensible flow rate. This is a positive step as confidence will seriously improve for both sellers and buyers when the housing market feels more ‘normal’. Sellers are gaining the confidence to return to the market whether that’s being committed to selling having come through what they feel is the worst of the market conditions, or those wanting to test if the market is right for them to financially achieve what they want in order to make a move. So there are some fab properties coming fresh to the market as a result. Some buyers are still price sensitive and also working within new mortgage constraints. Never less there has been a significant return of the first time buyer, with numbers of first time buyers registering for their property search and obtaining mortgage advice well on the increase. Investors are out there too, but perhaps slightly less for buy to let properties and more for profitable turn around opportunities such as properties to do up and sell on. Still a good time to snag some great buy to let properties as the rental market is still very strong and short of available properties. We still have a very high percentage of retired buyers registered - both locals and those looking to move into the area – hence why bungalows are still very sought after. There has also been an upturn in demand with buyers looking to step up to larger properties. I’ll even put my neck on the line and suggest there are perhaps less people looking to do the financial downsize compared to what there has been the last couple of years. So some very positive changes in the buyers market and buyer behaviour too. People will believe what they want to hear – sellers and buyers want ‘their’ best possible price. The hurdle is marrying the two together and succeeding in finding that happy medium. Managing seller and buyers realistic expectations is ever more prominent in market conditions such as this. The facts remain: sales are up, available property stock is low and the market naturally starts to slow down as the change in season to Autumn takes hold at this time of year, where people become conscious of the change in temperature and it being that bit closer to Christmas (dare I say that word yet!). As an agent based on the Lincolnshire, Cambridgeshire & Norfolk bordering area my biggest concern is property stock. I have a mailing list of people requesting certain types of property, in certain budgets and limited properties to offer them. Therefore my sales ability is held back by what I have for sale and not the demand I have registered. Some properties are naturally harder to sell than others, some attract a list of buyers who are all desperate to secure a sale on their own so they can proceed with buying it and others fly of the books no sooner than you get them on – isn’t that the same story across the country? I don’t know an agent out there who isn’t desperately doing what they can to get more available properties on their books. But it’s not just about getting them on, it’s about what we do with them that counts! It’s no good collecting more property stock if your sales ratio doesn’t follow. I can proudly say we are selling very well – in fact our sales levels more often than not are reaching a ratio of over 50% of our stock. Something not many can boast. As well, we are as usual, still finding success with properties other agents have had before us – sadly a bit of effort on how you present a property in it’s marketing literature with the right photos, description and floorplan plus effectively communicating with the customers is often all we have to do. Leaves us wondering what the others have been doing sometimes. It isn’t that easy to ‘try’. But their short comings are our gain. So if you have a property in our catchment area, and your agents photos, marketing and communication leaves little to be desired why not give us a call… our success may just rub off on you too.

NEW BOOK LAUNCH The Society launched its first book in a series of historic photographs

of Long Sutton and the surrounding area. Volume 1 “A Pictorial

Journey Through Old Long Sutton” contains nearly 100 photographs,

showing how the town has changed over the last 120 years.

The book was received with much praise and interest at its recent

launch at the WW1 Exhibition It can be purchased in Long Sutton at

ARTWORK AT THE COMMON PIT

October is going to be an exciting month for the

Society when Artist Robyn Woolston works with the

local community to design an artwork installation at

the Common Pit on London Rd. This project is funded

by arts group Transported. The piece is intended to

draw attention to a largely hidden wildfowl pond so

that more people can enjoy the space. Everyone will

have a chance to be involved in the work, which

should be completed by the end of the year.

The Sutton Bridge in Bloom Team is busy at this time of year, tidying up our flower beds throughout Sutton Bridge. Soon we will be removing summer flowering plants from the tubs and containers topping up with fresh soil. Our summer plants have performed well throughout the season. Congratulations to our buyer who sourced A1 plants from a well established nursery. We will be planting pansies in the two tower displays one at the church and one at the Constitutional Club and containers at each end of the village. Congratulations to our two winners in the Lincolnshire Landscapes competition. Adult Class Jonathan Bye and Junior Class Matilda Slade both worthy winners. The quality of the images entered into the competition were of a very high standard, so well done everyone that entered.

We had a very successful Photography Day with our guest speaker Gary Naylor and also Peppa Pig was reunited with her fans who came to collect their photographs.

The Des Ong was a truly wonderful evening, the photography was absolutely stunning and he certainly captivated the audience.

Several members of the group travel to East Kirkby nr Spilsby to witness the 3 Lancasters event, whereby the Canadian & British Lancasters flew over top of Just Jane (East Kirby's Lancaster) who was taxi-ing along the field. A truly marvellous sight and one that we will probably never see again.

Our next group meeting is on Monday 13th October at 7.30pm at the Market House. All welcome.

In November we welcome Neil Smith who will be giving a presentation on Aircraft & Wildlife Photography more details to follow soon.
