Citywide benchmark prices totalled $426,300 in October, trending down for the fifth consecutive month and resulting in a year-over-year decline of 2.9%. “Job growth in this city remains a concern, as unemployment levels remain well above levels expected for this year. Rising costs of ownership also continue to weigh on housing demand,” said CREB® chief economist. “At the same time, housing supply levels are not adjusting fast enough to current conditions, resulting in price adjustments.” Inventories and sales totalled 7,345 and 1,322 in October. This has resulted in months of supply of 5.6, above levels typical for this month. While some easing in new listing growth will help prevent further inventory gains, inventory levels remain near record highs for the month of October. “With these types of market conditions, many potential buyers should be able to find the home that they are looking for with well priced listings appearing in certain price ranges,” said CREB® president. “Sellers need to manage expectations and have accurate data in order to be aware of what is selling in their community.” For each of the property types, sales activity has improved in the lower price ranges, leaving most of those segments relatively balanced. However, the upper end of the ranges has seen significant gains in supply compared to demand, which is likely having more of an impact on prices in those ranges.

IMPROVE YOUR INDOOR AIR QUALITY(NC) Did you know that poor home air quality can lead to a variety of health-related issues, like allergies, headaches, chronic fatigue and insomnia?

When spending more time indoors during the cold winter months, it’s important to reduce dust and allergens inside the home to help improve the air you and your family breathe.

And while it may seem like another chore, changing your air fi lter is the fi rst step to a healthier winter. By changing your fi lter regularly, indoor air quality will be improved, and your furnace won’t have to work as hard, which will save you money on energy bills.

Here are fi ve easy steps recommended by The Home Depot Canada to help you get started.

1. Start with a clean slate. Before you begin, work to eliminate any sources of indoor contamination such as cigarette smoke, mould or mildew.

2. Out with the old. Turn off the power to your furnace and remove the old fi lter. Once you remove the fi lter, measure its size and use this as a guideline while shopping for a replacement.

3. In with the new. Even your fi lters can get in on the smart home trend to make your life easier. The new Filtrete Smart Air Filters connect to your mobile device through Bluetooth and keep track of the fi lter’s life span and airfl ow. This fi lter also tracks air quality and provides active tips on how to improve it. Find the correct size fi lter at your local Home Depot Canada store or online at homedepot.ca.

4. Install and record. Follow the manufacturer’s instructions to install your new fi lter and make a note of installation date. Generally, experts recommend replacing your furnace fi lter about every three months.

5. Keep tabs. Check your fi lter regularly. If you have pets or a dusty environment, your fi lter may require changing more frequently than every three months.

3 TIPS TO MASTER INDOOR RENOVATIONS THIS WINTER

(NC) While many of us hesitate to begin a home makeover during the colder months, this can actually be a great time of year to tackle a project. All you need is some research and planning.

For starters, you’re much more likely to find a contactor who’s available for hire in the winter, since many people choose to do home projects during the more popular warmer periods. Second, renovating your home during low season opens up the opportunity to unlock bargains and better deals on things like products and tools. Who doesn’t want to save money and use those savings for items you really need?

If you’re looking to do some renovations around the house this season, here are three easy tips to master and get your home ready for winter.

1. Get the right tools for the job. Any good renovation starts with having the fundamentals to make it all happen. When it comes to DIY projects, Craftsman power and hand tools give you the ability to muscle through any project. With new categories now available in-store and online at Lowe’s, Rona, Reno-Depot and Ace, this brand of tools will arm you with the power you need to conquer any renovation, big or small.

2. Research before you begin. The last thing you want happening after getting started is coming to the realization that it’s not feasible. Doing extensive research – such as watching video tutorials, contacting your local home improvement store or getting tips from contractors – will give you much more comfort in knowing your project can be done.

3. Set a budget and create a timeline. Time and money go hand in hand. Even though you’re more likely to save on products and a contractor during a winter renovation, be sure to budget beforehand. Winter is a busy time with the holidays, so planning a timeline as well as a budget for your project will ensure the job gets done on time, without any financial surprises.
