Our Communities Have Never Looked Better! Where Have the Years Gone? Forty years ago, our country was in a recession and the Phipps Land Company, developers of Palmetto Dunes, was in need of a sales team to help market and sell real estate in their Hilton Head Island location. I arrived with three other former associates to help jumpstart the sales for Palmetto Dunes with a year or two commitment. Needless to say, here I am 40 years later selling property in our community, and the rest is history! In 1976, it was a different story, working for a developer prevented you from selling Island wide. It was the perfect time to develop my 100% focus, strong belief and passion in what I recognized as a first-class community. Several years later the Multiple Listing Service (MLS) began, and agents were then able to sell throughout the Island. Because I understood the intrinsic value of what made our community extraordinary, I decided to continue my specialization in Palmetto Dunes and ultimately Shelter Cove and Leamington. This focus worked out exceedingly well for myself, our company and both buyers and sellers in our community. This has provided me a “competitive edge” along with “proven sales results”, superior knowledge and expertise in all facets of the community and history of property values. It has also given me the knowledge to educate and inform other realtors about the intrinsic value that we represent. Where Have the Years Gone? Why We Live Here...

The late Benjamin Racusin, Carol’s cousin and Hilton Head Island’s first Mayor was one of the major leaders spearheading the formation of the Town of Hilton Head Island. He once said, “I believe a great deal of credit must go to the residents who had the foresight to vote for taking control of our Town’s destiny.” They never wavered in their vision that was “quality over quantity” on a sub-tropical oceanfront Island where land planning, design, low density and an overabundance of amenities were always our hallmark. Each and every one of us needs to have thoughtful conversation of who we are and what our community represents as a world-class oceanfront community compared to our competition.

We, as owners, living as a full-time resident or as a second- home owner need to insure that we keep our properties updated, maintained and that we continue the appearance concentrating on curb appeal that will help increase our property values throughout the community.

It is important to stress to potential buyers that family enjoyment is priceless and planning for the future provides the opportunity for outstanding capital appreciation. As noted, we are a resale community and inventory can only be generated from existing owners.

Market Condition Update!In 2015, sales increased and inventory decreased as compared to 2014. However, prices have not increased at a level we would

like to see! Our focus in 2016 will be to increase prices to be more competitive with other world-class, oceanfront destination resort communities. Prices remained stagnant because more moderately-priced properties sold last year.

To help increase prices, more emphasis needs to be made on redirecting marketing dollars to reach high net worth potential buyers. With current real estate prices, interest rates and the trend of people relocating to the Southeast, we need to capture more of this market.
