Lot 1, Jones Subdivision, according to Plat filed at docu-ment No. 557043, located in the NE1/4NE1/4 Section 32 and NW1/4NW1/4 Section 33, Township 33 North, Range 16 East, PMM, Hill County, Montana
Dale L. Jones, as Grantor, conveyed said real property to Hill County Title Company, as Trustee, to secure an obliga-tion owed to Mortgage Elec-tronic Registration Systems, Inc., solely as nominee for U.S. BankN.A., its successors and as-signs, as Beneficiary, by Deed of Trust dated on December 8, 2008, andrecorded on December 12, 2008 as Book 171, Page 368, Document No. 573915.
The beneficial interest is cur-rently held by U.S. Bank Na-tional Association. First Ameri-can Title Company of Montana, Inc., is the Successor Trustee pursuant to a Substitution of Trustee recorded in the office of the Clerk and Recorder of Hill County, Montana.
The beneficiary has declared a default in the terms of said Deed of Trust by failing to make the monthly payments beginning January 1, 2017, and each month subsequent, which monthly installments would have been applied on the principal and interest due on said obligation and other charges against theproperty or loan. The total amount due on this obliga-tion as of August 1, 2017 is $194,446.55 principal, interest totaling $6,967.68, escrow advances of $715.76, and other fees and plus accruing interest, late charges, and other costs and fees that may be advanced.
The Beneficiary anticipates and may disburse such amounts as may be required to preserve and protect the property and for real property taxes that may become due or delinquent, unless such amounts of taxes are paid by the Grantors.
