Bridge Investment Group, which acquired Sawgrass Technology Park this month for $74.25 million, announced plans to spend an additional $5 million in renovations to make the 11-building campus west of Fort Lauderdale, Florida, appeal more to busy executives and skilled millennials. “The tricky part is, it was built in 1985,” said Kelly Kuykendall, director of asset management for Bridge. “We want to come in, spruce it up and make it feel like a modern corporate campus.” Call it the Facebook effect. new high-tech campuses in California built by social media giant Facebook and search engine Google have spurred workplace makeovers across the nation, and building owners have taken notice. In those campuses, the key is to make the workplace a fun place to hang out, with game tables and available food, with one benet being that workers may hang around the workplace longer. As more ofces adopt the practice, others feel the need to keep up. The centerpiece of the Sawgrass renovation will be an amenity center in the middle of the park featuring a café and gym, as well as games and activities, including foosball tables, according to Kuykendall. The upgrades, which also will include cosmetic changes, are crucial for the 514,332-square-foot complex if it is to become a talked-about ofce destination, Kuykendall noted. “There certainly is a war for talent,” she said. In nearby Palm Beach County, the former IBM complex in Boca Raton, Florida, is undergoing a similar renovation by landlord Crocker Partners. The 1.7 million-square-foot campus where IBM developed the world’s rst personal computer is getting a food hall, and workers will be able to get u shots and have their nails done on site.

Photo: CoStarSavvy landlords are giving their of�ce buildings a sense of place and making them sites for “playful entertainment," said Neil Merin,chairman of the NAI / Merin Hunter Codman brokerage in West Palm Beach, Florida. “That’s the way people prefer to work today,”Merin said.

    Merin is working with the new owner of The Palm Beach Post building in West Palm Beach to turn a sterile conference room on the�rst �oor into an inviting meeting space that could feature a coffee bar and lounge areas.

    “A really hip hotel lobby – that’s exactly what I’m shooting for,” he said.

    Bridge, a privately held investment management �rm based in Sandy, Utah, closed March 1 on the Sawgrass deal with Los Angeles-based Oaktree Capital Management, according to CoStar data. Oaktree paid $52 million for the property in 2013.

    The Sawgrass Technology Park, at 1631 NW 136th Ave. in the town of Sunrise, Florida, is near two major developments: SawgrassMills, billed as the largest outlet mall in the country, and the $1.5 billion mixed-use Metropica development.

    Sawgrass Technology workers can take short car rides to both projects, but the park needs its own food options for employees whodon’t have the time or desire to leave during the day, Kuykendall said.

    With limited development in the region and no new buildings in the immediate area, Bridge expects to raise rents and increaseSawgrass Technology's value in the coming years, she added.

    The property, originally built as a single-tenant headquarters for telecommunications company Racl-Milgo, is 76 percent occupied,according to Bridge. Memorial Health Systems, the city of Sunrise and Cross Care Home Services are among the largest tenants, CoStardata shows.

    Bridge also launched a major improvement plan at BayView Corporate Tower, a 413,426-square-foot building in Fort Lauderdale thatit acquired for $56.3 million in 2016, Kuykendall said. A former BellSouth headquarters, it’s the largest of�ce property in BrowardCounty, according to CoStar records.

    Bridge owns three additional of�ces in Broward and Palm Beach counties, as well as properties in Tampa, Orlando and Jacksonville.The �rm’s of�ce portfolio across Florida totals 1.9 million square feet. Nationally, it has more than $13.5 billion in assets undermanagement.
