DIVISION 1: GENERAL REQUIREMENTS A. STAPLES Prototype Documents shall include this Outline Performance Specifications manual, STAPLES

Prototype Drawings and all issued Bulletins, Addenda or Memoranda supplied as supplements to the STAPLES

Prototype Documents. The Prototype Documents are proprietary to STAPLES, INC. and are issued to this Landlord in strictest confidence. STAPLES Prototype Documents are to be retrieved via the electronic

ConstructionLS/ProjectQuest internet web site via http://STAPLES.projectquest.com with prior approval from and

as directed by the STAPLES Architectural and Construction Project Management Team.

B. The Prototype Documents are STAPLES’ minimum requirements for the scope and quality standards for a

STAPLES store construction project. The Architect of Record for the site specific project shall be responsible and required to provide a complete set of Construction Drawings and Specifications for the project. If statutory

requirements include design parameters in excess of those specified herein, the statutory requirements shall

govern. Substitutions or changes in materials, equipment manufacturer, model, or specifications, without direct written authorization from STAPLES, are prohibited. Proposed substitutions shall be submitted in writing to, and

be approved by, the STAPLES Project Management Team prior to completion of the Final Specifications.

C. Interior and exterior requirements shall be in compliance with STAPLES Prototype Documents and STAPLES

lease agreement without modifications except as approved in writing by STAPLES.

D. Statutory requirements shall supersede and govern all conflicts of information with STAPLES Prototype

Documents, governing codes and restrictions and the plans and specifications provided by the Landlord.

E. STAPLES Prototype Documents and lease requirements shall supersede and govern all conflicts of information

with STAPLES Prototype requirements and the Landlord’s Plans and Specifications.

F. STAPLES Prototype Documents represent the minimal base scope for work expected for a STAPLES project.

Supplemental conditions, design criteria, conditional requirements may also be applicable. Consult with

STAPLES Architectural and Construction Project Management Team for applicable site specific requirements, if any.

1.01 RELATED DOCUMENTS:

A. Site specific lease agreement between Owner/Developer (Landlord) and STAPLES (Tenant).

B. STAPLES approved site-specific concept plan, exterior building sign plans, and building elevation (reference

lease exhibits). Also under separate cover and as provided by STAPLES, STAPLES site specific CP-1 Concept

Plan and CP-2 Concept Flooring Plan.

C. STAPLES Prototype Drawings accompanying and considered a part of this STAPLES Prototype Document

include the following:

1.02 GENERAL SPECIFICATIONS AND REQUIREMENTS:

A. The Landlord shall provide STAPLES, INC. Project Management Team (PMT) a written list of architectural and engineering firms for the project a minimum of ten (10) business days prior to contract execution. STAPLES shall

have ten (10) business days to notify the Landlord of unacceptable consultants prior to execution of contract

services and the Landlord shall be required to comply and seek alternate firms for STAPLES’ approval.

B. The Landlord shall provide STAPLES with the following information prior to starting the detailed architectural,

structural, mechanical, plumbing, and electrical "Working Drawings" (referenced in the lease agreement as "Final Specifications"):

1. A "Shell Plan" of the premises, hard copy and electronic file, indicating the following information: outer dimensions of the premises, column line dimensions, utility entry locations to the building for water, fire

protection riser, gas, electric, telephone and sewer, loading dock location, emergency egress locations,

and location of interior load bearing walls and other permanent obstructions in the premises. The plan shall clearly indicate column line dimensions from centerline of columns and interior face of walls. The

Shell Plan shall be in compliance with the requirements of the lease agreement.

2. Drawings and color renderings of the proposed exterior elevations of the STAPLES store and the proposed elevations of other buildings within the center. Elevations shall include all signage areas and

be completely dimensioned including height, width and illumination type clearly identified. Elevations

shall also label and identify all exterior finish materials and colors to be used. Elevations are subject to final approval of material samples;

3. The Landlord shall provide building sections clearly depicting heights of building structure, heights to

bottom of roof deck, roof joist and girders, all obstruction below structure that obstruct minimum height requirements;

4. The Pylon sign design for a STAPLES dedicated pylon sign shall conform and be consistent with the

STAPLES prototype requirements, and lease exhibits. Pylon sign shall be submitted with height, width and illumination type clearly identified;

5. Provide pylon sign drawings for multi-tenant sign indicating overall dimensions of pylons and proposed

size and location of STAPLES name and/or logo in relationship to other tenants. 6. Phase I Environmental Site Assessment and additional environmental reports as required and/or

referenced in the lease agreement;

7. Site development plans showing the proposed development to include topographical grading and elevations, site lighting design, landscaping and irrigation, loading dock - receiving areas, surrounding

roadways, building dimensions, ingress and egress to the development, pylon and monument sign

locations, H/C parking, sidewalks and ramps, trash enclosures, cart corrals, electrical transformer locations, and aright of ways and easements directly affecting the property;

8. Site utility and drainage plans including required storm water management and best management

practice details and specifications dictated by the governing authorities having jurisdiction. 9. Property line and/or topographic survey;

10. Water test conducted by an approved testing service to verify flow rates for fire protection systems

upon completion of the work and within one year of commencement of the work. Water test data shall include date, location and conductor of test, as well as static (PSI), residual (PSI), and flow (GPM);

C. The Landlord shall provide the following additional information for an existing building:

1. Structural Report: a structural survey and report from a licensed structural engineer. Report shall

indicate existing conditions, any building modifications from its original intended use and concerns, if any, regarding STAPLES intended use.

2. Asbestos Report: an asbestos report, performed by a qualified company.

3. Roof condition survey and report for existing buildings to be prepared by a registered professional engineer or a professional roofing consultant. The report shall include the condition, type, age,

expected remaining useful life of the roof system, the existing "R" value of the roof system,

apparent/evident and potential necessary repairs as a result of the existing condition and remedial steps necessary to rectify the condition and the recommended schedule for the remedial work.

4. Confirm in writing that existing utilities shall meet STAPLES prototypical minimum requirements, or

Landlord shall be required to provide new services.

D. Once the Shell Plan and building section have been reviewed, STAPLES will prepare site-specific Concept

Plans that will indicate the location of tenant’s trade fixtures, equipment, the location of entrances, receiving door area, emergency egress, interior partitions, low ceilings, centers of important architectural features for location of

flooring and ceiling grid, Electrical/Tele-Comm Area and utilities. The STAPLES supplied site-specific Concept

Plans will be submitted to the Landlord and must be used in preparing certified Final Specifications in accordance with the lease agreement. STAPLES’ reserves the right to make modifications to the Concept Plans

prior to the time the Landlord submits Final Specifications to STAPLES for final approval. Furthermore,

STAPLES reserves the right to make minor modifications to the Concept Plans at any time prior to completion of the construction which Landlord agrees to implement at no cost to STAPLES.

E. The Landlord shall engage an architect and engineers, registered in the project State, to prepare a full and complete set of construction documents (plans, specifications, project manual etc.) and all documents

referenced in the lease agreement as certified Final Specifications for this project.

F. The certified Construction Documents shall include but not be limited to the following:

1. Civil design documents including a site plan showing paving and parking locations, topography, site lighting, grading and all utilities.

2. Landscape/Irrigation Documents; all landscape areas shall be provided with automatic irrigation

system. 3. Architectural Documents including building shell and interior improvement drawings. Documents shall

include all building exterior elevations in compliance with STAPLES elevation lease exhibit.

4. Structural/Mechanical/Plumbing/Electrical Documents and required calculations. 5. Fire protection and fire alarm plans as required by code.

G. The certified Final Plans and Specifications shall not deviate from STAPLES Prototype Drawing and Specifications format. All costs incurred for the preparation of construction documents shall be the responsibility

of the Landlord.

1. A minimum of three (3) certified scalable 15 x 21-inch half size (of a 30 x 42-inch format) bond copies

of the complete construction drawings along with a minimum of three (3) certified copies of the

complete construction specifications showing all phases of construction of the STAPLES premises shall be furnished by the Landlord for STAPLES review and approval in accordance with the schedule

outlined in the lease agreement. The Landlord/Landlord Architect shall contact STAPLES Architectural

Project Manager for a list of persons to receive the complete construction documents prior to printing and shipping in order to confirm requirements for additional plans and specifications beyond the

minimum of three (3) documents sets including plans and specifications.

2. A minimum of one (1) certified scalable half size set including specifications shall be sent to the STAPLES Architectural Project Manager and one (1) certified scalable half size set including

specifications shall be sent to the STAPLES Construction Project Manager. Contact STAPLES

Management Team for names and addresses of STAPLES recipients.

H. Formal approval of Final Specifications must be obtained from STAPLES in writing. Submit certified Final

Specifications no later than thirty (30) days prior to commencement of construction. Only a certified complete and coordinated set of construction documents will be accepted. All incomplete submittals will be rejected and

returned immediately. “Design/Build” or partial plan submissions are not acceptable. Landlord shall allow fifteen

(15) working days for STAPLES to complete review unless otherwise stipulated in the lease agreement. Should construction commence prior to STAPLES approval of Final Specification, the Landlord shall assume all costs

and responsibility to make any necessary modifications for conformance to STAPLES approved plans.

I. STAPLES will return one (1) copy of the certified Final Specifications to the Landlord noted “Approved,”

“Approved As Noted,” "Not Approved” “Resubmit,” or “Reviewed Only.”

1. If certified Final Specifications are returned “Approved,” this indicates that documents are approved as

submitted and no further action is required. 2. If certified Final Specifications are returned “Approved as Noted,” this indicates that documents are

approved after all comments and corrections noted have been addressed and a certified Final

Specification resubmitted within fifteen (15) business days. 3. If certified Final Specifications are returned “Not Approved” “Resubmit“, this indicates that documents

do not meet minimum standard set fourth in these Outline Specifications and Prototype Drawings. All

comments and corrections noted on the Review Drawings shall be incorporated into the certified Final Specifications and resubmitted within fifteen (15) business days.

4. If certified Final Specifications are returned “Reviewed Only”, this indicates that a cursory review has

been completed for general compliance. Final approval is still required and official review for scope compliance has not been done. Any comments shall be incorporated into the certified Final

Specifications and resubmitted within fifteen (15) business days.

J. Review of the certified final specifications by STAPLES is required to verify general conformity of the lease

agreement and the Prototype Documents. The responsibility for meeting performance requirements of the

Prototype Documents remains with the Landlord, and approval of any drawings by STAPLES does not imply that the performance requirements have been satisfied. Deviations from the Prototype Documents will not be

permitted without STAPLES prior written approval.

K. The Landlord shall notify the Landlord’s Architect that one (1) set of certified Construction Documents shall be

completed in electronic media/CD-ROM in AutoCAD Release 2000 format, in both .dwg and in Adobe Acrobat

.pdf electronic file formats for submittal to STAPLES.

L. The Landlord shall issue complete sets of certified Plans and Specification, approved by STAPLES, to STAPLES

Approved National Account Vendors as listed on Sheet T-1 of the STAPLES Prototype Document set

M. The Landlord shall employ one or more special inspectors to provide special inspections during construction on

the types of work as required by code, including but not limited to steel construction, concrete construction, masonry construction and EIFS construction. Special inspections shall be as required of the materials,

installation, fabrication, erection or placement of components and connections requiring special expertise to

ensure compliance with approved construction documents and referenced standards.

1.03 GENERAL SCOPE OF WORK: A. The Landlord shall provide a complete structure, with interior and exterior finishes as specified and as described

in STAPLES Prototype Plans and Specifications. The Landlord shall complete all site improvements as

generally outlined in Division 2 of this Prototype Document and as required by the lease agreement.

B. STAPLES Prototype Documents consider reinforced, insulated 8 inch split face and smooth face concrete

masonry unit (CMU) load bearing perimeter walls with an interior steel frame structure. Unless otherwise required by local code, the building shall be designed as indicated on the STAPLES Prototype Documents .

STAPLES will consider alternate designs, at Landlord’s option and cost, including non-load bearing, concrete

block perimeter walls with interior structural steel column and beam/girder frame system ; concrete pre-cast or tilt-up wall construction provided all requirements of this Prototype Document are included and considered in the

proposed alternate design. A minimum of 13 ‘ – 0” above finished floor unobstructed clear height from finished

floor to the bottom of the lowest electrical light fixtures in the sales floor area shall be maintained for all building system design options. The above minimum clear height requirements shall also be maintained for all building

systems, including but not limited to, fire protection, ducts, pipes, etc..

C. Landlord shall secure the storefront entry and all exterior glazing with Scotchshield Ultra 400 Film as specified

on the STAPLES Prototype drawings. STAPLES’ reserves the right to substitute the Scotchshield Ultra 400 Film

with a folding sliding security grille system (where applicable) per STAPLES specification at Landlord’s cost. STAPLES’ reserves the right to specify code-compliant electronic integrated delayed egress door hardware

systems at egress doors per STAPLES Prototype Drawings provided and installed by Landlord.

D. The building shall be designed to meet or exceed energy conservation requirements per applicable STAPLES

project site specific energy codes. Roof construction shall have a STAPLES minimum "R" value of not less than

R-20 and exterior wall construction shall have an "R" value of not less than R-7.5 but not less than as required by applicable energy and building codes , whichever value is the most stringent. On existing buildings, roof

systems determined not to meet STAPLES minimum "R" value requirements shall be replaced by the Landlord

with a roofing system conforming to the STAPLES minimum "R" value requirements and the STAPLES Prototype Documents at the Landlord's cost prior to substantial completion.

E. The Landlord shall provide dumpsters throughout construction for construction debris. In addition, the L andlord shall provide eight (8) thirty (30) yard (or 240 yards, total) open dumpsters , or the STAPLES Construction Project

Manager reviewed and approved equivalent to eight (8) thirty (30) yard (or 240 yards, total) open dumpsters,

exclusively for STAPLES use during STAPLES merchandise fixture display installation and merchandising period. Under no circumstances shall these eight (8) dumpsters be used for construction debris. The Landlord

shall coordinate and schedule dumpster availability with STAPLES Construction Project Manager. The Landlord

is responsible for removal of all trash from site during all phases of construction including all trash from STAPLES merchandise display fixture installation work and STAPLES initial merchandise stocking activities.

1.04 STAPLES FURNISHED ITEMS:

A. The Landlord shall provide all labor and materials to wire, connect and energize the following items per the

Prototype drawings that will be furnished and installed by STAPLES:

1. Illuminated exterior wall signs - (typical amps and voltage provided on STAPLES Prototype drawings)

2. Baler - 10 hp, 480 volts 3 phase 3. Check stands and registers

4. Display show cases

5. Display (gondola) fixtures. NOTE: All receptacles and light fixtures at display (gondola) fixtures shall be furnished and installed by the Landlord, unless noted otherwise on the STAPLES Prototype set.

6. The Landlord shall provide all labor, material, equipment necessary to complete the required electrical

work to be installed on STAPLES gondola show cases and other store display and wood fixtures for

completion no later than (7) calendar days after the start of STAPLES display fixture installation start

date.

B. The Landlord shall provide all labor and materials to install empty conduits for the following items per the

prototype. Final low voltage wiring and connection for these systems shall be completed by STAPLES.

1. Security system

2. Phone and communication system(s) 3. Sound system

4. Energy Management System - Landlord to provide preinstalled equipment in HVAC unit.

C. Upon substantial completion of construction STAPLES will furnish and install display fixtures (gondolas), storage

racks, furniture, sound system, telephone equipment, millwork (casework), counters and shelving (solid wall

blocking provided by Landlord per STAPLES Prototype Documents), vending machines, safe, receiving desk, coat rack, shrink wrap table, baler, security system, satellite system, and any other items STAPLES determines

are necessary. See paragraph 1.04.A.6 above for related work.

1.05 ACCESS TO CONSTRUCTION SITE:

A. STAPLES may make periodic visits to the construction site to observe progress and to verify conformity with the Prototype Documents, approved final specifications, critical lease dates, and any additional lease agreement

requirements. STAPLES or their representative shall have access to all portions of the work at all times.

B. If the proposed site is located in a shopping center and construction activities continue beyond turnover of the

STAPLES project, the Landlord shall provide fencing and barricades necessary to block view of such activity

from STAPLES. Barricades shall be provided to prevent and restrict unauthorized access by customers to all construction areas in progress. All parking areas, driveways, service areas and pylon signs shall be completed

and functional for use by STAPLES, STAPLES customers and STAPLES employees.

1.06 COMPLIANCE WITH CODES:

A. All construction shall comply with current applicable governing local, municipal, state, national and federal codes and all governing regulatory agency requirements with respect to zoning, safety, handicapped access, egress,

fire rating, fire protection requirements, construction methods and construction materials. Code conformity shall

be the responsibility of the Landlord and where code requirements exceed the minimal requirements of this STAPLES Prototype Document, the more restrictive requirements shall govern. Additional design and

construction costs incurred as a result of design revisions, changes, etc. to the construction documents and/or

STAPLES Concept Plan required by local codes shall be the Landlord’s responsibility. Changes to STAPLES’ Concept Plans for code compliance shall be submitted by the Landlord in writing to STAPLES for review and

approval.

1.07 CONSTRUCTION PROGRESS:

1. Substantial Completion is achieved when all Work is complete except for “Punch List” items and the

Landlord has obtained building official’s authorization to allow STAPLES’ work crews to perform merchandise display fixture installation, receive and stock the facility with merchandise, and STAPLES’

personnel has unrestricted access to the facility to perform merchandise and store operations set-up

without restrictions. 2. Final Completion is achieved when all "Punch List" items are completed and all closeout and other

lease requirements are completed in compliance with the STAPLES Prototype Documents and lease

requirements.

B. The Landlord shall prepare a Progress Schedule prior to construction indicating start and completion dates for

each phase of the project for review and approval by STAPLES Project Management Team. The schedule shall include the dates of Substantial and Final Completion and the Landlord shall notify STAPLES of the construction

start date in writing with a Notice of Commencement of Construction.

C. Landlord shall submit to STAPLES Project Management Team a list of contractors, subcontractors, and prime

material suppliers and/or vendors within ten (10) business days prior to start of construction. STAPLES will

notify the Landlord of unacceptable contractors or prime material suppliers and the Landlord shall be required to seek alternatives. STAPLES’ reserves the right to reject any and/or all work, supplies, and materials of any

Contractor, subcontractor, or supplier, previously disapproved by STAPLES. Upon rejection, STAPLES shall

retain the right, should it deem necessary, to provide remedies to make corrections, changes on its behalf at direct cost to the Landlord. Upon STAPLES approval of Landlord provided list and prior to beginning

construction, the Landlord shall submit to STAPLES a list of contractors and sub-contractors that will perform the

work. The final list will include a contact person, address, and emergency phone numbers.

D. The Landlord shall be required to provide the services of a licensed and qualified General Contractor and

licensed and qualified Project Superintendent who shall remain on the premises for the duration of the construction phase and shall remain on-site full time during STAPLES’ merchandise display fixture installation

phase and until project is completed, all jurisdictional approvals have been obtained, and STAPLES’ Store is

open for business.

E. Landlord shall provide and maintain a complete set of STAPLES approved Final Specifications at the job site at

all times. These approved documents shall be made available to the STAPLES Project Management Team.

F. Every two (2) weeks, the Landlord shall provide STAPLES with an updated construction schedule. If, in

STAPLES’ opinion, it appears that the dates of Substantial and Final Completion will not be met by the Landlord, STAPLES reserves the right to instruct the Landlord to take necessary action or provide additional site

inspections and site meetings to monitor progress. The travel expenses incurred by STAPLES Project

Management Team to monitor and conduct additional site meetings shall be at the Landlord’s sole cost. Landlord shall reference the lease agreement for any additional requirements.

G. Landlord shall provide a written construction status report with a minimum of twelve (12) digital photos every week. Documentation and photos shall be electronically transmitted via email to the STAPLES Construction

Project Manager within twenty-four (24) hours of report date.

H. STAPLES shall have the right to contract the services of a professional architect and/or photographer for the

project duration if the Landlord does not comply with the above requirements. All costs incurred for the above services shall be deducted from change order requests or first rent payment.

1.08 NECESSARY SERVICES:

A. The Landlord shall provide the following services in good working order to the building as described in this

Prototype Document:

1. Sanitary Sewer Service; Provide a 4-inch sanitary sewer to the Restroom Area as shown on the

STAPLES Prototype Documents; 2. Fire Protection Sprinkler water supply: A minimum service line pressure at the base of the riser to

adequately supply the fire protection system listed in fire protection specification general requirements

and as indicated on the STAPLES Prototype Documents 3. Domestic water supply for an 1-1/4 - inch flush valve system; Provide an 1-1/4 - inch water service with

separate 1-1/4 -inch water meter for the proposed STAPLES space;

4. Electric Service - 480/277V, 3-phase, 4-wire, 400 AMP service. Refer to the STAPLES Prototype Documents for the required location of electric service panels, transformer within the building; separate

electric meter will be required for the proposed STAPLES space. When 480/277V, 3-phase, 4-wire

service is not available, consult with STAPLES Construction Project Manager for alternate requirements for 208V/120V service.

5. Telephone Service - Two (2) 4-inch empty conduits (with pull strings) to be located in the Electrical /

Tele-Comm Area. 6. Natural Gas Service; A separate gas meter and a minimum gas pressure service as indicated on the

STAPLES Prototype Documents are required for the proposed STAPLES space. If natural gas is not

available, the Landlord shall obtain written documentation stating such from the local Utility Company and contact STAPLES Project Management for alternate fuel services.

7. Storm water Drainage System as required.

8. Fire alarm sys tems as required. 9. Temporary telephone service as required in order to test the Fire Alarm systems, prior to STAPLES

fixture date, to be provided by the Landlord.

1.09 FINAL CLEANING:

A. The Landlord is responsible for trash and construction debris removal during all construction phases. Prior to substantial completion, Landlord shall remove all construction debris and excess building materials from building

site and roof, contractor tools/equipment and all other Landlord property from the premises.

B. The Landlord shall perform a complete final cleaning of the interior and exterior of the building and the site after

STAPLES merchandise display fixture installation phase is complete and prior to start of merchandising set-up

phase. The final cleaning shall be performed by a professional cleaning company. All surfaces and finishes shall be left free of marks, blemishes, dust, dirt, over spray, paint spills, etc. All products used for cleaning shall

be appropriate for and compatible with the materials being cleaned.

C. Final Cleaning Requirements are as follows:

1. Clean all plastic laminates, countertops and metal trim with non-abrasive cleansers

2. Clean all glass and mirrors with ammonia-type, non-streaking glass cleaner

3. Damp wipe all fixtures, including light fixtures 4. Remove labels, protective coverings and tags except for those required to demonstrate compliance

with building codes, fire-ratings and testing. Also remove all residue and glue remaining on the surface

5. Clean, sanitize and polish all fixtures, partitions, and washable surfaces in the Restrooms 6. Dust and wipe clean all electrical panels and floor-mounted mechanical equipment

7. Vacuum all carpeted surface.

8. Wash, clean and polish all ceramic tile surfaces 9. Remove and dispose of all trash, scraps, packing, and all other construction debris

D. Any damage caused by Landlord’s contractors with cleaning equipment shall be repaired or replaced by Landlord. Landlord shall notify STAPLES immediately of any damage to STAPLES provided items.

1.10 CERTIFICATE OF OCCUPANCY:

A. The Landlord shall be responsible for obtaining a "Certificate of Occupancy", and any other required approvals

for STAPLES from all regulatory agencies prior to the STAPLES’ scheduled Store Opening Date. All documentation shall be provided in writing to STAPLES Project Management Team. Prior to the store

merchandising phase, at a minimum, Landlord shall provide a temporary "Certificate of Occupancy" and/or

stocking permits where required to allow STAPLES personnel to access the premises for purposes of merchandising and preparing to open for business. The Landlord shall reference the lease agreement for

additional requirements.

1.11 GUARANTEE:

A. The Landlord shall guarantee all work for a minimum period of one (1) year from the date of the Store Opening Date, unless longer periods are otherwise specified in this STAPLES Prototype Document and/or the executed

lease. During this period the Landlord shall perform all necessary repairs, replacements, corrections for any

faults and/or imperfections that may be the result of defects in material and/or workmanship. The Landlord shall reference the lease agreement for additional requirements.

1.12 PUNCH LIST:

A. STAPLES will conduct an inspection at the time of Substantial Completion and will prepare a Punch List for

items to be corrected and/or completed. Punch list items shall include only items that are minor in nature and shall not prohibit or interfere with STAPLES use or operation of the premises. Punch List items shall be

completed within thirty (30) days. The Landlord shall notify STAPLES in writing when the Punch List items are

completed. STAPLES’ reserves the right to perform a final inspection to confirm completion of the Punch List.

1.13 INSURANCE: A. Landlord shall be responsible for providing insurance coverage as stipulated in the lease agreement.

1.14 TEMPORARY UTILITIES:

A. The Landlord shall provide temporary heat, electricity, lighting, telephone, facsimile, and toilet facilities and shall

be responsible for all temporary utility consumption charges throughout the construction and merchandise display fixture installation period, and continuing to final completion in accordance with the lease agreement.

1.15 ADDITIONAL REQUIREMENTS:

A. Work shall be completed in a timely manner, consistent with the STAPLES approved construction schedule and

lease agreement.

B. A written daily construction journal shall be maintained by the Landlord and submitted to STAPLES upon

request.

C. Landlord shall assure that the General Contractor be computer literate and have computer equipment with

Internet access at the job site. STAPLES Construction Project Manager shall have access to the computer equipment during construction at all times.

D. STAPLES representatives shall be allowed reasonable use of temporary telephone, facsimile, and answering machine provided on site by the Landlord or their contractors.

E. Security will be the sole responsibility of the Landlord throughout the construction and merchandise display fixture installation period and until final completion and the lock cores have been changed by STAPLES.

F. The Landlord shall contact the STAPLES Project Management Team immediately in writing or e-mail of any hidden or unforeseen conditions and any requirements imposed by local codes which impact the work as shown

on the approved Final Specifications.

G. Substitutions of materials, equipment or methods are not acceptable unless such substitution has been

approved specifically in writing by STAPLES.

H. The Landlord shall be responsible for the removal of all equipment and fixtures in existing buildings. All CMU

walls and concrete floors shall be “shot blasted” and properly prepared as required by the manufacturers of

STAPLES’ specified floor and wall finishes. Landlord shall assure STAPLES that all existing building components do not conflict with the conformance of these criteria. Landlord shall notify STAPLES of any

permanent existing conditions that will conflict with STAPLES prototypical Concept Plan design.

1.16 AS-BUILT DRAWINGS:

A. The Landlord shall maintain a set of drawings recording “as -built” construction conditions and all field changes including foundation footing, walls and building shell and interior conditions (mark up in “RED” on a (3) newly

printed complete set of drawings). As -Built Drawing set shall consist of all drawings which depict final approved

as-built site and building layout including but not limited to civil, architectural, structural, mechanical, plumbing, electrical, fire suppression/sprinkler and fire alarm . Within thirty (30) days of substantial completion, the

Landlord shall have one (1) electronic set in Adobe Acrobat .pdf electronic file format copied onto a CD/ROM

and sent to the STAPLES Corporate Home Office to the STAPLES Senior Manager of Architecture, one (1) electronic set in Adobe Acrobat .pdf electronic file format copied onto a CD/ROM and sent to the STAPLES

Construction Project Manager, and one (1) full size complete bound blackline on bond paper hard copy set

placed in a 4-foot long by 6-inch diameter PVC tube mounted within the Electrical/Tele-Comm Area of the STAPLES store location. Tube shall be labeled “As -Built Drawings” and dated with completion date of the

drawings. Contact STAPLES Construction Project Manager for name and address of STAPLES recipients.

1.17 PROJECT CLOSE-OUT PACKAGE REQUIREMENTS: A. Within thirty (30) days of final project completion, the Landlord will provide one (1) copy of STAPLES

“CLOSEOUT” manual as specified below and will compile all items listed below into a three ring binder. The

Landlord will organize and section the manual as listed below. NOTE: As STAPLES preferred alternate, this

information can be submitted electronically in PDF format on a CD-ROM. Coordinate final submittal with STAPLES Construction Project Manager.

1. Project Team Directory – Final Listing:

a. Store or Location Number, Actual Full Complete Address

b. Landlord, Architect, General Contractor, General Contractor Project Manager, General Contractor Superintendent

c. Local Authorities Having Jurisdiction / Town Officials (Building Inspector, etc.)

B. Within thirty (30) days of final project completion, the Landlord will submit the following items to STAPLES.

Contact the STAPLES Construction Project Manager for delivery instructions. Coordinate the final requirements of this Project “Punch List” Final Completion list with the STAPLES Construction Project Manager per current

contractual obligations:

1. Copies of all daily journals for the entire duration of the project (if requested in writing by the STAPLES

Construction Project Manager).

2. All keys, master core key and operational equipment keys, etc… (These are to be provided to the appropriate m anager of the store or location).

3. The following list of materials, spare stock and parts are to be left in the STAPLES facility as noted

below. Provide a copy of transmittal listing all of the “Spare Stock” materials (listed below). 4. The following items are to be left in the STAPLES “Electrical / Tele-Comm Room” and need to be

confirmed by STAPLES Construction Project Manager:

a. One (1) unopened carton of each type of light fixture lamp

b. Two (2) clearly identified one-gallon containers of each type of paint used

c. Five (5) unopened cartons of each vinyl floor tile used d. Five (5) unopened cartons of each carpet tile used

provided by the alternate roof system manufacturer.

7. DOORS, WINDOWS & GLASS:

a. Provide manufacturer’s warranty for Security Film system .

a. One (1) set of approved shop drawings for sprinkler design including Hydraulic calculations.

b. Written statement of approval of sprinkler system testing, signed by local jurisdictional

authority. c. One (1) copy of literature and instructions from the system equipment manufacturer

describing the proper operation and maintenance of the equipment. One (1) complete copy

of NFPA document 25 Standard for the inspection in a three ring binder.

11. ELECTRICAL:

a. Provide manufacturer’s warranty for equipment and material as written in the manufacturer’s

published data, in STAPLES’ name.

b. Provide one (1) copy of operation, lubrication and maintenance manuals for all items or equipment with additional information describing the combined operation of field assembled

units, include as -built wiring diagrams. The manuals shall contain names and addresses of

manufacturers and their local representatives who stock materials and or furnish repairs for items or equipment furnished and installed.

12. Written statement of approval for the fire alarm system testing, signed by local jurisdictional authority.

DIVISION 2: SITE REQUIREMENTS 2.01 GENERAL REQUIREMENTS:

A. The site layout shall provide no less than 92 automobile parking spaces, or 4.5 spaces for each 1,000 SF of STAPLES premises, whichever is greater. These spaces shall be for the exclusive use of STAPLES customers

and employees, unless otherwise required by the lease agreement. The layout shall provide not less than 65

percent of these required spaces in front of the storefront building wall.

B. Automobile parking stalls shall be 9 feet wide by 18 feet or larger if required by code. Compact parking stalls

shall be no less than 8 feet wide by 16 feet long or larger if required by code. No more than 20 percent of required parking shall be compact spaces. Landlord shall provide a minimum of 24 feet wide driveways between

all rows of parking and a minimum of 60 feet from center to center of multiple rows of parking.

C. Provide required handicap (HC) accessible parking as required by local code, city ordinance and the Americans

with Disabilities Act (ADA). All HC spaces shall be provided with approved signage and clearances to meet ADA

requirements.

D. All storefront sidewalks shall have one (1) curb cut/ramp, a minimum fifteen (15) feet, with detectable warning

surface. Ramp shall be handicap accessible and ADA code compliant, centered on STAPLES front vestibule or located in an ADA code compliant alternate location to STAPLES front vestibule with prior written approval of

STAPLES Project Management team . In locations where two (2) separate entry/exit doors are required, two (2)

ramps shall be required. Size of these ramps will conform and align with widths of the entries.

E. The site layout shall provide paved access and maneuvering areas for STAPLES tractor-trailer trucks

approaching, maneuvering, and leaving the Loading Dock at the side or rear of the building. The minimum size combined WB-67 tractor-trailer and cab to be designed for 75 feet. Site conditions prohibiting adequate

clearances for the design requirements referenced shall require the Landlord to complete a site evaluation

performed by a professional, certified site civil engineer/traffic consultant and shall include a truck turning analysis with drawings for review and approval by STAPLES prior approval of STAPLES Plans and

specifications.

F. Bituminous concrete paved parking and driveway areas shall be provided by the Landlord. Individual car stalls

and traffic direction signs shall be striped with traffic paint as required by local code. All paved areas shall be

well drained to catch basins and/or ditches to ensure that no standing water will remain on the pavement. Concrete curbs shall be continuous along edge of all paved parking and driveway areas. Fire lanes shall be

designated if required by code. Proper drive aisles shall be provided for access to the proposed trash enclosure.

G. Bituminous concrete pavement in parking and driveway shall be constructed to code and as follows (or per soils

testing report whichever is more restrictive):

1. A base course of crushed stone to meet local requirements shall be installed over suitable sub-grade

compacted to a minimum 95% modified proctor. All exposed base and sub-grade shall be subject to a

proof roll witnessed by the authority having jurisdiction (municipal engineer). Any unsuitable material must be removed and replaced at the direction of the authority having jurisdiction (municipal engineer).

2. Bituminous concrete pavement shall be laid in two (2) courses, each measured in place after rolling.

First course shall be a “binder course” and second course shall be a “wearing course”. Binder course in the parking areas shall be a minimum of 2 inches in thickness and wearing course shall be a

minimum of 1-1/2 inches in thickness. Asphalt pavement gradation to meet minimum standards

outlined within the state highway department standard specifications. 3. At all areas where traffic will travel to and from the loading area, the requirements for bituminous

concrete paving shall be the same as for auto parking areas with the following exception: Binder course

shall be 3 inches in thickness and the wearing course shall be 2 inches in thickness. If more restrictive conditions are required in the geotechnical report, the Landlord shall verify with soil testing reports and

provide design requirements.

4. All paving shall be completed during weather conditions at 45 degrees and rising appropriate for the specific paving activity being performed.

H. The Landlord shall provide 8-inch diameter concrete filled pipe bollards projecting 48-inches above pavement to protect the building, retaining walls, exterior doors, dumpster fence, exterior gas meters, sprinkler valves,

electrical transformers, fire hydrants, etc. from damage by vehicles. All metal bollards shall be painted safety

yellow. The location of all bollards shall be as shown on the site plan and floor plan.

I. The Landlord shall provide and install per manufacturer’s recommendations 12-inch diameter X 42-inch high pre-

cast prefabricated reinforced concrete entrance bollards system with pre-finished red band at the storefront entry as shown on STAPLES Prototype Drawings with bollard Model No. TF6086, A2 - Exposed Aggregate [Misty

Gray Exposed] w/Gray option as manufactured by Wausau Tile Terra-Form Division (800) 388-8728

www.wausautile.com . The Landlord shall provide 3” diameter PVC Schedule 40 pipe in length as required for site specific requirements and per manufacturer’s recommendations as shown on STAPLES Prototype

Documents.

J. The Landlord shall provide dock bumper protection at exterior wall at dock area as shown on STAPLES

Prototype drawings.

K. Landscaping with irrigation for all landscape areas shall be kept to a minimum. Tree species shall be selected

and specified with a mature growth height restriction to prevent obstruction and visibility to store facade or wall

signs. All landscape species shall be hardy types requiring minimum maintenance and subject to STAPLES approval.

L. If Landlord is required to install landscaping by local municipalities, a separate underground automatic irrigation system shall be provided with complete civil documents and submitted to STAPLES for approval.

M. The Landlord shall provide a 6 -inch thick reinforced concrete dumpster pad. The dumpster pad shall be sized to accommodate STAPLES store operations dumpsters and shall be located as near to and adjacent to the

STAPLES receiving area as possible. STAPLES Project Management team to confirm STAPLES final quantity,

dimensions and capacity of STAPLES store operations dumpsters. Dumpster pad enclosures shall be provided as required by local codes and regulations. When required, at a minimum , dumpster enclosures shall be

comprised of 6-foot high galvanized chain link fence system with black privacy slats, secured by lockable

swinging gates. Chain link fence shall be protected with concrete wheel stops and concrete-filled painted yellow

steel bollards. Store operations dumpsters are supplied and serviced by STAPLES upon delivery of the

premises .

N. The Landlord shall provide a properly drained concrete loading dock and receiving door area with a minimum 48-

inch height reinforced concrete wall in compliance with the STAPLES Prototype Documents. The Landlord shall contact STAPLES Architectural and Construction Project Management Team in writing if site conditions prevent

the construction of specified loading dock and receiving area.

O. The Landlord shall provide outside fire hydrants at locations required by local authorities having jurisdiction.

P. The Landlord shall provide fire protection water service connection to meet requirements outlined within the local fire protection code.

Q. The Landlord shall make the necessary arrangement to m eet Stormwater Management requirements outlined within the local Stormwater Management Ordinance.

R. The Landlord shall provide underground utility connections for downspouts and as may be necessary due to the construction of the loading dock and receiving door area.

S. The Landlord shall provide all materials necessary for construction of a fire hydrant (including tap) if latest municipal code dictates a new fire hydrant.

2.02 GENERAL SITE GRADING:

A. Maximum grades shall be:

1. Auto parking = 4 percent 2. Handicap parking area = 2 percent

B. Minimum grades shall be: 1. Asphalt surfaces = 1.5 percent preferred, 1 percent minimum.

2. Concrete surfaces = 1.5 percent preferred, 1.00 percent minimum.

C. Access drive shall be:

1. Drive entrances = 3 percent preferred, 5 percent maximum.

D. Sidewalks shall be:

1. Pedestrian = 1 percent preferred, 2 percent maximum.

2. ADA ramps = .083 percent slope maximum. 2.03 SITE LIGHTING: A. All parking areas, access driveways and fire lanes shall be uniformly illuminated with elevated 300 pulse start

NFD’s metal halide floodlights located on light poles in front of the building and/or mounted on the building along

the sides and rear. Fixtures shall be placed to provide a light level to be an average of three (3) foot-candles, minimum of two (2) foot-candles illumination, with a 3:1 uniformity ratio throughout the site. Minimum of ten (10)

foot-candles required at the site entry drives and drive along the building entry. All site lighting may be

purchased from STAPLES Approved National Account Vendor No. 1 as listed on Sheet T-1 of the STAPLES Prototype Drawings.

B. A minimum of two floodlights are to be installed on twenty-five (25) foot site lighting poles mounted on a concrete pedestal with flood lights at twenty-eight (28) feet above grade to light building front elevation. The Landlord shall

provide light fixtures mounted on light poles for the specific purpose of illuminating the storefront elevation.

C. Where the STAPLES building is a part of a continuous shopping center, electrical power for the parking area

lighting shall be supplied through the Landlord’s electrical meter.

D. Light poles shall be mounted on concrete bases which extend 30 inches above paving grade as shown on

STAPLES Prototype Drawings. Concrete bases shall be painted with reflective yellow safety paint for visibility.

Reference detail on STAPLES Prototype Drawings.

E. The Landlord shall submit a photometric site lighting layout with the Final Specifications to STAPLES for

approval.

2.04 CHAIN LINK FENCES, POSTS AND GATES: A. The Landlord shall provide a heavy-duty heavy weight commercial galvanized chain link fence system including

a galvanized after weaving 9 gauge chain link fabric 2” mesh meeting ASTM A 392 Class 1 or 2 standards in

minimum 8’ heights with 14 gauge (SS20) galvanized, welded framework including 2-3/8” O.D. Commercial Quality (CQ) top rails, 2-3/8” O.D. Commercial Quality (CQ) line posts and 2-3/8” O.D. Commercial Quality

(CQ) terminal posts with galvanized steel wire lacing through every diamond – top and bottom rails in 8 foot high

minimum heavy-duty panelized systems including all 9 gauge hot-dip galvanized steel wire ties, per ASTM F626, steel fittings and installation parts and accessories as required to create a complete fenced enclosure to

separate the Electrical/Tele-Comm Area from the larger Receiving Room area as indicated on the STAPLES

Prototype Drawings . Minimum 32” wide clear opening outward swing gate, to match mesh and gauge as chain link, with industrial gate lock with thumbturn lock release hardware on inside (Electrical/Tele-Comm Area side)

DIVISION 3: CONCRETE 3.01 GENERAL REQUIREMENTS:

A. General foundation design shall be a conventional spread footing with a concrete slab on grade. If due to the building design, elevated slabs, poor soil or site conditions, a conventional foundation design is unacceptable,

Landlord shall provide a concrete slab designed to support the following live loads.

1. Concrete slab at Receiving area @ 400 psf.

2. Remaining concrete slab throughout the building @ 250 psf.

3. All existing structural slabs shall be reinforced to meet these design live loads.

B. The appearance and quality of the concrete floor slab is of prime importance. The Landlord shall provide a

concrete floor slab in the Sales area and Office areas properly prepared, level, smooth and ready in all respects to accept installation of flooring. Receiving area floor slabs shall be power troweled, burnished to polished finish,

and broom clean at project Final Completion. Floor flatness deviation shall be less than 1/8-inch in a 100 sq. ft.

area. Improperly finished or constructed floor slabs will be removed in their entirety to the adjacent floor control or construction joints.

3.02 CONCRETE MATERIALS:

A. All concrete for floor slabs shall consist of proper proportions of Portland cement, coarse aggregates, fine

aggregates, and clean water conforming to ASTM standard specifications. The concrete strength shall be a minimum of 4,000 psi at 28 days. The concrete shall be non air-entrained, with a water/cement ratio not

exceeding 0.5. Concrete slabs shall be fully protected against freezing weather and shall be wet-cured. Per

ACI–308R, i t is common to maintain curing measures until a minimum of 70% of the specified 28-day strength has been achieved. Also per ACI-308R, a 7-day minimum duration of curing will often be sufficient to attain

approximately 70% of the specified compressive strength. Floor slabs shall be reinforced throughout with 6 x 6

inch, 10/10 welded wire mesh or #4 reinforcing bars at 18 inches on center. Use of a compatible concrete curing agent, concrete sealing agent or concrete top coating material in lieu of the specified standard wet-cured

concrete process shall be as allowable per manufacturer’s recommendations and with prior written review and

approval by STAPLES Construction Project Manager and by Architect of Record or Structural Engineer of Record.

B. Fibermesh type reinforcement is allowed; provided all fibers are ground flush to finished slab surface or slab is leveled with a cementitious underlayment equal to Ardex K-15 type. Landlord shall apply in strict conformance

with manufacturer’s instructions and shall provide a manufacturer’s certificate of compliance upon completion of

the work.

C. The concrete floor slab shall be a minimum 4 inches thick on a 6-inch compacted granular fill base or a sand

base as recommended in geotechnical report. Floor flatness deviation shall be less than 1/8-inch in a 100 sq. ft. area. Control joints shall be provided along column lines with diamond cuts or pinwheel cuts at each column

location. Load transferring dowels shall be placed at all construction joints. A 6 mil polyethylene vapor barrier

shall be provided below all slabs on grade.

D. The exterior concrete paving slab at the loading dock shall be of a minimum 6 inches thick on a 6-inch

compacted granular fill base reinforced with a minimum of #4 bars at 15 inches on center. Minimum compressive strength at loading dock area shall be 4500 psi at 28 days, air entrained.

E. The Landlord shall provide STAPLES with copies of the mix designs for all concrete floor and foundation elements.

3.03 TESTING:

A. Concrete test cylinders and appropriate slump tests shall be prepared for concrete as follows: 1. Slump tests are required on each concrete truckload. Strength tests are required at an average of one

test per 1,000 sq. ft. or 50 yards of concrete, whichever is less. Test data shall include compression

strength, air content and temperature. The Landlord shall provide copies of all test reports to STAPLES.

B. On-site inspection of footing sub-grades and all concrete placement is required. Controlled inspections shall be provided by a certified testing laboratory hired by the Landlord's general contractor. The testing laboratory shall

conduct all field inspections and testing required for appropriate quality control and as required by local code.

The Landlord shall provide STAPLES with copies of all inspection reports.

3.04 CONCRETE FLOOR LEVELING :

A. The Landlord shall notify STAPLES in writing of all existing out-of-level floors which require filling and leveling

prior to installation of floor finish.

B. Where out-of-level conditions require filling and leveling, the Landlord shall use ARDEX K-15 self-leveling

underlayment. Landlord shall install K-15 self-leveling product with any required cap coat in strict compliance

with manufacturer’s instructions.

3.05 CONCRETE TILT-UP PANELS: A. The Landlord, as an option, may provide non-load bearing concrete tilt-up panels. Concrete panels shall be a

minimum of six (6) inches thick. Thicker panels may be required to allow for reveal as approved by STAPLES.

B. Concrete tilt-up units shall be engineered by a professional engineer.

C. Tilt-up wall construction finish shall be submitted to STAPLES for approval.

D. Landlord shall assume that fabricator is responsible for handling stresses, fabrication and site erection of all

members into a complete structural system.

E. All corners shall be chamfered ¾-inch on a 45-degree angle. Form liners for pre-cast facing exposed to exterior

view shall be a “split face running bond block pattern.” Pattern shall simulate an 8” x 16” split face CMU running bond with 3/8-inch joints.

F. Tilt-up wall insulation shall be provided either as part of wall construction or independent to maintain minimum R-value as noted in General Scope of Work or code requirements, whichever is the most stringent.

DIVISION 4: MASONRY 4.01 DESCRIPTION OF MATERIALS:

A. ARCHITECTURAL CONCRETE MASONRY UNITS (CMU):

1. Exterior walls of the building shall consist of 8 x 16 x 8 inches thick hollow, insulated as required, load

bearing reinforced CMU block. The blocks shall meet or exceed all requirements of ASTM C-90. Blocks shall be light grade, type 2 (non-moisture controlled), with an internal repellency rating of 514-74 (Class

E). Manufacturer's specifications shall be provided to insure these minimum standards.

a. The storefront block shall consist of a split face CMU block sized as listed above. The

storefront block shall be provided on the entire storefront with exception of CMU courses

located behind the metal signage panels – these CMU courses shall consist of smooth face CMU block sized as listed above. The storefront block shall continue around the two (2) front

building corners for a minimum of 2'-0" as shown on the STAPLES Prototype Drawings.

b. The sides and rear walls of the building shall consist of smooth face CMU block sized as listed above unless the side and rear walls have direct exposure to developed areas such as

surrounding shopping center(s), residential buildings, main roadways, etc. Side and rear

building elevations with direct exposure as described above shall be constructed of split face block specified above.

c. All masonry and reinforcing steel shall conform to Building Code Requirements for Masonry

Structures (ACI – ASCE – 530 – 02) and Specifications for Masonry Structures. Meet or exceed the following codes and standards (Latest available edition):

Construction, Concrete Unit Masonry ACI 531 & 531.1

Concrete Unit Hollow Masonry C90, Grade N, Lt. Wt. Mortar C270, Type N

colors as depicted on the STAPLES Prototype Drawings:

Should the CMU block be required to be an integral color due to site or local requirement, the Landlord shall

provide STAPLES with block color samples for review and approval.

B. MORTAR:

1. CMU block mortar shall comply with ASTM Standards C270, C1142, C387 and all local code

requirements. Mortar shall be properly sealed per manufacturer’s recommendations. Mortar color

shall match integral color block if required.

2. All mortar shall be properly tooled to provide a round joint on both sides of CMU wall. Interior side of

CMU block shall be prepared for painting as required in the STAPLES Prototype Drawings.

C. INSULATION:

1. The insulated reinforced load-bearing CMU exterior perimeter wall construction shall achieve a

minimum “R” value of R-7.5 and as required by applicable energy and building codes whichever value

is the most stringent.

D. REINFORCING:

1. #4 reinforcing bars at 48” on center typical. All reinforcing steel shall be high strength new deformed

billet conforming to ASTM A615 Grade 60. Detailing of reinforcing steel shall conform to the ACI

Detailing Manuel. Lap bars 36 diameters unless noted otherwise on STAPLES Prototype Drawings. Provide 3/16” ladder type horizontal joint reinforcing at 16” o.c. at all reinforced walls, unless otherwise

indicated on STAPLES Prototype Drawings.

DIVISION 5: STEEL, METAL, AND WOOD STRUCTURES 5.01 GENERAL REQUIREMENTS:

A. Unless otherwise required by local codes, the proposed building shall be designed as a load bearing exterior concrete masonry unit wall structure with interior structural s teel column structure. Concrete tilt-up or masonry

bearing structures may be submitted by the Landlord to STAPLES for review and written approval. A revised

building base plan incorporating the proposed option shall also be submitted by the Landlord to STAPLES prior to STAPLES completion of a site specific Concept Plan.

B. The design of the structure shall consider and include codes requiring additional fire protection provisions. STAPLES shall be notified immediately of any additional fire protection provisions required.

C. The roof structure shall be designed to support all live loads, dead loads, wind loads, snow loads, drift loads, or any combination thereof required by local conditions and any loading as prescribed by applicable building codes.

D. Columns exposed in the sales area shall be square steel tube sections only. Refer to the STAPLES Prototype Drawings for preferred column bay sizes and location of steel tubes.

E. The roof supporting structure shall be designed so that the bottom of all major or minor structural members, whether steel or wood are a minimum of 1 3’ – 6” clear above finished floor. Roof framing shall be reinforced as

required to support the weight of all roof top HVAC units and other roof-mounted equipment. All roof openings

over 10 inches x 10 inches shall be provided with a four (4) sided frame for support.

F. The roof design shall conform to the requirements of Factory Mutual Publication #1-28 for a Class 1 roof.

1. For roofs supported by a steel structure with metal roof decking, the roof framing shall be sloped at a 1/4-inch per foot for positive drainage as shown on STAPLES Prototype Drawings.

2. For roofs constructed of a panelized plywood system, the roof framing shall be sloped at a 1/4-inch per

foot for positive drainage as shown on STAPLES Prototype Drawings. The roof construction shall conform to the latest ASTM roofing standards.

3. Roof drainage system shall be sized to comply with local codes. The Landlord shall immediately notify

STAPLES in writing if interior roof drains are required.

G. Where the building is located in an area requiring resistance to earthquake, the Landlord shall provide to

STAPLES a certified seismic report and structural design bearing the seal of a structural engineer registered in the project State.

H. No posts, partitions, stairways, columns, cross bracing, structural bracing, chimneys, pipes, wires or other obstructions are allowed in any portion of the demised premises, to below 13’-0” above finished floor, except as

specified herein or as approved by STAPLES.

5.02 WOOD STRUCTURE GENERAL REQUIREMENTS: A. Wood trusses members and connections shall be designed by the fabricator, fabricated and erected in

accordance with the following, and be submitted to the Architect for dimensional review and record purposes

only. 1. AFPA “National Design Specification for Wood Construction.”

2. AITC “Timber Construction Manual.”

3. TPI “Design Specifications for Metal Plate connected Wood Trusses.” 4. WTCA “Bracing Wood Trusses” Commentary and Recommendations.”

5. APA “American Plywood Association.”

6. Any regional or local standards and requirements that may be more stringent.

B. Truss member and connection designs shall be modified by the applicable factors listed in AITC “Timer

Construction Manual.”

C. Landlord’s truss designer shall incorporate total design loads into the design calculations for proper member

sizing. Deflection limitations are as follows: 1. L/240; Dead Load.

2. L/400; Floor Live Load.

3. L/360; Roof Live Load.

D. All metal connectors for trusses including but not limited to; truss hangers, hold downs, hurricane anchors and

strapping, shall be hot-dipped galvanized metal shapes.

E. Connecting wood framing shall have the following requirements:

1. All sawn lumber framing members shall be spruce-pine-fir with the following minimum grades: a. Joists, rafters, solid and built-up beams, wall studs and lentils; No. 2 Grade.

b. Sills and plates; Stud Grade.

c. Solid wood posts; No. 2 Grade. d. Bridging, blocking and nailers; Stud Grade.

2. All “Micro Lam” (ML) members shall have the following minimum properties:

a. E = 2,000,000 psi b. Fb = 2800 psi.

c. Ft = 1850 psi.

d. Fc (perpendicular) = 500 psi. e. Fc (parallel) = 2700 psi.

f. FV = 285 psi.

5.03 ROOF TOP SCREENING:

A. Landlord shall provide rooftop screening as required by local code or ordinance. Landlord shall acquire all required local jurisdictional approvals regarding screening.

B. Landlord shall obtain verification and approval of all screening by STAPLES Architectural and Construction Project Management Team. Provide STAPLES with details, literature, and manufacturer’s specifications.

C. Landlord shall coordinate approved screening with final set of construction documents. Landlord’s engineer shall ensure all live load and wind loads are included in final structural design.

5.04 METAL FINISHES PRODUCTS:

A. The STAPLES prototypical red metal band on the building exterior shall be a ribbed metal panel with a red finish

and accessories / trim to match. The metal panels shall be fastened with gasketed pre-painted screws. Ribbed metal panels shall be one of the following:

B. Exterior ribbed metal panels shall be manufactured from .032 Aluminum. Exterior ribbed metal panels shall be roll-formed. Standard panel width shall be 36” and cut to STAPLES specification. Panel length shall be cut to

STAPLES specification with a minimum of 6’-0” and a maxim um to transportation limitations. Panel height shall

be 1-1/2”. Panel Texture shall be embossed, smooth. Maximum centerline of rib to centerline of rib shall be 6” as indicated on the STAPLES Prototype Drawings.

C. Exterior ribbed metal panels shall be finished with KYNAR 500 PVDF or HYLAR 5000 PVDF in a Red color to match STAPLES Red as selected by STAPLES from a minimum 8” x 8” actual sample provided from

Manufacturer’s standard colors. KYNAR 500 PVDF “Bright Red”, ATAS “Brite Red #17” , Flexospan “#330

Colonial Red” and a custom color finish to match STAPLES Red may be available options to be selected by STAPLES.

D. Fasteners used for attaching aluminum shall be Type 304 stainless steel with bonded washers. Fastener heads shall be the same color as the panel.

E. All flashing shall have the same gauge and finish as the exterior panel.

F. No panels shall be erected if the substrate does not meet the specified tolerances. It is the responsibility of the

contractor to examine the substrate alignment before the panels are erected. The contractor is responsible for properly installing the system and ensuring that all members are properly installed.

1. The Landlord may provide an alternate red building sign surface comprised of 8” x 8” red ceramic tile

as specified as an alternate herein.

H. All exposed edges as shown on the STAPLES Prototype Drawings shall be protected with aluminum or stainless

steel corner guards. Corner guards shall be 2" x 2" x 60” high AFF and shall be 1/8-inch thick aluminum or stainless steel.

DIVISION 6: WOOD AND PLASTICS 6.01 ROUGH CARPENTRY :

A. The Landlord shall furnish and install all rough carpentry, which includes but is not limited to rough blocking, panels & backboards.

B. Plywood for backboards and substrate shall be 5/8-inch sheets. Exposed plywood for wall protection in Electrical/Tele-Comm area shall be 5/8-inch BCX (Fire-Retardant Treated) installed with B-side (Fire-Retardant

Treated Code Approved Label) facing out for verification upon inspection.

C. Where cost effective, and where approved by local code, wood stud wall framing may be utilized in lieu of metal

stud wall framing.

D. All blocking shall be coordinated with equipment and/or accessories prior to installation.

6.02 PRODUCTS AND MATERIALS:

A. All wood blocking and studs shall be fire treated as required by code.

B. All exterior plywood, exterior wood blocking or all blocking fastened to CMU walls, shall be pressure treated.

C. All wood framing and blocking shall be tested per ASTM E84 and shall have a flame spread rating not greater than 25. The material shall display the identification of a certified testing and inspection agency having

jurisdiction.

6.03 FINISH CARPENTRY:

A. The Landlord shall refer to the STAPLES Prototype Drawings for finished carpentry items furnished by STAPLES.

DIVISION 7: THERMAL AND MOISTURE PROTECTION 7.01 INSULATION:

A. The roof system shall be insulated to a STAPLES minimum 'R' value of R-20 but not less than as required by applicable energy and building codes , whichever value is the most stringent. Existing roof systems not meeting

this requirement will require replacement by the Landlord as a part of Landlord's work in accordance with the

lease agreement.

B. For roofs constructed from a panelized plywood system, the Landlord shall provide a STAPLES minimum “R”

value of R-20 but not less than as required by applicable energy and building codes, whichever value is the most stringent.

C. The insulated CMU exterior wall shall achieve a minimum “R” value of R-7.5 but not less than as required by applicable energy and building codes , whichever value is the most stringent.

D. The Landlord shall submit for STAPLES review and approval a United States Department of Energy “COMcheck” http://www.energycodes.gov/comcheck commercial energy code compliance certification document

to verify building envelope compliance with applicable energy and building code requirements.

7.02 ROOFING SYSTEM S:

A. Acceptable roofing systems with minimum roof slopes of ¼ inch per foot for positive drainage and as required per code shall include:

1. Roofing System 1 - Carlisle’s “Sure-Seal” fully-adhered roofing system, .060-inch thick reinforced EPDM membrane, black in color by STAPLES Approved National Account Vendor No. 8 as listed on

Sheet T-1 of the STAPLES Prototype Drawings. “Sure Seal” shall meet FM 1-90 minimum or as

required by local code. Apply fully-adhered EPDM roofing system in conjunction with Polyisocyanurate insulation in an alternating pattern, staggered joints direction as recommended by the roofing

manufacturer in multiple layers (not less than two separate layers) to achieve the overall STAPLES

minimum R-value of R-20 over the new steel roof deck.

2. Roofing System 2 - Carlisle’s “Sure-Weld” fully-adhered roofing system , maximum 12 feet wide, .060-

inch thick scrim -reinforced, white in color, “Sure-Weld” thermoplastic polyolefin (TPO) membrane field sheets by STAPLES Approved National Account Vendor No. 8 as listed on Sheet T-1 of the STAPLES

Prototype Drawings . “Sure Weld” shall meet FM 1-90 minimum or as required by local code. Apply

fully-adhered TPO roofing system in conjunction with Polyisocyanurate insulation in an alternating pattern, staggered joints direction as recommended by the roofing manufacturer in multiple layers (not

less than two separate layers) to achieve the overall STAPLES minimum R-value of R-20 over the new

steel roof deck.

3. Roofing System 3 - A built-up roofing (BUR) system consisting of 4-ply asphalt fiberglass composition

membrane with a mineral surfaced white granular capsheet finish. The slope of the built-up roof shall be a minimum of 1/4-inch per foot and per applicable codes . The built-up system shall carry a UL Class

"A" fire rating and a 15-year total system warranty. Apply built-up roofing system in conjunction with

Polyisocyanurate insulation in an alternating pattern, staggered joints direction as recommended by the roofing manufacturer in multiple layers (not less than two separate layers) to achieve the overall

STAPLES minimum R-value of R-20 over the new steel roof deck.

B. Application requirements for STAPLES acceptable roofing systems shall be as follows and in accordance with

applicable codes, whichever is most stringent:

1. Landlord may apply roofing system 1 (EPDM – Black) as listed above in Northern Tiered United States,

NOT INCLUDING Alabama, Arizona, Arkansas, California, Florida, Georgia, Hawaii, Louisiana,

Mississippi, Nevada, New Mexico, North Carolina, Oklahoma, South Carolina, Tennessee and Texas.

2. Landlord may apply roofing system 2 (TPO – White) as listed above throughout all fifty United States

and the District of Columbia.

3. Landlord may apply roofing system 3 (BUR – White Capsheet) as listed above throughout all fifty

United States and the District of Columbia with *EXCEPTION of California – specifically from San Luis Obispo, California south to the California state line / U.S. border with Mexico.

7.03 ROOF SYSTEM REQUIREMENTS:

A. EXTENT OF ROOF SCOPE:

1. Provide all labor, material, tools, equipment and supervision necessary for the installation of a

complete Carlisle approved STAPLES' specified roofing systems 1 and 2 including termination,

flashing and insulation as specified herein and as indicated on the STAPLES Prototype Drawings in accordance with Carlisle’s most current manufacturer’s published specifications and details as per

STAPLES Approved National Account Vendor No. 8 as listed on Sheet T-1 of the STAPLES Prototype

Drawings.

2. The roofing system shall be designed in accordance with the International Building Code 2006 edition

Section 1609, the Am erican Society of Civil Engineers ASCE-7 and ANSI/SPRI's "Wind Design Standard Practice for Roofing Assemblies". The minimum warranty wind speed coverage shall be 72

mph unless otherwise required by local, regional building codes having jurisdiction for the STAPLES'

project. The more restrictive and/or stringent building code requirements or specification shall govern the final design.

B. WARRANTY:

1. Per STAPLES Approved National Account Vendor No. 8 as listed on Sheet T-1 of the STAPLES

Prototype Drawings, provide Carlisle’s 15-year Golden Seal TM (NDL) Roofing System warranty covering both labor and material with no dollar limitation. Provide a twenty (20) year material warranty.

Pro-rated system Warranties shall not be accepted.

2. Per STAPLES Approved National Account Vendor No. 8 as listed on Sheet T-1 of the STAPLES

Prototype Drawings, certification indicating Carlisle’s minimum warranty wind speed coverage will be required at project close-out per Section 7.03 (A) 2. noted above.

C. ROOF INFORMATION:

1. Per STAPLES Approved National Account Vendor No. 8 as listed on Sheet T-1 of the STAPLES

Prototype Drawings, all components of the specified roofing system shall be products of Carlisle SynTec Incorporated as applicable.

2. Per STAPLES Approved National Account Vendor No. 8 as listed on Sheet T-1 of the STAPLES Prototype Drawings and unless otherwise approved by STAPLES and accepted by the membrane

manufacturer, a ll products (including terminations, insulation, fasteners, fastening plates and edgings)

must be manufactured and supplied by the Carlisle SynTec Incorporated and covered by the Carlisle SynTec manufacturer’s warranty.

D. MEMBRANES:

1. As required per roofing system listed above, furnish Carlisle Sure-Seal (black in color) .060-inch

EPDM (polyester reinforced Ethylene, Propylene, Diene Terpolymer) reinforced standard membrane in the largest sheet possible. The membrane shall conform to the minimum physical properties of ASTM

Test Methods as currently published by the manufacturer.

2. Per roofing sys tems listed above, furnish Carlisle Sure-Weld (white in color) .060-inch TPO

(Thermoplastic polyolefin) in the largest sheet possible. The membrane shall conform to the minimum

physical properties of ASTM Test Methods as currently published by the manufacturer.

E. INSULATION/UNDERLAYMENT:

1. Insulation shall be placed over the roof substrate in accordance with manufacturer’s latest published

recommendations and shall be installed in an alternating pattern, staggered joints direction with

multiple layers (not less than two separate layers) to achieve the overall STAPLES minimum R-value of R-20.

2. Insulation shall be Sure-Seal Polyisocyanurate as manufactured and supplied by Carlisle. Minimum roof insulation R-value for insulation entirely above roof deck as indicated above. Roof insulation shall

have a minimum compressive strength of 20 psi.

F. METAL EDGING AND MEMBRANE TERMINATIONS:

1. Sure-Seal SecurEdge 200: A 26 gauge galvanized metal water dam and .050 inch thick aluminum or a 24 gauge galvanized steel fascia as manufactured by Carlisle. Fascia color shall be Kynar-finished

white in color.

2. Sure-Seal SecurEdge Coping: Incorporates a 20 gauge anchor cleat with 4 pre-slotted holes, a

concealed joint cover and 10 foot continuous sections of coping cap; can accommodate 6 inch to 16 inch wide parapet walls as manufactured by Carlisle. Coping cap color shall be Kynar-finished white in

color.

3. Sure-Seal Termination Bar: A 1- inch wide extruded aluminum bar pre-punched 6 inches on center;

incorporates a sealant ledge to support Lap Sealant and provide increased stability for membrane

terminations as manufactured by Carlisle. Termination color shall be Kynar-finished white in color.

G. ROOFTOP WALKWAY PROTECTION:

1. Rooftop walkway protection shall be provided around all sides of mechanical units, satellite and roof

hatch locations as shown on STAPLES Prototype Drawings .

2. Individual Concrete Pavers for Single Ply Membrane Roof Systems:

a. Individual concrete pavers (minimum 18 pounds per square foot) must be a maximum of two feet square. Unless otherwise required by Carlisle, pavers must weigh no more than 88

pounds per unit to allow for easy removal and replacement.

b. All individual concrete pavers must be loose laid and butted together with no gaps greater

than 1/2 inch.

3. Lightweight Interlocking Pavers:

a. Upon approval by the membrane manufacturer, lightweight interlocking pavers (minimum 10 pounds per square foot) may be substituted for individual concrete pavers and must be

installed over Sure-Seal HP Protective Mat.

H. ROOF ACCESSORIES:

1. Exterior Access Panel:

a. 36” x 36” clear opening as indicated on STAPLES Prototype Drawings 16 Ga. Galvanized

Steel Frame, Door 2” Thick Insulated .040 Aluminum Door, Flange: 1” – 16 Ga. Galvanized Steel, Exterior Hinge: Stainless Steel, Gasketing: EPDM Foam Rubber Bulb Seal, Handles:

2. Exterior Parapet Vent:

a. As indicated on STAPLES Prototype Drawings EDD-401 Dual Drainable Blade Design Rectangular Aluminum as manufactured by Greenheck www.greenheck.com

7.04 ROOF ACCESS HATCH:

A. Furnish and install where indicated on the STAPLES Prototype Drawings a metal Roof Access Hatch size 2'-6" x

3'-0". The roof hatch shall also include a ship's ladder with a Safety Post and steel cage as shown on STAPLES Prototype Drawings to provide access from the receiving room floor area to the top of the roof. A four foot wide

x eight foot long - 5/8-inch thick fire-retardant treated plywood backing sheet shall be secured to the wall directly

behind the ship’s ladder for wall protection.

7.05 FLASHING: A. All walls, curbs, roof openings, blocking and store front construction shall be properly flashed and / or counter-

flashed in accordance with the manufacturers’ specifications for a guarantee of a minimum of 15 years.

Expansion joint covers as required to divide roof into area dimensions shall be installed in strict conformance with roofing manufacturers’ published specifications.

B. Pre-manufactured Kynar-finished white metal components shall be properly installed on all parapet walls and roof edges complete with adequate weatherproof caulking and shall be manufactured and supplied by Carlisle

SynTec Incorporated for full roofing system warranty coverage. Shop-fabricated metal by others is not

acceptable and shall not be submitted or installed.

7.06 ROOF DRAINAGE: A. The roof shall be sloped from front to back at minimum of 1/4-inch per foot slope with drainage provided by a

continuous gutter and downspouts as required. All downspouts shall be protected as indicated on the STAPLES

Prototype Drawings from truck damage at the dock area. As required by code, downspouts shall be connected directly to the site storm drainage system.

B. The Landlord shall provide rain gutters and downspouts to accommodate the anticipated local rainfall per local codes and to comply with SMACNA requirements. The Landlord shall be solely responsible to verify average

and maximum rainfall for the site and shall utilize the rainfall table on the STAPLES Prototype Drawings only as

a guide.

8.02 HIGH TRAFFIC DOORS: A. The Landlord shall provide double-acting, high-traffic doors in locations as shown on the STAPLES Prototype

Drawings. All double-acting, high-traffic doors shall be standard features fully insulated, 1-3/4” thick

8.03 FOLDING SLIDING SECURITY GRILLE SYSTEM (Where Applicable):

A. If used, as required and where applicable as determined by STAPLES Architectural and Construction Project

Management Team, the Landlord shall provide the folding sliding security grille system at the vestibule, along the exterior storefront and at all glazed exterior openings. The folding sliding security grille system shall be a

folding sliding aluminum closure model System S-126 (Openstyle) Option #1 with lead post #1 with a hook lock

which will engage a #9 post which is a wall jamb screwed to the side wall, solid blocking shall be provided per STAPLES Prototype Drawings . All folding sliding security grilles go to the floor. Perforated steel protection for

B. The grilles shall be head supported and provided with a continuous head track with all tracks and posts in standard aluminum finish. Tracks shall be aluminum 6351 alloy tempered to T6. Finish shall be standard clear

anodized. Solid blocking shall be provided per STAPLES Prototype Drawings. Do not anchor into storefront

system.

C. Vestibule post configuration shall be #10 Fixed End Post at each end, #3 Bi-Part in center of doorway to meet

applicable building and fire code for egress.

D. Window post configuration shall be #1 Lead Post with a hook lock which will engage into a wall jamb screwed to

the side wall with solid blocking provided per STAPLES Prototype Drawings, #a5 Intermediate Post with Best Cylinder inside only every ten feet on full height folding sliding grilles and #11 Floating End Post.

E. The top and bottom curtain section shall be fitted with extruded aluminum panels no smaller than 4”.

F. The curtain shall be constructed of vertical rods of 5/16” in diameter spaced out at a max. of 3”.

G. Rods shall be linked together by flat horizontal bars and spaced vertically not to exceed 12”.

H. Edges of the curtain wall shall be connected to extruded aluminum vertical members.

I. Locking on all folding sliding grille sections shall be equipped with BEST cylinder locks on the outside and thumb

turn on the STAPLES (inside) side with lock protection to meet applicable building and fire code for egress at door locations.

J. Security grille lock at entry shall be equipped with BEST cylinder lock outside and code-compliant thumb turn operation on the inside of the vestibule. All other grilles along storefront glazing and at all glazed exterior

openings shall be equipped with a cylinder lock and thumb turn on the inside.

8.04 AUTOMATIC ENTRY DOORS:

A. The Landlord shall provide exterior (outside) and interior (inside) vestibule automatic doors as indicated on the STAPLES Prototype Drawings.

B. Automatic entry door assembly shall be a combination of one (1) exterior (outside) 12’-0” wide x 10’-0” 7’-6” high package with 4-way breakout feature and two (2) interior (inside) vestibule automatic doors 9’-0” wide x

10’-0” 11’-7” high single slide with a breakout feature on sliding door in accordance with Paragraph (A) as

stated above. The automatic entry doors shall be proprietary to the STAPLES National Accounts vendor referenced below. The automatic door assemblies shall be equipped per STAPLES National Accounts

specifications with electro-mechanical, microprocessor-controlled, sliding pedestrian entry doors complete with

sidelights as manufactured by and as may be purchased from STAPLES Approved National Account Vendor No. 4 as listed on Sheet T-1 of the STAPLES Prototype Drawings.

C. The automatic entry doors shall have a continuous extruded metal header section concealing high quality, nylon wheels on an aluminum support track. Concealed guides shall be provided at the bottom of the doors. The anti-

derailing system shall be continuous for the full length of the door travel. Door tracks shall be replaceable without

having to remove the operating mechanisms.

D. An adjustable astragal with a double mohair weather-strip shall be provided on all strike rails. Joining vertical

panel rails shall have complementing mohair weather-stripping and horizontal rails shall be weatherstriped with mohair-type fabric.

E. All automatic entry door aluminum surfaces shall be clear anodized aluminum finish to match the storefront framing.

F. The automatic entry doors shall be equipped with all necessary operational hardware including an Adams-Rite “Maximum Security” lock, Model No. MS-1850S-050, two-point dead-lock hook bolts at the panels and drop bolts

into the header. 8.05 INSULATED SECTIONAL OVERHEAD DOOR: A. The Landlord shall provide an insulated sectional overhead door in the location as shown on the STAPLES

Prototype Drawings. Insulated sectional overhead doors shall be made for 8’ -0” wide x 10’ -0” high openings.

Door sections shall be 2” thick with steel/polyurethane/steel sandwich type construction and a thermal break.

Calculated R-value is 14.80. Tongue and groove design will provide weather tight meeting rails. Insulated sectional overhead door’s exterior skin shall be hot-dipped galvanized steel, 26 gauge with embossed stucco

finish minimum embossing, factory-finished with baked-on polyester primer and white polyester finish coats with

B. Insulated sectional overhead door’s interior skin shall be hot-dipped, galvanized steel, factory-finished with a

polyester primer and white finish coat. Section ends shall be sealed with 18 or 16 gauge hot-dipped galvanized steel full-height end caps. Sections shall be filled with foamed-in-place CFC-free polyurethane core separated

by a factory extruded thermal break.

C. Insulated sections shall be tested by an I.C.B.O. certified laboratory in accordance with ASTM E-84-91A and

shall achieve a Flamespread Index of 10 or less. Insulation materials shall be tested by an I.C.B.O. certified

laboratory in accordance with ASTM D-1929 and shall achieve a minimum Flash Ignition temperature of 734 degrees F, and a minimum Self Ignition temperature of 950 degrees F. Insulated sections shall be tested and

meet all requirements of the UBC 17-5 corner burn.

D. Track vertical mounting angles shall be hot-dipped galvanized steel in 2” depths. Vertical track shall be

graduated to provide wedge type weathertight closing with continuous angle mounting, and shall be fully

adjustable to seal door jambs. Horizontal track shall be reinforced with continuous angle of adequate length and gauge to minimize deflection.

E. Hinges and brackets shall be made from hot-dipped, galvanized steel. Track rollers shall be case-hardened

inner steel races with 10-ball 2” rollers. Door shall utilize a low-stress, helical wound, oil-tempered torsion spring counterbalance system to provide a minimum of 10,000 cycles of use. Torsion spring fittings and drums shall be

made of die-cast high strength aluminum and shall utilize pre-formed galvanized steel aircraft cables with a

minimum of 5:1 cable safety factor.

F. Standard interior sidelock shall be provided for each guide rail with a hole to receive a padlock.

G. Door shall be equipped with a factory-installed top seal to seal against header, co-polymer joint seals between

sections, jamb-mounted aluminum extrusion with vinyl flap weatherstripping, and a vinyl bulb-shaped astragal

provided on the bottom section. Door shall meet or exceed 15.2 psf windload per ANSI/NAGDEM 102-1988 in accordance with ASTM E-330-70.

H. Door shall be equipped with a manufacturer approved overhead limit switch in order to interlock hydraulic leveler operation with operation of overhead insulated sectional door. Overhead limit switch shall be installed per

manufacturer recommendations to door track.

8.06 STOREFRONT FRAMING:

A. EXTERIOR STOREFRONT:

1. The exterior storefront framing shall be clear anodized aluminum with 2 x 4-1/2 inch 2”x6” nominal

dimension thermal frame members designed for 1-inch insulated glazing 1/4” glazing using resilient elastomeric gaskets inside and out. Storefront framing shall comply with air infiltration

standards per ASTM E-283 with a maximum infiltration rate of 0.06 cfm/sq. ft. at a static air pressure

differential of 6.24 psf and with water resistance standards per ASTM E-331 with no leakage at a minimum static air pressure of 8 psf as defined in AAMA 501. The maximum allowable deflection shall

be L/175 over the span length and the allowable stress safety factor shall be 1.65. Thermal

transmittance shall be in accordance with AAMA Specification 1503. Condensation Resistance shall be in accordance with AAMA Specification 1503.

B. ENTRY FRAMING:

1. The entry framing sys tem shall be clear anodized aluminum with 2 x 4-1/2 inch nominal dimension

thermal frame members designed for 1/4-inch tempered glazing using resilient elastomeric gaskets inside and out. Entry framing shall comply with air infiltration standards per ASTM E-283 with a

maximum infiltration rate of 0.06 cfm/sq. ft. at a static air pressure differential of 6.24 psf and with water

resistance standards per ASTM E-331 with no leakage at a minimum static air pressure of 8 psf as defined in AAMA 501. The maximum allowable deflection shall be L/175 over the span length and the

allowable stress safety factor shall be 1.65. Thermal transmittance shall be in accordance with AAMA

Specification 1503. Condensation Resistance shall be in accordance with AAMA Specification 1503.

1. Install framing system in accordance with manufacturer’s instructions and AAMA storefront and

entrance guide specifications manual. Provide separation of aluminum materials from sources of corrosion or electrolytic action contact points. Install sill members and other members in a bed of

sealant or with joint filler or gaskets, to provide weathertight construction. Coordinate installation with

wall flashings and other components of construction. Attach to structure to permit sufficient adjustment to accommodate construction tolerances and other irregularities. Provide alignment

attachments and shims to permanently fasten system to building structure. Align assembly plumb and

level, free of warp and twist. Maintain assembly dimensional tolerances aligning with adjacent work.

are allowed for hardware. All key-accessible hardware shall be supplied by the manufacturer with "temporary

construction" cores and construction core keys for removal. STAPLES will replace the construction cores with

"permanent" cores, keyed to STAPLES’ system after Final Completion.

D. Controlled exit devices manufacturer, model and use shall be in compliance with codes per local authorities

Scope shall be mounted at 54 inches above finished floor to center of door scope and shall be secured with

8.08 STOREFRONT AND VESTIBULE GLAZING: A. Storefront glazing exposed to exterior shall be monolithic heat-treated glass, 1-inch thick, insulated, with air

space, clear tempered float glass 1/4” thick tinted glass which has been heat strengthened in

accordance with ASTM specification C-1048.

B. Entry glazing shall be monolithic heat-treated glass, 1/4-inch thick, clear tempered float glass which has been

C. A security window film shall be applied in accordance with manufacturers recommendations to all exterior

DIVISION 9: FINISHES

9.01 GENERAL REQUIREMENTS: A. The Landlord shall provide all finishes as shown in the Finish Schedules on the STAPLES Prototype drawings.

9.02 GYPSUM DRYWALL:

A. Partitions, walls and ceilings shall be covered with 5/8-inch gypsum wallboard, taped, with applications of joint

compound sanded smooth in preparation for paint and / or other finishes as shown on the Finish Schedules on STAPLES Prototype Drawings.

B. Where exposed to view, except Receiving Area, all gypsum board joints, holes and depressions shall be filled, floated, sanded smooth and made ready to receive primer.

C. At ceilings, gypsum wallboard shall extend a minimum of 6 inches above the ceiling line. At demising walls, draft-stop partitions, fire-separation walls, and other locations as shown on the STAPLES Prototype Drawings,

gypsum wallboard shall extend fully to the underside of the roof deck above.

D. Expansion joints shall be installed at all interior drywall partitions, 24’ on center, maximum, both sides as

applicable including exterior walls.

9.03 EXTERIOR INSULATION FINISH SYSTEM (EIFS) :

A. The white exterior building signage band shall be constructed of two (2) inch thick 3” thick polystyrene insulation board with reinforcing mesh, a base waterproofing coat, and a finish coat as noted above. The system

shall be installed per manufacturer’s specifications and properly caulked at CMU with color of caulking to match.

The white exterior building signage band shall be equivalent to the Senergy Senerflex Classic PB Wall System, Class PB Exterior Insulation Finish System (EIFS) as manufactured by Senergy, LLC 3550 St. Johns Bluff Road

9.04 ACOUSTICAL CEILING SYSTEMS:

A. Acoustical ceilings shall be provided in the Front and Rear Support Areas as required in the Finish Schedules on

STAPLES Prototype Drawings. Acoustical ceiling systems shall be a 2 x 4 suspended ceiling grid and panels

9.05 EXTERIOR SOFFIT PANELS A. White vented soffit panels shall be provided as shown on the STAPLES Prototype Drawings. 12" wide wind-lock

smooth, aluminum .024 minimum thickness, white color.

9.06 OPEN CEILING CONSTRUCTION: A. Exposed ceilings (roof deck, beams, joists, bracing, ductwork, conduit, sprinkler piping, etc.) scheduled to

receive a paint finish shall be properly prepared for paint per the manufacturer’s specifications.

9.07 EXISTING CONCRETE:

A. Landlord shall properly prepare existing concrete floor slabs including shot blast removal method of mastic and other surface material to expose the bare concrete floor in preparation of STAPLES specified floor finish

material. All preparation work shall be in compliance with STAPLES floor finish manufacturer’s requirements.

B. Landlord shall properly clean and seal existing concrete floor slabs with STAPLES specified concrete floor

sealer where required per manufacturer’s specifications.

9.08 FLOORING (CONCRETE) :

A. The concrete floor in Receiving, Electrical/Telecom Room, Lock-up and Janitors Room shall be sealed with Degussa Building Systems Sonneborn Kure N Harden water soluble inorganic hardening, sealing and

dustproofing product for treatment of uncovered concrete floor surfaces in clear color finish per manufacturers

B. As an alternate, the concrete floor in the areas noted in A. above may be sealed with either of the following sealant products:

1. 2 coats of DURAPOXY High Gloss, apply in accordance with manufacturer’s instructions.

2. Additional water-based equivalent, concrete floor may be sealed with a two-coat process of H & C

silicone acrylic concrete sealer. Apply in accordance with manufacturer’s instructions. Clear and tinted finishes are acceptable.

9.09 PAINTING:

A. The painting scope of work includes painting and/or applying finishes on exposed surfaces, as noted on the

STAPLES Prototype Drawings, to provide completely finished interior and exterior surfaces. Surfaces to receive paint and/or applied finishes include: gypsum board, interior concrete, metal structures, ductwork, exposed

horizontal and vertical conduit & junction boxes, split face and smooth face masonry, wood, exterior concrete,

metal & wood doors & frames, and steel and concrete bollards.

B. The Landlord shall reference the STAPLES Prototype Drawings for approved paint and finish manufacturers. All

surfaces shall be prepared and primed as required by manufacturer’s specifications. All exterior masonry shall be adequately and properly sealed as required by the manufacturer. All areas where paint and finish work is in

progress shall be carefully protected from damage. All over-painting on surfaces and equipment shall be

thoroughly removed. All poor or uneven painting shall be repaired and/or repainted at the discretion of STAPLES.

9.10 FIBERGLASS REINFORCED PANELS (FRP):

A. The Landlord shall provide fiberglass reinforced panels (FRP) installed complete with all trim and accessories in locations shown on the STAPLES Prototype Drawings. FRP shall be Crane Composites (formerly known as

Kemlite) “Glasbord-P” with “Surfaseal” finish, 0.09-inch thick, color shall be 48 Pearl Gray, Class A type (pebble

Drawings with all finished corners . Tile grout shall be Charcoal Gray grout. Tile grout is to be sealed.

B. Wall Tile: If approved by STAPLES Architectural Project Manager and STAPLES Construction Project Manager,

exterior grade glazed ceramic wall tile for the exterior storefront application at STAPLES signage locations per

STAPLES Prototype Drawings can be an 8” X 8” tile #145 "Intense Carmine" tile or STAPLES approved equal. Tile Grout is to be sealed.

C. Colored Tile Grout: If approved by STAPLES, ceramic wall tile as specified in Paragraph B above shall be grouted with Custom Building Products Polyblend Sanded Grout, Polymer-Modified Portland Cement Grout,

ANSI A118.6 for joints 1/8” to ½”, Color shall be Lipstick #420 to match 8” X 8” wall tile in #145 “Intense

B. The Landlord shall install carpet tiles and transition strips per the ¼ - turn “quarter-turn” pattern provided by STAPLES Approved National Account Vendor No. 3 as listed on Sheet T-1 of the STAPLES Prototype Drawings

and as shown on the STAPLES Prototype Drawings. Carpet tiles are to be ¼ - turned “quarter-turned” during

installation to create a diamond pattern. Carpet tiles are NOT to be installed in one direction. Carpet tiles can be cut easily to any size, shape or pattern with the sharp blade of a utility knife.

C. The concrete substrate shall be fully cured, smooth, dry, and structurally sound. The Landlord shall complete a successful “Bond and Moisture Test” (calcium chloride test method) prior to installation. The Landlord shall

provide copies of test results of a “Calcium Chloride Test” for moisture prior to installation. The moisture content

of the concrete floor substrate shall not exceed the tile/adhesive manufacturer’s recommendations. Copies of all sub-floor tests shall be submitted to STAPLES prior to the start of the floor finish installation work. Floor area

should be completely clean, dry and free of foreign substances. Use a floor leveler as needed to ensure floor is

smooth, even and without cracks.

D. Landlord shall properly prepare existing concrete floor slabs including complete removal of mastic and other

surface material to expose the bare concrete floor in preparation of STAPLES specified floor finish material. All preparation work shall be in compliance with STAPLES floor finish manufacturer’s requirements.

E. Landlord shall properly clean and seal existing concrete floor slabs with STAPLES specified concrete floor sealer where required per manufacturer’s specifications.

F. Landlord shall use the STAPLES Approved National Account Vendor No. 3 as listed on Sheet T-1 of the STAPLES Prototype Drawings preferred pressure sensitive adhesive IFF Grid Set 2000 for installation of carpet

tiles. Adhesive should be installed using a flat edge trowel, medium nap roller or sprayer. Average adhesive

yield is 150 – 200 square yards per 4 gallon bucket.

DIVISION 10: SPECIALTIES 10.01 LOADING DOCK EQUIPMENT:

A. GENERAL INFORMATION:

1. The Landlord shall provide a fully equipped loading dock with all equipment listed in this section and as

shown on the STAPLES Prototype Drawings. Landlord shall submit alternate specifications with equipment standards to STAPLES Architectural and Construction Project Management Team for

approval prior to purchase and installation.

B. DOCK SHELTER:

1. The dock shelter at the Receiving dock shall be a rigid dock shelter for STAPLES door size 8’ X 10’ for varying truck heights and widths with dock bumpers or platforms, with excessive grades and with trucks

with extended tailgates. Standard features include Hi-Tear Vinyl, Head and Side Curtain Fabric, Three

Wear Flaps on Each Side of Head Curtain, Full Height Wear Area on Lower Side Curtains, Fiberglass Stays in Curtains, Bottom Draft Cushions, Head Frame: 2” X 6” Pressure Treated Lumber Covered

with Translucent Material, Side Frames: 2” X 4” Pressure Treated Lumber Covered with Translucent

Material, Finishing Angle on All 3 Sides and Protective Steel Bumpers. 2. The dock shelter shall be final sized by the manufacturer to meet specific application requirements.

3. Shelter shall be 11’-3” overall width x 10’-6” overall height x 18” projection.

4. Range of truck heights to be serviced shall be from 12’-6” to 13’-6”. 5. Side curtains shall provide full access to trailer, be impactable, semi-rigid polyethylene frame with outer

fabric covering and attached to treated lumber backer.

6. Head curtain shall be constructed of five fiberglass stays and have fabric wear pleats on each end. 7. Height of head curtain shall be 3” below height of normal lowest truck to be serviced.

8. Header shall be of fabric construction which diverts water off sides of header.

9. Side curtain & head curtain fabric shall be 22 Plus black. Head curtain to have STAPLES logo. 10. Collapsible draft pads shall seal the gap between the side frames and the sides of the trailer.

11. Dock shelter shall be installed per manufacturer’s recommendations.

12. Dock Shelter Products: Dock Shelter Model PS-HT-V-DE as Manufactured by PERMA TECH Inc. or Dock Shelter Model SURVIVOR: 450S Series as Manufactured by Frommelt Products Corporation, a

RITE-HITE Company or STAPLES approved equal.

C. HYDRAULIC DOCK LEVELER:

1. The Landlord shall provide a hydraulic dock leveler as shown on STAPLES Prototype Drawings. 2. The hydraulic dock leveler shall be equipped with all necessary electrical and miscellaneous

components per STAPLES.

3. The Landlord shall provide a pit as shown on STAPLES Prototype Drawings. 4. Recessed adjustable dock leveler shall be nominal 6’ wide x nominal 8’ long, with a minimum 16” lip

(18” – 24” lip available as optional – verify STAPLES site specific project requirements) and a 30,000

lb. capacity rating. Unit to have an operational range of 12” above and 12” below dock level. Equip unit with two (2) 12” high x 4” deep molded dock bumpers.

5. Dock leveler shall have a minimum of (8) interior deck beams plus external full range toeguards.

6. Dock leveler shall meet ANSI MH30.1-2000 test load specifications with proper documentation from a third party.

7. Platform shall have a minimum of (8) interior dock beams plus external full range toeguards.

8. Dock leveler shall be equipped with non-adjustable velocity fuse safety system for both ramp and lip to limit free fall to 3” and shall have hydraulic cylinders for both ramp and the lip. Positive maintenance

support system will support lip and deck.

9. Automatic night locks to be integral part of manufacturer’s standard dock leveler. 10. Dock leveler shall have ramp flex of 4” to compensate for unlevel trailer beds. Rear hinges shall be

fixed and shall not rise above floor level.

11. Dock leveler control box including all individual components, as well as the complete box unit, shall be UL-approved.

12. Dock leveler shall be equipped with a manufacturer approved overhead limit switch in order to interlock

hydraulic leveler operation with operation of overhead insulated sectional door. Overhead limit switch shall be installed per manufacturer recommendations to door track.

13. Dock Leveler Products: Hydraulic Dock Leveler Model A688FHE-DE as Manufactured by BLUE

GIANT or Hydraulic Dock Leveler Model Genisys with Level-Rite HL/ML Series – HL886 as Manufactured by RITE-HITE Company or STAPLES approved equal.

D. DOOR HOODS

1. Landlord shall provide 5’-0” wide 14 gauge steel hoods at all metal exterior or emergency exit doors.

Door steel hoods shall be finished in Powder coat color STAPLES red. Personnel door hoods shall match existing hoods at site.

2. Landlord shall provide loading dock door hood, 11’-0” wide 14 gauge steel, finished in STAPLES Red

B. Cart Coral type shall be provided to meet local Shopping Center or City Standards.

10.04 CART STORAGE EQUIPMENT : A. Interior Sales Area cart bumpers shall be furnished and installed by STAPLES.

10.05 SIGNAGE:

A. STAPLES will furnish and install wall-mounted signage as shown on the STAPLES Prototype Drawings and as

further referenced in the lease agreement from STAPLES Approved National Account Vendor No. 7 as listed on Sheet T-1 of the STAPLES Prototype Drawings . The Landlord shall furnish all mounting provisions, electrical

power, controls and wiring for the signage. After STAPLES has installed the signage, the Landlord shall

energize the signage as shown on the STAPLES Prototype Drawings. Walls at signage locations shall be reinforced by the Landlord to carry the weight of the STAPLES signage as required. The Landlord shall

coordinate all bracing requirements with the STAPLES Approved National Account Vendor No. 7 as listed on

Sheet T-1 of the STAPLES Prototype Drawings .

DIVISION 12: FURNISHINGS 12.01 MANUALLY OPERATED WINDOW SHADES:

A. All exterior glazed openings with the exception of entrance/exit door units shall be equipped with manually operated window shades for sunlight control and room darkening by the Landlord.

B. Manually operated window shades shall be located on each section of the storefront as shown on the STAPLES Prototype Drawings . Manually operated window shades shall include bead chain clutch operator style, roll-up

fabric window shades including mounting and operating hardware with fascia covers to hide rollers.

C. Operation to include bead chain and clutch operating mechanism allowing shade to stop when chain is released

which is designed never to need adjustment or lubrication. Provide preset limit stops to prevent shade from

being raised or lowered too far. Clutch mechanism to be fabricated from high carbon steel and molded fiberglass reinforced polyester or injected molded nylon. Control loop shall be stainless steel bead chain

hanging at right hand side when facing the storefront as shown on the STAPLES Prototype Drawings.

D. Roller, Endcaps and snap-on Endcap covers to be provided and installed by Landlord per manufacturer

recommendations. Endcaps and snap-on Endcap covers to match fascia finish in Silver. Brackets of plated

stamped steel suitable for mounting to ceiling - storefront header condition as shown on the STAPLES Prototype Drawings shall be per manufacturer’s recommendations. Aluminum fascia concealing shade roller and hardware

extending from jamb to jamb to be provided and installed by Landlord per manufacturer recommendations .

E. Shade Fabric shall be one of the following:

1. SheerWeave Series 2140 Bone/Platinum by Phifer – Fiberglass yarns coated with vinyl and woven into non-directional, 2 x 2 basket weave mesh, bacteria and fungal resistant, UV blockage is approximately

90%, 65% vinyl on Fiberglass, openness factor approximately 10%, 13.6 oz/sq. yd., 0.019” thick, 72”

and 96” roll widths, Fire rating: NFPA-701 Color Bone/Platinum per STAPLES Architectural Project Manager and STAPLES Construction Project Manager. Fabric is to be Greenguard for Children

and Schools Certified to ensure that low off-gassing standards are met and the fabric’s impact on

indoor air quality is quantified.

2. Product Information:

a. Product is to be manual operate Flexshade with stainless steel chain. b. Hardware is to have universal mounting bracket for ease of install.

DIVISION 15: MECHANICAL SYSTEMS 15.01 GENERAL REQUIREMENTS:

This Prototype Document for mechanical systems shall be used as a guide in preparing Final Specifications for a STAPLES store. This Prototype Document applies to new construction as well as major remodeling.

A. The HVAC system for a STAPLES store of approximately 18,000 SF consists of approximately 53 total tons of cooling / natural gas heating provided by roof-mounted packaged units equipped with fully integrated

economizers. The economizers shall utilize dry bulb temperature controlled motorized dampers installed in the

fresh air and return air ductwork interlocked with a gravity relief system.

15.02 DESIGN CRITERIA: A. Cooling Design Criteria

1. The Sales area and Copy Center shall be provided with one (1) ton of cooling per 425 SF with an approximate air supply of 1.1 cfm/SF. The maximum rooftop unit size is ten (10) tons;

2. The Receiving area shall be provided with one (1) ton of cooling per 425 SF with an approximate air

supply of 1.0 cfm/SF. 3. The Office area and Support area shall be provided with one (1) ton of cooling per 350 SF with an

approximate air supply of 1.5 cfm/SF.

4. A maximum temperature of 78 degrees F, dry bulb, shall be maintained in all areas except in the Receiving area. In the Receiving area, a maximum temperature of 80 degrees F, dry bulb, shall be

maintained.

B. Fresh Air Design Criteria

1. The Sales area shall be provided with fresh air in the amount of 0.3 cfm/SF of net occupyable space. 2. The Receiving area shall be provided with fresh air in the amount of 0.15 cfm/SF

3. The Office and Support areas shall be provided with fresh air in the amount of 20 cfm per occupant.

C. Heating Design Criteria

1. A minimum temperature of 70 degrees F shall be maintained in all areas except in the Receiving area. In the Receiving area, a minimum temperature of 65 degrees shall be maintained. No humidity control

is required during the heating season.

D. The lighting load shall be calculated from the lighting fixtures shown on the prototype reflected ceiling plan.

E. Exhaust fan shall be provided for Toilet Rooms (2 cfm/sq. ft.) with the exhaust ducted to outside. The Toilet Room exhaust fan shall be interlocked to run with motion sensor and connected to energy management system

for evening settings.

15.03 SCOPE OF WORK: A. The Landlord shall provide a complete and operational HVAC system as shown on the STAPLES Prototype

Drawings including equipment, material, labor, ductwork, piping, diffusers, grilles, and required electrical. The

Landlord shall provide operating and maintenance instructions to STAPLES for all equipment. All compressors shall be provided with a five (5) year extended written warranty on parts and labor and, where applicable, all gas

fired heat exchangers shall be provided with an extended ten (10) year parts and labor warranty. The Landlord

shall provide an unconditional warranty of one year for all other associated equipment and devices.

B. All work shall be performed in compliance with the local building, mechanical, and energy codes ASHRAE,

SMACNA, and all other applicable State and Federal codes.

C. The Landlord shall obtain and pay for all permits and inspections required for the execution of this work.

D. All equipment and materials shall be new and shall display a UL label where applicable.

E. All ductwork shall be galvanized sheet metal of gauges and joint types as specified in the SMACNA manual for the applicable sizes. Volume dampers shall be manual locking, blade-type, two gauges heavier than duct.

Ductwork shall be constructed in accordance with SMACNA standards for two-inch static pressure. Exposed

ductwork shall be pre-painted white. All ductwork shall be sealed with mastic. Access doors shall be provided in ductwork at fire dampers or other control devices as required for maintenance. Double- thickness turning vanes

shall be provided at all rectangular elbows, and at volume dampers where shown. Flexible connections to air

handling units shall be provided. All supply and return ductwork at roof top units shall be acoustically lined for a minimum of 15'-0" with 1-inch acoustical lining.

F. All ductwork and exhaust fans shall be supported properly from the top chord of roof joists. No ductwork or devices shall be attached directly to roof deck.

G. The HVAC system shall operate without objectionable vibration, pulsation, or rattle. Motors shall be mounted on rubber vibration isolators or the complete unit shall be isolated from the building with isolation pads. All

dampers, grilles, and accessories shall have no movement under operating conditions and shall operate without

noise. If any ductwork, equipment and/or devices are excessively noisy, in the opinion of the STAPLES Project Management Team, action shall be required by the Landlord to reduce the noise to an acceptable level. All

ductwork installed external to the building shall be completely weatherproof and insulated.

15.04 ROOF TOP UNITS:

A. All roof-top HVAC units shall be provided through STAPLES Approved National Account Vendor No. 2 as listed on Sheet T-1 of the STAPLES Prototype Drawings and installed as shown on the STAPLES Prototype Drawings.

1. Lennox model Numbers – see STAPLES Prototype Drawings – Mechanical Sheets and Schedules. 2. Any additional capacity that may be required due to local climatic conditions or local codes shall be

provided in a combination of these Lennox units.

B. All HVAC equipment shall be Lennox L Series high efficiency units. All units must utilize R410A refrigerant.

C. The following options and accessories are required at all roof top units and provided by manufacturer:

1. Energy Management Module: The Landlord shall provide all roof-top HVAC units with a NOVAR energy management system (EMS) electronic thermostat module model 2051 FACTORY INSTALLED.

2. Economizers: All rooftop units shall be delivered with factory-installed economizer units equipped with

the following: a. Dry bulb temperature control unit;

b. Fully-modulating, 0-100% motorized damper.

c. Barometric relief (pressure-operated) damper; d. Minimum position setting capability with preset linkage; and

e. Wiring harness with plug.

3. Roof Curbs: Roof curbs shall be designed with the down-flow unit and provide support and a watertight installation. The roof curb design shall allow field-fabricated, rectangular supply/return ductwork to be

connected directly to the curb. Supply seismic curbs if required by local code.

4. Receptacle: Factory installed 115V GFI outlet (field powered) on each roof top unit. 5. Factory coated condenser and evaporator coils if within 8.0 miles of any body of salt water.

6. Hinged type access panels shall be provided at all units.

D. Landlord shall provide the following additional accessories required at all roof top units IF NOT provided by

manufacturer.

1. Smoke Detectors: System Sensor Model DH400 AC/DC Ionization Duct smoke detectors shall be

provided in the return air stream of all units and in other locations as required by local governing

authority. Smoke detectors are being supplied by Landlord’s Electrical Contractor, installed by Landlord’s Mechanical Contractor and wired by Landlord’s Electrical Contractor.

2. Electrical Disconnects: Electrical fused disconnects are provided by Landlord’s Electrical Contractor.

15.05 AUTOMATIC CONTROLS:

A. Landlord shall provide all raceways and conduit for temperature sensors for energy management system as indicated on the Conduit Plan of the STAPLES Prototype Drawings .

15.06 EXHAUST FAN:

A. Exhaust fan shall be furnished and installed as indicated on the STAPLES Prototype Drawings. Exhaust fan

shall be manufactured by Captive-Aire Model No. DR 12 HFA. Exhaust fan may be manufactured by Penn or Cook with STAPLES Project Management Team prior written approval. Exhaust fan shall be centrifugal type in

a self-contained assembly and be equipped with back draft dampers. The complete fan housing shall be

insulated.

15.07 GRILLES, REGISTERS, AND DIFFUSERS:

A. All grilles, registers, and diffusers shall be provided in the sizes and color indicated on the STAPLES Prototype

Drawings. Acceptable manufacturers are Titus, Metal-Aire, Krueger, or Carnes.

15.08 UNIT HEATERS: A. Electric Unit Heaters

1. Where applicable per local code, provide two (2) 5 KW recessed ceiling-mounted cabinet heaters in the

Entry Vestibule with a single stage wall mounted thermostat with set point at 72º F. Requirement may be reduced to one (1) recessed ceiling-mounted cabinet heater at project locations 2001 ASHRAE

Fundamental Handbook indicates a winter design dry bulb at 99.6% is above 20º F.

2. Where applicable per local code, cabinet type electric unit heater (s) shall be proprietary per STAPLES National Accounts specifications and furnished by STAPLES Approved National Account Vendor No. 2

as listed on Sheet T-1 of the STAPLES Prototype Drawings. Where applicable per code, cabinet type

electric unit heater (s) shall be provided in the ceiling of the Entry Vestibule. The unit heater shall be a blow-through design with baffles for uniform airflow across coils and shall include a safety cutout to

prevent overheating. The heating coils shall be the metal sheath type. 3. The unit heaters shall be equipped with a split capacitor motor with fans mounted on bearing-supported

extended shafts. The unit heaters shall have integral thermostats and be finished in a high gloss,

baked-on white enamel.

B. Gas-fired Unit Heaters

1. As shown on the STAPLES Prototype Drawings , one (1) cabinet type gas -fired unit heater shall be

provided in the Receiving area above and adjacent to the overhead door. The unit heater shall be equipped with horizontally and vertically adjustable louvers controlling air discharge.

2. Unit shall be equipped with an electronic pilot ignition, pilot safety control with 100 percent shut-off,

safety pilot with electronic flame supervision, high limit temperature control and a wall mounted thermostat.

3. Unit shall be proprietary per STAPLES National Accounts specifications and furnished by STAPLES

Approved National Account Vendor No. 2 as listed on Sheet T-1 of the STAPLES Prototype Drawings. 15.09 TESTING AND BALANCING: A. The Landlord shall procure the services of an independent air testing and balancing agency that specializes in

the testing and balancing of heating, ventilating and air conditioning systems. The balancing agency shall adjust

dampers, drives, belts and sheaves to meet the air quantities shown on the Final Specifications. The testing and balancing agency shall be certified by NEBB and/or AABC and all work shall be performed in accordance with

these organizations' published procedure manuals.

B. All air qualities shall be within five (5) percent of design. One copy of the final balancing report, which has been

approved by STAPLES, shall be included in the project closeout documents.

15.10 STARTUP:

A. The Landlord’s HVAC Contractor is required to start-up each HVAC unit once they are installed, powered and supplied with gas. The Lennox units have an integral thermostat and can be safely started prior to Novar

interface installation. The Landlord’s HVAC Contractor shall contact STAPLES Approved National Account

Vendor No. 2 as listed on Sheet T-1 of the STAPLES Prototype Drawings for HVAC unit start-up coordination.

B. The Landlord’s HVAC Contractor shall coordinate at least two (2) weeks prior to checkout and provide an

Equipment Operation Certificate (EOC) for all rooftop units after startup by the manufacturer's factory employed

field service representative. At time of startup, a qualified HVAC technician shall be present to re-test, service and correct any problems discovered during the equipment performance checkout. Copy of performance

checkout shall be provided to STAPLES Project Management Team .

C. Equipment Operation Certificate (EOC), power and gas services shall be in operation for a minimum 24-hour

period.

D. The Landlord shall provide a Preventative Maintenance program for all rooftop HVAC units for a period of one-

year per lease following Final Completion. The program shall include a full filter change at STAPLES Substantial

Completion and filter changes, lubrication, and equipment inspection at three (3) month intervals. Landlord shall submit to STAPLES a copy of the preventive maintenance contract, name and phone number of responsible

contractor.

15.11 TAGS:

A. For all equipment, Landlord shall provide and install black Bakelite nameplate with white lettering secured permanently to the equipment adjacent to manufacturer’s equipment tags. Size of lettering shall be a minimum

6” in height. Sample as follows: RTU-1 STAPLES. Tags shall be visible across the roof area from the roof

access hatch opening – Landlord to coordinate direction and placement.

PLUMBING 15.12 GENERAL REQUIREMENTS:

A. Plumbing fixtures shall be installed as required to comply with all federal, state, local and all other applicable plumbing codes.

B. Fixtures shall be provided by the Landlord as scheduled on the STAPLES Prototype Drawings. Manufacturer’s catalog designations for fixtures are specified on the STAPLES Prototype Drawings to establish standards for

quality, performance, and materials. All fixtures shall be standard white in color.

C. Fixtures shall be mounted at standard heights except for handicapped fixtures which shall be mounted per

applicable ADA handicapped accessibility and barrier free codes.

15.13 PRODUCTS:

A. Water Closets, as manufactured by American Standard, shall be wall hung, flush-o-meter valve type, vitreous china fixtures with an elongated bowl and an open front seat in standard or handicapped accessible

configurations. Flush valves shall be Sloan “Royal”, water-saver type, or equal.

B. Urinals, as manufactured by American Standard, shall be wall-hung, vitreous china fixtures in handicapped

accessible configuration with a water-saver flush valve.

C. Lavatories, as manufactured by American Standard, shall be wall-hung, ADA compliant, vitreous china fixtures

with a self-closing, metering, lever type faucets (wrist blade handles) in handicapped accessible configuration. The Landlord shall provide an internal support carrier for lavatory.

D. The mop sink basin, as manufactured by Fiat, shall be a molded-stone fixture equipped with vinyl bumper guards. The faucet shall be a chrome-plated fixture equipped with a vacuum breaker, pail hook, ¾-inch threaded

outlet and 4-inch wrist blade handles. Seventy two (72) inches of ¾-inch hose and a hose hanger bracket shall

be provided.

E. The Electric Water Cooler shall be a self-contained, wall-hung, lead-free unit per plumbing fixture schedule on

STAPLES Prototype Drawings .

F. The Water Heater, as manufactured by State, shall be a storage type, electric (single phase), glass-lined unit

supported on a pre-fabricated suspended platform drain pain 7'-0" above finished floor over the mop sink per STAPLES Prototype Drawings . The storage capacity shall be as shown on the STAPLES Prototype Drawings.

The Landlord shall verify compliance with applicable codes and ordinances and provide a warranty of no less

than 5 years from the installation date.

15.14 MATERIALS: A. Trap Primers shall be installed. Trap Primers shall be J.R. Smith Model #2698, or approved equal.

B. One (1) inch solo sized water hammer arrestors shall be provided in Toilet Room chases. Water hammer arrestors shall be J.R. Smith Model #5010, or approved equal.

C. Domestic water shut-off valves shall be bronze, full-port valves with Teflon seats and an insulated handle at locations shown on the Prototype drawings.

D. Gas cocks shall be iron body valves with a brass plug.

E. Floor drains shall be cast iron with a trap primer and flashing collar. Floor drains shall be Josam 30000 Series, or

approved equal.

F. Wall clean-outs shall be a flush-mounted type as manufactured by J.R. Smith, model #4440-NB-CP-U, or

approved equal.

G. Floor clean-outs in finished areas shall be a flush-mounted type with a bronze top as manufactured by J.R.

Smith, model #4020S-NB-U, or approved equal.

H. Floor clean-outs in unfinished areas shall be a flush-mounted type with a cast iron top as manufactured by J.R.

Smith, model #4220S-CI, or approved equal.

I. Nickel-brass or chrome plated escutcheons shall be provided on all exposed pipes where pipes pass through a

wall or ceiling in a finished room.

J. All waste, vent, and storm drain piping shall be PVC. If required by local codes, cast iron bell-and-spigot or hub-

less service weight pipe with neoprene gasket fittings and stainless steel bands shall be provided.

K. All domestic water piping shall be type "L" copper with fittings joined by a non-lead bearing solder.

L. All natural gas piping shall be schedule 40, continuous weld, black steel pipe with corresponding fittings. Gas

piping shall be installed in accordance with local and state codes, NFPA requirements, and all other applicable

codes and regulations. All gas piping to roof top units shall be installed on the exterior roof surface properly supported and secured.

M. Wall brackets as manufactured by Zurn.

15.15 EXISTING MATERIALS:

A. All existing waste lines shall be completely cleaned and inspected. Landlord shall provide in writing that existing lines were evaluated and work performed to provide waste lines in good working order.

15.16 INSULATION:

A. All water piping above grade shall be insulated with preformed, 1/2-inch fiberglass insulation with vapor barrier.

B. Exposed drain pipes and hot water pipes below handicapped accessible lavatory fixtures shall be provided with

insulated pipe, trap and valve covers.

C. Interior roof drain bodies and interior horizontal roof drainage piping shall be insulated with 1/2-inch fiberglass

insulation with vapor barrier.

15.17 EXECUTION:

A. All interior piping shall be supported properly from joists or other structural members. In no cases shall piping be attached directly to roof deck. All required pipe sleeves, hangers and supports shall be furnished and installed in

proper and permanent locations. Pipe shall not pass through beams or other structural members except where

approved by STAPLES.

B. Pipe sleeves in outside walls and bearing walls shall be wrought iron pipe. Pipe sleeves in floors, partitions, and

non-bearing walls shall be a minimum of 20 gauge galvanized sheet steel. Sleeves and pipes on outside walls shall be filled and tightly caulked in place with coal tar, asphalt compound, lead, or other approved material.

Pipe sleeves shall be of sufficient diameter to provide approximately 1/4-inch clearance around non-insulated

pipe and 1/4-inch clearance to the insulation at insulated pipe. Pipe sleeves shall be set flush with the wall surface on all unfinished walls. Pipe sleeves set in floor shall protrude above the floor to a height of 2 inches.

C. Leak tests shall be performed in the presence of the Landlord’s contractor or the General Contractor’s job superintendent for the following:

1. New soil, waste, and vent piping in the building shall be tested at a hydrostatic pressure of 10 feet of water;

2. New water piping shall be subjected to a hydrostatic pressure of 130 psi; and,

3. New gas piping shall be tested at 75 psi for a period of no less than one hour without any drop in pressure.

4. While the above test pressures are being maintained, a thorough inspection will be made and leaks or

defects shall be repaired or replaced immediately.

D. All associated equipment, pipe, valves and fittings shall be cleaned of grease, metal cuttings and sludge which

may have accumulated by operation of the system for testing. Cleaning requirements shall apply to existing and new piping and systems.

15.18 PIPE IDENTIFICATION:

A. Stencil pipe identification markings shall be provided on pipe installed under this section. In general, 2-inch high

legends shall be used for piping 4 inches in diameter and larger, and 3/4-inch high legends shall be used for piping 3 inches in diameter and smaller.

B. Arrow markers on each pipe shall be provided to indicate direction of flow. Mains shall be labeled at points of entrance and exit from the Mechanical Room, adjacent to each valve, on each riser, at each tee fitting, at points

of entrance and exit from the building and at 20-foot minimum intervals.

C. Pipe markers shall be as manufactured by Seton Setmark, or equal.

15.19 EQUIPMENT TAGS:

A. Upon completion of work, engraved laminated plastic, aluminum, or brass tags shall be provided at all valves.

Tags shall have black characters on a white background, be consecutively numbered and be prefixed with the letter "P". Tags shall be at least 1/8-inch thick and a minimum of 1 -inch in diameter with numerals a minimum of

3/8-inch high and be attached by S hooks or chains.

B. Name plates, catalog numbers and rating identifications shall be securely attached to mechanical and plumbing

equipment with screws or rivets. Adhesive or cement attachments are not permitted.

FIRE PROTECTION

15.20 GENERAL REQUIREMENTS:

A. Fire protection design for the site specific, final specification shall be designed in compliance with the adopted edition of NFPA 13 and NFPA 24, the adopted fire code and local jurisdictional requirements and/or

amendments to the adopted codes. All fire protection systems for the entire retail sales and receiving areas

shall meet the requirements for storage of commodities in single-row and double-row racks as well as solid shelf gondola racks which have an overall width greater that 30 inches and for storage of commodities to a maximum

height of 12’-0” (twelve feet) above finished floor with fire protection design as stated per this specification.

Design shall be in accordance with National Fire Protection Association (NFPA) Standard 13 including, when applicable, Table 12.1.10.1.1.. The Landlord shall be required to confirm the fire protection system design

required to allow STAPLES to stock commodities and merchandise, including a limited amount of plastics . The

fire protection system shall be in compliance with all applicable codes and shall comply with the local fire official, fire authority or third party plan reviewer requirements when directed to do so by the local authority having

jurisdiction.

B. The Landlord shall provide a complete and fully functional fire protection system including but not limited to all

materials and equipment as noted in STAPLES Prototype Documents.

C. The sprinkler system shall be designed and installed in accordance with NFPA standards and all applicable local

codes and amendments to such codes, if any, and shall conform to the regulations and requirements of the local

authorities having jurisdiction.

D. The sprinkler system for the entire sales and receiving areas shall be designed in accordance with NFPA 13

requirements for gondola rack storage greater than 30 inches in overall width, which are treated as racks with solid shelving, in addition to single and double-row rack storage of Class I - IV non-encapsulated commodities to

an overall height of 12’-0” (twelve feet) above finished floor. Additional provisions to protecting solid shelving

gondola rack storage may be found in NFPA 13, 2002 edition. When the 2002 edition is used for design, such edition shall be adopted by the local authority having jurisdiction or an “alternate materials and method” shall be

proposed and such alternate use approved by the local authority having jurisdiction for use as design criteria.

Aisle widths shall be in accordance with the adopted fire code and NFPA 13 for the sprinkler heads utilized in the design.

E. Gondola racks shall utilize solid shelves to a height 10’-0” (ten feet) above finished floor with maximum storage heights not exceeding 12’-0” (twelve feet) above finished floor. The sprinkler system for the office areas shall be

designed in accordance with NFPA 13 requirements for light hazard occupancies . Gondola racks are

considered solid shelf racks in NFPA 13.

F. The sprinkler system and underground piping shall be of a design which is hydraulically calculated in accordance

with NFPA standards 13 and 24. The Landlord shall verify the currently available water supply; design the fire protection in accordance with the currently available water supply and shall consider the commodities and

merchandise located in this STAPLES location. The Landlord shall submit final sprinkler system design

drawings and hydraulic calculations to the local fire official or to a third party plan reviewer for review when directed to do so by the local authority having jurisdiction. Backflow prevention assemblies shall be installed in

locations determined by the local authority having jurisdiction.

15.21 MATERIALS AND PRODUCTS:

A. All materials and devices required for a complete and operational fire protection system shall be listed and approved for such use as required by NFPA standards 13 and 24.

B. Piping joints shall be welded, threaded, or grooved according to manufacturer’s recommendations .

C. A separate alarm check valve is required on all riser assemblies .

D. Valves for sprinkler operation shall be the listed, indicating type, as required by NFPA 13 and/or NFPA 24.

Valves inside the building shall be outside-screw-and-yoke (OS & Y) type or of a type mandated by the local

authority having jurisdiction. Such valves shall be normally in the open position, and shall bear supervisory switches connected to an approved electronic supervisory monitoring system. The Landlord shall supply and

provide all required electrical connections for all components connected to the supervisory monitoring system .

E. Check valves and backflow prevention assemblies shall be of an approved type and be shall be installed in

compliance with listing requirements as required by the local authority having jurisdiction. Location of backflow

assemblies shall be approved by the local authority having jurisdiction.

F. In areas subject to freezing, backflow prevention assemblies shall be installed in locations determined by the

local authority having jurisdiction. The maximum distance allowed from a fire hydrant to the fire department connection shall also be determined by the local authority having jurisdiction.

G. All other valves shall be either bronze or iron-body flanged valves or iron-body flanged OS & Y gate valves or as required by the local authority having jurisdiction.

H. All hangers shall conform to the requirements of NFPA 13. Piping shall be supported and braced from the building structure as required in NFPA 13 and to maintain required elevation and pitch of pipe, to prevent

vibration, allow seismic movement and to secure piping in place.

I. Landlord shall provide a type and number of boxes such as “KNOX” or “SUPRA” manufacturer’s brand key

storage boxes as required by the local authority having jurisdiction and/or local fire department. Location of key

storage box(es) shall be coordinated with local authority having jurisdiction and STAPLES Project Management Team.

15.22 SPRINKLERS:

A. Sprinklers , underground, overhead and all appurtenances, shall be designed, installed and tested in

conformance with NFPA standards 13 and 24.

B. Sprinklers shall be the upright type in areas without suspended ceilings and shall be of the recessed pendant

type in areas with suspended ceiling tile and shall be located as close to the center of the suspended ceiling tile as possible.

C. At project completion, the Landlord shall ensure that the sprinkler contractor has permanently affixed a design calculation tag to the riser stating the sprinkler system design criteria and that a copy of NFPA Standard #25 has

been provided and located on the STAPLES premises. The Landlord shall also ensure that the sprinkler

contractor has provided the number and type of spare sprinklers as required in NFPA 13, the required pipe wrench(es) in a metal head box located adjacent and near to the sprinkler riser and the design calculation affixed

to the box or riser pipe as required in NFPA Standard 13. The Landlord shall provide the metal sprinkler head

box at the sprinkler riser location.

15.23 EXECUTION: A. Sprinklers shall be located as follows:

1. In retail s ales and storage areas, sprinklers shall be designed and installed in accordance with NFPA 13 for the appropriate hazard and in accordance with the inside clear ceiling height per the STAPLES

Prototype Documents and the listing of the sprinkler head(s) proposed to be installed.

2. In light hazard areas, sprinklers shall be designed and installed in accordance with NFPA 13 for the

appropriate hazard and in accordance with the ceiling height per the STAPLES Prototype Documents

and listing of the sprinkler head(s) proposed to be installed.

B. Sprinklers systems acceptance testing, shall be in accordance with the requirements of NFPA 13 and the local

jurisdictional authorities. Sprinkler piping shall be tested and made watertight prior to any painting and/or concealment as required by the local jurisdictional authorities during progress and/or completion of work. Leaks

shall be immediately repaired. Caulking is not allowed for sprinkler system leaks prevention or repair.

C. The Landlord shall notify STAPLES and the local jurisdictional authorities prior to any fire protection system

testing.

D. Sprinkler heads shall be free of non- factory applied paint at the completion of the project. Heads damaged by

paint during construction shall be replaced at no cost to STAPLES.

E. Prior to final completion, the Landlord shall provide STAPLES with the following:

1. A signed copy of the form provided in NFPA 13 and NFPA 24 known as the “Contractor’s “Material and Test Certificate” for both the underground and the overhead fire protection systems. These forms are

required to be completed and signed by the fire protection contractor and signed by local jurisdictional

authorities who have witnessed the testing and final acceptance of the system(s);

2. Copies of literature and instructions from system equipment manufacturers describing proper

operations and maintenance of equipment and a completed copy of NFPA Standard 25, “Standard for

the Inspection, Testing and Maintenance of Water-Based Fire Protection Systems,” bound in a three-

ring binder and properly labeled; and,

3. Landlord shall provide two (2) copies of the approved sprinkler system design calculations and

approved plans, bearing the stamped approval of the authority having jurisdiction. One (1) copy shall

be included with the as-built drawings in the plan tube located in the Electrical / Tele-Comm area and one (1) copy provided with project closeout package.

DIVISION 16: ELECTRICAL 16.01 GENERAL REQUIREMENTS:

A. The Landlord shall provide the STAPLES premises with electrical service which is independent of other tenants. Service provided shall be 400 amps at 480/277 volts, 3-phase, 4 wire, and be properly grounded. Where this

voltage is not available, the Landlord shall contact STAPLES for a design alternate and will be required to

provide a service of 1200 amp, 120/208V service.

B. The Landlord shall provide and coordinate all primary feeders, service transformers, equipment pads, and

grounding grid.

C. The Landlord shall provide a complete secondary distribution system per the one-line diagram in the STAPLES

Prototype Drawings to serve all items of building equipment and all items of STAPLES store equipment. The Landlord shall provide final connections to all items of building equipment and fixtures such as transformers,

panel boards, lighting fixtures, HVAC equipment, fans, pumps, water coolers, door operators, pit levelers, wiring

devices, display cases, multi-outlet assemblies, balers, low voltage systems, and EMS systems.

16.02 SCOPE OF WORK: A. The Landlord shall provide a complete and fully functional electrical system installation as shown on the

STAPLES Prototype Drawings and as specified or indicated in the STAPLES Prototype Documents. All

supplementary or miscellaneous items, appurtenances, devices and materials not specifically shown or specified but necessary for a sound, secure, and complete installation shall be provided.

B. The Landlord shall coordinate the electrical work with the work of other trades and provide the necessary connections to energize all items of equipment provided by other trades and by STAPLES.

C. The Landlord shall provide all permits and licenses, give all notices, file plans, pay all fees and obtain all necessary approvals from authorities that have jurisdiction as required to perform work in accordance with the

contract documents.

D. Work shall include, but shall not be limited to, installation, connection and energizing of the following equipment:

1. Panel boards;

2. Dry type transformers; 3. Safety disconnect switches (fusible and nonfusible);

4. Fuses;

5. Lighting control panels, cabinets and connections to EMS relays; 6. Lighting fixtures, including lamps and fuses as required;

7. Parking lot and driveway lighting;

8. Fluorescent and HID ballasts; 9. Motor starters and controls;

10. Motor connections and controls;

11. Integral, battery-powered emergency lighting fixtures; 12. Branch circuit wiring, wire and cable;

16. Energy Management system conduit to devices furnished by STAPLES (final connection shall be by

EMS installer); 17. Wiring devices and cover plates;

18. Pipe sleeves and fire proofing for conduit penetrations;

19. Pull boxes and cable troughs; 20. Grounding systems;

21. Fire alarm system;

22. Access panels; 23. Connections to HVAC, plumbing, fire protection, and other equipment;

24. Equipment name plates, typed labels, and tags;

25. System testing; 26. Pit leveler;

27. Occupancy sensors;

28. Pulse meter. 29. Rooftop duct smoke detector.

16.03 RELATED WORK:

A. The work of all other trades and of systems provided and installed by STAPLES shall be coordinated with the

electrical work by the Landlord to provide a complete and functional installation, including, but not limited to: excavation and backfill; concrete equipment bases and pads; duct bank envelopes; cast-in-place manholes;

cutting and patching of masonry, concrete, tile, and other parts of structure; drilling for hangers; openings in steel

decking; flashing of roof penetrations; painting; and structural supports necessary to distribute loading from equipment to roof or floor.

16.04 CODE COMPLIANCE:

A. All electrical work shall be performed in strict accordance with the rules, regulations, standards, codes,

ordinances, and laws of local, State, and Federal governments, and other authorities having legal jurisdiction over the site. Electrical materials and equipment shall be manufactured, installed and tested as specified in latest

editions of applicable publications, standards and rulings of the:

1. Local and State building, electrical, fire and health department codes; 2. International Electric Code (IEC)

3. National Electric Code (NEC);

4. National Fire Protection Association (NFPA); 5. Occupational Safety and Health Act (OSHA); and

6. Underwriters' Laboratories (UL).

B. When requirements , cited in this STAPLES Prototype Document and on the STAPLES Prototype Drawings

conflict with local code requirements, the most stringent requirements which meet local code shall govern the

work.

16.05 GUARANTEE REQUIREMENTS:

A. In addition to the guarantee requirements outlined in Division 1 of this STAPLES Prototype Document, the

Landlord shall provide STAPLES with written equipment and material warranties as offered in manufacturer's published data, in STAPLES’ name, at Final Completion.

B. The use of electrical systems provided under this section for temporary services and facilities shall not constitute Final Acceptance of the work by STAPLES and shall not institute the guarantee period.

C. Should problems develop during the guarantee period, the Landlord shall provide manufacturer's engineering and technical staff to analyze and rectify the problems. If problems cannot be rectified in a timely manner to

STAPLES satisfaction, STAPLES reserves the right to initiate and complete corrective measures at the

Landlord’s expense.

16.06 OPERATION AND MAINTENANCE MANUALS: A. Landlord shall provide one (1) copy of operation; lubrication and maintenance manuals assembled with

information describing the combined operation of field assembled units, including as -built wiring diagrams. The

manuals shall contain names and addresses of manufacturers and their local representatives who stock materials and/or furnish repairs for items or equipment. Operation manuals are to be provided with project

closeout.

16.07 ELECTRICAL SERVICE ENTRANCE:

A. The Landlord shall provide a 480/277 VAC, three phase, four (4) wire, 400-amp electric service. The electric service shall be installed in accordance with local codes and local utility company requirements and

recommendations.

B. The Landlord’s Electrical Contractor shall provide a pulse meter with the pulse output wiring to be by E.M.S.

Contractor. Pulse meter shall be a Hawkeye Series Transducers #H8053-0400-3 for a 400-amp electric service

as manufactured by Veris Industries, Inc. 16640 SW 72nd Ave Portland, OR 97224 Toll-free: 1-800-354-8556 Fax: 503-598-4664 www.veris.com

16.08 PRODUCTS:

A. The Landlord is solely responsible for the equipment purchased from any source, including STAPLES National

Account Vendor programs as noted on the STAPLES Prototype Documents. All switchgear, integrated switchboard, panel boards and lighting shall be ordered for immediate shipment upon receipt of contract to avoid

potential delays. Substitutions or changes in equipment make, model, or specifications without prior direct

written authorization from STAPLES Project Management Team, are not allowed.

B. Light Fixtures:

1. All light fixtures and lamps are proprietary specifications and shall be furnished and installed per the

schedule on the STAPLES Prototype Drawings and shall be purchased from STAPLES Approved

National Account Vendor. The Landlord shall notify the Landlord’s Electrical Contractor to submit a quantity take-off for all proprietary lighting equipment with a copy of the approved electrical drawings to

STAPLES Approved National Account Vendor No. 1 as listed on Sheet T-1 of the STAPLES Prototype

Drawings

C. Switchgear:

1. The Landlord shall furnish and install proprietary electrical equipment including switchgear, integrated

switchboard and panel boards in compliance with the schedule on the STAPLES Prototype Drawings.

2. All electrical equipment including switchgear, integrated switchboard and panel boards are proprietary

specifications and shall be furnished and installed per the schedule on the STAPLES Prototype

Drawings and shall be purchased from STAPLES Approved National Account Vendor. The Landlord shall notify the Landlord’s Electrical Contractor to submit a quantity take-off for all electrical equipment

including switchgear, integrated switchboard and panel boards with a copy of the approved electrical

drawings to STAPLES Approved National Account Vendor No. 9 as listed on Sheet T-1 of the STAPLES Prototype Drawings

3. Panel boards :

a. All panel boards shall be manufactured by the General Electric Company.

b. Panel boards shall be the molded-case, circuit breaker type with deadfront safety construction. Panel boards shall be listed and labeled by UL in accordance with UL Standard

67 and shall conform to the latest requirements of the National Electrical Code NEMA

standard PB-1. The panel board shall meet service entrance requirements. c. Panel board enclosures shall be corrosion resistant galvanized (zinc finished) sheet steel with

removable end walls. Fronts shall be cold-rolled steel, coated with a phosphatized rust

inhibitor and finish coated with an ANSI 49 light gray enamel. d. Panel boards shall have four piece fronts and shall be furnished to provide ease of wiring

access. Doors shall be one piece, bolt on units with lockable door over the protective devices.

e. Main and branch circuit breakers shall be the "quick-make, quick break" type, and shall be trip-indicating. The panel board interior shall be designed to be symmetrical and assembled

such that the circuit breakers are mounted onto the bus bar with positive gripping jaw

assemblies and locked pressure connections. Circuit breakers shall be easily removed and/or replaced without disturbing adjacent breakers and without removing the main bus or branch

circuit connections. Insulation barriers shall be installed over the vertical bus behind the dead

front shield to provide increased safety when field service is required.

f. Bus bars shall be current density rated and meet UL 67 temperature rise limits as proven by

actual tests. Bus bars shall be silver plated copper and shall have a current density rating shall be 1000 amperes per square inch. Bus bars shall be sequenced-phased, and rigidly

supported by high impact resistant, insulated bus supporting assemblies to prevent vibration

or short circuits. All solder-less terminations shall be suitable for copper UL listed wire or cable and shall be UL listed.

g. The neutral bus bar shall be fully rated and capable of being located in either corner of the

enclosure at the line end to facilitate conductor termination. h. All ground wire terminations shall be provided.

i. All panel board series -connected ratings shall be prominently displayed and all current rating

of protective devices shall be displayed on the device label.

4. Dry-type Transformers:

a. All dry-type transformers are proprietary specifications and shall be manufactured by General

Electric Company. All dry-type transformers shall be furnished and installed per the schedule

on the Prototype drawings. b. Transformers shall meet ANSI/NEMA ST-20 standards and shall be UL listed. The core shall

be constructed of high grade, grain orientated silicon steel with flux density sufficiently below

the saturation point. The enclosure shall be heavy gauge steel finished with a degreasing phosphate cleaning and an electro-deposited ANSI 49 gray enamel paint. The insulation

system shall be a UL listed 200 degree C system with the windings not to exceed 150

degrees C temperature rise at full rated load. c. Neutral bars shall be sized for at least 100 percent capacity of the secondary phase-

conductors.

d. Universal taps shall be provided. The primary shall contain two (2) 2.5% above nominal full capacity taps and four (4) 2.5% below nominal full capacity taps.

5. Safety Switches:

a. All safety switches shall be manufactured by the General Electric Company.

b. Safety switches shall be heavy-duty (400V) or heavy duty (250V) enclosed switches of “quick make, quick break” construction. All switches shall be listed by UL, CSA certified, and so

labeled. Switches shall meet NEMA enclosed switches standard #KS1-1983 for type HD;

Federal specification #WS-865C for heavy-duty switches; and JIC electrical performance specifications. All switches shall have nameplates.

6. Wire And Cable (400v Insulation):

a. Single-conductor, annealed copper wire and cable with insulation rated at 400V, of sizes

specified and scheduled on the Prototype drawings shall be provided. Wire and cable shall be manufactured by General Electric, or approved equal. Wire insulated for 300V may be used

where voltage is less than 100V if isolated from higher voltages. Wire sizes shown and

specified are American copper wire gauge.

b. Armored cable shall be Type MC, 400V copper wire, with full-sized insulated ground

conductor. The use of MC cable is restricted by the requirements of local codes. The minimum size of MC cable shall be #12 AWG unless specified otherwise.

c. Wire #11 and smaller shall be solid ; Wire #12 and larger shall be stranded. Wiring within light

fixtures and other high-temperature equipment shall have 150 degree C insulation as required by NEC. Wiring run in return air plenums shall be rated for that specific usage.

d. Splices in branch circuit wiring shall be made with UL listed, solderless connectors rated at

400V, of sizes and types required by manufacturer’s recommendations and with temperature ratings and capacity equal to that of the wire. Splice connectors shall be a screw-on type.

Splices shall be insulated with integral covers or with plastic or rubber friction tape to preserve

the characteristics of the wire. e. Standard bolt-on l ugs with hex screws shall be used to attach copper wire and cable to panel

boards, switchboards, disconnect switches, and electrical equipment.

f. Terminations and splices for conductors #6 and larger shall be made with corrosion resistant, high conductivity, pressure indent hex screw or bolt-clamp connectors. Terminals for bus

connections shall have two bolt holes.

7. Fuses

a. All fuses shall be UL listed, current limiting type, class J1, time delay, Ferraz Shawmut #AJT fuses. All fuses shall be rated at 200,000 AIC by UL and shall have a dual element design

incorporating a 284 degree F melting point alloy with a spring activated thermal overload.

b. Upon completion of the work, the Landlord shall provide a set of three (3) spare fuses of each rating and type in metal cabinet in Electrical / Tele-Comm Area.

8. Wiring Devices:

a. Wiring devices by single manufacturer shall be provided. Catalog designations for Hubbell

devices are specified herein to establish a standard of quality and performance for the devices. All devices shall be white.

b. Toggle switches shall be #1221, single-pole, 120/277V, 20 A switches. Duplex receptacles

shall be #5362, 125V, 20A, 2-pole, 3W, grounding receptacles. Heavy-duty receptacles shall be selected and sized as required for intended service.

c. Device plates shall be by the manufacturer of the wiring devices. All device plates shall be

white.

9. Surge Suppressors:

a. High voltage, transient voltage surge suppressors shall be Hubbell Catalog Number

HBL4W100.

10. Raceways:

a. Rigid and Intermediate metallic conduit and electric metallic tubing (EMT) shall be zinc-coated

steel that conforms to industry standards. Conduit shall meet NEMA requirements and shall

be UL listed as required by the NEC, Article 347. b. Conduit expansion fittings shall be threaded, hot-dipped galvanized malleable iron fittings with

internal bonding assemblies. Conduit fire seal fittings shall have heat-activated intumescent

material for a fire rating equal to or higher than that of the penetrated floor or wall. Watertight gland sealing assemblies with pressure bushings as required shall be provided at exterior

shell penetrations.

11. Parking Lot and Driveway Lighting

a. Site lighting fixtures shall be metal halide on a round tapered, or square aluminum or steel light poles on 30-inch high minimum reinforced concrete bases. Light fixtures may be

purchased through STAPLES Approved National Account Vendor No. 1 as listed on Sheet T-1 of the STAPLES Prototype Drawings.

16.09 FIRE ALARM/MONITORING SYSTEM: A. Fire Alarm System:

1. The Alarm System shall be designed in accordance with NFPA 72 and furnished and installed by the Landlord when required to do so by locally adopted Codes or Ordinances. The Landlord shall provide

the complete fire alarm system as specified herein.

2. Fire Alarm Control Panel:

a. The Landlord shall provide a control panel modular in design utilizing distributed solid state,

field programmable microprocessors with capability for expansion. The system shall be capable of providing automatic and manual self-tests. The system shall have an alpha-numeric

liquid crystal display, touchpad controls and light emitting diode indicators for ac power, system

alarm and trouble, and disable. The system shall receive information form and communicate continuously with indicating devices and monitor m odules. The system shall be provided with

an integral power supply with capacity to power the panel and all fire alarm peripherals and

shall be supervised. b. Remote Annunciator: As required by the local authority having jurisdiction or as required by

the adopted codes; the Landlord shall provide a remote annunciator to repeat indications of the

fire alarm control panel. The remote annunciator shall receive power from the fire alarm control panel.

c. Pull Stations: As required by the local authority having jurisdiction or as required by the

adopted codes, the Landlord shall provide non-break glass, dual action, key reset, addressable manual pull stations.

d. Strobes and Combination Horn/Strobes: The Landlord shall provide 24 VDC, 75 candela (min)

strobes, 90 dBa horns. The indicating devices shall satisfy all requirements of the Americans' with Disabilities Act.

e. Monitor Modules: The Landlord shall provide monitor modules where required to interface with

contacts to be monitored including but not limited flow and supervisory switches and duct mounted smoke detectors when required to be provided. The module shall be capable of field

addressing and testing.

3. The Landlord shall be responsible for determining the local requirements for a fire alarm and or

monitoring system and shall notify STAPLES in writing of such requirement and indicate the system

design requirements on the construction documents during the engineering and design phase of the project.

4. If local codes require an Independent Agency to monitor the Fire Alarm System, provisions are required to connect STAPLES’ security to the Fire Alarm System in addition to the Independent Monitoring

Agency.

5. If the local codes require a specific agency or type (such as U.L.), Central Station to monitor the Fire

Alarm System, STAPLES’ shall be notified and shall have approval rights selecting the Monitoring

Agency.

6. The Landlord' shall be required to execute a contract with the approved monitoring agency as

necessary to obtain the Certificate of Occupancy prior to Delivery of the Premises. The Landlord's contract for alarm monitoring services shall have provisions that will allow, at STAPLES discretion, the

contract to be transferred to STAPLES at the end of the contract term.

7. The Landlord shall provide a complete microprocessor based 24 VDC, closed circuit, electrically

supervised, non-coded, intelligent fire alarm system including control equipment, power supplies, signal

initiating devices, and signal indicating devices. The Fire Alarm System and all components shall comply with and be installed and tested in accordance with all NFPA and local codes, and shall be UL

listed. A Certification of Completion Form found in NFPA 72 shall be completed and submitted to the

authority having jurisdiction and a copy sent to STAPLES.

8. The Fire Alarm System shall receive inputs from signal initiating devices including but not limited to fire

sprinkler system flow switches and supervisory switches, duct mounted smoke detectors, pull stations and other monitor modules and devices as may be required by the local authority having jurisdiction.

B. Sprinkler System Electronically Supervised Monitoring System:

1. In jurisdictions where only a Sprinkler System Electronically Supervised Monitoring System is required,

such system shall provide alarm outputs to signal indicating devices including but not limited combination horn/strobes, strobes, bells, or devices as required by the authority having jurisdiction. The

Fire Sprinkler Monitoring System shall be provided with telephone connections and dialer/modem to

remotely indicate fire alarm and trouble signals as required by NFPA 72 and the local authority having jurisdiction. The Fire Sprinkler Monitoring System shall also provide the required signals to the

monitoring company in the time frame required by NFPA 72 and or the central station, whichever is

more restrictive.

2. Fire Sprinkler Monitoring System Devices: a. Monitor Modules: The Landlord shall provide monitor modules, where required, to interface

with contacts to be monitored including but not limited flow and supervisory switches and duct

mounted smoke detectors when required to be provided. The module shall be capable of field addressing and testing.

b. Remote Annunciator: The Landlord shall provide a remote annunciator to repeat indications of

the fire alarm control or monitoring panel. The remote annunciator shall receive power from the fire alarm control or monitoring panel.

16.10 FEEDER IDENTIFICATION:

A. Nonferrous identifying tags or pressure-sensitive labels shall be provided for all cables, feeders, and power

circuits in vaults, pull boxes, manholes and switchboard rooms at cable termination and in other locations.

B. Tags or labels shall be stamped, printed, or typed to correspond with markings on the as -built drawings so that

feeder or cable may be readily identified. 16.11 COLOR CODING: A. Secondary service, feeders, and branch circuit conductors shall be color-coded as follows:

16.12 EXECUTION:

A. Raceways installed in floor slabs and above grade in masonry, concrete, and walls shall be EMT. Raceways exposed to weather or mechanical damage shall be galvanized rigid steel. Raceways shall be run exposed in

unfinished areas tight to underside of structure and parallel or perpendicular to the building walls. EMT fittings

shall be the double set screw-type. Rigid conduit fittings shall be the threaded type. All conduit supports shall be zinc-coated. Steel channel supports shall be utilized at masonry walls.

B. A separate, green colored, ground conductor shall be provided in all conduits.

C. Conduits that penetrate walls, floors, roof, etc. shall be provided with sleeves. A fire barrier sealing system shall

be provided to maintain the integrity of any fire-rated elements penetrated by conduit.

D. Lighting fixtures and other items shall be supported from steel structures. Connections directly to the roof deck

are not allowed.

E. Electrical loads on the panel boards shall be balanced in the field. Unbalanced loads shall not exceed ten (10)
