Organic farming typically con-jures up images of getting the compost right, avoiding man-

ufactured pesticides or supporting local farms. But Mark House, as-sistant garden manager at Ecology Action in Willits, Calif., takes it back to basics: saving seeds.

On Saturday, Oct. 13, House will be teaching the classes “Us-ing Master Charts” and “Seed Col-lection and Saving” at Palo Alto’s Common Ground. The first is based on the book, “How to Grow More Vegetables,” written by John Jeavons, Ecology Action’s execu-tive director. The second deals with its “grow biointensive” method, in-cluding threshing demonstrations of different plants and seed-saving techniques.

The nonprofit was founded in 1971 with the mission to train peo-ple to better feed themselves while conserving resources. The book, published in 1974, was among the first to launch eco-friendly and sustainable-growing techniques and espoused the “grow biointen-sive” method — small-scale, high-yield, all-organic gardening that uses minimal resources.

The method involves a fair amount of planning and math, but House assures those who may be intimidated. “John has compiled all the information and data from 40 years of research into the Mas-ter Charts (a section found in the book). If you want to plant toma-toes, you go to the Master Charts and then to the line of the toma-toes,” he said.

The class will demonstrate to students how to use the charts to deduce the correct gardening procedure such as the amount of seed for their designated space, the number of flats needed or when to sow and transplant.

“It looks like a lot of information and this class will be how to utilize this information to the best of your advantage,” House said.

He will also be teaching Seed Collection and Saving, a class that will help “people feel more in control of their food supply by knowing where their food and seed comes from.”

“You can get tens of thousands of seeds from an amaranth plant,” House explained as he discussed the ways seed saving can cut down costs by producing new plants for the gar-den and preserving a favorite plant that may not be available in future years.

“It’s also a community-building process. People are sharing their seeds and starting seed-saving clubs and booths at farmers market. You are getting access to different seed varieties that you normally wouldn’t have otherwise,” he noted.

Despite an information-saturated world where people can find infor-mation from YouTube and various books, House emphasizes the expe-riential learning of his course: “The main advantages will be the hands-on experience and the chance to see more examples of different demon-strations. It is learning about the ex-perience versus just staring at a com-puter screen.”

House realized his interest in gar-dening in a circuitous fashion. He grew up in Rochester, N.Y., where his father’s gardening hobby en-gaged him as a child. But the child-hood interest did not keep House pinned down as he tried out careers as a rare-book dealer, a commercial salmon fisherman in Alaska, and a search-and-rescue swimmer in the U.S. Coast Guard.

In his late 30s, he moved back to

New York where he became involved in the grow-local movement.

“I was living in Canandaigua and a lot of the chain stores had come down and the downtown was suffering,” he remembered.

House led the effort to bring a farmers market to the town that revi-talized the area.

“For me it was about bringing peo-ple together and creating the connec-tions between the local community,” he said. This ultimately led to his re-discovery of gardening.

Fifteen years ago, House began gardening again and volunteering at farmers markets. “I apprenticed my-self to organic farms and eventually

had my own farm.” Now at 48, he has found his “labor

of love” holding the position at Ecol-ogy Action for four years now.

Through his courses, he has en-countered more people who want to live more sustainably. “People who come to the courses are mostly begin-ning gardeners, backyard people who are just starting out, or those who are familiar with John Jeavons’ book and want to learn more about making sus-tainable decisions,” he said.

As for House himself, he is trying to live more aligned with the closed-system, holistic thinking espoused in the “grow biointensive” method. His eclectic career path is now pushing him towards starting a bee-keeping business.

“The pollinators are in trouble with the pesticide and the environ-ment. For me, it’s partly one more dimension of that whole system thinking.

T he IRS and the state of Cali-fornia have many rules re-garding the purchase and sale

of property. Some of the rules are helpful and some are not. To pro-tect oneself it is wise to be aware of different rules and then ask your tax representative to assist you with the proper and creative procedures to utilize them.

Capital-gains exclusion: Now and hopefully for years to come, there is a tax advantage for people who move often. The rule is that a single or married couple can have a gain of $250,000 for a single or $500,000 as a couple with-out paying capital gains on either amount. The important factor is

to stay within the rules. You have to claim the property as your principal residence for at least two out of five years. Those who know this rule

are very tempted to move often especially in an area where the property values keep climbing. On the other hand this is extremely dif-ficult for the nesters and therefore they miss out on this lucrative and free-money “green” solution to gain wealth quickly.

The law on capital-gains tax changed on May 7, 1997. The old law allowed a person(s) to transfer

all their capital gains from the sold property to the new property with-out any capital-gains tax. This law has been dropped in favor of the exclusions described above.

There are exceptions to the two-year rule. If you have to sell because of health matters, employ-ment change, divorce, death in the family, multiple births or some other life-changing event, you may qualify for a partial exclusion of the $250,000 or $500,000. You will receive a percentage of the tax break dependent on the time lived in the residence. Example: Twelve months could earn 50 percent of the full capital-gains exclusion.

Vacation homes: The IRS has established special tax advantages to owning a second home.

A. You can write off the interest of a secured debt on your primary residence and the second home up to a total debt of $1.1 million.

B. You can deduct property tax-es on all your homes; there is no

limit.C. You are allowed to rent the

second home out for tax-free rental income for 14 days. You do not have to report the 14 days of in-come on your tax returns. It is tax-free income.

D. If you rent the home out for more than 14 days a year, then the property is qualified as an income property and the income is then taxable.

Late fees: Late fees on your home mortgage can be deducted as mortgage interest.

Mortgage prepayment pen-alties: If you pay off your home mortgage early and have to pay a penalty, that fee can be deducted as mortgage interest.

Points deductions on home mortgages: In most cases the points paid for a loan are tax de-ductible. Points can be paid and de-ducted on mortgages both original

and refinanced. However the points on the original mortgage loan can be deducted for the year paid but on a refinance loan it is deductible over the life of the loan.

Points on home improvement loans are deductible as well as points paid on second home mort-gages but only over the life of the loan.

Interest rate deductions change every year and IRS points deduc-tions are subject to change. Please use a CPA or tax professional to ensure proper deductions.

Keep track of the cost of capi-tal improvements to your home because it can save you mucho green in most cases when it is time to sell.
