Small changes can make a huge difference when creating a warm, welcoming look in the pre-holiday season.
So say local interior designers, who agree that a little paint can go a long way in freshening up a home.
But, before one starts, it’s always a good idea to clear away the clutter, junk mail and odd paper-work, Mary Pat Killoran-Rondthaler, of Feathered Nest Design, Redwood City, said. Then she’d create a welcoming entry, beginning with a fresh sweep, a new mat and a basket filled with logs, pinecones and oranges.
“I will use three or five pots spray-painted, with greenery added,” she said.
Next she suggests a front hallway bench, along with a low basket, to help guests shed shoes.
Jeanette Loretz, of J L Designs & Interiors, Los Altos, and president-elect of the American Soci-ety of Interior Designers (ASID) for 2011, favors a quick coat of paint: “It’s fast and it makes a dra-matic difference.”
Warmer shades — say, red and orange for au-tumn — can be introduced by painting one wall of the living or dining room, then complementing the tone with a runner and napkins of the same color, suggested Deborah Marks, Los Altos interior de-signer. Or, switch the drapery tiebacks, or even the soup plates, to match.
Accessories could include a tall floor vase with sunflowers or autumn leaves, colorful candles on the mantelpiece or even an interesting art book with photographs of fall trees on the coffee table, she added.
Warmer tones can be used in kitchens and bath-rooms as well, with bathroom towels or floor rugs changed.
“A nice flower arrangement with orange and reds would be welcome,” Marks said.
Another paint option is to use tape to mark off a geometric design on the wall, making a trellis design or mimicking a chair rail or molding, sug-

gested Brooke Grafstrom, By the Bay Design, Menlo Park.
“After that it’s light fixtures. That seems to date a house,” Loretz said. She points to polished brass fixtures, suggesting a trip to the lighting store to find something more current.
Top a lamp with a plaid shade for the holidays, Grafstrom said, or trim an existing shade with pompoms or feathers.
Changing the bedspread or cover-let in a bedroom “can make a huge change,” Loretz said, with many taking their design cues from luxury hotels. “They say not to have a ton of pillows, but I like a few. You can change those out, and on your sofas as well, to have a splash of color.”
Both Loretz and Killoran-Rondthaler favor color changes and are willing to work with clients to find the right mix.
“I like to do a creative palette, and decorate with accessories around the colors, and stay with the pal-ette — for example, turquoise and white for Christmas or purple and orange for Thanksgiving,” Killoran-Rondthaler said.
Marks notes that purple or plum add richness. “If your existing color scheme allows adding this color, it can look very striking and warm.”
Loretz reminds that while a “real clean look seems to be in, it all de-
pends on the style of the home.“If you have a country feel for
the rest of the time, you would want to keep the motif the same. Pick a print that matches the motif of the house.”
Switching seasonal accessories — such as introducing ceramic pumpkins in October — can perk up décor, suggests Loretz. Killoran-Rondthaler would add twinkle and glitz with inexpensive votive candles in low glass holders where guests can see over them at the table.
Changing fabrics, from cotton to more textured velvets and chenilles, for example, can make a home co-zier for winter.
And an area rug can both brighten up a space and disguise a worn-out spot. Even a new top treatment can improve a bare window, Loretz said, noting that changing kitchen hard-ware can dress up that room. Just make sure you find replacements with the same drilled-hole require-ments.
To get ready for a flurry of guests, Killoran-Rondthaler suggests clean-ing the refrigerator and replacing the baking soda. Then stock up on nice teas and sparkling water. In-ventory your glassware and replace any broken ones. Consider renting or borrowing a long table for a large dinner.
Dressing up the family photos is another way to warm up décor for fall. Palo Alto designer Ruth So-forenko suggests enlarging family snapshots and displaying them on a table skirted for the occasion.
Marks takes it a step farther: “Pictures on the wall could be ex-changed for others with a theme and colors matching the season. Or one could merely replace the frames in a warmer tone, for example, gold.”
None of the designers’ suggestions cost an arm and a leg. Killoran-Rondthaler finds many fun acces-sories at IKEA, Crate and Barrel, Pottery Barn and Target, she said.
And most designers will consult on projects by the hour, keeping a budget in mind.
A final thought from Killoran-Rondthaler: “Having upholstery cleaned helps to make a room shine.”

Q I have neighbors who smoke outside of the window of my apartment. I suffer from
chronic asthma and need fresh air in my apartment. Sometimes I want to be able to open my window to let fresh air in, but instead I get cigarette smoke.
I have talked to these neighbors about smoking in a different place so I can open my windows, but they refuse. What can I do?
A Chronic asthma that impacts your basic life activities is a disability protected under
the Fair Housing Act. As a result of that protection, you may be able to request a reasonable accommoda-tion from your landlord to move to another unit where your neighbors are non-smokers.
You would need a letter from you physician verifying your dis-ability and your need to relocate. Present the letter to your landlord and request to be allowed to move to the next available unit that is not located next to smokers.
A fair hous-ing agency will assist you in requesting and obtaining this reasonable accommoda-tion request. If the majority of tenants at
the complex are non-smokers, you could also consider asking them to circulate and sign a petition re-questing that the property owner establish a smoke-free policy for the building.
If the owner supports the cre-ation of a non-smoking community, implementation of the new policy would require a notice of change of terms if the tenants have month-to-month agreements. If there are smokers renting pursuant to a lease, the change could not be implement-ed until their leases expire, unless they consent to an earlier modifi-cation.

issue visit the Technical Assistance Legal Center at www.phlpnet.org/talc, which provides free assistance to agencies, services and individu-als on tobacco-control policy is-sues.
Q For many years, I have been living with my sister and her husband in an apartment
they rent. The property manager knows I live there, but I pay rent to my sister who pays the property manager.
Much to my surprise I learned the hard way that my sister had stopped paying the rent and that an eviction case had been filed against her and her husband. I only found out when I came home one day and found a sheriff’s notice on the front door stating that we would be physically evicted in five days.
I never received any court papers and when I asked my sister for the court papers, I saw that I was never named as a defendant in the court case. I didn’t do anything wrong here and I wonder if I can continue to live in this apartment.
A A landlord seeking to pursue an eviction, known as an un-lawful detainer, must name
and serve every adult known to be living in the rental unit with the
unlawful detainer summons and complaint. An adult such as you who was not named is not subject to the judgment for possession that the landlord apparently obtained against your sister and husband, which in turn generated the writ for the sheriff’s notice.
The only exception is if you were separately served with another paper known as a “prejudgment claim of possession” form, which requires you to immediately take certain actions to protect your rights. However, you are asserting here that you weren’t served with any papers.
To be sure, you should prob-ably go to the office of the clerk of the superior court that issued the judgment and writ to make sure there is no declaration of service listing you as a recipient of these documents. If there is no claim you were previously served, you can file a post-judgment claim of possession in the same superior court, pursuant to California Code of Civil Procedure Section 1174.3. There is a specific court form for this purpose.
You will be required to pay a court filing fee or else obtain a fee waiver under the “indigency” standards. Once you file the claim,
the sheriff cannot proceed with the physical eviction against you until the court has resolved your status.
A hearing on your claim will be set quickly, although the time will be extended if you also deposit the equivalent of 15 days of rent for the unit. Without explaining the legal technicalities, we can tell you that the landlord will eventually be entitled to remedy the mistake of failing to name you and to proceed with the eviction.
However, filing the claim may give you some leverage to negoti-ate a resolution with the landlord either on your own or through your local mediation program, for example to allow you time to va-cate or to allow you to become an acknowledged tenant pursuant to a new rental agreement.

Dec. 31, 2010 (Palo Alto Weekly and Mountain View Voice)
For many reasons, the Midpeninsula area has been the most sought-after address to call home and to locate a business. Communities like Palo Alto, Menlo Park, Atherton, Portola Valley, Woodside, Los Altos and Mountain View lead the way by maintaining some of the best schools in the nation, by providing superior community services and infrastructure, and by helping establish the Bay Area as the center of innovation and technology.
Each year we produce Our Neighborhoods, a publication showcasing the many neighborhoods unique to their own communities. Each neighborhood is featured, capturing its particular qualities and resources, including a map of the neighborhood, schools, parks and more.

“The Palo Alto Weekly is the best paper you can count on for results.” – Gwen Luce
“I have been a successful Realtor for over 20 years. My clients deserve
the best, which is why I always advertise in the Palo Alto Weekly. No
other publication is delivered to as many homes in the area, and no other
publication’s news coverage focuses specifi cally on local issues that are
critical to my clients. I have also had great results promoting my open
homes with Palo Alto Online and more recently with “Express”, online
daily news digest. The bottom line is the Palo Alto Weekly offers a true
winning combination of print and online coverage!”

AMENDED NOTICE OF PETITION TO ADMINISTER ESTATE OF: PATSY POWERS Case No.: 1-10-PR-167675 To all heirs, beneficiaries, creditors, contingent creditors and persons who may otherwise be interested in the will or estate, or both, of PATSY POWERS. A Petition for Probate has been filed by: STEPEHN MCGRADY in the Superior Court of California, County of SANTA CLARA. The Petition for Probate requests that: STEPEHN MCGRADY be appointed as personal representative to administer the estate of the decedent. The petition requests the decedent’s will and codicils, if any, be admitted to probate. The will and any codicils are available for examination in the file kept by the court. The petition requests authority to administer the estate under the Independent Administration of Estates Act. (This authority will allow the person-al representative to take many actions without obtaining court approval. Before taking certain very important actions, however, the personal representative will be required to give notice to inter-ested persons unless they have waived notice or consented to the proposed action.) The independent administration authority will be granted unless an inter-ested person files an objection to the petition and shows good cause why the court should not grant the authority. A HEARING on the petition will be held on November 12, 2010 at 9:00 a.m. in Dept.: 3 of the Superior Court of California, County of Santa Clara, located at 191 N. First St., San Jose, CA, 95113. If you object to the granting of the peti-tion, you should appear at the hearing and state your objections or file written objections with the court before the hearing. Your appearance may be in person or by your attorney. If you are a creditor or a contingent creditor of the decedent, you must file your claim with the court and mail a copy to the personal representative appointed by the court within four months from the date of first issuance of letters as provided in Probate Code section 9100. The time for filing claims will not expire before four months from the hearing date noticed above. You may examine the file kept by the court. If you are a person interested in the estate, you may file with the court a Request for Special Notice (form DE-154) of the filing of an inventory and appraisal of estate assets or of any petition or account as provided in Probate Code section 1250. A Request for Special Notice form is available from the court clerk. Attorney for Petitioner: /s/ Peter Kerle, Esq. 1500 E.
