1. INTRODUCTION

1 The house extension is located at 3, Woodcroft Close, Market Deeping, Peterborough, PE68BT.

2 The existing site and dwelling will need to be prepared for the construction of the extension, with any existing services required to be terminated and temporary supplies as required for construction being provided, and all new services connected, together with all necessary Local and Statutory Authority notices being served.

2. GENERAL CONDITIONS

1. The works will be designed and executed in accordance with the Construction (Design and

Management) Regulations 2015, the requirements of the Local Planning Authority, planning approval, the Building Regulations at the time of construction and all associated legislation, and any special requirements enforceable by the Local Authority and any other statutory bodies, E.A. requirements etc. The requirements of the local authority, highways authority, the IEE regulations, and the latest CIBSE guidelines.

2. Construction is to be carried out using materials and components, which conform to the latest British Standards Codes of Practice. Workmanship will comply with the latest British Standards Codes of Practice and BS 8000 (Workmanship on Building Sites) and any related Euro Codes. Where no relevant British Standards specification exists for materials and components, the materials and components used shall be of the best quality obtainable. Where no British Standards Codes of Practice exist for operations, the workmanship shall conform to the highest standards laid down by the operative’s trade federation, recognised good practice and appropriate Agreement Certificates.

3. The works will be carried out in accordance with the drawings and specifications as prepared by the

main contractor’s consultants including the Architect, Structural Engineer and the main contractors M&E Consultant and any other consultant that may be required for the project to complete the works.

4. A schedule of conditions is to be prepared by the contractor of all adjoining areas and boundaries

etc. that may be affected by the works and issued and agreed with all concerned parties, prior to and at completion of the works these shall be reviewed and further agreed with all related parties.

5. Dimension areas and levels given are subject to a full site survey and should be checked prior to

manufacture / construction.

6. Any substitution of materials / products noted within specification below to be with materials / products of an equal or better performance. All details of substitutions to be submitted to Local Authority Building Control for approval prior to installation.

7. All materials and workmanship to conform to the relevant British Standards and Codes of Practice, and any Agreement Certificate applicable.

8. Workmanship shall be in accordance with good building practice and should at least comply with

BS: 8000 and the latest applicable Codes of Practice.

9. All existing services (internal & external) to be located prior to commencement of the works & protected / encased if near the construction works.

10. All details to be as Approved Accredited Details found at http://www.planningportal.gov.uk/

11. Finished ground floor levels shall be generally as drawing and shall be confirmed with the client and

builder on site before work commences. Any alterations to finish ground floor levels shall be strictly

in accordance with statutory and NHBC requirements and shall be to the satisfaction of the building inspector. Finished ground floor levels must be carefully related to drainage Invert levels.

12. Any anomaly between approved drawings and site conditions, statutory requirements or the

requirements of the Building Inspector, Inspecting Architect or NHBC shall be resolved before the work in question proceeds.

13. The Building Contractor is to agree with the Employer prior to the execution of the Contract, the

limited areas for Safe Working and Storage of Materials, with the designated areas fenced off to avoid future misunderstandings. Take all reasonable precautions to prevent work people, including those employed by Sub-Contractors or Services Providers from trespassing on adjoining Owners property, including roads, footpaths or other access thereto, or to any part of the premises which are not affected by the Works. Very special care must be taken during the construction period to protect any debris or other materials from falling onto the adjacent land.

If the Contractor wishes to erect scaffolding on or otherwise make use of adjoining land or properties, he shall serve notices, obtain written permissions and clear away and make good any damages at his own expense and pay all costs and charges in connection therewith. Obtain written permissions from all adjoining Owners and Authorities before use is made of the airspace above neighbouring properties and areas by tower cranes, mobile cranes and the like and pay all charges in connection therewith. The Building Contractor shall indemnify the Employer against any claim or action for damages in respect of unauthorised use or operation on adjoining property. The areas of the Site remaining after the Works are complete are to be reinstated at least to the standard that existed prior to the commencement of the Works at the Building Contractors expense.

14. The Building Contractor is to provide all necessary on and off-Site Management and Supervision, Standard Health & Safety Executive (HSE) provisions to Contract Design Management (CDM) procedures, together with a Pre-Construction Health & Safety Plan. The Building Contractor is to inform the Employer of the name of the Person in Charge for the Site Administration for the Works.

15. Adjacent owner’s privacy - The Building Contractor is to take all reasonable steps to ensure that Noise, Dust and other Working Conditions are kept to a minimum. The Conduct of the Contractors Operatives is to be such that do not cause offence to the Employer or adjacent Property Owners.

16. Protect, uphold, temporary divert and maintain all pipes, sewers, service mains, overhead cables

and the like during the execution of the works. The Building Contractor is to make good at his own expense and damage due to any cause within his control and pay any costs and charges therewith.

3. SUB-STRUCTURE & SUPER-STRUCTURE

1. All externally exposed timber or timber embedded within the structure (including external cladding

and tiling battens) to be pre-treated against fungal attack in accordance with BRE Technical Notice 24, 1972, and in accordance with Appendix 'A'.

2. All structural timber to be stress graded within strength class as defined in BS.5268 PART 2 1984 (unless otherwise indicated on drawings or by the Structural Engineer).

3. All Roof Timbers - subject to roof manufacturers or structural engineer’s information.

4. Foundations to comply in all respects to BS.8004/8110: 1986 and taken down to a load bearing strata to adequately transmit all applied loads. Construction detail and mix all in accordance with Structural Engineer’s design and to comply with both Local Authority Building Control and NHBC standards.

5. Lintels all as per Manufacturers details / design. Internal stop ends fixed to all lintels, and Type 'W' cavity weep vents installed at 450mm centres (min. 2no. per lintel).

6. Any hazardous ground condition shall be dealt with in accordance with NHBC Standards Chapter 4.1.

4. GROUND FLOOR STRUCTURE

1. Beam and block floor to specialist design built to form min 225mm void below floor; 2000-gauge polythene DPM dressed up perimeter walls to lap with horizontal DPC, DPM to be bonded to vertical faces with RIW 'sheetseal', all joints in DPM to be taped and sealed with min 300mm laps. Provide minimum 225mm clear ventilation space between ground and the underside of the suspended floor (refer to details for information). Ventilation to void under provided by periscopic vents located at no more than 1800mm centres. 80mm Kingspan Kooltherm K103 Floorboard insulation with 20mm vertical insulation to perimeter walls up to FFL; 500-gauge polythene separation layer; 65mm sand cement screed in accordance with BS.8204 PT1 with A98 reinforcement at mid-point. Floor to be laid with tolerance of +/- 3mm per 3m, FFL to match existing. Overall floor construction to provide a min U-Value of 0.18W/m2K. (Refer to Appendix A)

2. Proposed former garage floors to receive insulation and screed finish to match existing floor level. Contractor to check if damp proof membrane is present under concrete slab. If not provide damp proof membrane below insulation. Use 80mm of Kingspan Kooltherm K103 Floor Board insulation if build up allows with 65mm screed and a separation layer between screed and insulation. Overall floor construction to provide a min U-Value of 0.18W/m2K. (Refer to Appendix A)

5. EXTERNAL WALLS

1. EXTERNAL BRICKWORK CAVITY WALLS: All masonry to be constructed in accordance with BS.5628 PT3. (300mm cavity wall) 100mm 'Celcon Aircrete' insulation block or similar approved. 100mm internal / 100mm cavity fully filled with rockwool roll batt insulation, 102mm external facing brickwork (to suit planning condition) to achieve a U-Value of 0.28W/m²K, installed in accordance with manufacturers current Agreement Certificate. (Refer to Appendix A) 100mm cavity formed using stainless steel wall ties by Ancon Clark, 225 long staggered at 900mm horizontal and 450mm vertical centres, reducing to 225mm centres at all corners and reveals. All wall ties to slope towards external leaf & commence 1 course above DPC (subject to joint locations). Cavity to be closed at all jambs and cills with proprietary insulated DPC cavity closers, 'Thermabate' or similar. The inner leaf is to be 100mm Celcon 'Standard' aircrete blocks (600kg/m3) laid in gauged mortar mix to block manufacturer’s guidelines & compatible with mortar to external leaf. Walls to be finished internally with 12.5mm plasterboard & 3mm plaster skim. Lintels to openings within cavity walls to be IG type L1/S 100 or similar, cavity section to be insulated with no continuous bottom plate, minimum end bearing to be 150mm, to be installed in accordance with manufacturer’s guidelines. Cavity trays to be provided above all opening and abutments, to extend a min of 150mm beyond each side & turn up at stop ends. Cavity weep holes to be provided over lintels & cavity trays at min 450mm centres, min 2 No per opening. All masonry walls to receive movement joints at min 6m centres. Cavity to be filled at low level to 225mm below DPC with lean mix concrete. All walls below DPC to be constructed from Class B Engineering bricks, colour specified by client. Where new walls abut existing walls perpendicular, Simpson Strong Tie crocodile wall extension profiles or similar wall starters are to be used.

2. Damp Proof Membrane - (DPM) 1200-gauge polyethylene DPM - all joints to be lapped a minimum of 300mm and all joints taped and sealed. DPM is to be linked to the DPC in the external walls.

3. Pitched polymer or polyethylene 1200 gauge ribbed / gridded black polythene laid in continuous strips, to full width of masonry. All DPC's to be lapped and bonded at junctions, corners and angles in accordance with manufacturer’s recommendations. Cavity wall to have pitch polymer DPC minimum 150mm above adjacent external ground level, stepped as necessary. 150mm min laps to all joints and to project 2mm from outer block face. At external doors fit additional layer of DPC tray 150mm above common level to extend 1m either side of jambs.

4. The whole extension (especially) including abutments with adjoining components shall be robustly detailed to meet the requirement of resistance to air infiltration as determined by the energy assessment.

5. Limiting Air Leakage - In accordance with DTLR ‘Robust Construction Details in Dwellings & Similar Buildings' a mastic seal should be provided around all external joinery, both internally and externally, and to the underside of window boards at junction with plasterboard / plaster finish. Any service pipe passing through external envelope must be sealed with approved mastic gap filler.

Ceilings are to be fully sealed at junction with enclosing walls. In addition, a ribbon of plaster shall be provided to the 4 sides of any opening within the external wall. All as per accredited details and seal notes on Architectural Details.

6. ROOF CONSTRUCTION

1. Tile Pitched Roofing: New roof tile on 50x25mm treated softwood battens on a layer of Tyvek Supro water resistant breather membrane or similar fully lapped and sealed, all laps to membrane to be min of 150mm or as recommended by manufacturer; Joists and trusses to Engineers details.

Ridge Board / Steel (to engineer’s details); 65x100mm treated SW wall plate bedded in 1 in 4 cement / sand mortar strapped down to external cavity walls with 30x5mm galvanised steel straps at 1500mm centres and screwed to a min of 3 courses of block with 2No. fixings per course, where ceiling joists run parallel with external walls restrain and nail across 3No. timbers back to wall structure 30x5mm galvanised steel straps at 1500mm centres. Collars, Struts etc. to be as indicated on sections & roof plan. All timbers to be treated at source with preservatives, tannalised, vac-vac or similar approved, cut ends to be treated with preservatives on site. Insulation for Truss Roof Build Up - New Roof to be insulated at flat ceiling level with 2 layers of Rockwool roll insulation totalling 270mm, the second layer to be laid perpendicular to and across the ceiling joists to achieve a U-Value of 0.18W/m²K. (Refer to Appendix A)

2. The ‘U’ value of the roof systems shall be in accordance with any SAP calculation requirements (if applicable). The levels and type of insulation also need to be compatible with the roof system type.

3. Rainwater goods & down pipes shall be as drawings with accessible rodding access points as may be required.

4. All roof extracts to be flush in-line roof vents.

5. New timber or uPVC fascia and soffit boards to be installed throughout roof (fascia board and pre-

vented soffit boards) fixed to rafter feet in accordance with manufacturers guidelines.

6. Ceiling to be underlined with 1 layer of 15mm plasterboard (moisture resistant boards to be used in all wet areas) tightly butt jointed together with staggered joints to receive 3mm skim finish. Ceilings to be fully sealed with perimeter walls to maintain airtight envelope.

7. New 115mm half round uPVC gutters to new & existing rear roof laid to falls of 3mm / m falling to

outlets discharging into 76mm diameter uPVC downpipes. Rainwater from new downpipes to discharge into new soakaway located a minimum of 5m from building. Soakaways to be sized in accordance with BRE Digest 365 following an on-site percolation test; invert of pipes to be a minimum of 600mm below base of soakaway; to be lined with geotextile sheet & filled with suitable rubble / granular material; access chambers to be provided within soakaway with 225mm perforated pipe provided to base of soakaway; soakaway to be backfilled with minimum 600mm topsoil.

7. WINDOWS & DOORS

1. Windows to be thermally broken and to be glazed with sealed double-glazed units with Low-E glass. In compliance with the Building Regulations glazing in 'critical locations' i.e. between FFL and 1.5m above to doors, side lights & patio doors and between FFL and 800mm above to windows, the glass shall be laminated or toughened in accordance with BS.6206:1981. Windows to all habitable rooms to provide rapid ventilation of min 1/20th of the rooms floor area via opening lights, with part of the opening 1750mm from FFL. All new windows to be provided with trickle vents providing 8000mm2 free air background ventilation to habitable rooms and 4000mm2 to non-habitable rooms. All new windows to be fully draught stripped to limit the infiltration of cold air and maintain airtight envelope. To comply fully with Approved Document K of The Building Regulations and British Standards: BS.6262:1982, BS.6206:1981, BS.5713:1979 - NHBC Standards - Appendix 6.7-C - All glazing units to be BS: Kitemarked. All doors and windows are to be 'double glazed' with Low-E glass double sealed units. In compliance with Approved Document K1 of The Building Regulations, glazing in 'Critical Locations' i.e. between finish floor level and 1.500m above that level in doors, sidelights, patio doors - and between finished floor levels and 800mm above that level in windows - the glass shall be laminated or toughened in accordance with BS.6206:1981. New windows to provide a min area weighted U-Value of 1.4W/m²K. Window frame to cloak DPC cavity closers by min 30mm.

2. Door configuration in accordance with client requirements. Doors to provide a minimum U-Value of 1.4W/m²K.

3. Doors and windows will be of a similar construction and fire-rated as may be required to boundary conditions.

4. All windows will be fitted with permanent openable/ closable trickle vents in accordance with

current Building Regulations and come complete with neoprene weather/ draught strips and securing locks and opening restrictors.

8. INTERNAL WALLS, FLOORS & CEILINGS

1. Garage wall to receive 25x47mm battens fixed back to existing construction, with strips of DPC down the back, fixed at 600mm centres to receive 112.5mm thick Kingspan K118 insulated plasterboard, to receive a 3mm skim finish, overall construction to achieve a U-Value of 0.17W/m²K.

9. INTERNAL FINISHES

1. Internal doors to match as existing in property or to client specification, fire rated as required, and finish to client’s choice with matching lipping’s all round, with painted profiled architraves and profiled 100mm MDF skirting boards. Profile to be agreed. Window boards to be 25mm thick MDF painted white with satinwood/ eggshell painted finish of primer, undercoat and two top coats. Door linings to be min. 35mm thick with 44x19mm square edged architraves.

2. Walls to be plastered, painted vinyl matt emulsion Dulux Diamond 20 or similar. Colour: TBC. Ceilings to be Plasterboard skimmed and painted in vinyl matt emulsion. Colour: brilliant white.

3. The kitchens and utility are to be chosen by the Client and designed & installed by a named

specialist manufacturer/ sub-contractor.

10. MECHANICAL INSTALLATION

1. The hot water and space heating systems shall be designed by the heating sub-main contractor and in accordance with the requirements of Approved Document L1A, the ‘Domestic Heating Compliance Guide’ and the manufacturer’s recommendations.

2. Mechanical extract to Kitchen to achieve extract rate of 60 litres / second where located away from oven / hob and 30 litres / second where located over. Mechanical extract to Bath & Shower Rooms to achieve extract rate of 20litres / second with 15mins overrun of fan, control to be connected to light switch.

3. The contractor shall allow for all necessary components to install complete drainage systems

including all necessary pipework supports. The completed installation shall conform to approved Document H, BS EN12056 Parts 1&2 and Plumbing and Engineering Design Guide and to be installed in accordance with the above and manufactures instructions. The main contractor shall supply and install air admittance valves at the termination of the soil and vent pipes not penetrating the roof. In general, unless otherwise stated all soil and vent pipework fittings and accessories shall be PVC to BS.4514 Kitemark certified with solvent weld joints and pipe clip fixing.

4. All waste pipes and fittings to be Marley (or similar approved). All waste fittings to have 75mm deep

seal traps and separate connections to SVPs and to be installed in accordance with BS.5572. 50mm diameter combined kitchen waste with washing machine spigot. 50mm diameter solvent jointed bath and sink wastes supported at max. 500mm centres. All 90o bends to be provided with rodding eye. 38mm diameter solvent jointed basin wastes supported at max. 500mm centres. Directly opposite branch pipes connecting to a soil stack is not permitted. For small dia. branch pipes up to 50mm dia., an opposing branch pipe shall not connect within a 110mm zone measured down from the connecting branch pipe. Similarly, for large dia. branch pipes such as a 110mm dia. WC an opposing branch pipe shall not connect within a 200mm zone measured down from the WC branch pipe. All overflows to be 20mm diameter uPVC discharging into bath manifold. Where necessary, pipes and hot water storage vessels are to be thermally insulated to comply with Approved Document L1.

5. Soil Vent Pipes: All soil stacks to be Marley plastic (or similar and approved). All soil stacks to be

cable of withstanding air tests to Building Control satisfaction. SVPs to be in 110mm diameter UPVC (unless noted otherwise on drawings) to BS.5572 to be supported horizontally at max. 900mm c/s and vertically at max. 1.6m c/s. Where the waste from a washbasin exceeds 1.7m, fit anti-syphon (Silentraps) supplied by McAlpine & Co., tel. 0141 882 3213.

6. All drainage to be reviewed on site with Contractor prior to construction to ensure falls and

proposed layout is achievable. Excavations from drain trenches to be not less than the external pipe diameter plus 300mm, and to the true line and gradient. Trench sides to be vertical to at least 300mm above crown of pipe. Ensure the trench bottom is free of hard and soft spots and trim by hand to 50mm below required level by hand. Lay pipe in trench to correct line and level on 50mm class F granular material. After testing drain runs, surround with selected as dug material free from vegetable matter, rubbish, stones etc. compacted by hand to a level not less than 150mm above crown of pipe. Trench backfilled with material excavated from trench and well compacted in layers

of no more than 300mm (so as not to use heavy compaction machinery until a min cover of 600mm has been achieved) Soil and vent pipes and stub stacks discharging to 100mm uPVC pipe work to BS.4514 surrounded in pea shingle, falling at true and regular gradients to existing manhole. Where pipes pass through walls or structure a suitable precast concrete lintel is to be provided to engineer’s details. All drainage works and testing to comply with the requirements of Local Authority Building Control.

7. All waste plumbing to be in accordance with BS EN 12056-2. Provide 75mm anti-syphon traps to all sanitary appliances, and 40mm diameter UPVC waste pipes throughout except where pipes become common, increase to 50mm diameter. All to discharge to soil pipes in separate sealed connections. Ensure all pipe work has rodding access points at any change in direction with corresponding access panels within boxing. All wastes to connect into existing SVP. In any event the minimum waste sizes for the following fittings should be used; Kitchen Sink 40mm dia; Washing Machine 40mm dia; Wash Hand Basin 40mm; Dishwasher 40mm dia; Shower 40mm dia; Bath 40mm dia; WC Pan 100mm dia. Overflow pipes to WC cistern should be unobstructed & located so that water is thrown clear of the building; care should be taken so that water is not discharged over balanced gas flues, windows or doors.

11. ELECTRICAL INSTALLATION

1. All electrical work to be carried out by a competent person registered with a Part P self-certification scheme. A self-certification certificate shall be supplied by that person to the occupier and a copy issued to the local authority or approved building control officer. All general lighting and power circuits shall be run in 624B Twin & Earth LSZH Cable 300/500V BS7211. All wiring shall generally be concealed within the structure of the dwelling. Cables beneath plasterboard shall be run horizontally or vertically only and afforded adequate protection as required by BS 7671. Cables run in concrete floors shall be in heavy gauge galvanised steel or rigid PVC conduit and suitably sealed against the ingress of moisture. The minimum cover of screed shall be 25mm.

2. Provide all necessary power supplies, isolating switches to heating controls, heat pump and other ancillary equipment all in accordance with the manufacturer’s instructions. The position of the electronic room thermostat should be agreed with the heating engineer to provide optimum performance of the heating system.

3. Provide all necessary power supplies and isolating switches to the Kitchen appliances.

4. Energy efficient internal and external light fittings to be provided. All must comply with Approved

Document L1B. Internal light fittings are to be dedicated energy efficient fittings. Low energy lighting is defined as luminaries with an efficacy of 45 lumens/ per circuit watt or better. The light fitting must be permanently fixed to the ceiling or wall. Generally, luminaires shall comprise of ‘warm white’ LED GU10 down lights with brushed stainless steel or white bezel and a minimum life of 30,000 hours. All downlights to be sealed for air tightness with intumescent fire hood/ downlight cover, 30mins fire rated, size 150mm diameter x 150mm height in floor voids/ roof spaces. All external lighting to be designated low energy fittings, stainless steel finish to IP56 operated by switch for dwelling external lights and with timers/ dusk to dawn and PIRs for external siting. All switch plates unless noted otherwise to be white.

5. Mains-operated self-contained smoke alarms with battery back-up to BS.5446: PT1, shall be fixed to

ceilings at the appropriate locations shown on drawings, 300mm from any wall or light fitting, and shall be interconnected in accordance with manufacturer’s instructions.

6. All socket, switch & light fittings to be located to client’s requirements and in accordance with

Approved Document P.

12. EXTERNAL WORKS

1. Footpaths will be to Clients or Landscape Architects requirements. All laid to falls to drain to soft landscape areas or drainage outlets as required.

2. Soft landscaping to be provided to meet the approved Landscape Architect’s Design or client’s preference.

3. External lighting to be provided to the M&E Sub Contractors design.

4. All extensions sited to maintain statutory clearances in accordance with Building Regulations and in

accordance with the approved drawing and any imposed Planning Conditions.
