Welcome to the People’s Choice of Housing The People’s Choice of Housing is a new way to look at Adelaide’s most affordable and liveable suburbs.
For the first time, People’s Choice has combined a broad range of economic and liveability measures to identify those Adelaide suburbs where people can afford to buy – and would like to live.
Every six months People’s Choice will release our analysis of those factors that look beyond the costs of buying a home - factors which include public transport links, “driveability”, crime rates, schools and economic prospects – for each suburb where a couple on average incomes and modest expenses are likely to be able to borrow to buy, and afford to buy.
Bringing that data together means the People’s Choice of Housing lets you see the real estate market in a different way.
Of course, a suburb’s standing will change as new data becomes available, as a suburb’s median price changes with houses sold and as other factors change. Therefore we have listed this edition’s fast-moving suburbs so you can see the suburbs you may want to keep an eye on.
The People’s Choice of Housing is primarily designed for households with fairly average disposable incomes and expenses. However, there is also a section for those people looking for a unit.
We can’t find your perfect home – that’s up to you – but People’s Choice can give you a better idea of where you may find it.

It’s one thing to be able to afford to live somewhere - you also have to want to live there.

April Highlights Ingle FarmIngle Farm is located between Mawson Lakes and Modbury about 12km north-east of Adelaide city.
Its December 2018 median house price of $333,000 makes it one of Adelaide’s more affordable suburbs – we rank it 101st out of 368 suburbs considered for this release – but its extensive bus connections, settled community and schools make it very liveable. While there is limited train access, connections to the O-Bahn and buses to the city and nearby Tea Tree Gully Plaza reinforce why Ingle Farm is not just on our list of top suburbs with its overall ranking of 16, but also stands out as one of the most fast-improving suburbs in this issue of the People’s Choice of Housing, leaping 28 places from our unreleased June 2018 index.
Fast Movers
What are the Fast Movers? The position of suburbs within the People’s Choice of Housing changes every issue based on the updated data we obtain. Some suburbs drop down the list, some stay the same, and some may shoot upwards.
Here we try to pull out those suburbs that have jumped up 10 or more spots since our last report – some of which weren’t even in the top 50 when we did our last analysis. We’ve listed the 20 top fastest movers of the 40 appearing in this issue.
It’s not a guarantee of success, but it may just make you think about somewhere new that ticks the right boxes for you.

The Numbers There are about 1513 identifiable towns and suburbs across South Australia. Of those, we have only been able to obtain median house prices for 368 towns and suburbs for this issue. Without a price, we can’t investigate whether it should be on our list, so you will still find surprises!
In rough terms, based on our analysis of the December 2018 data we used, there are 284 suburbs that are affordable.
So, if you’re after a dream home in American River, we can’t help you. However, we suggest you look at Units on page 7 for more information. Of course, there are properties in the suburbs we have identified that are available for less than the median house price, and there may also be affordable properties in other suburbs we haven’t included.
South Australia has 1513 towns and suburbs for housing. We’ve identified 50 Adelaide suburbs that should be on your radar today.
What is Affordable? To arrive at affordability, we’ve made some assumptions. We have made assumptions about income, tax, living expenses, debts, interest rates, and how the banking industry will treat that information when assessing whether a household can service a loan for a property of that median price. We have also assumed a 5% deposit and estimated the costs of taking out a loan including stamp duty and registration fees (see Deposits and Funds on page 6).
After that, it’s easy: we rank suburbs by how much is left in your pocket after paying for all your estimated living expenses including your mortgage payments. If there’s more left, that’s good news. Less? Not so good. But we also realise that it’s about more than the dollars and cents.
Affordability rank is based on how much a household with no dependents has left at the end of a week assuming they purchased a median-priced home in that suburb with a 5% deposit. They are assumed to be earning a weekly after-tax income of $2,138 with weekly expenses of $1,120 including repayments of debts other than their mortgage. Mortgage payments are calculated on a principal and interest basis assuming a 25 year loan term and using an interest rate of 4.07% per annum.
What is Liveable? We rank available suburbs by taking into account a number of factors including crime rates, public transport availability, whether businesses are likely to invest in services in the suburb, whether local councils are likely to invest in the area, and how driveable a suburb is.
We don’t include the professional or education mix in any suburb, the cost of council rates or insurance premiums or other post-purchase costs that are likely to vary significantly from house to house. We also don’t cover new builds – after all, who are we to know what your dream house will be? That’s up to you.
Liveability rank is our subjective ranking of how liveable a suburb is compared to other affordable suburbs. It is based on a weighting of factors including crime rates for the suburb, the number of public transport access points available, whether businesses are likely to invest in services in the suburb, whether local councils are likely to invest in the area, how driveable a suburb is and the level of residential stability each suburb has.

Finding an affordable home in a liveable suburb can be challenging - but Adelaide has many options that are often overlooked.

Deposits and Funds Finding your new home is exciting and challenging, but we’ve found many people overlook the costs involved in purchasing. This report includes an estimate of those costs for a median-priced house in that suburb to give a more realistic view of what can be expected.
Many lenders will allow you to purchase a home with a minimum deposit of 5% of the purchase price, but you will also have to pay Lender’s Mortgage Insurance (LMI) unless you have a deposit of 20%. You will also have to pay State Government Stamp Duty, Title Registration Fees, conveyancing charges and the cost of a building inspection. While LMI will normally be added to your total loan, you will need to be able to show your lender that you can cover the rest – this is called the ‘Funds to Complete’. We’ve estimated this figure to give you a better understanding of taking this first step into your home.

Top 20 Suburbs for Units
Units Unfortunately, we have less data available in relation to median unit prices. However, we get it: not everyone wants a three-bedroom home with a backyard. And not everyone can afford it.
So we have carried out an analysis on median unit prices in suburbs we have data for and applied the same methodology as we did for houses. Remember, it’s a smaller sample size, but it may just give you a few ideas as to where you might look next.
