HISTORY AND PHILOSOPHYOF XANADU
Xanadu Villas & Retreat features six unique and
individually designed villas on one of the finest
beaches on Zanzibar’s South East coast. The villas
surround a central pool and dining area and are set
within a tropical garden and palm trees.
Xanadu’s villas can be rented individually, or the
entire retreat is offered exclusively for up to 18
guests. As the villas sleep 2-4 guests, Xanadu is an
ideal setting for family groups, honeymooners or
beach lovers in search of privacy, high-quality service
and fine dining.

Xanadu comprises of six villas in total, each with a unique set up and architecture. Every villa has a plunge pool,
private butler, outside shower, bathroom(s) with his & her sinks, linen and towels provided, daily housekeeping
and laundry service, Internet/Wi-Fi, lounge & kitchen with fridge, beach access.

The Dawn. A one-bedroom villa with private lounge and dining area
downstairs and a spacious bedroom and private balcony on the first
floor. During the day, guests can enjoy the view of the Indian Ocean
through the tropical garden; in the evening, lights in the tree make
every night a special occasion. Private and intimate, it is the perfect
villa for honeymooners or couples in love.
Shooting Star. The architect’s favourite, this one-bedroom villa
features the most unique design, a downstairs bedroom as well as a
plunge pool and dining facilities on the roof top – perfect for moonlit
dinners or romantic star gazing.

Heavenly Sky: The presidential suite with its unique domes, balconies and private pools has two bedrooms and
spacious living areas opening out to the garden plunge pool, with direct beach access. The master room is on
the first floor houses a master room with ensuite and a private sea view balcony, and the master suite is located
in the penthouse. A final tier to the very private rooftop pool within a custom dome and views of the garden and
the Indian Ocean finishes this true architectural masterpiece.
Our sister villas, each sleeping 2 or 4 guests in two bedrooms, are
ideal for friends and families, as they offer super-sized living and
dining areas, private plunge pools, outdoor showers and luscious
garden surroundings. Each roundhouse style master bedroom
comes complete with a deluxe en-suite bathroom (featuring waterfall
shower) while the living areas boast a Xanadu dome ceiling,
supersized fan and open pavilion style archways.

CUISINE
A resident chef is available, offering high standard
of cuisine made to order. Inspired by Swahili cuisine,
the chef blends locally sourced vegetables and home
grown herbs, fresh net caught seafood and Zanzibari
spices with an international gourmet style, presented
beautifully in delicate portions. Special requests for
dietary requirements and celebrations can be discussed
and catered for – flexibility, individuality and exclusivity
is also part of Xanadu’s cuisine.
Non-alcoholic drinks and a range of house wines are
included, while premium wines and spirits are available
at extra charge. Any special dietary requirements can
be catered for.
SPAOur Kiota Spa invites guests to relax and recharge:
massages, manicures, pedicures and treatments are
offered in-room or in the spa right at the beach. Products
used by our professional therapists are from Africology
or locally sourced and produced.

The main city of the island is a maze of alleys with each corner displaying another narra-tive of its Arabic and European history. The UNESCO World Cultural Heritage site offers famous attractions (House of Wonders, Forodhani Gardens, Slave Market and Anglican Church, Ijumaa Mosque) as well as a range of markets, souvenir shops and restaurants. A guided tour of the historic centre of Stone Town is a must for every visitor to Zanzibar. It is about an hour’s drive from Xanadu.
Zanzibar is famous as the Spice Islands which derives from its former important status as a spice exporter, a trade which still exists but has been declining in recent years. Spice farms offer an interesting insight into the local cuisine, showing exotic spices in their natural habitat while also offering the guests a taste of the Swahili cuisine. The spice farms are about 60-70 minutes’ drive from Xanadu.
A somewhat misleading name as this island off the coast of Stone Town never had a prison but was used as a quarantine island. Today, it hosts tortoises and invites you for a stroll around or a snorkel nearby. The nearby sandbanks, Nakupenda Isles, are also worth a visit. From Xanadu, it is about an hour’s drive to Stone Town and another half an hour’s ride by boat.
The only national park of Zanzibar features the indigenous Red Colobus Monkeys as well as mangroves to explore and experience. In addition, a tortoise sanctuary can be visited, and the nearby Zanzibar Butterfly Centre is a community initiative worth a visit.
For guests looking to learn about local culture and life, village tours can be arranged with visits to local schools, hospitals, as well as local witch doctors or healers. On the South East coast, seaweed farms can be visited while it is also possible to learn about the manufacturing of local fisher boats, local cooking, production of coconut ropes and the multifaceted uses of a coconut tree. The villages near Xanadu (Bwejuu, Paje, Jambiani and Makunduchi) offer all these insights and invite guests to delve into daily Zanzibar life.
One of the most popular tour, taking guests to Kizimkazi, where wild dolphins can be ob-served just off the shore. With a bit of luck, swimming with the dolphins is also possible.
A full day boat trip offering guests a Robinson Crusoe experience with catering and snorkelling as well as a great taste of the seafood that Zanzibar has to offer, visiting small islands and sandbanks off the coast of Zanzibar.
Whether it is reef snorkelling in Kizimkazi, the marine park of Chumbe Island, the atoll of Mnemba or Blue Lagoon just up the beach from Xanadu: snorkel fans get their full experience in Zanzibar.
LOCATION &GETTING THERE
WHEN TO GO
Zanzibar can be reached by air (international airlines Oman
Air, Ethiopian Airlines, Condor, and FlyDubai fly directly to
Zanzibar’s Kisauni airport), or by sea (various ferry connections
from Dar es Salaam of approximately 2 hours). Private charter
flights from Dar to Zanzibar can be arranged for groups by
Coastal Aviation (www.coastal.cc). In addition, private boat
charters are available, including traditional dhow boats or
motor boats. From the ferry port and the airport, it is just over
an hour’s scenic drive across the island to Xanadu on the
South East coast (Bwejuu/Dongwe). Xanadu Villas & Retreat
can arrange taxis as well as private pick up from ferry, airport
and/or anywhere on the island.

Zanzibar’s South East coast is bordered by a reef which has great diving spots for those watersport enthusiasts looking to experience Zanzibar from below. Xanadu partners with Buccaneer Diving, offering a range of diving experiences.
With Zanzibar having become a hotspot in recent years, Paje and Jambiani ( just South of Xanadu) have become THE spots for kitesurfing, offering excellent opportunities for kiters at all levels. Xanadu has a fantastic free lance kite instructor, should you wish to learn this trendy sport. The best months for kiting are December to March and June to September.
This traditional dhow boat moors only a few kilometres away from Xanadu and is now part of our company. We offer an exclusive sunset sail cruise across Chwaka Bay with our resident chef preparing culinary delights and our team serving refreshing drinks. Special cruises will also be arranged on a monthly basis (e.g. Full Moon Cruise).
Zanzibar is a year round destination but it can rain heavily in April.
February is the hottest month, and June to October is cooler and dry.
