The challenge to reduce the carbon ootprint o the proposed development w
achieved through a series o design eatures, construction techniques and th
mentation o a legal structure providing a ramework or uture residents. Th
mitment will not only be at the initial stage but will be continuous and will ev

Achieving balance between respect o the environment and provision o creative resi-
dential development can be achieved with a wide range o strategies. We believe that
developing a strong vision will not only guide design but also uture use o the site.
The commitment to environmental stewardship does not stop with the initial devel-
opment. Future residents are key in the implementation and the vision.
Panorama Green estate will be designed and developed on the ollowing our prin-
ciples.

1. Sensitive to the environmental eatures
The design will have at its core principal, the conservations o the natural eatures
o the site. The site is characterized by a natural creek bisecting the section rom
East to West. The design will not only protect and enhance the creek bed but also will
reduce its ootprint in a density neutral manner where the total density will be main-
tained on a smaller ootprint.
2. Respectul to the existing community or local residents
Each individuals unique contribution supports the best outcome. Local value
knowledge, where integrated into the design and planning process, produce
and healthy communities. Collaboration, transparency and respect will be dic
our public process. We see it as our responsibility to share knowledge and in
to generate a local design solution.
3. Creation o community identity
The commitment to developed community identity is crucial in the success o
sign and development. Our design will promote community development. T
o the development will continue through the implementation o bylaws wh
ensure the commitment o uture resident.

1. Sensitive to the environmental eatures
Every new development should be based on a thorough site analysis to outlining thespecial eatures o the property. The review carried out or the property provided the
rst set o site characteristics important to integrate or protect through the design o
the site. The site eatures are illustrated on the map placed on the opposite page.
The most important natural eature o the site consist o a creek bisecting the site
east to west. The creek ows toward the east and continues through the surround-
ing properties. It is also important to notice that a pond is located directly west o the
Range Road and orms part o the residential development called DeWitts Pond. The
protection o the creek and o the water ows will be crucial in the design o the site.
A proper setback will be required rom the creek bed and stormwater will need to be
collected, claried and discharged at the pre development ows. The Nose Creek poli-cies will be applicable.
The development will also enhance the riparian areas and encourage the uses o
pathways.
The site is also characterized by strong topographic eatures. The site consisteslopes toward the creek bed and the slopes varies rom gentle to strong. The
ment can take advantage o the slopes and provide road design that will pro
light and reduce shadows. The goal is to modiy grades as little as possible an
the slopes to the advantage o the development.
On the north east portion o the quarter section, we noticed a gas well. Ater
tion with AEUB, it was concluded that the well does not have any setback ae
development as it is a conventional well.
The site is currently vacant and used or grazing. A barn is located on the sou
portion o the quarter section.

Direct, honest and timely communication. Collaborative work, based on
shared learning, requires and extensive communication and eedback pro-
cess between the developer and the local residents. The proposed processwill allow all parties to provide eedback and understand the outcome.
In addition to the ormal process established but the Municipal District o
Rocky View, we recommend a initial public process to involved the local resi-
dent. Their input is most important in the overall planning and design o the
site. The process outlined on the opposite page would improve our success
to raise support or our development during the planning and public pro-
cess.

3. Creation o community identity
Panorama green is more than a collection o houses. Residents will have a reason to
belong to the neighbourhood with a strong identity based on lie style and a desire to
live in a green community. At a strategic level, the preservation o natural eatures and
the integration o the development within and existing natural context contribute to
the visual sense o the community.
In addition, Urban Design and Architecture are important elements in develo
community identity. The relationship between buildings and the street is an
portant initial element. Without a clear structure between buildings the conc
neighbour is lost. It is the same or the community at large. Strategically plac
space, public gathering areas and common buildings support the creation o

Dark Sky:
Over lighted areas could result in glare and light pollution that could aect v
o stars and have harmul eect on ora and auna and some disturbances to
neighbours.The balance between nightime saety, utility, security and enjoymnot difcult to acheive with a simple strategy.
Policies can be implemented to reduce the impact o excessive lighting. Not
eect and disturbance can aleviated but the reduction o outdoor light can a
duce the consumption o energy.
This strategy is important or the Municipal District o Rocky View and well re
by neighbours.
4. Reduction o carbon oot print
The success in the reduction o the environmental impact o a residential develop-
ment can be viewed rom 3 dierent angle. First, the development must retain and
enhance the existing natural eatures o the site. This is achieved through the designo the subdivision.
Second, the construction o most integrated green built practices applicable to the
local environment and the climate.
Third, the integration o a structure to encourage uture users is also important. Living
in a green community is not only a good choice but also an important lie style.

Solid Waste Management:
The reduction o solid waste and the implementation o recycling measures are two
o the most important liestyle choice that resident o Panorama Green would need to
implement. A communal ccomposting and recycling system will be implemented and
solid waste will be compacted on site beore carried out.
Heat Island Eect
One o the main impact rom development is the increase in heat generated
sun reection and heat retention o construction material. The reduction o t
island aect can be achieved through a number o strategies such as:
Installing cool or vegetated green roo
Planting trees and vegetation
Using cool paving materials

Energy Diversifcation Solar and Wind Power
Planning the integration o alternative energy source at the initial stage o develop-
ment allows to maximize any technology used. The two technology proposed or this
development is solar energy and wind energy.
Solar energy could be utilized by the proper orientation o the building while design-
ing the subdivision, placing large windows on the southern part o the building (or
cold climates) and smaller ones on the north. By providing a subdivision with the ma-
jority o the road alignment north/south, we can achieve the best window placement
and also reduce the number o north acing backyard.
Wind energy is another one that could be used in domestic environment, these could
be used to power homes but can be better used to power the community eatures
such street light or common buildings.

LID (Low Impact Development) - Wetlands and Cisterns
Low Impact Development is a design approach that seeks to provide on-site storm-
water management using a variety o landscaping, engineering and architectural
techniques that:

Reduction o manicured landscaping
The use o water or landscaping purposed creates strong pressure on the water con-
sumption. The use o rain water can oset the impact on the potable water but addi-
tional strategy can be implemented such as reducing the maximum manicured land-
scaped area and the use o low water use plants such as:

Condo Bylaws
The condo bylaw needs to reect the lie choice made by the resident and pr
structure to allow the environmental strategies to evolve with the technolog

gDesign Criteria:
The design will be developed as a bareland condo plan. This will reduce the need or
large road inrastructure and will also acilitate the implementation o the uses strate-
gies.
The layout will reduce the amount o north backyards and will maximize the number
o roo slopes acing south.
The design will provides approximately 1/3 o an acre or each property to reduce the
ootprint o the development.
The road network will be structured to create pockets o development and traditional
streetscape.
The development will be placed on the north portion o the land contiguous to the
creek but with a 30 metres setback.
Pathways will be designed to direct pedestrian trafc along the natural eatures.
