period of physical stay longer than 14 nights the rental rate for the first 14 nights of your physical stay at the Aloha Palace will be at the rental rates advertised on HomeAway.com, and the additional nights that you might wish to physically stay past the minimum 14 nights will be calculated at the considerably lower rental rate per night cited in the „season“ rental rate headings as the rental rate for the „additional nights“ past the initial 14 nights of physical stay, which literally means that the additional nights will be at a much lower rental rate than the initial 14 nights of physical occupancy of the house. The automatic rental rate calculator on the HomeAway and related family of vacation home rental portals (VRBO and VacationRentals and about 30 foreign portals) will therefore calculate the rental correctly only if a rental for a physical stay by the renters for the entire calendar month is requested, or if the rental for a physical stay of exactly 14 consecutive nights is requested, but for no other period of physical occuancy, because the HomeAway portal is not designed to take any consideration of the 30-day minimum rental law in Honolulu, nor does it in any way respect the owner`s inability to rent for a rental term which straddles two different calendar months, nor does it také into account the fact that the owner has specified that the nightly rental rate for additional nights after the initial 14 nights will cost you considerably less than the initial 14 nights, so please just request a rental rate qjuote from the owner Milan Vacek through HomeAway.com if that is where you found his presentation on the web of the AlohaPalace and Milan will make any corrections in the automatically calculated rental quote that HomeAway.com calculates and e-mail it to you so you will get the benefit of the considerably lower rental rates on the additional nights of physical stay after the initial 14 nights, and of course always keeping mind that the effective rental rate per night on a rental for the entire calendar moth or for at least 28 nights (4 weeks) will result in your paying an even lower effective rental rate per night (and the owner will get just a little bit higher rental income which will make it easier to pay the small mortgage and other recurring fixed payment expenses of the house, so it works out better for everyone. Please always be sure to request rental check-in and check-out dates which are entirely within the same available calendar month, otherwise the owner Milan will not be able to accept your reservation request, because if Milan did accept your reservation request for rental terms that straddle two different calendar months then the nights that you would physically occupy the Palace which are the only nights that you would pay for would be the only nights that Milan would get any rental income for the entire two calendar month period (60nights) which your rental would block and prevent Milan from renting the home to anyone else during those same two calendar months, and that includes filming and commercials and banquets or wedding functions, any rental for any purpose in any one calendar month prevents Milan from renting the property again during the same 30-day minimum rental period. The views of the Reservations Calendar on the following pages show highlighted in various color blocks the dates when the already confirmed renters will be actually occuping the rental home, and other different color blocks show the „blocked“ nights which are not available for rent either because they were rented by renters who found the presentation of the AlohaPalace.com on on the owner`s own website or by hearing about it from satisfied prior renters or found the presentation on some accommodations portal unrelated to the Expedia family of portals which includes HomeAway/VRBO etc., such as the VacationHomeRentals.com website, and these Reservations Calendars are the views of the Reservations Calendar of my home in Honolulu on www.HomeAway.com under Property Listing ID # 939401 as they can be seen only by the homeowner of the home which is advertised on the www.HomeAway.com portal and many other portals which are owned by the same company EXPEDIA.com which owns Homeaway, so the view that potential renters looking at the reservations calendar online of the HomeAway/VRBO website may see the calendar displayed differently with different colors or no colors, just black & white perhaps, etc., this is something that can change with time. Because on these views of the reservations calendar the already reserved dates of actual physical stays of confirmed rentals are newly colored in GREEN only on the dates of the actual physical presence dates of the already confirmed rentals and not on the remaining days of the month (30 day minimum rental period) which each and every renter must be exclusively assigned whether they are actually going to physically occupy and use the house for such a long time or not by a very strictly enforced law, these views of the reservations calendar are graphically much more easy to understand than the drab black-blocks-only rendition of the calendar which at least in the past was the only version which the potential renters could see on the www.HomeAway.com accommodations portal under property ID # 939401 and on the other, much less frequently visited related portals which quite frankly I as the homeowner do not have time to maintain or verify but HomeAway tries its best to keep such „cloned“ presentations on it`s other accommodations portals automatically updated based on the information which I post on the HomeAway „flagship“ portal on the property listing ID # 939401, which is probably by far the most visited vacation rental accommodations portal in the world, now owned by Expedia.com. Therefore please always have a look first at the main presentation on www.HomeAway.com under Property ID # 939401 when you are interested in renting my very unique and unusual house in Honolulu so that you will know immediately whether the KokoKaiThaiPalace.com is still available for rent in the particular calendar month and year in which you are trying to rent it, which you may have originally found on the web on one of the already mentioned other accomodations portals which are owned by or cooperate with the HomeAway.com company and which are to various degrees similar but in their own way each is different from the presentation on www.HomeAway.com and also may not be updated with the „cloned“ information from the HomeAway.com presentation until several days after changes have already instantly or almost instantly appeared on the main www.HomeAway.com presentation under the Property ID # 939401, which is THE ONLY WEB PRESENTATION WHICH MILAN VACEK, THE OWNER OF THE KOKO KAI THAI PALACE REGULARLY UPDATES AND VERIFIES THE CONTENT OF and Milan Vacek really does not even try to verify the descriptive content of the other already mentioned portals on the web. Now that HomeAway and all its` subsidiary other accommodations portals have been taken over by Expedia and right about the same time started charging the renters their new service fee which in the case of most rentals of the Palace works out to be the maximum possible amount which is $399.00 or close

to that amount, and there is no longer any possibility for me as the homeowner to pay for a premium „Platinum“ subscription to get a more favorable position on the property searches, and since Milan`s prepaid Platinum subscription on the www.VacationHomeRentals.com portal was also summarily cancelled along with all the various premium subscriptions of all other homeowners who were advertising on the VHR portal, and even more recently the reservation calendars on HomeAway and the VHR portals have begun to look almost identical and are automatcially updated with information from each other`s calendars. VHR newly does not even offer the possibility of the renters paying by bank transfer probably because they would not earn any commission on such payments, and they now also charge the renters a service fee which as incredible as it sounds is supposedly 9 – 16% of the total rental amount, wow! Milan Vacek the owner is authorized to accept credit card payments but so far has left that process up to the HomeAway.com portal whenever renters inquired about the Palace through HomeAwayand insisted on wanting to pay by credit card, because in doing so he loses only the same approximately 3% of the total amount in credit card processing fees and HomeAway.com is very professional and efficient in handling credit card transactions so it is OK for you to pay by credit card through HomeAway if you wish at no additional cost to the renter for the 3% credit card processing that Milan has to pay to HomeAway.com, but of course when you book and pay through HomeAway you will be charged a usually $399. Service Fee by HomeAway, which give you several important benefits including fraud protection and a $1 million USD Liability Insurance (as per HomeAway specified conditions), so you are welcome to book through HomeAway.com if you wish, no problem, most reservations of the AlohaPalace are booked and paid through HomeAway.com. it is more convenient for Milan and the renters both and keeps HomeAway happy that they are sure to get their Service Fee from every such rental, and the presentation of the AlohaPalace gets a preferential placement on search results on HomeAway when all or most of the rentals are booked and paid for through HomeAway.com, which is still the largest most visited network of vacation rental portals in the world and most importantly they have a 24/7 Technical Support phone number that allows Milan and also the renters to get any issues solved usually in the course of one phone call anytime day or night even on weekends and holidays. Potential renters who first find Milan`s presentation of the AlohaPalace on HomeAway or VRBO of VacationRentals.com have currently no way of finding out the owenr`s contacts like phone number and e-mail address nor the URL of the Milan`s own website www.AlohaPalace.com and most recently they threw a fit when they realized that Milan`s Skype name milanvacek was listed right alongside Milan`s name as the owner of the advertised rental property for about 7 years and they never objected but now they got upset even if Milan were to merely suggest that owners understandably prefer to speak to potential renters over the phone prior to booking the rental of their homes to strangers so that they can answer all their questions and concerns very quickly and just as importantly resolve any concerns that the owners may have as to whether they want to rent their home to any particular renters to make sure they will abide by the house rules and the Oahu Noise Ordinance and not do anything to upset the neighbors, and communicating with potential renters on the phone or even by e-mail or text messages (or Skype videoconference) is the quickest most efficient way to get everyone`s questions and concerns resolved and to be able to rent them the home and then be able to get back to doing other things like trying to get some sleep and enjoying going snorkling to Hanauma Bay for example. The AlohaPalace is first and foremost Milan`s dream home which he keeps updated with the latest electronics and creature comforts and he wants to at least have a chance to speak with potential renters to reassure himself that they will treat the home with respect and not devastate it. The portals on the other hand really do not have to be concerned about that. Because the just mentioned land line is from Spectrum.com, previously Oceanic TimeWarnerCable company and connects to the world by some presumably IP-telephony internet virtual phone line, it has unfortunately been behaving very erratically when Milan makes calls on it and it either seems to have no caller ID or some totally different caller ID in Spain or Germany etc., and it has even begun to cause the other end of the conversation to be seemingly recorded on some kind of endless look and so Milan often hears the people he speaks with on this Hawaiian Spectrum.com landline repeat themselves over and over and so he realizes he is talking to himself and has to either call that person back from his US cellphone or via Skype, or he also has Viber.com and WhatsApp.com to make free calls from his laptop PC and iphone. The only genuine e-mail contact for the owner Milan Frank Vacek is: [email protected] , plus his iphone e-mail address [email protected] which he receives directly on his i-Phone making it possible for Milan to become aware of and answer your e-mail inquiry immediately so it is highly recommended that all e-mails be addressed to BOTH e-mail addresses, and it would not hurt to also send a text to the US cellphone number +1 – 818 – 434 – 5633 just in case that some attachment to the e-mail is too large to be able to be transmitted and both the e-mail might not make it to either of the two e-mail addresses, the text message will at least alert Milan to look for the e-mail and notify the sender that there is a problem and to include smaller attachments. . software installed on his CellPhones allows free texting and phone calls as well as free videoconference calls to cell-phones provided that the other cell phone is connected to the internet via WIFI and also has the same free program installed, and occasionally it may work even better than Skype. The KokoKaiThaiPalace is a home which as all other homes in residential neighborhoods of Honolulu by law which is very strictly enforced can only be rented for a minimum rental term of at least 30 days which must be specified on the rental agreement and which cannot overlap any other renter` 30 day minimum rental period, which in practical terms means that regardless for how many nights you actually have time to physically enjoy staying at the home you must by law be assigned an exclusive 30-day minimum rental period during which the home cannot be rented to anyone else, not even to movie companies, which to express it another way means that even if the owners of homes in Honolulu were as successful as they can be they can only rent their homes at a maximum only twelve times per year, which should help you understand given all the expenses of home-ownership including the recent increase in the tax assesor`s valuation of the home to more than $ 3.0 mil. USD as well as the recent increase in the property tax rate by 71% from 2014 so that now the property tax is higher than the mortgage payment, so that it is not economically feasible to rent such a home for any short periods. That is the reason why the owner Milan Vacek has had to specify a minimum rental term usually at least 14 nights, with strong preference given to reservation requests for the longest possible rental, which means the entire calendar month or several months, or at least three weeks or actually any number of nights as close as possible to the entire calendar month, and in order not to have to constantly monitor „calendars“ and count and recount the days of physical presence and reshuffle the „other“ days when there are no renters physically present at the home but nevertheless must be included in the minium 30-day rental period which every renter must have exclusively onto themselves, the owner of the KokoKaiThaiPalace has made the twelve calendar months of the year equivalent to the twelve possible 30-day minimum rental periods, with the calendar month of February „borrowing“ a day each from January and from March to come up with the needed 30 days. Because the 30-day minimum rental periods are virtually the same as calendar months, when you see that there is any rental already booked as indicated on the reservations calendar below in green („reserved“) shading for a particular calendar month (except of course for the very exceptional one maximum day spill-over in December into January or July into August, otherwise it is impossible) then it is no longer possible to rent my house for any of the remaining nights of that calendar month even though the Palace may not be physically occupied by any renters, because those nights either belong to the 30-day minimum rental period of the renter whose nights of actual physical occupancy are marked with the green shading (or grey if booked but not through HomeAway) or such nights might simply be unrentable because they are not part of any time period of 30 or more days which is as yet unrented, because 30 days is defined by law as the minimum rental term for any residenial home in Honolulu and the beginning and ending dates of the legally mandated at least 30 day minimum rental period must be stated on every rental agreement. If you still insist on renting my house as I hope that you do you will have to request rental dates in another calendar month that is not rented out yet or perhaps in the same calendar month but in some future year. To meet my expenses I naturally have to prefer rental requests for the longest possible stays, which means that just because you have decided to rent the Palace for the required minimum 14 nights (or 13 nights) stay in any particular calendar month or perhaps reacted in response to a temporarily offered shorter minimum rental period of even less than the usual minimum 13 nights when there might be a super-last-minute situation following a cancellation for example, that does not necessarily mean that the owner Milan Vacek will automatically and immediately accept your reservations request or apply the nightly rental rate which is specified as applying ony to rentals for a period of physical presence of at least 14 nights, and deprive himself of the chance to sit back and wait for a few days, weeks or even months until he receives some more lucrative reservations request for a longer period of physical occupancy of perhaps the entire month or ideally about 28 nights to give the cleaning crew more time to clean and prepare the house for the next renters. The „monthly“ rental rate as published on HomeAway.com is defined as being a „stay“ of 28 nights i.e. 4 weeks, but it is usually possible to stay literally the entire calendar month, please ask. It is also possible that the owner will receive a request for a long-term rental of his home for several months or perhaps an entire year or perhaps even longer, such as occurred from August 2013 through June 2014 when the Palace was rented to a family from Nebraska for a total of 12 months. Therefore please always contact the owner Milan Frank Vacek by phone or at least by e-mail or text message prior to commencing the transfer of any deposit to make sure that the home is still available in the month that you are interested in renting it, and just as importantly to find out whether Milan Vacek is ready and willing to accept your reservations request at this time. It may not seem like it but it is almost a full time job just answering and keeping track of the reservations requests, confirmed rentals, and making sure that renters are well taken care of and everything works.

Anyway, if you do decide to purchase the CSA PDP insurance, CSA only requires your name and street address which must be somewhere in the USA and a reference to the property ID number on HomeAway.com and that is I think just about it, so the application will be filled out in no time and you can and should pay for the insurance by credit card directly on the on-line form and Milan as the homeowner and you will be simulaneously notified by e-mail of the insurance coverage having been purchased and it will cover all the genuinely accidental and unintended damage to the rental property (of course only those types of damage that the policy covers so you should read the policy terms, they are logical, there have to be some conditions otherwise people would abuse it) and you will have that out of the way. By the way if you found and booked the rental of the AlohaPalace other than through one of the HomeAway or VRBO your confirmed reservation will appear as „blocked“ dates on the HomeAway reservation calendar and also as it is cloned onto the VacationHomeRentals.com Reservation Calendar. Whether paying for the rental by credit card or bank check or „e-check“ and choosing to pay via the HomeAway Paymenta, the HomeAway payment system will automatically pay for this CSA PDP insurance policy provided that it is selected as an option, in which case it is added up as one of the costs of the rental, along with the cleaning fee, and the GE Tax 4.712% and the TA Tax 10.25% on the Rental and on the Cleaning Fee, on all rentals 180 days or shorter. If you did find the Palace on one of the portals operated by HomeAway and do rent the Palace then even if you book and pay for the booking directly to the owner other than through the HomeAway Payments portal you will probably be billed by HomeAway for the amount of their „Service Fee“ ($399.00 is currently the maximum amount of their Service Fee) and in all fairness expecially since you probably clicked somewhere on their portal if and when you inquired about the possibility of renting the Palace that you agree to pay their Service Fee then you should just pay it and in any case there is nothing that the owner can do to prevent your receiving a bill for the service fee from HomeAway, it is a fee that is invoiced and claimed by HomeAway, the homeowner does not get any portion of it which is why the HomeAway fee does not appear on Milan`s Rental Agreements because otherwise it would be subject to the GET and TAT taxes if it looked like it was part of the gross rental income. So if you do receive an invoice from HomeAway.com for the service fee and you did happen to find the presentation of the KokoKaiThaiPalace ( = www.AlohaPalace.com) on either HomeAway or VRBO or VacationRentals or any of the approximately 30+ foreign portals also owned by HomeAway.com it is best just to pay the HomeAway „Service Fee“ invoice and at least you will have the benefit of your payments for the rental being insured for up to $10,000.00 by HomeAway against fraud, and now also get a new $1 million USD „liability insurance“, not quite sure yet what or whom this insurance covers, see details on the HomeAway.com website or call them or e-mail them for details and their conditions. Those renters who did not find the Palace on one of the portals owned by HomeAway and who did not communicate with the owner through the „communications“ medium of those portals and perhaps because they found the owner`s presentation either on the owner`s own website such as the www.AlohaPalace.com or www.KokoKaiThaiPalace.com or one of the dozens of other domain-aliases also owned by Milan and „pointed“ to the identical web presentation as is on www.AlohaPalace.com or perhaps on one of the accommodations portals the www.VacationHomeRentals.com which is part of the TripAdviser/FlipKey family of portals and as Milan recently learned at the HomeAway Parner Summit held at the Hawaiian Convention Center in Honolulu in 2017, HomeAway used to own the www.VacationHomeRentals.com portal but sold it. payments and in case of foreign bank credit cards it would be 5% or more in credit card processing fees and thus reserves the right to charge the renters at a minimum a 3% - 5% Service Fee of his own if he agrees to accept payment by credit card, but there is a good chance that Milan will accept payment by credit card, at least it is instantaneous and he

can go snorkeling 😊), then HomeAway will not have any way of claiming or charging their new „Service Fee“ which is all

paid solely by the renters and all of it goes to HomeAway. The cost of the CSA renters www.PropertyDamageProtection.com insurance is only $99.00 USD, including applicable taxes, which covers up to $5,000.- of accidental damage to the rented property, which is a bargain especially when you consider how many extended family members and friends the named renter may have brought along on the vacation (up to 22 persons at any one time) and what sorts of accidental damage may occur and how this insurance avoids having to deal with the issues of who caused what damage (and who will pay for it!) and thus helps make sure that your vacation will be worry free and guilt free and not result in interpersonal conflicts. Because the HomeAway reservations system does not allow online booking if the CSA PDP policy of insurance is required by the homeowner to be purchased at time of placing the reservation for a rental term more than 18 months in the future, which would prevent the owner from accepting reservations for rentals more than 18 months from now, it may appear from the automatic calculation of the total rental cost that neither the purchase of the PDP policy of insurance nor the payment of a Security Deposit is required but as the owner explains in the rental agreement, the purchase of the PDP insurance is required, or alternately if the named renter does not have an address in the USA the CSA PDP insurance is not an option, then the payment of a Fully Refundable Security Deposit is required, usually it is $1,000.00 USD, but in certain cases of increased risk may be substantially higher, such as when high-profile music star Bruno Mars rented the Aloha Palace for Christmas 2011 and paid to the property management company a $4,500.00 USD Security Deposit. The price of the CSA PDP insurance premium is not dependent on the length of the rental, although I suppose that CSA could refuse to issue the policy if the length such as a year seemed to them as too long. This PDP (Property Damage Protection) Insurance policy is only sold to residents of the USA, „residents“ in the non-legal sense of the word, it is sufficient that you have a residential address somewhere in the USA, you do not have to be a legal „RESIDENT“ of the USA or have a „green card“ in order to qualify, and this requirement only applies to the renter who is named on page one of the rental agreement, it does not matter where the other members of the group live or of which country they are citizens of. If the named renter does not reside in the USA and if a valid residential address in the USA continues to be a condition of the coverage of the insurance policy protecting the insured named renter then the insurance policy would not protect such a renter from liability so they will need to deposit a fully refundable $1,000.- Security Deposit in the owner`s account at the Bank of Hawaii (the same account into which the deposit and balance payment are to be made as specified in detail on page 10, i.e. the last page, of the rental agreement, and the Security Deposit is due and payable no later than 90 days prior to the check in date, i.e. the same deadline as for paying the Balance). If you are booking a rental period coming up in less than 90 days then the Security Deposit must be paid at the time of booking, or at least a month in advance of the check-in date. Rentall rates quoted in this Guide for Renters are subject to fluctuation up and down and are not binding on either party until a rental agreement is signed and deposit has been paid to „confirm“ the reservation. Considering that the owner does not mind if you and/or members of your group come and go as suits you during the rental of the Palace, you may find it a “no brainer” explaining to your extended family members and friends how incredibly inexpensive the additional nights after the initial minimum 14 nights become on a rental at the “monthly” rental charge, and they should be very willing to help share with you the expense for the month-long rental. barely meets the basic expenses of the house with no return on the multimillion dollar investment and no reserve for any major repairs or replacements or upgrades, therefore the owner must prefer the longest possible rental requests in any one calendar month, ideally renting for the entire calendar month, because any nights past the minimum 14 night rental up to the 30-day minimum rental period which as was already explained above is mandated by the law during which 30-day period the Palace nor any ordinary house in Honolulu cannot be rented to anyone else, so you might as well take advantage of the drastically reduced prices on such additional nights after the initial 14 nights minimum rental period. The cost (“rental rate”, to which the TA Tax 10.25% and GE Tax 4.712% Hawaii Accommodations taxes (altogether 14.962%) are added, of the additional nights after the first 14 nights depends on the season, with the months of July, August and especially December being by far the most expensive months (or “rental seasons” as HomeAway labels them on their rental rates section of the presentation), and the rental rates per night of the additional nights after the initial 14 nights physical stay for the other months of the year are even lower per night., as you can see for yourself because the cost of the additional nights after the initial 14 nights is specified on the heading of the “season” rate for each calendar month as “Additional Nights” or “ Add`l Nights”, and any additional nights in addition to a 3-week rental are even lower priced and so please call the owner Milan Vacek, or simply rent the house for an entire Calendar month (28 nights is actually the ideal rental, which creates a couple of nights before and/or after the rental of and physical possession of the Palace by renters, for cleaning and maintenance). Please disregard nonsensical automatic calculations on any rental longer than the minimum 14 nights and CALL the owner Milan Vacek. Property Damage Insurance which covers accidental damage of up to $5,000.00 USD to the rented property, which is offered by the CSA Travel Insurance Company, costs only $99 (But Covers The Loss ONLY If the named renter is a US-Resident, therefore the Renters Property Damage Protection Insurance is an option only if the renter named on the rental agreement contract is a US-Resident, otherwise a Fully Refundable Security Deposit of at a minimum $1000.00 USD is Required (higher in case the home is rented to high-profile celebrities such as the rental at Christmas time 2011 to the Celebrity singer Bruno Mars), and is payable 90 days prior to the check-in date, same as the payment of the 50% balance of the total rental cost including tax and cleaning fee, and so the renter can request his bank to transfer the two payments as one payment to save on the bank charges for the wire transfer if he wishes. Please be sure to ask the owner Milan Vacek by calling him on the phone whether the Palace is still available prior to commencing the transfer of any deposit payment. Because the CSA Travel Insurance company has changed their procedures and no longer allows the homeowners to apply for and pay for the property damage insurance on behalf of the renters, it is now the renters who must themselves apply for and pay for the property damage insurance. Therefore, in the quotations of the total cost of rentals the $99.00 USD cost of obtaining the Property Damage Protection insurance will no longer be included, and it is up to the renters to choose, provided that they are US Residents, whether they prefer to purchase the insurance or whether they prefer to pay a Fully Refundable Security Deposit of just $ 1,000.00 USD. Foreign resident renters (i.e. if the named renter on the rental agreement is not a US Resident, regardless of his/her citizenship) are not eligible to purchase the CSA Travel Insurance and are thus required to pay the refundable $ 1,000.00 USD Security Deposit. In the absence of a CSA Travel Insurance Renters Property Damage Protection policy the $1,000.00 is the minimum amount of Security Deposit required to be deposited 90 days prior to the check-in date. The owner does not normally accept payment by credit cards, and this is not just because of the higher cost of processing such payments but also because of the uncertainty whether the credit card might possibly be stolen or it`s use unauthorized by its` true owner and the credit card payment acceptance contracts with the accommodation portals and other such service providers require the homeowner to accept all risks associated with such credit card acceptance, unless there is some exceptional situation, and then the price of the rental would be higher but in most cases the owner simply will not accept payment by credit cards, but will accept payment by e-check, or much preferred is a bank check. The owner prefers best payment by bank transfer from your bank directly to his account at the Bank of Hawaii, as specified on Page 10 (last page) of the rental agreement, and has provided the necessary information for making wire transfers from your bank from within or outside of the USA. Please note that American banks do not use “IBAN” numbers but use Swift codes and Bank Routing Numbers and Account numbers instead. No Pets allowed, sorry, but most renters as well as the owner want the palace to be free of dander and allergens and without any smell of cat litter and dog hair, and of course without any fleas, or scratched furniture, and the neighbors would not tolerate barking. However please do not think that we do not love your pets, we had and loved very much the cute female Beagle which we kept at our home in Prague in the Czech Republic, until one day her very advanced age caught up with her and took her away from us to a better place where we hope she is happy making tunnels in the gardens and barking her head off and of course chasing rabbits and deer every chance she gets and helping herself to any food that is left unattended even for a second on the dining table. If you have ever been owned by a beagle, you know how they are. ☺ You can and should feed the many beautiful KOI fish, not just the ones in the indoor oriental fountain in the foyer of the downstairs entertainment area, but also the KOI in the little outside pond which is accessible through the sliding glass door from the mezzanine bonus sleeping room. Life is short or it can seem that way when you are having fun and enjoying it but it can also be unpredictable and the only thing you can be sure of having had are the experiences of having been places and enjoyed exploring this beautiful planet and meeting friendly and helpful people along the way. If you have the time and the opportunity I hope that you will decide to spend as much time as you can at the Aloha Palace and or course also in amazing Hanauma Bay, and get up early and get there as early as possible as soon as it opens before the crowds get there and while the ocean is calm and crystal clear and the morning sun is shining into the Bay, before the cashiers arrive at 7:00AM is ideal because you will legally enter without paying any admission fee, not even the flat $1 fee for parking!

Hanauma Bay looks beautiful almost every morning, when the wind and the sea are both calm, and the gentle morning sun is just beginning to shine into the bay, and the water is crystal clear. Hanauma Bay opens year-round at 06:00 AM, but the personnel who collect the admission fee do not show up for work until 7:00 AM and because there are “Closed” signs on all the cashier windows it is officially perfectly OK for you to proceed to the welcoming desk inside the information center where they will check your name against the list on their computer to make sure you have seen the free 9 minute orientation video in the past 360 days, and if not, you will need to see it in the auditorium beginning at 7:15AM. Once the doors to the auditorium close you will have to wait for the next showing. After seeing the video please be sure to put your name in clear block letters on the sign-up sheet so you will not be required to see it again for the next 360 days, and proceed to get a stamp on your wrist which allows you to go down to the snorkeling beach. There is a trolley service that can take you down there for $1.00 and back up to the top for $1.25 per person. There is no charge for transporting handicapped persons who can also request the free use of a special floating wheelchair with balloon tires down at the beach information desk. There is a snorkel rental shop and lock boxes for your valuable are available there as well. There are showers and restrooms at the beach, but the only refreshments and food is served at the top by the parking lot, so bring your own quality food and drinks and stay all day! Tents and floating devices are tolerated, feeding the fish or turtles or monk seal etc. is strictly forbidden, to protect them from junk food and diseases. Once you are down at the snorkeling beach you can stay there all day or get a re-entry stamp as you exit so you can come back. On the ”winter” opening schedule the Hanauma Bay Nature Center officially closes at 6:00PM, but all persons must get out of the water by around 5:00PM and no one is allowed to go down the access road to the beach after 5:00PM, so please come early and enjoy the visit! During the “summer” opening schedule the opening time is same also 06:00AM but the official closing time is 7:00PM but everyone must be out of the water by around 6:00PM and no one is allowed to go down the access road to the beach after 6:00PM. Winter Schedule usually ends in May on Memorial Day and begins again on Labor Day weekend in September. Hanauma Bay Nature Center is closed every Tuesday for maintenance. “My standard rate” is a fictional rate that is automatically calculated by HomeAway.com for those months in those years for which

there may not have been specified a rental rate, but is in no case to be construed to apply to any rentals beyond December 30, 2020,

which is simply an arbitrary date of the most distant month for which rental rates are specified on this HomeAway portal at the time

when I am writing this, because any rental rate quote inquiry for any month more in the future than December 30, 2019 would

automatically be calculated by HomeAway.com using this “Standard” rate even if it were one of the premium high-season months

particularly July, August, and December. The rates for the months in calendar years 2020 and beyond are likely to be similar to the

rental rates for the same months in the previous years, but please always call Milan ☺. Always begin with a phone call to save time!

see at a glance just how low the per night rental rate can be for the least expensive calendar months when the Palace is rented for the

longest possible rental term in that particular calendar month, and to demonstrate that the longer the rental term is for which you rent

the Palace, the lower your effective per night rental rate, because by law the house can only be rented just once in any month and thus

it cannot be rented to anyone else for the dates which you do not plan to be physically present at the Palace. Always best to call the

owner Milan Vacek and just ask all the questions you need answered and make a deal on the phone, followed up by signing the rental

agreement which the owner will e-mail you pre-filled out with the info you provide. UPDATE on the calculation of the “FROM”

nightly rate on HomeAway, they seemed to have switched into some different method of calculating the “Rental Rate” which is now

supposed to be more representative of the “average” nightly rental rate than the “From” i.e. lowest possible nightly rental rate which is

unfortunate because it looks like HomeAway based the reference nightly rates on monthly rentals in the highest rental rate months of

the year which are July, August and December, yet there are nine other months that the rental rate on which is much lower but the

casual internet visitor to the HomeAway.com portal will be misled into thinking that the average rental rate even for the less expensive

calendar month is much more expensive than it is in reality. All Prices and terms of rental are subject to change without notice until

the rental agreement is signed by both the owner and the renter and until the deposit payment which is required for the reservation to

be confirmed is actually received in the owners` account at the Bank of Hawaii as specified on page 10 of the agreement.

rental, however the HomeAway portal was recently extensively revised and updated so this info may be old):

Refundable Damage Deposit Please note: the reason why I have not selected to have the HomeAway.com portal automatically calculate and add the rental premium by the CSA Travel company for their very advantageous Renters Property Damage Protection Insurance Policy which protects the named renter for liability of up to $5,000.00 of accidental damage to my property, to the overall

rental price calculation, is that first of all the named renter must be a US Resident (citizenship does not matter) in order to be able to buy this policy and of course in order to be covered under this policy, and thus it would not make sense to automatically add this price into all calculations. Additionally, this renters policy cannot be purchased more than 18 months in advance and so if you were trying to automatically book a vacation at my house for a time more than 18 months in advance of the current date the HomeAway Portal would refuse to calculate automatically the rental rate because it is not possible to buy the insurance so far in advance, but when you contact the owner Milan Vacek there is no problem whatsoever booking a vacation even several years into the future and the CSA travel insurance Renters policy can simply be purchased at a later time when it will be less than 18 months prior to the check-in date. Because the CSA PDP insurance is paid by renter directly to the CSA Travel Insurance Company and the owner does not receive an part of it and the renter must apply and pa for this insurance directly to CSA on their www.PropertyDamageProtection.com website the amount of the insurance premium is not part of the gross rental amount on which the owner must calculate the Hawaii General Excise tax 4.712% nor the Hawaii Transient Accommodation tax which was increased on 1/1/2018 to 10.25%. _____________________________________________________________________________________

Payment Terms - How and when do travelers pay? You can always elect to pay the entire amount at time of

booking, but you have a choice at no additional cost to pay only 50% at time or booking, and then pay the

Also due no later than 90 days prior to your check-in date is the Fully Refundable $1,000.00 Security Deposit

which must be paid if the named renter does not have a residential (street) address in the USA (citizenship does

not matter, permanent residency (“Green Card” is not a requirement) or if the renter simply prefers to save the

low $99.00 cost of the CSA Travel Company Renters Property Damage Protection insurance policy which

protects the named renter from up to $5,000.00 USD worth of accidental rented property damage.

Homes in residential areas of Honolulu can only be rented once in any 30 day period so longer rentals 14+ nights are preferred. The rental rate for additional nights after first 14 nights cost $399.- $999. /night depending on season, please disregard nonsensical automatic calculations and CALL. The HomeAway Portal`a automatically calculating instant rate feature only knows two ways of figuring out the nightly rate, either by dividing a weekly rate by 7, or by dividing the monthly rate by 28, and the IT experts who designed it made no provision for any reduction of the nightly rental rate after the first week or two weeks or any number of nights past the first week, and this is the reason why in our own „season“ headings in this owner`s own Guide for Renters we have attempted to indicate what the correct nightly rate is for additional nights after the initial 14-night minimum stay, but since the HomeAway IT experts have not complied with my recommendation and repeated request that a two-week rental rate and a three week rental rate and a progressively lowered rental rate for additional nights after the initial two and three weeks of rental be specified by the homeowner then it truly becomes cheaper to rent by the entire calendar month which at least is the alternative rental term amount which it is possible to specify and thus I recommend renting by the calendar month and bringing along additional family members and friends to help with the expense of the month-long rental. Such additional family members and friends can of course arrive before or after the arrival of the organizers (named renter(s)) and can leave whenever they need to, the main concern being that there not be more than about 22 persons accommodated in the Palace at any one time otherwise it would resemble more some dormitory and neither the renters nor the owner nor the neighbors of this very prestigious and quiet neighborhood want that. It`s OK to rent for the calendar month and leave early. The nightly rental rate that is quoted is not the ideal rate to quote but because by law the home can only be rented just once in any 30-day period and the HomeAway.com portal is very inflexible and poorly designed and only offers the homeowners the possibility of listing the rental rate for either one night, or one week, or one month, and the rental for just one week is not long enough to generate sufficient rental to pay for all the expenses of the house which must be paid every month and if the renter selects a rental period in excess of one week (7 nights) the HomeAway portal is only programmed to automatically divide the weekly rental rate by 7 to arrive at the default cost for additional nights after the initial one week rental which however are in fact much lower but only after the minimum 14-night period, while most renters unfortunately do not have so much available time in their busy lives to be able to stay an entire calendar month and so listing only the nightly rental rate as well as the monthly rental rate turned out to be the only way to coax the HomeAway Instant Rental Rate Quoting feature to express the correct rental cost that applies when the renter is requesting a rental for the normally required 14 night minimum physical stay. but only if the potential renter chooses exactly and only 14 nights and both the check-in date as well as the check-out date are both entirely within the same calendar month, or, alternatively, if the renter selects a check-in date of the first day of the month and a check-out day the last day of the month, or at least 28 nights, in that case the renter will be quoted the correct amount for a rental for the eitire calendar month. While you are able to sometimes during limited promotional periods rent the home for as little as just one week the nightly rate that will be calculated by the HomeAway portal for rental dates shorter than 14 nights is still going to be the rental rate that is valid only for rentals for at least 14 nights, and such proposed shorter than 14 night rentals will be considered only if the owner has not received or does not anticipate receiving rental reservations requests for a longer rental period of two weeks or longer, so please understand that with all the monthly expenses and huge increase in the property tax rate that the owner has to pay he will naturally prefer rentals for rental periods of at least 14 nights, so you can think of the correctly automatically calcuated rental rate for 14 nights to be the minimum overall rental cost of renting the home regardless how long you actually physically stay at the home. Of course you are nevertheless always welcome to inquire about a rental rate for a physical occupancy for a period shorter than 14 nights and yes the owner Milan will take into consideration extenuating circumstances such as that your family or group is very small or consiste entirely of adults all adults or that many of the family members are small childlren etc. to try to give you a custom quote which takes into account the amount of utilities your group is likely to use during your stay, since the utilities are paid for by the owner and renter does not have to worry about them unless there is blatant disregard for utility usage such as

leaving the water running needlessly for days etc which would be billable to the renter if it was willful or gross negligence. Rentals for the entire calendar months obviously take priority to requests for rental accommodations for shorter times, all other factors being equal. In addition to the rental amount, the purchase of a CSA Travel Insurance company policy of Renters Property Damage Protection Insurance for just $99 (Only named renters with a residential address in the USA are Eligible) or alternatively the payment of a SecurityDeposit of $1,000. Well actually that was the original Hawaii Tax ID, which was the same ID for the payment of both the GE Tax and also the TA Tax. If you do use one of the newly aded small AC units please be sure to turn it off whenever there is no one in the room because given that the AlohaPalace is wooden any cold air created dissipates in minutes.

If you are seriously interested in renting the Aloha Palace you might as well reserve it when the rental rates are reduced, and the

minimum number of nights of physical stay at the AlohaPalace is in some cases only one week, although Milan still reserves the right to

only accept reservation requests for at least 14 nights stay in most cases, but what have you got to lose by asking, so call Milan now

and ask him to e-mail to you a proposed rental agreement for the calendar month of your choice. Is there a catch? Milan would prefer

if you would pay for your rental by bank to bank wire transfer, which HomeAway calls payment by „e-Check“, which HomeAway

normally no longer allows but in Milan`s case because he was a premium „Platinum“ subscriber for about 5 years until HomeAway

discontinued all premium subscriber levels for all homeowners but Milan`s pre-approval that allows his renters to pay not just by any

major credit card but also by „e-Check has been fortunately „grand-fathered into his homeowner subscriber profile and so when you are

ready to pay the deposit and/or the balance of the rental you will notice on the HomeAway Payments online rental payment web page

that you have a choice to pay either by any major credit card or by „e-Check“, which is all done for Milan now by HomeAway provided

that you found the presentation of the AlohaPalace on one of the HomeAway „Family of Portals“ which includes VRBO and

VacationRentals and about 30 international portals all of which are newly under Expedia. Alternately at no additional charge you can of

course also pay by any major credit card. If you found the presentation of the Aloha Palace.com on the KokoKaiThaiPalace.com and/or

AlohwPalace.com and/or about 50 additional domains-aliases which Milan also owns then you have the additional choice of paying by a

bank Cashier check, or even by your own certified check or even a regular personal check, but even if you did not book via HomeAway

but payment by credit or debit card is not convenient for you Milan is now willing to accept payment by VISA, MasterCard or American

Express through HomeAway, even though he incurrs the additional expense of 3% credit card processing fees, that`s life and a part of

the cost of doing business to make the rental more convenient for the renters and Milan understands that.

Please note that the usual utilities including electricity and water usage are included, which includes heating the jacuzzi using

the newly installed PentAir much more energy efficient and quieter and larger capacity 140,000 btu electric heat pump so the waiting

time to get the jacuzzi to the maximum allowable pre-set heat of 104F or whatever lower temperature you choose will take considerably

shorter time, but heating the entire swimming pool which contains about ten times the volume of water is simply not economically

possible to do using the electric heat pump unless the renters insist on paying for it which requires a deposit for such additional utility

expense, of about $500.00 which is typically what the additional cost is on a two week rental even though Milan thanks to the 18 panel

very high efficiency Revolusun-installed photovoltaic system which he feeds into the local electric utility grid he can freely use anytime

during a 12-month period following the time when the electricity is fed into the grid, Milan still ends up paying at least several hundred

dollars for the additional electricity that is used up even if there might not be any renters physically present in the AlohaPalace in any

given month for a week or longer out of that calendar month, but fortunately this is Hawaii and the pool never actually gets cold

especially since the „Blazing Tubes“ Solar hot water heating system located on the roof of the kitchen is now permanently preset to

heat the pool to the maximum extent that the amount of sunshine permits it to.

Parking both on and off premises is of course always free, and many items you might expect to have to go out to buy are

provided at no cost such as Kleenex, TP, paper towels, the use of ecological rechargeable batteries and even conventional Alkaline

batteries in most popular sizes so you will not have to drive around to shop for such sundry items, powerfu LED flashlights, ziploc

freezer and sandwich bags in several sizes, an assortment of food and beverages (Organic Quinoa, Organic Hulled Millet, Himalaian

available on tap in the kitchen, etc. and of course beach towels, an assortment of snorkling gear (but it is always recommended that you

bring your favorite mask and snorkel if you have one to be sure it fits comfortably), boogie boards and even a beginners` surfboard (use

only at your own risk of course 😊 .

The Deposit required to confirm the reservation is 50% of the total amount which after first contacting the owner on his cellphone at: +1 818 434 5633 to confirm that the house is still available for rent for that month and that the owner accepts the proposed rental booking must within the more than adequate number of days specified individually by the owner be wire-transfered to the owner`s account at the Bank of Hawaii per instructions on page 10 of the 10-page agreement, or the renter can with the approval by the owner also send a bank cashier check made payable to the owner of the KokoKaiThaiPalace, i.e To: Milan Frank Vacek, or if agreed to by Milan the renter may even be able to pay by personal check, or by VISA, MasterCard or American Express Credit Card or by Debit Card, but the renter needs to communicate this to Milan early on because he must pay a credit card processing fee when he accepts a payment by credit card and probably also when he accepts a payment by debit card as well but that is something he has to inquire about with the two companies, Leaders, and SquareUP, through which he is authorized to accept payments by credit cards, whether he would have to pay an approximately 3% credit card processing commission fee for payments by debit card, or some smaller fee or no fee, so if you wish to pay with a debit card please do ask Milan about that possibility. It is also possible to pay by „e—check“ from the renter`s bank to the same owner`s account at the Bank of Hawaii to which bank wire transfers are to be transferred, however the actual process of paying by e-check is probably going to take longer, about a week or two before the funds are actually deposited in the owner`s account at the Bank of Hawaii in Honolulu, because the renter`s bank would first have to make out the check and mail it the old fashioned USPS way to the physical address of the owner`s bank which then has to cash that check and only when the funds are actually deposited in the owner`s account at the Bank of Hawaii will the rental be considered „confirmed“, nevertheless it is possible and acceptab le so long as the renter communicates his/her intention to pay by e-check so that the Milan will be aware of and allow for the delay before the funds are deposited into his account and hold the tentative reservation and not think that the renter just forgot to make the payment and that the deposit payment might not be coming at all. The remaining 50% of the total of the rental cost must be paid by one of the same ways as specified above at least 90 days prior to the check-in date. Prices are subject to change without notice until a rental agreement is signed by both the owner and renter and until the 50% deposit required to confirm the reservation is received by the owner in his account. Likewise any „Special Offers“ that are offered from time to time may be changed or cancelled at any time so do take advantage of them while they last. It is usually the longest requested rental for any given calendar month with payment by bank wire-transfer or bank cashier check (no commissions to pay to credit card processing companies) that gets priority for acceptance by the owner, but other factors such as the number of guests over-all and the purposes for which the renters are renting the Palace also matter. Incidentally, the CSA Travel insurance Renters Property Damage Protection policy which covers up to $5,000.00 USD of accidental damages to the rented property for $ 99.00 is currently required by the CSA Travel Insurance company to be aplied for and paid for directly by the named renter, but that is no problem at all really, the CSA online form to apply for this renters insurance which must be filled out directly by the renter is extremely easy to fill out and requires only a minimum of personal information and the following is the link to the online form on the CSA Travel Insurance Company website : www.PropertyDamageProtection.com and fill out the easy online form and pay for the PDP Insurance policy using your credit card if you wish and you and I will automatically be notified by e-mail by the CSA Travel Insurance Policy that they have accepted the application for the policy and that you are covered, keeping in mind that the insured must be the renter named on page one of the rental agreement and that person must have a residence address somewhere in one of the US States, which address does not have to be a legal permanent resident address but the named renter (and only the renter named on page one of the agreement) does need to have a residential street address in the USA in order for the CSA PDP policy will cover that person`s liability for damage to the rented property, which in turn automatically covers accidental damage (per conditions of the CSA PDP policy of course so read the conditions please) that may be caused to the rented property by any of the members of the renters` group as specified on page 9 of the Rental Agreement. Because the CSA Travel Insurance Company`s „PropertyDamageProtection“ insurance policy (actually a GENERALI Insurance company) was created specifically to the requirements of the HomeAway (and related family of many other vacation rental home portals now all owned by Expedia) and the CSA insurance company relies on the information and description of the rental home as described in one or another of the „HomeAway family of portals“, if you are a renter who has found the presentation of the AlohaPalace.com home on the VacationHomeRentals.com or some other non-HomeAway related portal or perhaps the owner`s own website www.AlohaPalace.com or one of the many domain-aliases which the owner also owns or perhaps on the recommendation of a satisfied previous renter, no problem, you can also purchase this same CSA Insurance company www.PropertyDamageProtection.com policy of insurance on the same terms, but you do have to click on the top of the „index“ page of the www.PropertyDamageProtection website and pick one of the roll-down menu of three possible HomeAway family of portals and corresponding Property ID Numbers which instantly enables the CSA Insurance company to know exactly which rental property it will be insuring against accidental damage by the renter seeking to be protected against liability for such damage, and the choices are three but the logical choice for someone who has not found the presentation on the HomeAway family of portals and not desiring to pay for the rental via the HA Payment system and be charged the usual „Service Fee“ usually $399.00 USD will be to select the reference to the VacationRental.com portal and the property ID number: 939401 which is incidentally the identical ID number as for the HomeAway.com website and to the CSA Insurance company it all comes out the same and they only put down on the insurance policy form the ID number: 939401. You are welcome to call the CSA Insurance Company at their „CSA Property Damage Administration telephone number: +1 (888) – 501 – 3025, and you are welcome to ask the person who answers the phone which company they work for and the last time I called I got a clear answer that they work for the huge GENERALI Insurance company and that they need the reference to the presentation on one of the HomeAway portals strictly as a reference and that they do not exchange information about the renters with those portals. But like anything in life it is always a good idea for you to ask in detail just what you are purchasing and what is covered because it is a GENERALI insurance policy and they are the ones who created it and the ones who can change it and the owner cannot all the time be monitoring their website and trying to second guess whether any important condition has changed. Fortunately after an initial two claims that had to be filed in the first year that the owner has been recommending this insurance policy and CSA paid both claims promptly and without and „deductible (co-pay)“ by the renter as promised, there have in the past approximately 3 years no claims for accidental or any other damage to the AlohaPalace caused by the

insured renters and so let`s hope that this will continue to be the case and during your rental term there will also not be any accidental and/or non-intentional damage to the rented property caused and so no claims to CSA will have to be filed, and the insurance policy will fill a similar role to having an umbrella when out are outside and perhaps because you have the umbrella it will not rain. If you are an insurance expert or even by chance come across an insurance policy similar to this one which is not tied to any onen particular vacation rental home portal or perhaps is but seems to you even more advantageous and dependable you are welcome to suggest to the owner adn he will look into it and consider offering it also as an option to the future renters. Alternatively if the named renter does not have a residential address in the USA or prefers to not have to pay for any insurance then the renter of course has the option to deposit in the homeowner`s Bank of Hawaii bank account instead the Fully Refundable Security Deposit $ 1,000.00 at least 90 days prior to the check-in date unless the check-in date is sooner in which case it is required as soon as possble after booking the reservation. Owner reserves the right to require a higher Security Deposit, particularly when the renters are high-profile celebrities of the entertainment industry such as when Bruno Mars rented the KokoKaiThaiPalace for two weeks ending Christmas Eve 2011 and in the specific case of his rental the Security Deposit was $4,500.00 USD. The amount of the security deposit is of course not the limit of how much damage to the owner`s property the renter can be responsible for so the owner requires that the renters always choose to get the CSA PDP insurance policy for the highest premium which is currently $99.00 USD which must be paid directly by named renter to the CSA company on their online website and covers a damage loss of up to $5,000.00 USD worth of the rented property damage which is usually more than sufficient. If you have found the Palace on one of the HomeAway/VRBO/VacationRentals and about 25+ foreign portals „family“ of portals and you wish to pay via HomeAway Payments then please be advised that the owner has by default had to specify on those portals that he does not require any property damage protection insurance nor security deposit in order for those portals to be capable of automatically calculating the rental rate for rental dates more than 18 months from the time when the potential renter is desiring to have the rental amount quoted, because if the owner were to specify that the CSA PDP insurance is required adn that it should be added into the total rental quote then the automatically calculating quote program would prevent the potential renters from getting any calculation whatsoever for any dates more than 18 months into the future, and so far HomeAway and the reltated portals have steadfastly refused to modify this requirement, and let`s be fair this migfht not be a choice that is up to HomeAway to make, perhaps the CSA Insurance company (GENERALI) is the one who insists that they do not want to sell any insurance policy on a rental that will take place more than 18 months into the future, so the owner has simply opted to pretend to not require any insurance nor security deposit but if the rental period desired is less than 18 months into the future he will modify the automatic calculation by the HomeAway-related portal to include the requirement of the purchase by the renter of the CSA PDP insurance policy for $99.00, and in the case of the request by the renter to rent the Palace for a term more than 18 months into the future the owner will hopefully remember to remind the renters to purchase the CSA PDP insurance policy or whatever insurance policy will make the most sense for him to require that the renters purchase at the time a few months before the renters are scheduled to check-in for their vacation. Needless to say we welcome every renter who appreciates the special qualities of the KokoKaiThaiPalace and respects the fact that this is an entirely non-smoking home and thus no smoking is allowed anywhere in any part of the home, and no lighted candles nor fireworks are allowed inside or outside the home at any time, and if some member of the group must smoke outside well away from any doorway or open window then it is necessary to make sure that no buts are left anywhere on the grounds because they are deadly poisonous to wild-life and babies and organic fruit trees and bushes, and inn order to make sure that renters by smokong (anything) do not create any fire hazard, inside the home there are many smoke-alarms to help make sure that there is no smoking by those who may forget and when these smoke alarms go off and smoking by a renter was the reason then please note that that is a reason for declaring the renters to have violated a stricly enforced condition of the contract and for the owner to ask the renters to leave with no right to a refund. There are however no smoke alarms outside, obviously. Just to state the obvious, the owner wants everyone to know that yes even celebrities, or perhaps especially celebrities who respect and support the owner`s efforts to make the AlohaPalace smoke-free and allergen free (no pets whatsoever allowed, none, please respect that) celebrities are welcome and we hope that they will find the privacy and relaxation without paparazzis that they seek, an oasis in their busy life, that they would not have for example in Waikiki.

CAVEAT about the owner`s listing on the www.VactionHomeRentals.com portal, it has now become a part of the TripAdvisor/FlipKey etc. family of portals and has also discontinued all premium levels of subscription and charges some renter as much as 9% - up to – 16% „Service Fee“ (much higher than how much HomeAway.com charges and from them the renters and homeowners get a lot of services included at no charge such as an available 24/7 live Customer Service telephone line: (+1-512-782-0805). VHR has begun to determine the position on search results of any given rental property solely or predominantly based only on what percentage of inquiries from renters were successfully transformed into confirmed rentals, a criteria geared to rake in the most possible service fees from the renters even if their reservation request is for an unacceptably short period of physical occupanycy which would yield the homeowner an unacceptably small rental amount given the strict requirement in Honolulu that no home can be rented for a period shorter than 30 days and no such 30-day minimum rental period can overlap, which logically means that it is impossible to rent any home in Honolulu more than a maximum of 12 times per year and so homeowners who want to be able to pay their mortgage and property tax and hurrican insurance and gardeners and pool-service and all those other expensive services and to be able to promptly repair and replace aging equipment bills have to always try to rent their homes for the longest possible period of physical occupancy within any one 30-day minimum rental period, which in the case of the AlohaPalace is logically synonymous with the calendar month because that is the only way to keep track of it and market the home for rentals in an intelligible way to simply say this month is still available, and that month is already rented out, and not waste a lot of time every day searching through notes on calendars to make sure that rental terms of any one rental contract do not infringe on the 30-day minimum rental period of some other rental term that might not be aligned with a particular calendar month, that would in the case of the AlohaPalace only be conceivable if the renter wished to rent for a period of several months, and even then the renter would do well to consider renting for several entire calendar months aned not worry about exactly when he thinks he will need to check-in and check-out, think big and simplify your life and stay in the home of my dreams longer, what have you got to lose except stress. So to cut to the chace, I have decided to put here on the following many pages the most important information describing my house so that you have all the information that you need in one convenient place:

Koko Kai Thai Palace.com, also advertised as the www.AlohaPalace.com , is a custom designed home (actually two homes, a very large three-story home with an elevator, and also a separate guest cottage located across the swimming pool from the main home) is nestled in a quiet cul-de-sac in Koko Kai, an area of South-East Oahu (part of Honolulu) also called 'The Triangle/Portlock` prestigious residential area in Koko Kai, the most exclusive part of Hawaii Kai. This magnificent villa built in the style of a Palace in

Or just drive there in 2 minutes, park for $1.00 all day! When will VHR also begin charging the renters a service fee and no longer show the potential renters` contacts?

Well, I wrote the above question to myself about a year ago and it is already here, the subscription that Milan currently has for the presentation on www.VacationHomeRentals.com (and other portals like FlipKey etc.) owned by TripAdvisor.com is such, that the renters pay a „Service Fee“ of 9% - 16%, and the homeowners do not get any of the rental money not even any deposit until at least a day AFTER the renters have moved into their homes, how can they hope to do business when they treat the homeonwers this way and force them to be in such uncertainty as to whether the renters actually will arrive and they will get their rental money, or if the renters change their mind the owners will usually have to také a huge loss having to try to find alternate renters at such a super last minute basis at a drastically reduced rental rate, not good, so please do not be surprised when Milan will have to ask you politely to find his own presentation on the web i.e. www.AlohaPalace.com which is so easy to do and book the rental directly with him and pay him and avoid the huge service fee and the hassle. Very rarely seen (there are only about 40 known to be living in the waters off Oahu) Hawaiian MONK SEAL, a very friendly tagged female which swam up to and alongside Milan as he was finishing his usual „just before closing time“ snorkeling at about 5:00PM

on April 14, 2017, and proceeded to shake her head from left to right and blinking her sexy eyelashes and waving with her left flipper and then swam around Milan about half-a-dozen times! The setting sun had already gone over the crater wall and so the

lighting was very poor but Milan still got the (good) thrill of his lifetime, and hopes that this Monk Seal and other friendly creatures of Hanauma Bay large and small will continue to be as friendly as this Female Tagged Monk Seal was! This year 2018 the Monk Seals have begun coming out of the ocean at Hanauma Bay to lie on the warm sandy beach to get their sleep, almost every day!
