Floor plan attached showing how the building will be used. It has been specifically designed for this purpose and no other. It is small scale and now sited to reduce impact. It provides security for machinery as well as a dry space for hay. You will note how the door openings are required for the various elements of storage. The hay, machinery and feed/fertilizer/ fuel all have to accessible at all times. Last year 600 bales of hay were taken off the site. The storage inside the building shows this. The bales are stacked 7 high as this is the limit (2.5m) without large machinery as well as the height of the eaves of the building. I can confirm that the hay is taken off the field to the west of the lake. If you need anything else then please let me know. Regards David

This ties in with the ‘designed for agricultural purposes’, as the proposed building seems rather large for the size of the unit. The outlined use of the proposed agricultural building is for the ‘storage of hay grow on parcel of land and associated machinery’, which is fine but can you please just confirm that the area used for the growing of hay within this parcel of land is solely the area to the western side of the lake (between the existing access track and Mulberry Cottage)? From visiting the site this is the only area that I identified that would be used for the purpose of growing hay, but I just wish to check as I have not walked along the track to the eastern end of the lake to look at the use of the land to the eastern side of the lake.

I mentioned to you that there has been harvesting of hay by the applicant on the field last year which amounted to a stack approx 6 x 4 metres – a yield from the field which measures approx 2.8 ha, not the 17ha as claimed, as the rest of the “agricultural area” includes the large lake. The site is also currently awaiting planning permission for a water sport facility and small car park Herewith is a photo of the stack to give you an idea of the size of it compared to the size of the hay barn being applied for. Morning Laura Floor plan attached showing how the building will be used. It has been specifically designed for this purpose and no other. It is small scale and now sited to reduce impact. It provides security for machinery as well as a dry space for hay. You will note how the door openings are required for the various elements of storage. The hay, machinery and feed/fertilizer/ fuel all have to accessible at all times. Last year 600 bales of hay were taken off the site. The storage inside the building shows this. The bales are stacked 7 high as this is the limit (2.5m) without large machinery as well as the height of the eaves of the building. I can confirm that the hay is taken off the field to the west of the lake. If you need anything else then please let me know. Regards David

It has been specifically designed for this purpose and no other. It is small scale and now sited to reduce impact. It provides security for machinery as well as a dry space for hay. You will note how the door openings are required for the various elements of storage. The hay, machinery and feed/fertilizer/ fuel all have to accessible at all times. Last year 600 bales of hay were taken off the site. The storage inside the building shows this. The bales are stacked 7 high as this is the limit (2.5m) without large machinery as well as the height of the eaves of the building. I can confirm that the hay is taken off the field to the west of the lake.

The site is also currently awaiting planning permission for a water sport facility and small car park Herewith is a photo of the stack to give you an idea of the size of it compared to the size of the hay barn being applied for. Morning Jackie I have checked the unit area. The lake is in dual use. As previously stated and confirmed at the appeal the lake has been used for water skiing in the past and this will continue. The lake is also part of the agricultural unit and will continue to be part of the unit. It is currently used for the breeding and rearing of fish. There is no reason why it cannot be used for both purposes. The lake, surrounding area and field have an area of just over 17 hectares.
