Good news for the month of MayMay begins in Cyprus with a slew of public holidays;the Mayday holiday on Wednesday moves almoststraight into the Greek Orthodox Easter, wheneverything closes for days for this most importantreligious festival; far more important in Cyprus thanChristmas or New Year.

If you arrive in Cyprus on the first weekend of thismonth, sadly there will be very little open. FitzgeraldMarketing will offer an extended service, but to makesure we are available to you, please contact us as soon as possible to makearrangements.

With Fitzgerald’s continual focus on having top quality properties and commitmentto offer a wide marketing exposure, we are pleased to say we have even more newhouses listed on Fitzgerald’s books this month.

The Cyprus Bank Bailout has created market uncertainties but many canny buyersalso see it as a big buying opportunity to secure a dream home in Paphos, Cyprus.

Whether you’ve spent the winter dreaming about an apartment, a town house or avilla in the sun, you cannot find better prices than now.

Some people think that prices will drop further, but Daryl Fitzgerald is adamant:‘Top quality property in the Paphos area is rather scarce. Properties of the best buildquality and in the best locations will always hold their value. Prices for developerproperties may drop further but they usually do not have the essential Title Deedsand often fall short of buyer expectations of good price, good quality and preferredlocation.

At times like this thecapital flight to ‘bricks andmortar’ investments hasalways been an attractiveinvestment alternative, and for Fitzgerald’s it’svery much ‘business asusual’.

All the investment‘Gurus’, are advocating toinvest in Gold or Property. We all know that Gold is

Page 4: Paphos Digest

in someone else’s vault and will not give you Holidays in the sun Stunning views– Excellent food and Cypriot Hospitality. So now it is even better time to invest inproperty and Cyprus. So do your research, weigh you priorities and alternatives...property in sunny Cyprus is an attractive proposition.

Fitzgerald’s operates under a registered estate agency (A. Mandziak Estate AgencyLtd number 637) a fulltime agency, boasting multilingual staff.

Fitzgerald’s also reviews house prices daily to insure both buyers and sellers arereceiving the best market package.

With Fitzgerald's focusing on quality property at realistic current prices, with orclose to having the Title Deeds, the company is very busy with sales and listings.

The property investment market is keen. Property transactions (buying or selling)are secure, inevitably the bailout conditions impose formalities and a little more‘paperwork’ may be involved, but with relevant documentation and our expert legalteam we have not experienced any major difficulties or delays. Whether you are aBuyer of a Seller it should not stop you from achieving your investment goal. Weare here to offer any assistance required to all our customers.

Details that ‘sell’ your propertyFinish repairsAny damages or cracks can give homebuyers the sense that there are underlyingproblems with your house, so make sure you finish all repairs and stow maintenanceequipment out of sight. This will reassure purchasers that your home is ready tomove into – which ideally it should be.

DeclutterRemove all clutter – every bit of untidiness from view and give every room in thehouse a thorough clean, dust and tidy; this gives the impression that the home hasbeen cherished. Residents all know Cyprus dust is a terror, but keep on top of it;dust is something a potential buyer will eventually learn to tolerate … but not rightnow!

Create atmosphereDomestic wisdom suggests you could bake somecookies before a viewing to make your houseseem even more homely. The aroma of goodcoffee is also attractive; you can offer it with thecookies to your visitors!

NeutraliseA fresh layer of paint on the walls is one of the most effective ways to revitalise ahouse.

If you’re considering repainting it's best tostick to neutral colours as this will makerooms look brighter and more spacious. Ifyou have children’s bedrooms that havebeen eccentrically personalised, do yourbest to reduce the effect; soft toys are good, pop boyband posters may not be a buyingincentive.

De personaliseHome buyers need to be able to imagine living in your house, so limit the number offamily photographs and always have them elegantly displayed; store awaychildren's games and garden furniture.

It's also a good idea to ask a family member or neighbour to look after pets whilstyou have a viewing and remove all signs of pets toys, feeding bowls and pet beds. Some people may not be as petfriendly as you are and this can decrease potentialinterest in your home.

Exercise Springhawk entertains PissouriPeople who live in any eastfacing house in Pissouri – or Prastio and Souni for thatmatter – have been getting a preview of the amazing aerial stunts of Britain’s Red

Arrows aerobatic team thisApril.

The Reds, as they’reaffectionately known, come toCyprus every Spring forExercise Springhawk; the aimof this is to incorporate the newteam members chosen theprevious Spring – this yearthree Flight Lieutenants; topractise their new routine forthe summer season and toselect the new pilots for thefollowing season.

To apply, the pilots must have a minimum of 1,500 flying hours, have completedone fast jet frontline tour of duty and be assessed as being above average beforethey can be considered for the ‘shortlist’. The shortlist week consists of a gruellingflying test, formal interview and peer assessments. This year there were sixapplicants and only two will be chosen for 2014. The team Manager is SquadronLeader Ruth Shackleton, who joined the Team earlier in April.

It's been a busy time for The Reds with over 15 display practices flown in gloriousweather. A spokesman for the team noted: ‘The show is now at the “polish stage”,where flying errors are only visible on slow motion replays on the video …

Fresh impressionDon't forget that the first thingthat viewers see when they cometo a viewing is the front accessand the exterior of your property. You might invest in some fresh, colourful plants which helppresent your home as even moreattractive. Dead looking plantssignify a possible dead end as faras a property search isconcerned; healthy new petuniascost peanuts!

Page 7: Paphos Digest

The final few weeks of anyRed Arrows work up areoften the hardest as westrive for the last few inchesof accuracy, knowing thatour Public Display Approvalis only a few weeks away.

‘One of the hardest aspectsof the show is synchronisingexactly when the famousred, white and blue smokegoes on and off. Each pilotselects the colours usingbuttons in the cockpit and afraction of a second delay will leave his smoke trailing a few feet past everyoneelse's.

As an incentive to the pilots to achieve perfection, a fine system for an early or latesmoke is in force....suffice to say it can be an expensive job! Fines are also in placefor late radio checkins, not parking the nose wheel of the jet exactly on its allocatedmarker and being late for any brief (£1 per minute).’

Many former military families havebeen wooed back to Cyprus aftertheir tour on the island and thevillages around Episkopi Garrisonare a stronghold of retired aviators, many of whom will get a ‘headsup’and/or an invitation to see thePublic Display at Akrotiri – wherethese photos were taken in 2006.

Those in the know may also headfor Ladies Mile to get a sneak viewof the team in action, while otherswill content themselves withwatching the patriotic smoke trailsin the sky above the peninsula.

Yes, The Reds are back and the newshow is as exciting as ever, evenseen from 15 nautical miles away.

Great music for May

… starting with the Hot Nuts!

Chas & Dave are an Englishpop/rock duo, most notable ascreators and performers of aBritish musical style labelled"rockney"; this which mixes"pub singalong, musichallhumour, boogiewoogie piano

and preBeatles rock 'n' roll". The group consisted of Chas Hodges (piano, vocals, banjo, guitars) and Dave Peacock (bass guitar, vocals, banjo, guitars) together withMick Burt on drums.

Cyprus musicians Stan, John and Andrew as Hot Nuts recreate the “rockney” soundin three venues this May and will be drawing in enthusiastic audiences for theBritish rock’n’roll sound.

Barrie Rowe Big Band: ‘Echoes of Swing’

Barrie Rowe is no stranger toPaphos; the English trumpetplayer has a house locallyand, for the last four years, has been bringing a group offull time UK players acrossto tour Cyprus with some ofour island’s best musicalstars.Asked on numerous occasions why start a Big Band in Cyprus, Barrie’s answer isimmediate: ‘Why not? There’s a serious interest in this type of music. We started theband four years ago together with retired musicians living here; now past successhas attracted more top professional musicians and singers to join the Band for the2013 tour. We have a great line up!’

Flying in with Barrie for the first time is vocalist Alice Zawadski, a rising star onthe London jazz scene who’s been praised for her inventiveness and varied vocalstyles. She’ll be joined by Paralimnibased Simon Barter who’s performed in manyvenues in Cyprus since moving here after a stage career in UK and the USA.

The set list is based on The Great American Songbook, an entirely new show.Amongst the vocal numbers is Alice with ‘Don’t Get Around Much Anymore’ byDuke Ellington from the 1937 musical comedy ‘I’d rather be right’, covered later byFrank Sinatra. Simon Barter performs ‘Have You Met Miss Jones’ by Rogers andHart, a song made famous more recently as the soundtrack to the film ‘BridgetJones’ Diary’.

Great numbers from the band include alltime favourites from Cole Porter, theGershwin brothers George and Ira, Hoagy Carmichael and Duke Ellington. Thethree performances are sponsored by Chilly's and Arabica Coffee House, Paphos. For more information go to www.echoesofswing.co.uk andwww.andrewoliver9.co.uk
