When Greg Tanaka moved in to the College Terrace neigh-borhood several years ago, he noticed something different about the place — “the strong sense of community.”

After receiving a gracious gift from the next-door neighbor, Tanaka and his family were invited to a barbecue so they would be able to meet people. Tanaka, who was recently elected president of the Col-lege Terrace Residents’ Association, describes the diverse residents as “one big happy family.”

It is a neighborhood of both homeowners and renters, sandwiched between California Avenue and Stanford’s Escondido Village, just west of El Camino Real. Four mini-parks are evenly placed throughout the neigh-borhood and make for great places to bring children and pets. Several have play structures and one has a tennis court. Werry Park was recently renovated and neighbors celebrated its reopening with an ice-cream social.

Neighbors often bump into each other at the local branch of the Palo Alto library. The building is small and intimate, making it hard to browse the shelves without running into a neighbor. Just like the owners of JJ&F, the workers of the library are known and well-regarded, residents say.

Within the neighborhood, neighbors can also shop at The Klutz Store, a creative toy store, and Common Ground, an organic-garden-ing store.

Besides informal meetings, neighbors hold picnics ev-ery year, open to all residents. Events include barbecued food, art, live music and games for kids. Neighborhood-wide celebrations on Halloween or other occasions are not uncommon.

The College Terrace Residents’ Association makes an effort to be inclusive, welcoming residents, keeping them informed and encouraging civic participation through its Web site and quarterly newsletters.

The very walkability of the neighborhood encourages casual neighborly contacts. Streets feature sidewalks, separated from the streets by planted medians. Trees are important to the streetscape. In fact, the nonprofit orga-nization, Canopy: Trees for Palo Alto, was born in leafy College Terrace.

Residents also value the neighbor-hood’s eclectic homes. Enchanted by their charm, many neighbors are fond of the small cottages that are scattered throughout the neighborhood. To some people’s dismay, a number of these dwellings have been and are being re-placed with larger houses. Others are circumspect.

Durham, who is also vice president of the neighborhood association, observed, “You can’t fault people for it but it seems the rate of conversion to newer houses is removing some of the things that make us special.”

Brent Barker, who has lived in College Terrace for 28 years with his wife, raising two girls, sees future interactions with Stanford University as more of a threat to the neighborhood’s character than the rebuilding of houses. Despite planning to live in the neighborhood for only two years, the family grew to love the conve-nient location and diverse architecture. Barker said the neighborhood is “unusu-al in that we’re a long, thin finger into the university itself, which created long-term issues for the neighborhood.”

It is his hope that College Terrace maintain its character, which he said has not changed much since he and his fam-ily moved in.

With the traditionally busy spring season just around the corner, hom-eowners may want to pay attention to a new campaign recently launched by the National Association of Realtors that encourages home sellers to protect what could be their largest investment by enlisting the help of a professional.

“Selling a home is like climbing Mount Everest,” said Thomas M. Stevens, the association’s president. “If you don’t prepare correctly, you’ll never achieve your goal. Getting a signed contract is like reaching the peak, but that’s only half the journey. Many things can happen on the way back down the mountain. Savvy sellers know to hire a Realtor to protect their interests and guide them through.”

Home owners who try to sell their home without profes-sional help must overcome a number of hurdles. Some obstacles include mak-ing the appropriate disclosures, prepar-ing the home for sale, pricing the home appropriately for a dynamic market and, most importantly, attracting qualifi ed, motivated buyers.

Finding an interested buyer is only the fi rst step toward a successful sale. The typical home sale today involves more than 20 steps after the initial contract is accepted to complete the transaction.

Knowledge of the market is perhaps one of the greatest benefi ts of using a Realtor who can explain how national and local trends pertain to the sale of a specifi c house in a designated neighbor-hood.

The latest industry news about the

spring market indicates sales will remain at historic highs, but other factors are likely to come into play. David Lereah, chief economist for the National As-sociation of Realtors, said mortgage interest rates will have an affect since although they are trending up, they will remain favorable.

“Economic growth and job creation are providing a favorable backdrop for the housing market, but rising interest rates have an offsetting effect,” Lereah said. “Home sales will move up and down

somewhat over the remain-der of the year but stay at a high plateau, meaning this will be the third strongest year on record.” He expects the 30-year fi xed-rate mort-gage to rise to 6.9 percent by the end of the year.

While home prices are ex-pected to cool, the experts

are now saying they won’t cool off as much as in earlier projections.

“Although housing inventories have been improving, the balance is still a bit more favorable for sellers and annual ap-preciation remains in double-digit terri-tory,” said Stevens “Even so, the market is in a process of normalization – appre-ciation will return to normal single-digit patterns, providing solid investment returns into the future.”
