Would it be possible to receive this CAD information before 3rd May?

25. Parking: Can we consider a proposal incorporating (partial areas of) automated parking, or is 100% conventional parking a fixed requirement for the 1,000 cars of on-site parking? Can you identify the preferred location for the off-site parking area and the preferred location for links to the tower site.

26. Retail anchor: What type of retailer is / Who is the retail flagship and anchor tenant?

27. Retail tenant type: What type of tenant and retail mix is anticipated?

28. Food and Beverage: What is the proportion of F&B versus Shops?

29. Typical Floor plate area: Pls reconfirm the preferred net lettable area in sqm for an office floor plate.

30. Area and efficiency calculation method: Which method is to be used, UK (RICS) or US (BOMA)? If different from RICS or BOMA, please provide illustrating sketch diagram of net areas and a list of other (non-office) functional areas to be included in net.

31. Efficiency target for tower: Brief states 75% but suggested floor plate of 1,750 sqm NLA and2,500 sqm GFA results in 70%? Please confirm efficiency target.

39. Hotel relevance: How important is the hotel component to the client – the brief states this use as optional.

41. Relationship Hotel and Office: How is the hotel related to the office, i.e. is this to be an element that is a functionally integrated with the office, or is it to be entirely separate?

13. What are the supply tariffs of the CUT utilities, particularly cooling? Are there varied tariffs for periods of the day and night and kWh usage bands?

3. Could you explain or identify the type of development of Area C- Ravine and Area E – Akisama Site.

4. Is it possible to get the existing site survey plan in CAD drawing (ref: pg 16 KLIFD Master Plan)

5. The total GFA of 200,000m2, is it includes the GFA for podium floors (0-13m)?

6. Based on the project brief (page 22), there are 8 levels of parking. The 5 levels below grade will be the on-site parking. Is it possible to convert the top 3 level into commercial area?

Please confirm as advised at the briefing on 19 April that the scope of the competition shall include, besides the Signature Tower Site, the following components as shown on the KLIFD Signature Tower Design Brief (page 7, Site Components): • Component F (The Great Lawn of the Public Green) • Component C (Pedestrian connection to the Ravine) • Component B (Pedestrian connection to the MRT) The above comprises the at-grade area designated within Plot B (Phase II Retail Mall/Tower Plinth & Integrated Landscape) as also shown on p.17 of the Design Brief

provided in the Design Brief) • Project Plot Controls (CAD data) • Existing Site Survey (CAD data) • Geotechnical Survey (please provide report) • Borehole Investigations (please provide report)

b. 2D CAD data for the KLIFD site (Plot C.1.1 and Plot B) at above

grade and including roads and the surrounding urban context

c. 3D CAD data for the KLIFD site at above grade including roads and the surrounding urban context

d. 2D CAD data for the KLIFD site (Plot C.1.1 and Plot B) at below grade including all proposed utility and transportation infrastructure surrounding the Signature Tower Site

3. Site Area

• Please verify the areas tabulated on p.10 and 20 are correct. The KLIFD Design Brief states the site area for the Signature Tower (plot C.1.1) is 11,042sm and the FAR is 19.1. Based on the site dimensions shown (p.20), the total site area for the Signature Tower (plot C.1.1) would appear to be less than 11,042sm. Please confirm the total site area as shown is correct.

• Also, note that based on FAR 19.1, the total allowable GFA (11,042 x 19.1) would be in excess of 200,000sm. Please verify whether the numbers are correct.

and Maximum Buildable Area (6,625sm). Please clarify what the difference is between these two areas. Is the Buildable Area based on setback s and the Max. Buildable Area based on maximum site coverage?

4. Building Height

• Is the maximum height (380 meter) based on the top of architectural element or the last occupied floor? If the later, may the highest architectural element, (i.e. spire) exceed 380m?

• Is the height of the Signature Tower measured from 0.0 or +13.0?

5. Hotel • Is there a more detailed design brief for the optional boutique

hotel program?

• Are there any preferences where to locate the hotel (i.e. low in the tower or at the top of the tower)?

• The Design Brief (page 11, Space Planning) allows for a boutique hotel as an optional component of the development. Can the hotel be a separate building located within the given site?

6. Retail

• Are there any particular area or program requirements for the retail area of the podium shown on p.8 of the design brief?

• Within the Signature Tower and Phase II boundaries, are the retail areas shown (Level 1, 0, B1, B2) flexible and may the designers modify what is shown to work with their overall design concept for the Signature Tower and Podium?

7. Security

• Page 20 & 21 of the KLIFD Design Brief makes reference to the Security Masterplan report. When will the Security Report for the Master Plan be available for review?

security standoff distance that respects the proposed standoff distance and that the Master Developer understands that meeting the ideal security may not be feasible. We appreciate the report may be sensitive, but will a summary of the main requirements, in addition to the standoff distances, be provided?

10. Submission Requirements

For the 30 page A3-size bound design report, please confirm whether the report can be oriented in 'Portrait ' as opposed to 'Landscape' format as stated in Item 6.0 (e) of the Stage 2 Competition Brief & Urban Design Guidelines

11. Traffic Analysis Report

The Submission Requirements (Item 6.0(e)) states that the Design Report shall include "traffic analysis report". a. Please confirm the scope of the traffic analysis report. Is this

report to be confined to traffic issues within the building and the 2 parcels of the site (Plot A and Plot B as shown on page 18 of the Design Brief)?

b. We wish to request for the Traffic Report for the entire KLIFD site which was done for the Masterplan to be issued to the participants.

12. District Cooling What is the design water temperature for both the supply and return of the chilled water associated with the District Cooling as mentioned in the Design Brief (page10)?

13. 2D CAD data of Plot B (Phase II Retail Mall)

At the Briefing on 19 April 2012, it was advised that the scope of the competition includes the Great Lawn of the Public Green (located on Plot B as shown on 17 Design Brief) but excludes the retail and carpark levels located below it. a. We wish to request for 2D CAD data of the layout for the Phase II

b. Can any building structures be built on the Great Lawn?

Queries on Client’s Brief 1. With reference to Item 3.0 (g), Green Compliance ‘Competitors are to

demonstrate conceptually how the Leadership in Energy and Environmental Design (LEED) and Green Build Index (GBI) rating is achieved. ‘Please clarify if both LEED and GBI assessment report are required.

2. Is necessary to provide loading trucks Ingress/Egress routes on level + 13.00m (podium level) or loading trucks enter from level + 0m?

3. Is it possible that the internal circulation road go beyond the tower boundary line but stays within the phase 2 retail mall boundary line.
