As a result, we solicited physical evaluations, including a wet test of the roof condition from three roofing companies. Two of the companies responded verifying the roof was in fair to poor condition in five of the twenty-five roof sections resulting in immediate replacement of the underlayment of the 5 sections. The remaining 20 roof sections were initially reported in good condition. Unfortunately when actual roof repair work began and roof tile was removed in the five sections, it was determined the roof condition was in a poorer situation than originally thought and indicative of the condition of the remaining roof area. Thus, the Finance Council reviewed the findings and recommended it would now be appropriate for full replacement of all of the underlayment. The full cost is estimated at $275,000 (excluding potential cost overruns). The new underlayment will be substantially more heavyweight than the original product installed during construction of the church. Completion of the roof repair is expected to resume next spring. Our 2016 Capital Reserve study estimated the useful life of the original roof at 50 years after which full replacement would be required. Obviously, the useful life estimate did not hold true. This project serves as a reminder to us of the importance for maintaining sufficient cash reserves for unexpected events such as this. Regardless, the planned repair is now estimated to provide the church with an additional 35-50 year useful life and a 10 year labor warranty is included. Parish Annual Report 2017Parish Annual Report 2017--20182018

During the past 3 years, we experienced serious and recurring

church roof leaks and patchwork repair which was unsuccessful.

As a result, we solicited physical evaluations, including a wet

test of the roof condition from three roofing companies. Two of

the companies responded verifying the roof was in fair to poor

condition in five of the twenty-five roof sections resulting in

immediate replacement of the underlayment of the 5 sections.

The remaining 20 roof sections were initially reported in good

condition.

Unfortunately when actual roof repair work began and roof tile

was removed in the five sections, it was determined the roof

condition was in a poorer situation than originally thought and

indicative of the condition of the remaining roof area. Thus, the

Finance Council reviewed the findings and recommended it

would now be appropriate for full replacement of all of the

underlayment. The full cost is estimated at $275,000 (excluding

potential cost overruns). The new underlayment will be

substantially more heavyweight than the original product

installed during construction of the church. Completion of the

roof repair is expected to resume next spring.

Our 2016 Capital Reserve study estimated the useful life of the

original roof at 50 years after which full replacement would be

required. Obviously, the useful life estimate did not hold true.

This project serves as a reminder to us of the importance for

maintaining sufficient cash reserves for unexpected events such

as this. Regardless, the planned repair is now estimated to

provide the church with an additional 35-50 year useful life and

a 10 year labor warranty is included.

PG&E does not provide an actual

cost/benefit assessment from solar

generation. Therefore, we calculated

2017 savings based on pre-solar costs

($0.2674/Kwh) which is calculated as

follows:

2017 Actual Consumption:142,562 Kwh

Times Pre-Solar Unit Cost $0.2674 / Kwh = $38,121

Less Dec 2017 Yr End True-Up Charges ($ 7,069)

Projected 2017 Savings: $31,052

We are evaluating reasons for a significant increase in energy

consumption and consequences if joining up with Pioneer Community

Energy. In Sept Pioneer began enrolling Net Energy Metering solar

customers from PG&E. Stay tuned!

The bottom line - the system is generating electrical power in excess of

initial projections.

Note: We are committed to replenish the fund (drawn from Capital

Reserve to build the system) over a 12-year period with twelve equal

payments of $21,000; the first solar installment was paid in May 2018.

Last year, to help our parish identify

and prioritize possible security

vulnerabilities, representatives from

the Sacramento Regional Threat

Assessment Center visited our

facility. We reviewed their assessments and have implemented most of

their recommendations. The following are our accomplishments:

(1)Video Surveillance of entire facility. (2) Emergency Safety

Procedures developed. Flipcharts are posted in all classrooms and

buildings. (3) Safety training has been provided. Periodic trainings are

scheduled. (4) Classrooms’ security/safety upgrades, including: door

lockable from inside, shade covers in case of lockdown, lockdown kits

and first aid supplies with manuals and signage illustrating escape

routes and location of alarms, extinguishers, and defibrillators (AEDs)

Site-wide Paging System updated. (6) Motion-sensing lighting

installed in remote areas.

We have a Safety Committee that has been instrumental in adding

these improvements, and will be an ongoing team assigned to

continual review and improvement in Parish security.
