State of the Market Luxury Market Report Year-End 2016*“The Hampton’s Housing Market Has Crashed” is the headline for a July, 2016 article which starkly contrasts withthe growing demand for country properties as evidenced by the increasing breadth in demand for Litchfield Countyreal estate in spite of a tumultuous election year.This insulated market is being reinvigorated both by an influx of younger and older full-time and weekend buyersalike, along with existing owners who are either renovating and/or upgrading. Young fashion designers, members ofthe arts community, top New York real estate brokers, TV personalities, entertainment executives, technology andmedia moguls are recent examples of who’s buying here.For 2016, there were 11% more $1.0+ million sales throughout the County (83) vs. (75) 2015. And while the totalvalue of sales declined modestly (-3%) during 2016 vs. 2015, there’s been continued growth in luxury buyer demandfor properties in the $1.0 - $2.0 million range with 29% more sales than 2015.For 2016, KLEMM has once again achieved the #1 market share in luxury sales throughout Litchfield County withmore transaction sides and nearly twice as many total dollars closed than our nearest competitor.
