Project Overview It’s an exciting time for healthcare providers in Torrance, CA. In November 2010, the Little Company of Mary Hospital (“PHS”) selected Lend Lease DASCO to develop the Providence Breeze Medical Plaza, a 100,000 square foot medical office building. Recognizing the site’s importance to the community, the Providence Breeze Medical Plaza will showcase various Daily Breeze newspaper memorabilia within the project, preserving the historical features of the newspaper’s operations. Construction on the project is scheduled to start in the fall of 2011, and end in late 2012 or early 2013.

The Providence Breeze Medical Plaza will provide PHS-sponsored services including, but not limited to: diagnostic imaging center, women’s center, and radiation oncology. Also, the project offers leasing opportunities for private physician and hospital-employed practices. Tenants and patients will enjoy a contemporary environment coupled with convenient access to hospital-sponsored services. Tenants will personally design their suites, realizing cost savings through efficient design. Space is limited and allocated on a first-come, first-served basis.

Project Location The Daily Breeze site is a landmark in the city of Torrance. From 1961 until 2005, when the giant printing presses ran for the last time, the site housed the locally-based and nationally circulated Daily Breeze newspaper operations. PHS purchased the building in 2007 with the purpose of developing a medical office building, thereby increasing the quality and availability of healthcare services within the Torrance community.

The subject site is located approximately .75 miles from PHS. The hospital is located in the City of Torrance, a South Bay region of Los Angeles County. Torrance is approximately 20 miles south of Los Angeles, and the sixth largest city in the County. PHS is a 442-bed medical center, affiliated with Providence Health & Services, a Catholic sponsored healthcare ministry, and has approximately 900 staff physicians. Within a three (3) mile radius of PHS there is a population of approximately 221,500 with approximately 89,000 households and an average household income of approximately $75,000.
